Off Campus Student Services is your Bridge to Transitioning Off Campus By John Fante Publivc relations Intern
T
he University is well known for its student-first environment including more than 300 registered student groups, counseling and academic support services. And a key piece--but often overlooked—are the support services provided for off-campus students Located in 301 Bowen Thompson Student Union, the Off-Campus Student Services (OCSS) office, is a staff that operates under a mission statement that sets to “provide resources to all offcampus students, including students living in Bowling Green and those commuting from a great distance. OCSS is a program within the Office of the Dean of students.” Lakeshia Dowlen is Assistant Dean of Students and leads the University’s efforts in providing contined services for students who live off campus. She handles
The goal for the BGSU Renters Guide is to “provide a resource for current and incoming students so they may make informed decisions about housing in Bowling Green.” Not only does the guide offer tips and tricks to tenants, but it also provides decent information for landlords as well. many of the disputes and questions that off-campus students may have. Dowlen came over from Residence Life Aug. 1, 2015, and describes the Off-Campus Student Services as “the place to go if you are just simply lost.” Not only does she oversee student conduct, which pertains to incident reports brought through either the Office

of Residence Life or through reports brought in from off campus, but Dowlen oversees the President’s Leadership Academy, which is a four-year leadership program that engages scholars in classes, workshops, and other trainings, which includes off-campus students. The Office of Off-Campus Students Services is known regularly to face issues. These issues cover a vast majority of off-campus situations, such as conduct cases, how the commuter lounge could be changed, more space being offered for off-campus students, and even branches into S.O.A.R. A main issue for the students who live off-campus is staying connected to campus. The goal is to bring more influence of the campus to those University students who aren’t always oncampus, to keep them in the loop.

Provides Legal Representation for a Host of Student Issues By John Fante Publivc relations Intern
I
n a small town with a large state university in the middle, Student Legal Services offers more than just help and advice to those living off campus in either an apartment or a house. Student Legal Service (SLS) is a nonprofit law office that has been around since 1984, providing help to the Bowling Green State University main campus in any legal matter. The office looks to aid tenants who deal with troublesome landlords, and also offers help to landlords that deal with problematic tenants. Starting at a law firm in Toledo and then finding his way to Bowling Green, Rodney Flemming, Managing Attorney at the Student Legal Services, has been working with the SLS for 26 years. Flemming said that many of the issues often faced by tenants are dealing with repairs to either the house or apartment, whether it be structural repairs, or appliance fixes. If the landlord has yet to check out an issue that the tenant has claimed, Student Legal Services is where they would go to resolve the issue. This is the same for landlords if a tenant were to not pay their rent on time, or if the tenant were to get in trouble for a nuisance party. Not very often does the SLS deal with nuisance parties, which is classified as a social gathering (two or more

In May, only five tickets for nuisance parties have been given out. The SLS extends out more to than just legal matters, but also offers help to those before they go out leasing an apartment or renting a house. The SLS offers guidance and preventatives whether it be at the Off-Campus Housing Fair, or if they are asked to speak at an event or classroom. The goal of the SLS is to foster a positive living and learning environment for student success and retention. Flemming said that a lot of the companies that he works with are mostly in Bowling Green, varying from apartment leasing businesses to local house owners. The Student Legal Services also deals with some companies or landlords that own residences within Bowling Green, but live out-of-state, which often makes it difficult due to those landlords not knowing much about Ohio’s tenant laws.

The service is completely free to those who have paid their participation fee at the beginning of each semester. Day to day, Flemming loves the job, because he enjoys helping others. “I love
to teach others about law and helping them understand it. I have three college aged kids, I know they’re good people, but sometimes they do still need some help and guidance,” said Flemming. n

Falcon’s Pointe Voted by Students in 2015 as Best Place to Live Off-Campus

hen you’re looking for a place to live off campus, there’s a lot you will want to consider whether it’s the space, roommates, pricing, location or amenities. If it’s your first time living off-campus or your third, students want something that can meet all of their needs. Falcon’s Pointe should be high on your list as the always-popular complex was voted “Best Off-Campus Housing” in the 2015 annual Best of BG survey. Molly Goodwin, property manager, explains their sense of community at the apartment complex. She says the staff really tries to get involved and encourage the involvement of all the residents to get to know each other. There are several resident gatherings and each year they have a Thanksgiving dinner and Christmas event for all residents to enjoy. Falcon’s Pointe offers more than just a great social atmosphere, the complex offers many amenities that prove living at Falcon’s Pointe is truly a unique and luxurious experience. The complex offers free tanning, computer lab, newly renovated clubhouse with fireplace and a pool table, year round 24/7 hot tub, resort style pool, WIFI in the clubhouse and large fitness center. Questions on the matching system helps prevent roommate issues in the future and there are rarely any roommate matching issues thanks to Goodwin’s expertise in the area and as a result, staff has found that many new friendships are made every year! Falcon’s Pointe is also making improvements to its already popular and widely-used shuttle service with the addition of a brand new shuttle in 2016. The shuttle service travels to and from campus, and Goodwin says it is so popular that most people take it instead of driving to the university. It runs from 7:30 a.m. to 6 p.m.

Whiskers Cat Shelter in Toledo, for $80 a student can adopt a cat and get it sprayed so it is safe to take home. It is not uncommon for students to see ads for free kittens and puppies that people are trying to get rid of. Any animal that is being taken home should be brought to a vet to make sure that the animal is healthy and should receive any vaccinations that are recommended. This is important to both the health of the animal and the person taking it home. Bowling Green Junior Tonnie Hicks, has had a very good experience with adopting her dog, Nova. “I got her from the local shelter and registered her
as an emotional support dog to help with my anxiety. I just really wanted to rescue her to give her a better life and she’s definitely helped out with that since she’s been in my home. She also makes everyone in the house feel more protected and safe.” Pets have large benefits on owners and their own lives. For any student thinking about adopting an animal, they should just make sure they are ready to take the responsibility of being a pet owner and give that animal the love it deserves. n

s fall semester is quickly winding down, many students find themselves looking into their housing options for the next academic year. Their options vary. However, most tend to choose between continue their stay on campus, or living in an apartment or a house off-campus. All options have their pros and cons, as well as concerns regarding finances, upkeep, and safety. Senior Faheemah Hughes has chosen to live on campus for the duration of her time at BGSU. “The pros to living on campus are that you do not have to worry about how much money you have to make to pay bills everyone month,” she said. “I use all of the money I make from my job as spending money. It is also more beneficial for me to live on campus because I am very involved on campus, so it allows me to attend all my meetings without waiting for the bus or trying to find a ride.” Hughes finds that having to abide by the rules in the residence halls is a con, as she feels too old to have quiet hours and check in guests. Sharing community bathrooms also fall as one of the main cons of living in residence halls. Despite the cons, however, she has opted to stay on campus becomes it removes financial stress, as well as the responsibility of commuting to campus every day. All things considered, Hughes enjoys living on campus and in the end, “It is more important for me to have a high GPA rather than to live off campus,” she said. If she were to move off of campus, it would be for the freedom and independence factors. Overall, Hughes thinks that the residence halls are well kept and safe to live in. “Living on campus is very safe because no one can enter your building without a ped after midnight,” said Hughes. “I also feel safe because I

usually see the police walking through the dorms throughout the night.” Drew Buford, a senior at BGSU, made the decision to relocate offcampus for her last year. She finds that one of the pros of being in an apartment is that you have your own space, which means you can play music as loud as you want and have friends over at any time. Another plus is that you can take the time to prepare real meals and cook. Buford lives in a single, so she finds that it can get lonely at times. You are also responsible for yourself once off-campus, and you may have hidden expenses that pop up. Buford has found that not having a meal plan can also be a con to off-campus living, as you do have to take the time to buy groceries and cook. Buford made the decision to move off-campus so that she could keep her environment clean and organized. She also wanted “me time,” and not have to worry about roommates coming and going. The only thing that would have kept Buford on campus is having a meal plan this year and being able to stay in tune with all of the campus festivities.

I feel more like an adult,” said Buford. “I also love that I commute, and I can park closer without having to park my car all the way in lot 12.” If wanting to move into an apartment, get a good start and begin looking early. Also, make sure you are financially stable and good with money when it comes to budgeting. When Buford was looking online for an apartment, most one-person units ranged from $325 to $465 per month. Christopher Colón is also a senior at BGSU. He decided to lease a house with friends for this academic year. His total lease is $1,100 dollars a month. Between he and his two roommates, the individual payment is about $360 dollars per person. Most houses can be found for a little more, as Chris and his roommates were able to make a good deal. He has found that living off campus relies on financial capability and opens a new chapter of responsibility, as well as the ability to manage relationships with people you live with outside of the residence halls. “I feel like the first two years you should live on campus,” Colón said. He stayed an additional year due to requirements to live on campus that were set by his leadership organizations. If Colón were to have stayed for his final year, it would have been due to community engagement. “On campus, you have a community of people that are all students of the same university that you go to,” he said. “Some might be the same age or ethnicity, or have the same major as you, so there’s a lot of connecting pieces that can really bring
a lot of people together.” Benefits of living in a house is that you don’t have to worry about having a community laundry, bathroom, or kitchen, which most appreciate. Colón’s commute is a 15-minute walk if he chooses not to drive. If he drives and needs parking, he has friends that live closer to campus where he can park for free. Safety hasn’t been a huge issue for him, but it is something to be acknowledged.

“You do have the greater probability of your home being broken into, but even in an extreme case, you can narrow it down to less than four people,” Colón said. “Whereas when you live in a dorm hall, you have maybe 20 people you don’t know”. As far as upkeep with the house, a custodial staff cares for the laundry maintenance but Chris and his roommates have to keep up with landscaping and basic cleaning. Overall, students have many different options when where to live during their years at BGSU. Whether you want to stay on campus or look at your options off campus, it all depends on financial stability, maturity and responsibility, as well as what you’re personally looking for. n

The shuttle runs nonstop to and from campus Monday through Friday from 7:30 a.m. to 6:00 p.m. The longest wait for the shuttle will only be about 6 or 7 minutes each time. If you have to get to campus after 6:00 p.m., the BG bus stop picks up only about 50 feet from our property, so you will never be out of a ride. Ultimately, there will be a shuttle for you every weekday from 7:30 a.m. to 10:00 p.m. We also run our shuttles for BGSU special events, such as homecoming and sporting events. This ensures that you will always
have a ride to your fun college activities, especially in our cold Ohio winters! Here at the Edge, we like to do as many events as possible. For sporting events, we have a contract with BG athletics, as we love to incorporate ourselves in the student culture. We like to have pool parties, volleyball and basketball tournaments, and about 3 or 4 bonfires a year. We are the only property in the area that can have a fire, so we like to take advantage of it. We truly are a one of a kind community. Winterizing Your House or Apartment Saves On Utility Bills

aking a few adjustments or improvements to a house or apartment for the upcoming winter season can help offcampus students save on energy bills. Students may also find they can still live comfortably warm while saving when the weather turns bad. Draft blockers fill up the open space between the floor and the base of the doorframe. Applying a draft blocker can be as simple as using a towel or installing a door sweep. For windows, students can use “shrink plastic.” Students can cut the shrink plastic into pieces and line them along the window frame, sticking the edges to two-side tape you install on the frames. Then, students must blow-dry the plastic to tighten up the plastic so it is barely visible and it eliminates air leaking in around window frames. Along with filling air leaks, lowering thermostat and routinely ensuring heat efficiency, students can also use space heaters to reduce the number of times the central heat turns on. “Space heaters are a supplemental heat option and should only be used for small amounts of time. Students should ensure they have the proper extension cords and tip over protection for the space heater,” Hansen said. Lastly, if a students home has ceiling fans then they need to reverse the fan so that warm air moves down the walls. Also, students should invest in draft guards to attach to their air vents to move the air outward. FINDING THE “Perfect” ROOMMATES REQUIRES KNOWING YOUR OWN CHARACTERISTICS

s students search for the perfect place to live next year, they are also searching for the perfect roommates to live with. Senior Quel Robinson was fortunate enough to have grown up with the roommates that he currently shares his apartment off campus with. “I wanted to live with them because we all have similar characteristics, they are people I know I could get along with pretty well, and I can trust them,” said Robinson. When looking for a roommate, he looks for someone that is clean, organized, responsible, respectable, and easy to get along with. Robinson would not want to room with someone that is messy, careless, or inconsiderate. Selecting his roommates was different compared to a residence hall, however, where he felt the process was easier. “I would say [the selection process] is better now because your roommate preference might change once you live in a house rather than a dorm, because both come with different responsibilities,” Robinson said. His relationship with his friends as his roommates has gotten better, because living in a house has given them the opportunity to have fun and make a lot of great memories. GOOD BUDGETING: Means Knowing Your Bills & Needs Verses Wants

budget, according to dictionary. com, is “an estimate of expected income and expense for a given period in the future.” In other words, it’s how to responsibly act as a member of society. Budgeting is essential to survival – ask any adult, and more importantly, ask any college student. From personal experience and living amongst other students in the town of Bowling Green, budgeting is an art we’re all trying to grasp. The on-campus vs. offcampus perspective of budgeting are two different worlds. If an on-campus student has money at all, it’s usually spent without any worries. As opposed to off-campus, students typically balance their finances between bills, food and leisure activities. In order to properly organize your money, build a budget with your regular expenses and how you are going to cover them. Try to establish your budget by level of importance. Is the purchase considered a need or a want? While it sounds simple, this is the area where most college students make mistakes. For the most part, monthly bills like rent, electric, cable/WiFi connection are expenses that are planned ahead. Therefore, make accumulating those totals by the specific due date a first priority. Then come other basic living
expenses such as food and household items. Since we typically aren’t able to splurge our money in all areas of bill– food and entertainment–we have to prioritize where and how much of our money is going where. It’s almost notorious for college students to impulsively spend their money - hence the “broke college kid” reputation. Having to budget our money is really showing us how to make responsible decisions. Additionally, if you just went grocery shopping, don’t order take-out that same week. Money is sacred at this time so don’t waste money on eating out when you have food at the house. Alternatively, it’s too easy to be influenced by trends in clothes, entertainment, and events. College students especially seem to have the mentality to “treat ourselves” when in reality we don’t have the funds to do so. This is a reminder that the online shopping purchase is not worth it when it could create the possibility of bouncing your rent check. Looking at the bigger picture, budgeting shouldn’t be an issue if you’re actually thinking about your spending habits and are disciplined enough to follow it. Budget planning only gets more complicated as we get older so it’s important to get in a routine now. n

home away from home is what many college student’s seek when looking for off-campus housing in Bowling Green. The community of University Village and University Court Apartments creates that hometown feel, while being family owned for more than 40 years. The company offers two different areas to live: University Village and University Courts. Both complexes work to share that family friendly feeling with all their residents, which is one of their greatest qualities. The company does not start leasing until January and offers current tenants the option to renew first, before allowing prospective tenants to come in. In comparison, most other complexes begin renting before November, which is not completely fair to the current

I
f University students find themselves in a legal bind, Student Legal Services attorneys are here to help. Student Legal Services (SLS) is a non-profit law office that has served BGSU since 1984. SLS currently employs three fulltime attorneys that advise and represent over 1650 students each year. Additionally, SLS promotes educational opportunities for the entire student body that are related to legal issues facing college students. The services are available to all main campus University students who have paid the $9.00 participation fee at the beginning of each semester. The fee is included in a student’s bursar bill but can be waived before a semester’s onset. Attorneys at Student Legal Services (SLS) offer students a helping hand in housing related problems. SLS assists students in responding to legal problems that may adversely affect their well-being or interfere with their academic endeavors. The services offered are meant to assist students in resolving problems for which it would be otherwise difficult or impossible to obtain legal services at affordable prices. In this way, SLS helps BGSU to accomplish its goal of fostering a positive living and learning environment for student success and retention. SLS handles many issues that students may face with respect to housing, including: • Landlord-tenant disputes • Security deposit deductions • Evictions • Repairs • Lease interpretation • Zoning violations • Review of contracts
A complete scope of services is available on the SLS website. For a college student, signing a lease is a necessary action with potentially lasting consequences. The lease is a contract that holds the student legally liable for certain obligations. Understanding the major points of the lease contract is important to know before signing. According to Rodney Fleming, Managing Attorney at SLS, once signed, the tenant is required to pay the full agreed upon rental amount over the term of the lease. This can become problematic when leases are signed several months before tenants are supposed to move in. Circumstances can change over the course of those months and some students may decide they do not want to live with each other anymore due to conflict or others may transfer to another school. It is also important for individuals signing leases to understand the “joint and several liability” clause. In joint and several liability,
everyone that signs the lease is responsible for the entire amount of the lease and the landlord can choose to pursue any one of those individuals or any combination of them. Students are encouraged to meet with an attorney before signing a lease, to have all terms and issues explained. While some housing questions concern understanding the terms of a lease before signing, other questions surface once tenants have taken possession of the unit. Common problems students encounter involve responsibility for repairs. In Ohio, the law requires a landlord to cover all repairs that make the house or apartment livable. Additionally, they must ensure that all electrical, plumbing, heating, sanitary, ventilation, air conditioners and appliances work properly. A full list of a landlord’s responsibilities can be found on the Student Legal Services website. “Once you give written notice to the landlord that a significant problem

If the landlord fails to fix the problem within 30-days, the tenants have the option to place their rent in escrow. The landlord can fix the problem and have the rent be released from the court, or fight the claims in court. “A court hearing is a time-consuming and expensive process, so landlords typically don’t take that route,” Fleming said. “Normally, they just fix the problem once a tenant escrows the rent, which is why it is such an effective tool.” Repairs to a house or apartment are not covered when tenants cause the damage. If there is evidence that supports that the damage was done by the tenants, they may be required to pay. Issues that occur on the backend of a lease agreement center on the security deposit and damages to the apartment or house. By law, the landlord has 30-days to send the security deposit back to the tenants. When there is damage to the unit, tenants are required to receive a
security deposit itemization letter with a list of deductions. In some instances the landlord may include charges in excess of the security deposit. “If the deductions or charges are wrongful, we will try to negotiate at first,” Fleming said. “If that doesn’t work it will go to court.” Often times it is not the charges, but the monetary amount that tenants have issues with. For example, $20 for a light bulb is clearly too much, and could be reduced with a lawyers assistance, said Fleming. Photographing the house or apartment at the beginning of a lease, and upon surrendering the premises is one way for students to prevent being assessed unfair damages. Students considering living off campus next year where a lease agreement is required or students with any other housing or rental issues, should contact Student Legal Services. he University will see major changes over the next year regarding on-campus student housing. Harshman Residence Hall will be officially closing and according to the University. Director of Residence Life Sarah Waters says. Harshman will close at the end of spring semester of 2017 and will eventually be demolished to make way for other uses.. “We are currently looking at what that means for on-campus housing,” said Waters. “We had a request for proposal that went out to the community to see if we might be able to get some apartment beds in the community that would then become on campus housing to make up the difference for that lost bed space.” (Since this story was written the University has contracted with Greenbriar, Inc. to lease four buildings on North Enterprise Street for the next 3 to 5 years.) Harshman houses nearly 600 students, and those spaces will have to be filled by alternative housing options off campus. Waters said the University picked up 190 beds of that capacity with the off-campus leasing of space. Regardless of how many students will utilize the new leased space offcampus, many students will still have

ccording to Bowling Green Fire Chief, Tom Sanderson, there are approximately 10 house fires each year in Bowling Green. Between 2011 and 2015, the fire department responded to 47 house fires. BGSU students are responsible for approximately half of the city’s fires. A house fire can start in many different ways. The University has created a list of items that are reportedly susceptible to start fires — here is the list:

Sanderson urges students to be critical when selecting a new home. “When students are looking at off campus housing they need to inspect it very carefully,” said Sanderson. “Every year I get calls from parents who are concerned that their child has moved into a home that may not have adequate wiring, plumbing, heat and air-conditioning, and more. It is important to be aware of building exits in the event that a fire would happen. According to the U.S. Fire Administration, among college students, 94 percent of fatal fires occurred off campus. Smoking is the leading cause of fatal campus fires (29 percent). Alcohol is also a factor in house fires. Seventy-six percent of off-campus fires list alcohol as a contributing factor. Smoke alarms were either missing or tampered with in 58 percent of fatal campus fires, and 70 percent of fatal campus fires occurred on the weekend (Friday, Saturday, Sunday). We would pay them the lump sum for the term of the contract. We would then assign through our housing contract and lease directly to students. Students would pay a room rate to have a space just like they would on campus,” says Waters. Undergraduate Student Government President (USG), Amanda Dortch, says students have supported the Universities decision. “We have always said that student safety is the most important,” says Dortch. “Whenever they say something is no longer safe or that we need to reevaluate the safety of a building, I am all for getting the students in the best places that they can be.” She adds, “If that is the issue with Harshman that it is older, it needs to be taken off line; I think that is the point. When that conversation was held USG

Right now I don’t think its unkept, but after this year I think we should move on.” Dortch noted that it is important for students to live on campus during their first two years. “First years and second years have always been required to live on campus and that will still hold true,” says Dortch. “I think those first two years are extremely important for engraining you in the institution and how we do things. Students want to make good financial decisions. If living off campus is most beneficial for them I think as long as we are providing them with the necessary support.” Bowling Green Mayor Richard Edwards hopes that students will benefit from the housing changes. “I hope the University can work something out. Whatever is decided, I hope it will work well with the neighborhoods and will make

There will be an impact on the neighborhoods I am assuming,” Edwards said. “This could be a rippling affect too because if they move into private dwellings it’s liable to impact what other students have had in mind for a place of residence. When you’re an on-campus resident, there is the privilege of a meal plan and having more than enough options for food. Once you have fled the nest and live in a space where you actually utilize the kitchen, food and eating habits may change a little. Most resident halls on campus have a kitchen area. Based on experience, if I wasn’t eating at a dining hall or in the Union, I purchased a microwave meal from Outtakes or I braved the elements to Lot 12 and drove to get food somewhere else. It was nice to have the option to use the kitchen area, even though I never found myself needing to use it. As much as almost any college student would love to live off fast food, that isn’t ideal for student’s wallet or their waistline. Buying many household food items will depend upon how many times you want venture to the grocery store in a week. While this can get pricey if you’re an
When I moved off campus and had to actually utilize a kitchen to feed myself, I learned that spices make everything better and sometimes a three-step dinner recipe will make you feel like you’re at home. Understandably, most students don’t really know how to cook – and when they’re finally home after having class all day, they want something easy that isn’t the food choice of a 7-year-old. The Internet is a never-ending food bank, and what becomes apparent right away is how simple most recipes are. You can do almost anything when it comes to making pasta. Place noodles in boiling water until finished, maybe add some meat, spices or sauces and that’s it. Basic sandwich preparation is even better: bread, meat, cheese, and condiments, done.
If the basic steps of pasta and sandwiches weren’t enough, frozen food such as pizza, chicken nuggets, and TV dinners have one job. Preparation includes physically taking food out of freezer, preheating the oven and once that’s finished to have it sit in the oven at a certain temperature for a certain amount of time.
