Autumn’s in the air T
HE leaves on the trees are just starting to change colour and the smells of autumn are filling my nostrils. It’s time to get your gardening tools out of mothballs and prepare for autumn planting. Summer veggies will be almost done, peppers, chilies and tomatoes still have a bit to go and lettuce, spinach, silverbeet and carrots that are grown all year will just continue on. Those veggies that have finished can be removed and the remnants put into the compost bin, add a little garden or dolomite lime, a bit of manure if you have it, or just some blood and bone and over the next few months it will break down and should be ready to put on your patch for next years’ summer/autumn crop. Use the compost you have been making to freshen up your patch before planting the next round of veggies and add some lime to sweeten the soil. Lettuce, silverbeet, spinach, onion, spring onion, leek, beetroot and carrot can all be planted once you have worked on your soil, but leave room for cabbage, broccoli, cauliflower, and the rest of the curcurbit (gourd) family for planting by the end of March. As the weather gets a bit cooler, they may go to seed if planted too soon. Autumn/winter annuals are just coming in such as the sweet smelling pansies and violas, Virginia and Austral stocks along with alyssum, lobelia and snapdragons to name a few. These can be under planted with spring flowering bulbs such as jonquils, daffodils, hyacinths or freesias, either mass planted in garden beds or in pots or hanging baskets, sensational. Roses will need attention now, I know

mine do. Cut back the flower stem, as you would for a vase of flowers not just a debud. If they need a spray to control insects or disease do it now, feed them and don’t forget to water in. In four to six weeks you will have the best flowers of the season, the last hoorah, before the winter prune. Citrus trees should be fed well once every season with citrus food or an organic feed, even a top up of compost from your bin will be beneficial. I top up with liquid food as well, especially the ones I have in pots. Check for scale, you often don’t realise your plant is affected until ants and sooty mould appear as brown or black small lumps on the underside of leaves and branches. Control by using pest or neem oil. Home made sprays of a soapy water/ alcohol mix should be applied on a weekly basis, sometimes more depending on the severity of the infestation. Ants and sooty mould will eventually disappear when the bugs are gone. If you are looking to plant trees, now is the time to visit the many municipal gardens, where you will see fully mature trees and how much space they require. Many homes in Bendigo have far too many trees for their sized block, they look great while they are young, but give them a few years and many will have to be removed. If in doubt speak to a nursery person for the best outcome. Happy gardening!

Proposed changes to the Residential Tenacies Act N
EW REIV data shows increasing demand for rental properties across the state has seen the vacancy rate in regional Victoria drop below two per cent. The state’s lowest vacancy rates of just one per cent were recorded in Bendigo and Loddon, followed by Wodonga and OvensMurray at 1.4 per cent. Low vacancy rates were also recorded in the Geelong and Barwon region as well as Ballarat and Central Highlands, at 1.5 and 1.6 per cent respectively. While a healthy vacancy rate is typically around three per cent, high population growth combined with legislative changes for investors are impacting on supply. Significant reform of the Residential Tenancies Act (RTA) was announced late last year with 14 reforms highlighted – all

of which increased the rights of tenants at the expense of property owners. While these changes are only proposed at this stage, draft legislation is expected in the coming months. The proposed changes would see property investors lose the ability to end a tenancy in both fixed-term and month-tomonth agreements. Landlords will also be unable to withhold consent regarding pets and minor property modifications while bonds will be capped at the equivalent of four weeks’ rent for all homes below $760 per week. While the REIV acknowledges that reform of the 20 year old legislation is needed, changes that overwhelmingly favour one party will not improve relationships between stakeholders. It will also not
increase the supply of rental properties. In fact, it is likely to reduce supply which will increase competition, ultimately resulting in greater screening of tenants and higher rents. It’s important for the government to remember that property owners have a significant financial asset at stake with regional Victoria’s median house price hitting a record high $396,500 in December. These investors also contribute to the state’s coffers by way of land tax. Balanced legislation is essential in order for a sustainable private rental market. The REIV has established a petition calling on the Government to amend these changes with more than 11,000 signatures to date.
