Off-Campus Student Services provides major resources for students looking to live off campus By Joseph El-Sharnouby Public Relations Intern
T
rying to find a place to live is a major task and can be struggle for all, especially college students looking to transition from living on-campus to off-campus. That’s why Off-Campus Student Service serves as a channel to connect students, the University, and the City of Bowling Green to educate and provide programs and resources that can help this challenging process become a little bit easier. One of the programs offered is the Off-Campus Housing Fair that is today, November 14 in the Ballroom of the BowenThompson Student Union. This program will give students an opportunity to have a meet and greet session with different landlords and rental agencies in Bowling Green. Students will get the chance to find a company or individual that would work well with them and suit their needs.
Off-Campus Student Services offer a lot of guidance and wisdom in the process of transitioning on your own. They can help you in many ways and if they can’t, they can direct you to the proper people that will. — Lakeshia Dowlen — Assistant Dean of Students Director of the Off-Campus Student Services Another program is a new initiative called Falcon Living Off-Campus (FLOC), which consists of events held on campus to spread awareness and engage students in areas such as involvement, wellness, career readiness, diversity and inclusion and academics. An example is the OffCampus Student Advisory Board meeting

November 30 where people can share their experiences and give advice on how it is to live off-campus. Events such as these are also worth Ziggy Points which give you the opportunity to redeem a free parking pass, school apparel or a free meal plan at the end of the year. Resources that are available to students are posted and explained on the Off-Campus Student Services website. There are links that provide helpful tips and information to help you navigate through some problems or take on certain responsibilities effectively. There are move-in and move-out tips. For example, a move-in tip would be before moving any items into a house you are about to rent is to go around the house and document any pre-existing problems with the residence to ensure the landlord does not think you created them and can fix them. When moving out be sure to clean your house and try to make any necessary small repairs as well as to return your keys to the property manager and ensure everything was terminated and handled properly with your lease. There are also on-campus services that should be acknowledged and used when needed such as the Student Legal Services, which is a non-profit law office that assist students in responding to legal problems that may adversely affect a student’s wellbeing or academic endeavors. They are meant to help resolve problems for students that would be otherwise difficult or impossible for some to handle and afford. Another accessible service available for students is the Counseling Center where individuals can confide in a counselor and discuss what is on your mind or try to help you solve a problem to the extent
where you would be able to become more capable of solving problems on your own and in the future. Individuals can come to counseling for a variety of reasons including relationship issues, anxiety, depression, family issues and or any stressful life events. Off Campus Student Services not only offers a lot of information, programs and services to help students transition easily to off-campus living, but there is also financial help through the Hazel Smith scholarship worth $750-$1,000. This scholarship is awarded to a student living off campus. Lakeshia Dowlen, assistant Dean of Students, and director of the Off-Campus Student Services, would like students to know is an underutilized ability to contact the Wood County Department of Health to perform a background search for violations before students actually sign a lease and move into a house that on the surface, looks like a great place to live.
Contact the Wood County Department of Health to perform a background search for violations before students actually sign a lease. “The Wood County Department of Health can be a big help to people looking for houses as you can get in contact with them to have them look up the history of the house to see if there were any previous violations or issues with the landlord and their house. This may help you see how the landlord might treat you and if the house is in proper living condition. Just because a house is up for rent doesn’t mean it’s a good place to live,” she said. Off-Campus Student Services offer a lot of guidance and wisdom in the process of transitioning on your own. READ YOUR LEASE! Leases Provide Reassurance to Tenants and Landlords
By Kari Toncre Public Relations Intern
M
ost students move to off-campus housing as they reach their junior and senior years. To secure a house or apartment, a student will sign a lease specifically with their chosen house or apartment. A lease is a contract between a landlord and the tenant that lists the rights and obligations of each party. A lease reassures tenants that they will have a habitable place to live in for the certain amount of time indicated on the lease. It is also reassuring for landlords that their tenants will not destroy the property and that they will also pay rent each month. “There’s something about a contract that provides security and the knowledge you can count on the arrangement for a period of time, as long as you live up to your bargain and they live up to theirs,” Student Legal Services Attorney Rodney Fleming, said. There is a standard lease that Student Legal Services offers to local landlords to use. Many landlords use it but depending on whether a student wants an apartment or a house, the lease could be slightly different. Fleming suggests that a student should compare and contrast leases of potential houses or apartments due to the changes.
Most housing leases will have provisions about mowing lawns and shoveling sidewalks and driveways. Usually tenants are responsible unless stated otherwise. Apartment complexes will usually provide those services. “Snow must be cleaned off 24 hours after the final snowfall. Grass needs to be cut if it is more than eight inches tall,” Fleming said. “If grass exceeds that height and snow is not shoveled after the time allotted, the city will send someone to do it and send the bill to the landlord, who would most likely have their tenants pay for it.” Some places may have utilities included in rent while others are separate. Separate fees can include water, gas, sewerage, WIFI, cable, and garbage removal. “Students should take in account the total charge each month for rent and utilities,” Fleming said. “The cost of utilities varies, so I recommend contacting the people currently living in the potential house or apartment for an estimate.” There is also a zoning law in Bowling Green where typically only three unrelated tenants are able to sign a lease for a singlefamily house, while apartments are able to have more than three. If a house is found to having more people living in the house than listed on the lease, the people who are not on the lease could be evicted.
BE SMART.
BE RESPONSIBLE.
“Before signing a lease, students should thoroughly read and understand the lease,” Rodney Fleming of Student Legal Services said. “Don’t treat it like a terms and conditions document where you skip to the end and click I accept without reading it.” If a lease agreement is violated by the tenant, the tenant can be evicted. Eviction means that a tenant can no longer live on that property, but still owes rent until the lease is up. If a landlord is violating the lease agreement, students should contact Student Legal Services. “At the beginning of our lease for our house, it states the utilities we are held responsible for which includes gas, water, and electric,” Junior Early Education major Bailey Plummer said. “It clearly states that our landlord will furnish all other utilities. Unfortunately, garbage kept showing up on our utility bill, so we are currently fighting the charges with Student Legal Services.”
BE COVERED.
just $9/semester
If something is not listed on a lease, a tenant cannot assume their requests will be fulfilled by the landlord. “I had some concerns with my house when I moved in,” Junior Early Childhood major Emma Clark said. “When I brought up my issues and requests to the rental company to have them fixed, they could not help me since it was not outlined in the lease.” Leases are legal documents that should be taken seriously by students who are going to sign one. “Before signing a lease, students should thoroughly read and understand the lease,” Fleming said. “Don’t treat it like a terms and conditions document where you skip to the end and click I accept without reading it.” n

Falcon’s Pointe Voted by Students in 2017 as Best Place to Live Off-Campus
Complex scores as student favorite in annual Best of BG survey!

W
hen you’re looking for a place to live off campus, there’s a lot you will want to consider whether it’s the space, roommates, pricing, location or amenities. If it’s your first time living off-campus or your third, students want something that can meet all of their needs. Falcon’s Pointe should be high on your list as the always-popular complex was voted “Best Off-Campus Housing” in the 2016-2017 annual Best of BG survey. Molly Goodwin, property manager, explains their sense of community at the apartment complex. She says the staff really tries to get involved and encourage the involvement of all the residents to get to know each other. There are several resident gatherings and each year they have a Thanksgiving dinner and Christmas event for all residents to enjoy. Falcon’s Pointe offers more than just a great social atmosphere, the complex offers many amenities that prove living at Falcon’s Pointe is truly a unique and luxurious experience. The complex offers free tanning, computer lab, newly renovated clubhouse with fireplace and a pool table, year round 24/7 hot tub, resort style pool, WIFI in the clubhouse and large fitness center. Included in the units are full size side-by-side washers and dryers, water and trash, free just updated high speed internet. No wonder the students voted Falcon’s Pointe one of the best places to live! The complex has 576 residents with 144 apartments. Each unit contains four bedrooms, and each resident has their own private bath, as each suite has four private bathrooms. Falcon’s Pointe offers furnished apartments with nine or 12 month leases. Falcon’s Pointe recently had several upgrades which include hardwood floors in bathrooms and kitchen area, overrange microwaves, kitchen lighting and newer style furniture. giving the apartment a fresh new look. If you want to rent from Falcon’s Pointe, but don’t have three others to room with in a suite, don’t worry! Goodwin says she uses a roommate matching system to help each student find others who they are most compatible with. She
BGFALCONMEDIA.COM says they don’t use computer matching, but it is done with her personal attention, with her doing it by hand. Questions on the matching system helps prevent roommate issues in the future and there are rarely any roommate matching issues thanks to Goodwin’s expertise in the area and as a result, staff has found that many new friendships are made every year! Falcon’s Pointe is also making improvements to its already popular and widely-used shuttle service with the addition of a brand new shuttle in 2016. The shuttle service travels to and from campus, and Goodwin says it is so popular that most people take it instead of driving to the university. It runs from 7:30 a.m. to 6 p.m.
In fact, Falcon’s Pointe leases 100 percent of its units each year and every year the complex is booked full earlier and earlier! When students are looking at places to live, Goodwin says how they usually are comparing Falcon’s Pointe to the other new complexes in town. She said the benefits of Falcon’s Pointe, such as the 24-hour clubhouse that includes free tanning and fitness center, a computer lab with free printing, and an area where others can mingle with one another, plus the hot tub, usually sways students their way. In fact, Falcon’s Pointe leases 100 percent of its units each year and every year the complex is booked full earlier and earlier! Falcon’s Pointe has much to offer students and invites you to check out why other students voted the complex “Best Off-Campus Housing.” They want you to know the value and amenities you will get and how it compares to other complex locations. A lot of considerations go into having pets off-campus

eing a pet owner while a student at the university can be a great experience for any pet-loving student. It gives the chance to be responsible for more than schoolwork and paying rent, while also giving students a sense of companionship. And with 22 pet friendly landlords in Bowling Green, there is lots of opportunity to find a place for students to find a home for themselves and their pets. Although there are several pet friendly places in BG, all rental places are required to let tenants have any service animal, including emotional support animals. For many students, a place that is pet friendly or easy to work through the legalities of having service animals is a deciding factor in picking where to live during the school year. “It was important to me to find a place that was used to working with emotional support animals, however,” says Faith Hubbard, a senior who lives with her

emotional support dog Linus. “There are hoops you have to jump through in order to make sure that all the legalities are taken care of, but rental agencies can make that a lot easier or a lot harder. I really wanted an agency that would make it as easy as possible.” Those students seeking to have pets will find that landlords require tenants to do a few things before allowing the lease to be signed. According to the website My First Apartment, many landlords require tenants to pay an extra security deposit, as well as a monthly pet fee that can range from $15-30. Moreover, landlords can require all pets to have identification tags and up to date vaccinations.
Additionally, students must be prepared to care of the pet while at school, which is quite different than living at home with a pet. According to the website Accredited Schools Online, a pet requires a lot of time and a pet limits the activities a student can do. Furthermore, pets are expensive. “My parents, especially my mom, really like to take care of my dog, so when I’m home I don’t worry so much about scheduling a time to go home and feed him and take him out and play with him,” Hufford said. “But when I’m at my apartment, I know he’s wholly my responsibility, and his happiness and well-being rests on me alone. There are many different pros and cons which each student has to debate for themselves. Hufford has some advice for those debating on whether to have a pet on campus. “Think critically about it. There are a lot of unexpected expenses that come up, there’s a time constraint, there’s a lot of planning to be done and more. I could go on and on about how much goes into owning a pet you don’t realize. But also, I would say that it’s an awesome thing to have a pet! It grows you a lot as a person, and you would not believe how much you love your pet. Linus means the absolute world to me. Despite all the frustrations and concern he often causes me, he also brings me so much joy when I come home, and he brings me a “present” and wags his tail. That makes it all worth it,” Hufford said. n

s the stress of midterm exams has come to an end, many students may feel that they can finally sit back and relax. But for some another stressful situation is on the horizon—where to live next year and decide whether it’s on or offcampus next year. There are pros and cons to both and knowing them can help you make the decision that’s right for you.
“You meet a lot of new people and really learn to get out of your comfort zone. It forces you to get involved which helps when you’re homesick.” —Valerie Buchanan — First-year student At the University, students who aren’t considered commuters are required to live on campus for a minimum of two years. It is most students’ third year they have to make the big decision of whether to live on campus or not. A huge factor in making this decision is comparing the cost of living on campus and off. First-year student, Valerie Buchanan, has found living oncampus to be a great experience as she transitions into college. “You meet a lot of new people and really learn to get out of your comfort zone. It forces you to get involved which helps when you’re homesick,” said Buchanan. All students living on campus are required to purchase a meal
plan. There are three meal plans from which to choose: bronze, silver and gold. The plan a student selects depends on how much they estimate they will eat. The bronze plan provides students with an average of 12 meals a week and costs $1,179. The silver plan is about 15 meals a week costing $2,045. The gold plan is about 19 meals a week and costs $2,220. Being required to have a meal plan while living on campus tends to make thirdyear students want to live off campus. Third-year student, Elizabeth Clark, finds eating on her own to be much cheaper. “I prefer eating on my own. It is way cheaper than having to buy a meal plan,” said Clark. Third-year student, Megan Brubaker, agrees with Clark. “I only spend about $70 on groceries a month because I have a roommate and we take turns buying different things,
so it is way cheaper for me to do that than have a meal plan,” said Brubaker. For those opting to live offcampus many choose to live in an apartment. The average cost of rent for a two-bedroom apartment in Bowling Green is around $600, not including utilities. Most students will sign a lease for nine months, costing students a significantly less amount of money than paying for room and board.

“Living in an apartment gives you way more freedom. There isn’t a curfew, so you don’t have to check in or any of that, which is nice,” said Brubaker. Many students find living off-campus to force them to be even more independent than when they lived in the dorms. Students are forced to live more like an adult as they prepare for living in the real-world postgraduation. “I have more freedom [living off-campus]. I don’t feel as confined to campus. When I lived on campus I felt like I could never leave,” said Clark.
“Living in an apartment gives you way more freedom. There isn’t a curfew, so you don’t have to check in or any of that, which is nice,” — Elizabeth Clark — Third-year student
Making the decision of living on or off campus can be a scary one. Finding a place to live in college is one of most students’ first time making a major decision without their parents. It’s important to know the benefits and disadvantages of both and what will accommodate your lifestyle. As the semester Third-year student continues on, hopefully knowing your living arrangements for next Not only is the cost of living year will not be the source of in an apartment significantly different, but so is the atmosphere. your stress. n

New Look. New Feel. New Place to Call Home! The Edge, most elite property in BG!
C
ompletely renovated offcampus housing is very hard to find on a college campus, especially in Bowling Green. Look no further, as the new and improved The Edge has changed the game of student living. We have the best amenitiesall-in-one package in Bowling Green. In the last year, The Edge was taken over by new management and new owners. New management gave the place a complete overhaul with over $1 million in upgrades and renovations! The Edge is hands down the ultimate student living experience in BG. The upgrades to The Edge are truly going to set this complex apart from any other complex in the area. With all new vinyl flooring, all new carpet, new paint, and new furniture in every apartment, the living situation in each unit has been greatly improved since the past year. To improve the all around quality of our property, we also brought in all new computers for our computer lab, and upgraded our fitness center by bringing in

new and improved equipment. Along with the apartment and property upgrades, we did a complete overhaul on the landscaping and the grounds, by redoing the basketball and volleyball courts, and painting all of the buildings a spirited orange and grey. We also now offer a 24-hour year round hot tub for those cold Ohio days when you need a little warmth. The Edge offers furnished apartments with private bedrooms with ceiling fans, dishwasher, garbage disposal, microwave, oven, fridge, ice maker, and washer and dryer. We have a one-of-a-kind roommate matching system that we offer for students that don’t have any preferred roommates. We also have amenities that nobody else has, like balconies and patios with
every unit, depending on what floor you live on. Another huge feature we have to offer is our new privately owned bus stop and shuttle. With the renovation, we purchased a brand new shuttle, which is much bigger with taller ceilings than our previous one. The shuttle runs nonstop to and from campus Monday through Friday from 7:30 a.m. to 6:00 p.m. The longest wait for the shuttle will only be about 6 or 7 minutes each time. If you have to get to campus after 6:00 p.m., the BG bus stop picks up only about 50 feet from our property, so you will never be out of a ride. Ultimately, there will be a shuttle for you every weekday from 7:30 a.m. to 10:00 p.m. We also run our shuttles for BGSU special events, such as homecoming and sporting events.
This ensures that you will always have a ride to your fun college activities, especially in our cold Ohio winters! Here at the Edge, we like to do as many events as possible. For sporting events, we have a contract with BG athletics, as we love to incorporate ourselves in the student culture. We like to have pool parties, volleyball and basketball tournaments, and about 3 or 4 bonfires a year. We are the only property in the area that can have a fire, so we like to take advantage of it. We truly are a one of a kind community. Some of the other amenities we offer include free tanning, printing, Internet, individual leasing, free parking, A/C and heat in every apt., ceiling fans in every bedroom,
and absolutely zero hidden fees! With BG’s rental market on the rise, we’ve still managed to stay very competitive with our rates and pricing. Keeping things updated and our tenants happy, while remaining price sensitive, is very important to us! You won’t find another place in BG that has invested this kind of care into their community! We feel what we have improved our game-changing upgrades, and now make us the most elite property in Bowling Green. All these improvements may be one of the reasons we were voted by students the Best OffCampus Housing in 2015-2016, and 2017-2018 in the annual Best of BG publication. To get a better feel for our property, please stop by to see our property for yourselves. Our offices are open Monday-Friday 9 a.m. to 7 p.m., Saturday 10 a.m. to 4 p.m., and Sunday 12 p.m. to 4 p.m. More information such as rates, floor plans, and pictures are available online at www.bghousing.com. If you are interested in living at The Edge applications are available online or at our office. Call (419) 353- 5100 for more information. n

Several inexpensive, easy techniques can reduce winter heating bills
U
tilities expenses can skyrocket in the winter months, as students tend to have higher energy bills, such as heating and gas, living for the first time in a house or apartment withouth any history of being in the place in previous winters. Making a few adjustments to your house or apartment can help save money on the increase in some of these utility expenses. Students can also adjust without having to give up the comfort of warmth in their homes. An easy and useful tip for students that can save money on heating expenses, is to set their thermostat at 68 degrees. “Setting your thermostat at 68 is a good way for your home to stay warm, and not spend too much for heating a month,” says Blain, an Ace Hardware Associate.
“Setting your thermostat at 68 degrees is a good way for your home to stay warm, and not spend too much for heating a month,” says Blain, an Ace Hardware Associate. Google Images
Students may turn down their thermostats manually or buy a set-back thermostat that can be automatically programmed. The lower the temperature, the slower the heat loss within the home, saving more energy, according to the U.S. Department of Energy.
Another way students can save on utility bills is by trying to eliminate air leaks in their home, typically around windows and doors. “A lot of heat can be lost through windows and cracks. They can also be lost underneath doors too, which is why you should put a rug or something

under it so air doesn’t leak out,” says Blain. “If you notice you have a draft under your door, you could even try to contact your landlord about it.” To fill these leaks around doors and windows, students can install draft blockers. Draft blockers fill up the pen space between the floor and the base of the doorframe. Using a door sweep and placing a towel under the door can also be an effective way of using a draft blocker. For windows, students can use shrink plastic. Students can cut the shrink plastic into pieces and line them along the window frame, sticking the edges to two-sided tape you install on the frames. Then, students could use a blow-dryer to tighten the plastic to take out exscess wrinkles. This would make the plastic less visible. Students could also space heaters to reduce the number of times the central heat turns on and off in your home or apartment. However, students should be aware that space heaters are not cheap to operate, and should only be used for small periods of time. Space heaters should also have tip over protection, as well as proper extension cords, to ensure the safety of the residents living in the home. Lastly, if a students home has ceiling fans then they need to reverse the fan so that warm air moves down the walls. Also, students should invest in draft guards to attach to their air vents to move the air outward. ith a large selection of apartments and houses to choose from in Bowling Green, nearly everyone can find a desirable place to live. One of those options for residents, is a mainstay in the community — Winthrop Terrace Apartments — which has been modernized and updated to meet current student desires Winthrop Terrace features 174 apartment homes and is located south of campus on Napoleon Road, near the corners of Enterprise Street and Palmer Avenues. The apartment complex offers one-bedroom apartment homes and two bedroom apartment homes, with spacious layouts, that is attractive to a wide range of students and community members. The property came under new management in 2012 when Investek Management Services took ownership of the complexes. Since then the company has focused on rejuvenating what is one of the community’s most well-known and established facilities as the properties were built in the late 1960s or 1970s.

Winthrop Terrace offers Spacious Living with a Lot of Amenities
“We have lived at Winthrop Terrace for 30+ years, and that in itself is testament to the apartment community we call “home”. Thank you all.” —WENDY KREBS — CURRENT RESIDENT
The apartment homes have been gradually updated in the past three years and the work continues. Besides wellkept, freshly painted and newly carpeted apartment homes, Winthrop Terrace recently renovated its washer and dryer facilities with new machines at both locations, and have recently given the laundry areas updated floors and wall treatments. They

have also recently added online rent payment capabilities for added tenant convenience. Winthrop Terrace offers a lot of different things for student and community members, as far as amenities, with shuttle services being one of them. They also offer shuttle services to and from the campus for their students. Shuttle services run from eight in the morning until 5:40.
A unique amenity that Winthrop Terrace offers is a garden in which residents have the opportunity to grow produce. As part of the community garden a resident can reserve a plot and to grow anything that they would like. On top of the garden and the shuttle services, Winthrop Terrace also offers other amenities to their residents.
Some of these amenities include a pool and laundry facilities, and other concierge services such as cash for quarters if you need to do laundry. Winthrop Terrace has always offered a competitive rental package with all utilities, except electric, included as part of the rent. With cable, internet service, and gas heat included, residents only have two monthly
BGFALCONMEDIA.COM bills, being rent and electric. Winthrop Terrace also likes to compete with other local complexes, keeping their rates competitive. For a one bedroom, you’d be looking at $615 a month, with a 12-month lease. The largest floor plan that Winthrop offers would be a two-bedroom and two-bathroom, and that would be $740 a month. Winthrop Terrace also offers a “Feature Wall Program,” which allows tenants to pick from an assortment of colors, and have a wall painted for color accent in their apartment. The program has expanded this year, now offering more than 30 colors to choose from. The cost for the program is a $75 fee. Winthrop Terrace is a great living option for graduate students, as they are eligible for a free application process, and a reduced price for rent. With quality and affordable living apartment homes, plus Winthrop Terrace’s efforts to make this not only their home, but home for their residents, they are well on their way to providing that comfortable living environment. The rental office is at 400 Napoleon Road and is open 9 a.m.-5p.m. Monday through Friday with Saturday hours currently by appointment only. Transportation options makes living off-campus easier
By Cassidy Burger Public Relations Intern
A
s fall semester classes continue and students clear the stress of midterms, another event that can be equally stressful— where to live next year—and the hunt for that perfect apartment or house, will take precedence, One factor in looking for a place is how far to live away from campus and how you’ll get around. Luckily, the University has made it so students have less to worry about transportation as the University and several off-campus landlords provide multiple options to get wherever needed without having to rely on having access to a car. Lucia Boulos is a second-year student who currently lives on campus in McDonald Hall. She recently has begun the process of searching for an

apartment and says that knowing that no matter where she ends up that she’ll have multiple options to get to campus and that puts her mind at ease. “It’s great to know that I won’t necessarily need to take my car to class every day. I have no problem buying a commuter pass, but it is so nice to know that some complexes have a shuttle option,” said Boulos.
Megan Brubaker, a third-year student who resides in apartments behind Falcon Heights finds that walking to her classes is her best option. “I’m lucky enough that I live so close to campus that I can just walk to all of my classes. I didn’t want to have to
pay for a commuter pass so it worked out great. When I lived on campus I used the shuttle a lot once it gets cold, so I’m still planning on using it once winter hits,” Brubaker said. “It’s all a Shuttle options continued on page 46

TIPS ON BUDGETING: DiscoVer Your TELLING YOUR MONEY WHERE TO GO INSTEAD OF WONDERING WHERE IT WENT
By Shaelee Haaf | Public Relations Intern

suPerPoWer
Part of the college experience is learning how to manage money; it’s an important skill you will utilize for the rest of your life. As students transition from living on-campus to off-campus the way you handle your money will start to change, including shifting more responsibility for tracking and using available funds wisely. Though the idea of building a budget may feel daunting at times, here are some ideas, tips, and tricks that can help you become better at managing money.
COMMON MISTAKES Misusing Credit Cards It’s okay to own a credit card so long as you’re not overusing it. Many students end up ruining their credit score when they don’t pay off their balance right away. Having a credit card can be a good way to build your credit, but make sure to pay it off, in full every month to avoid racking up unnecessary interest payments. Not Creating a Budget If you don’t record your spending habits, budgeting isn’t going to do you any good. It can be hard to tell when you’ve reached your limit, and sometimes certain expenses can be forgotten about. Not having an emergency fundL Life can be unpredictable. If you don’t have money saved to fix a broken-down car or pay for a hospital visit, the situation can be overwhelming. A safe way to prepare for
unforeseen expenses is to start putting away a percentage of your income every month into a savings account. Casey Schutt, senior pre-med student, said, “As students, this is where we’re supposed to learn, so making a few mistakes is okay, but don’t overdo it. Try your best to get back on track. There are resources on campus to help us with that.”
WANTS VS. NEEDS Make a list of everything you know you’re going to be paying for whether it’s something you want or need. Then, rank each item on the list from most important to least important. Ask yourself if it’s something you can really live without, and more times than not, you’ll be able to wait to buy it later. If you include “savings” as an expense in your monthly budget, it may not seem like much at first, but the amount will increase over time. . . . continued on page 42

University Village & Courts
Creates Home Away from Home Environment
A
home away from home is what many college student’s seek when looking for off-campus housing in Bowling Green. The community of University Village and University Court Apartments creates that hometown feel, while being family owned for more than 40 years. The company offers two different areas to live: University Village and University Courts. Both complexes work to share that family friendly feeling with all their residents, which is one of their greatest qualities. The company began in the late 1970s when both complexes were built by Mr. and Mrs. Heyman. They pride themselves on not being a big leasing company but small enough to be personable with their residents. They believe this allows them to pay more attention to their residents and make them feel at home as much as possible., says Becki Cluckey, property manager for the apartments.
Both complexes work to share that family friendly feeling with all their residents, which is one of their greatest qualities. The location of the two apartment complexes is one of their greatest qualities. Located just a short block south of campus, the apartments are an easy walk for students and faculty alike. They are just a few minutes to the Library, Student Recreation Center, and more. And if students do not feel that walking is the best option to get where they need to be, they also have a stop for the BGSU shuttle service near their apartment complexes. Along with the shuttle service, University
“University Village and University Courts are very close to many restaurants and services in Bowling Green. They are one of the most convenient locations for off-campus living.” — MANAGER, BECKI CLUCKEY — Village and University Courts are very close to many restaurants and services in Bowling Green. They are one of the most convenient locations for off-campus living, says manager Becki Cluckey. The convenient locations results in University Village and University Courts complexes to receive many referrals for new tenants, as many current tenants share with their friends just how much they love the facilities. Aside from referrals, they have many tenants renew and stay more than one year. The process of lease renewal is different from other complexes, which sets them apart in another way, says Cluckey. The company does not start leasing until January and offers current tenants the option to renew first, before allowing prospective tenants to come in. In comparison, most other complexes begin renting before November, which is not completely fair to the current
tenants. How do you know if you like the place you are living if you haven’t been in it for more then two months? University Village and University Courts Apartments gives renewal papers to current tenants over the holiday break, Cluckey says, and tenants let them know in January if they are going to renew. The results are having more then half of the tenants renew for the next year, which speaks for the satisfaction these renters have with University Village and Courts. University Village offers two bedroom apartments with generous closet space, refrigerator, stove, dishwasher, and either a screened in patio or balcony depending on the floor. The apartments are situated on beautifully landscaped grounds with a surrounding pond and areas to relax outside. Apartments have storage space to accommodate shared occupancy, and carpet throughout the entire unit.
Laundry facilities are located in each building, and the apartment is available furnished, or non-furnished. University Courts provide a quieter and cozier environment as the buildings are situated around two pleasant courtyards. They offer one and two bedroom apartments at University Courts, with a choice of three floor plans. They are priced to accommodate single or share occupancy, which is flexible for the renter. These units come with a full kitchen, carpeting throughout the unit, and laundry facilities on the premises. The comfort and setting of University Courts is very attractive to those who see the units.
The apartments are situated on beautifully landscaped grounds with a surrounding pond and areas to relax outside. When it comes to pricing, the hometown and family friendly complex has managed to stay very comparable to every other complex in the area, says Cluckey. The complexes provide a onetime fee for providing a generous utility assessment, paying for water, sewer, parking, and gas which includes heating and cooking. This is very different from many other complexes, as utilities are usually charged separate from rent. To find out more about your homeaway-from-home housing, please stop by the property to view model apartments located at 1520 Clough St. Offices are open Monday, Tuesday, and Thursday from 9 a.m. to 5 p.m. and Friday from 9 a.m. to 3 p.m. Offices are closed Wednesday, Saturday, and Sunday, unless an appointment is scheduled. With the introduction of Rapid Fired Pizza to Bowling Green, students no longer have to be “fired up” about long wait times for their food to be prepared. After a quick 180 seconds, time that could be spent paying and getting a drink, customers can expect to have a customized pizza made with fresh ingredients. After opening the Bowling Green location Sept. 25, 2017 the company has found a lot of success and happiness within their new town. “At Rapid Fired you can come any time of day and enjoy a fantastic, healthy and affordable product that is appropriate for any occasion,” owner Ross Wiley said.

Delivering Good Food Fast!
Coast, Wiley decided that he wanted to join in on the family business and fulfill his dream to own his own restaurant. When the family was given the opportunity to set up shop in Bowling Green, they quickly jumped. “We have been wanting to come to BG for the last couple years. In the Bowling Green location, students can take advantage of the Falcon $5 Thursdays where students can create any pizza or salad combo for just $5. Moocho is also available to allow students to enjoy a nice meal for less.
“I went to college, and I understand the tight budget that plagues most students, so we are here to provide a quick, healthy, hearty and affordable option to work with their finances,”
“It’s also really cool to see the whole process. I can see what happens to my pizza from start to finish and get to enjoy it fresh out of the oven.”

Inspired by other food chains, such as Subway and Hot Head Burritos, customers have the ability to choose exactly how their pizza is made and what toppings can be put on it. “You can pile all of the toppings you want, you can keep it basic, you can go gluten free, you can go crustless and skip the carbs or you can build your own hearty salad with all of the same toppings.” Not only does the restaurant offer craft pizza and salad, but they now serve craft beer, wine and cider. There is a beer wall with 18 self pour taps! What makes this restaurant stand out from others is how quickly they are able to produce exceptional meals. All it takes is 180 seconds for a personalized pizza to be done. Senior Bailee Jesse has munched on Rapid Fired Pizza several times since the store’s opening.

“I love going there because they can have my food done very quickly and I don’t feel like I am eating fast food. The pizza has always been fantastic,” she said. “It’s also really cool to see the whole process. I can see what happens to my pizza from start to finish and get to enjoy it fresh out of the oven.” Sophomore Gaby Ems also appreciates Rapid Fired Pizza. “It’s something different,” she
said. “I have never seen such a quick and customizable pizza place before. My only wish is that they were located within walking distance of campus, but I like it so much that I am willing to make the trek.” As of right now, the Rapid Fired Pizza franchise is almost located exclusively in Ohio with several locations near the Dayton area. The first location opened in Centerville in September of 2015.
Ross and Elisha opened their first location in Lima. RFP now has 26 locations with 5 more opening within the next few months. Wiley spoke about how the business quickly became a family affair. “The franchise was founded in 2015 by my uncle Ray, who also founded Hot Head Burritos,” he said. After 10 years of service in the U.S. Coast Guard and working in search and rescue and federal law enforcement on the Pacific
“I went to college, and I understand the tight budget that plagues most students, so we are here to provide a quick, healthy, hearty and affordable option to work with their finances,” said Wiley. Our price point is $7.95 for 9” or 11” pizzas with your choice of toppings. We now have large 14” pizzas starting at $6.75 plus $1 a topping. In addition to salads, we now also have pastas and calzones that are $7.95 with limited toppings. We also offer delivery after 4pm. Overall, Wiley is feeling fired up about the decision to open a store in Bowling Green after receiving such a warm, Falcon welcome. “We are incredibly surprised with how amazing our crew is and the majority of them are students! It is definitely clear the BGSU is a great school,” he said. So if students are looking for a quick, healthy and affordable pizza without the traditional wait times, they can now make their way over to Bowling Green’s latest and greatest eatery. n

f University students find themselves in a legal bind, Student Legal Services attorneys are here to help. Student Legal Services (SLS) is a non-profit law office that has served BGSU since 1984. SLS currently employs two fulltime attorneys that advise and represent over 1650 students each year. Additionally, SLS promotes educational opportunities for the entire student body that are related to legal issues facing college students. The services are available to all main campus University students who have paid the $9.00 participation fee at the beginning of each semester. The fee is included in a student’s bursar bill but can be waived. Attorneys at Student Legal Services (SLS) offer students a helping hand in housing related problems. SLS assists students in responding to legal problems that may adversely affect their well-being or interfere with their academic endeavors. The services offered are meant to assist students in resolving problems for which it would be otherwise difficult or impossible to obtain legal services at affordable prices. In this way, SLS helps BGSU to accomplish its goal of fostering a positive living and learning environment for student success and retention. SLS handles many issues that students may face with respect to housing, including: • Landlord-tenant disputes • Security deposit deductions • Evictions • Repairs • Lease interpretation • Zoning violations • Review of contracts A complete scope of services is available on the SLS website.
For a college student, signing a lease is a necessary action with potentially lasting consequences. The lease is a contract that holds the student legally liable for certain obligations. Understanding the major points of the lease contract is important to know before signing. According to Rodney Fleming, Managing Attorney at SLS, once signed, the tenant is required to pay the full agreed upon rental amount over the term of the lease. This can become problematic when leases are signed several months before tenants are supposed to move in. Circumstances can change over the course of those months and some students may decide they do not want to live with each other anymore due to conflict or others may transfer to another school. It is also important for individuals signing leases to understand the “joint and several liability” clause. In joint and several liability, everyone that signs the lease is responsible for the entire amount of the lease and the
landlord can choose to pursue any one of those individuals or any combination of them. Students are encouraged to meet with an attorney before signing a lease, to have all terms and issues explained. While some housing questions concern understanding the terms of a lease before signing, other questions surface once tenants have taken possession of the unit. Common problems students encounter involve responsibility for repairs. In Ohio, the law requires a landlord to cover all repairs that make the house or apartment livable. Additionally, they must ensure that all electrical, plumbing, heating, sanitary, ventilation, air conditioners and appliances work properly. A full list of a landlord’s responsibilities can be found on the Student Legal Services website. “Once you give written notice to the landlord that a significant problem exists, the landlord has no more than 30-days to fix the problem,” explains Fleming.
SLS legal team: Judy Haughawout, Rodney Fleming, and Michael Skulina
Understanding the major points of the lease contract is important to know before signing. If the landlord fails to fix the problem within 30-days, the tenants have the option to place their rent in escrow. The landlord can fix the problem and have the rent be released from the court, or fight the claims in court. “A court hearing is a time-consuming and expensive process, so landlords typically don’t take that route,” Fleming said. “Normally, they just fix the problem once a tenant escrows the rent, which is why it is such an effective tool.” Repairs to a house or apartment are not covered when tenants cause the damage. If there is evidence that supports that the damage was done by the tenants, they may be required to pay. Issues that occur on the backend of a lease agreement center on the security deposit and damages to the apartment or house. By law, the landlord has 30-days to send the security deposit back to the tenants. When there is damage to the unit, tenants are required to receive a security deposit itemization
letter with a list of deductions. In some instances the landlord may include charges in excess of the security deposit. “If the deductions or charges are wrongful, we will try to negotiate at first,” Fleming said. “If that doesn’t work we will go to court.” Often times it is not the charges, but the monetary amount that tenants have issues with. For example, $20 for a light bulb is clearly too much, and could be reduced with a lawyers assistance, said Fleming. Photographing the house or apartment at the beginning of a lease, and upon surrendering the premises is one way for students to prevent being assessed unfair damages. Students considering living off campus next year where a lease agreement is required or students with any other housing or rental issues, should contact Student Legal Services. An appointment to meet with an attorney for sound professional legal advice can usually be scheduled within 24 hours. n

TIPS ON BUDGETING continued from page 31
KEEP TRACK OF YOUR MONEY
CASH OR CREDIT?
A good way to visualize where your money is being spenrt is to record your spending. Every time you make a purchase, write it down in a notebook or make a note on your phone. Even the smallest expenditures such as coffee, movie tickets, or that $3 crunch wrap from Taco Bell should be recorded. Smaller expenses can often get overlooked and build up over time.
Try to pay for as many purchases with cash that you can. It’s easier to overspend when you use a debit or credit card. Evan Zumbro, senior majoring in finance and insurance, said, “It’s easy to spend money when it’s not actual money.” Many companies are focused on making shopping as convenient as possible for their consumers. When it comes to online shopping, type in the information of your card manually instead of having the site remember it for you.
Keeping your financial information organized will help you save time as well as money. You can keep track by using paper and pencil, or hundreds of apps are available to download on your smartphone as well. PocketGuard, Wally (Wally+ on Android), and Mint are among the most popular, and many banks offer a mobile app for their customers. Schutt said, “I use several different apps on my phone to help me keep track. I think it really helps. ”
Colin Ryan, a comedic and educational speaker who spoke at the University’s “Money with a Sense of Humor” event Oct. 16, said to “make spending money as painful as possible.” In simpler terms, when you spend money, do it in such a way that it’s almost inconvenient so you’re more likely to want to save your money. You may start to notice a difference in how much money you’re actually spending.
FOOD BUDGETING One of the biggest differences between budgeting on-campus versus off-campus is budgeting for food. Schutt said, “A lot of students eat out way too much. I was definitely guilty of that before I realized how much money I was actually spending.” Make a list of everything you need, stick to it, and don’t go shopping when you’re hungry. This will help to keep you from buying food items you don’t need. Off-brand products are often cheaper, and not much different than name-brand items. Coupons are another great way to save money on food. Stores like Walmart, Meijer and Kroger
all have apps with coupons and sales to help you save money. Schutt has all three on her phone. She said, “they make it so easy to use coupons and get money back.”
USE YOUR RESOURCES You don’t have to do everything by yourself. Take advantage of the hundreds of free resources available to you on campus, online, and through mobile apps. For more information about financial resources, visit https://www.bgsu.edu/trio-programs/ student-support-services/financialresources.html. n

While you can choose to buy a meal plan while living iving on your own means off-campus many students opt out fulfilling a long list of responsibilities. You now have of purchasing one. cooking my own food. I really try to buy healthy options,” said Frechette. CollegeConfidential.com is a website that serves as a way for students and parents to engage in conversations about the college lifestyle. A post on their website asks off-campus students how much they spend on groceries per month. The consensus? Most students on average spend between $100-$150 on groceries each month. Junior, business major, Morgan Steckel agrees with this.
Feeding yourself doesn’t have to be as hard or scary as it sounds. It can be better for both your health and your wallet.
“I definitely don’t spend over $150 a month for groceries. It really just depends on what I’m buying that trip, but it has never been more than $150,” said Steckel. BG Dining Services provides a guide for the amount of money a student with a meal plan spends per week. This guide can be found at every cash register in the Falcon’s Nest. According to the guide, most students with a meal plan spend between $108$143 in just a week. This means that students spend between $433-$560 a month. This is nearly quadruple the amount of the average of eating off-campus. “A lot of my loans went to paying for my meal plans, so
it feels much better paying a significantly less amount for food now,” said Steckel. While it seems that paying for groceries is a lot cheaper than a meal plan you still have to consider the cost of eating out. Many students living off-campus end up eating out more than they cook. Grabbing a Big Mac and Coke from McDonald’s is a lot easier than cooking a full meal. “I definitely eat out a few times a week. I usually spend about $20-$30 a week on fast food. That definitely adds up, but I still don’t feel that in the end it’s more than a meal plan,” said Frechette. “I probably spend most of my money on eating out.” There’s no denying that regardless of whether or not you live on campus or not the cost of food adds up. Once you are living on your own it is all about budgeting and really considering whether or not you really will eat what you pick up in the grocery store. Feeding yourself doesn’t have to be as hard or scary as it sounds. It can be better for both your health and your wallet. n

everal thousand students attending Bowling Green State University live in an off-campus apartment or house, and it’s that time of year where many students hoping to live off campus next year have begun looking for their ideal living space. There are several things they should consider before making a decision, not the least being fire safety and personal safety. University Deputy Chief of Police Jon Betori, said first and foremost to look for a place that seems to be well maintained. “You want a place where you know things are mechanically sound. Something with exterior lighting, smoke detectors, carbon monoxide detectors, and functioning locks on the windows and doors,” he said. If a student feels that something needs to be fixed, address concerns with the landlord immediately, he said. Betori said Bowling Green is a relatively safe environment, but he also stressed that the city and campus are not immune to crime or weather emergencies. “It’s always smart for students to have renter’s insurance that will cover their property in case it’s damaged by a storm, fire, or theft,” he said.

Be sure to keep the doors and windows locked when away from home. Students should always walk with a group of friends late at night, but if a student is alone, it’s important to be aware of the surrounding area, stay alert, and letting someone know your whereabouts. Keep emergency contacts in your phone, and be familiar with the location of the department, Betori said. Bill Moorman, Fire Chief of the Bowling Green Fire Department said, “safety is a primary concern. Students face the same hazards whether they’re living at home or living in an apartment.” Between 2000 and 2015, the U.S. Fire Administration reported that 94 percent of
BGFALCONMEDIA.COM fatal campus fires took place in off campus housing. Smoke detectors in working condition, multiple escape routes, and sound electrical systems are all important factors that could determine the outcome of an unexpected emergency. According to the National Fire Protection Association, three out of five fire deaths occur in homes without any smoke alarms or ones that do not work properly. Each bedroom should have their own smoke detector, and places outside the sleeping areas should have one as well. Moorman said, “A lot of things come down to making sure the smoke detectors are working correctly. Smoke alarms will only save you if they’re functional. Once a month, press the test button to make sure it’s functioning, and once a year, change the battery.” In addition to smoke detectors, there should be at least two escape routes in the home; they can be either doors, windows, or a combination of both. Moorman said, “Always know two ways out. If your primary exit is blocked, then you should have a secondary exit.” Students should also take the time to make an escape plan and determine a

cooking, keep a close watch on food that is being fried, grilled, or broiled. Don’t overload outlets with appliances, and make sure electrical outlets and power strips are not damaged, have cracks or broken plugs The residence halls on campus have an organized system to keep the students as safe as possible, and there are specific rules and guidelines in place that keep students accountable. off campus, all those responsibilities fall on the students,” Moorman said. Students should carefully consider the safety of a potential housing as well as their own safety before making a commitment. Betori said, “It’s important to know that many of the same support strategies for on campus students are in place for off campus students as well. Always look for options within the campus community if they need help.” For more information about fire safety and personal safety, visit, https:// www.bgsu.edu/public-safety.html. n

Some of the most common causes of house fires include, candles, cigarettes, cooking, and power strips or electrical outlets.
