People love being at home. It’s a perfect setting to gather with family and friends. And having wonderful venues to entertain is a very nice accoutrement to having beautiful properties to live in,” says

“Selling at Promontory in the last four years, you really begin to understand what people are looking for in a second home or mountain home. I find most families run to pleasure, especially post-COVID, with home life becoming more of a priority again,” says Kelly Horn, Berkshire Hathaway HomeServices Utah Properties, referring to one of Park City’s most amenity-rich resort communities.

“I think there has been a dramatic shift in design and future design in the way people are modifying the spaces to still have those family gatherings,” says Heidi Ingham, Berkshire Hathaway HomeServices Utah Properties. “Outdoor living has become very important. It’s almost as though we are now taking the design aesthetic of the interior and pushing it to the outside of the house so you could have larger groups of people more safely.”

TAKE THE PARTY OUTSIDE

“Following the pandemic, outside space remains the most sought-after aspect with any property. Even with smaller properties for example, we are seeing more activity for properties with balconies as clients will pay a premium for access to exterior

spaces,” says Joe Le Beau, Berkshire Hathaway HomeServices London Marler & Marler.

“Everyone learned the importance of having an outdoor space to relax or gather during the pandemic,” says Lori Lane, Berkshire Hathaway HomeServices Georgia Properties in Atlanta.

Even in California, where outdoor living is embedded in the lifestyle, Clarke says, “COVID really changed the way a lot of people were using their properties. All of a sudden, the outdoor spaces became even more significant, and a lot of people did some great remodeling there.”

“On Cape Cod, the most important entertaining spaces are often outside, so for many that means having a stunning backyard area where you can host friends and family, ideally with a water view. Homes with features like outdoor kitchens, built-in barbecue areas, and alfresco dining spaces have very strong appeal these days,” explains Paul Grover of Berkshire Hathaway HomeServices Robert Paul Properties. “Outdoor living can mean a number of things, depending on someone’s lifestyle, but most often on Cape Cod it entails having access to the water. In recent years, luxury buyers have looked to create family compounds that feel like a private resort with everything they need right on the property to host large groups.”

MORE ROOM TO ENTERTAIN

In every region, additional patios and terraces, open and sheltered, augment what was in place. “One of the biggest trends in outdoor living is to have one big space separated into smaller more intimate spaces for guests to gather. This allows for the overall area to be multipurpose, creating mini havens to enjoy, depending on the occasion,” says Lane.

Even before the pandemic, outdoor kitchens were a focus. “Outdoor kitchens will always be a staple of a luxurious backyard. They’ve evolved from the traditional trifecta of grill, sink and bar to more elaborate spaces for the ultimate alfresco dining and entertaining experiences. Luxury spaces include outdoor televisions that can be hidden with the touch of a button, tap dispensers, smart appliances, lighting to create specific effects, and green walls.

“The propane grill just kind of

went by the wayside and we saw a lot more built-in kitchens to allow people to take the party from the inside and move it to the outdoor kitchen,” says Ingham. Outdoor kitchens now have smokers, and built-in grills are often designed to use multiple types of fuel, including wood. Woodfired pizza ovens are especially popular right now.

FUN AND GAMES

Large spaces for alfresco dining are only one outdoor enhancement. Bocce courts, full or half sized sports courts, oversized outdoor games like chess or checkers, and outdoor entertainment rooms have all been renovation features or additions. “So many people are putting in pickleball courts, more so than tennis courts. It’s such a fun thing to do with friends and have people over.

That’s been I think the newest, greatest hot thing that people have done,” says Clarke.

ARCHITECTURE CREATES THE STAGE

The best new thing always grabs the most attention, but nothing is more of a catalyst for entertaining than the way a home is designed. How the floorplan organizes spaces, accommodates a varied number of occupants and promotes movement from one area to the next on multiple levels sets the stage.

“Pre-COVID, the typical Promontory buyer wasn’t necessarily looking for an 8,000-square-foot home away from home. With the new intricacies of the world, we now have seen families looking for a multi-generational home that can house and entertain more than the immediate family,” says Horn.

Classic estates didn’t neglect entertaining, historically incorporating a surfeit of “public” spaces from ballrooms to card rooms, solariums and parlors designed for everything from

grand soirees to intimate teas. In current traditional townhouses in London, the drawing room on the first floor is typically the most magnificent space in the house and certainly the most splendid. The first floor enjoys highest ceilings in the building, and has the most ornate cornicing, floor to ceiling sash windows, original marble fireplaces, and in some cases parquet flooring, according to Le Beau.

Contemporary architecture offers a different, but equally impactful, emphasis on gatherings, large and small, inside and out. A main focus for modern entertaining spaces continues to be the indoor outdoor connections with walls of glass, or disappearing doors that allow for seamless transitions.

Open concept continues to be finetuned, further enshrining the kitchen as the heart of the home. “The kitchen continues to be a favorite place to entertain. I’m noticing kitchen islands becoming larger and more multi purpose, as that is just where everyone tends to congregate,” says Katy Patterson, Berkshire Hathaway HomeServices Utah Properties.

“Each family has their own different ideas about how to entertain within those spaces, but having the ability to entertain on multiple levels is a must,” shares Horn.

ENTERTAINMENT LEVELS

Areas to play on the lower level are going through an equally notable metamorphosis. Theater rooms, once the rage, are being reconsidered, often as part of a larger recreation area with games and a multiscreen viewing area with a full bar and even a mini kitchen.

“It seems families are wanting to interact more with each other, and in a theater there’s just not much of that,” observes Patterson.

“With our larger properties, it’s expected there’s some form of leisure or entertainment facility, which is usually located on the lower ground floor or subterranean levels of the property. It’s been quite fashionable in the last decade to build down to sub level, up to four levels in some cases. These ‘iceberg’ properties can end up with bowling alleys, cinemas, gyms, swimming pools, and spa facilities all underground,” shares Le Beau.

For their first Valentine’s Day, Sunny Chadha sent his girl friend Seema Bansal what he thought would be an elegant bouquet of roses, but was disappointed with the quality when they arrived in per son. They weren’t long lasting, sturdy, or much to impress.

The solution, they found, came to be with the creation of their company Venus ET Fleur, which offers luxury, year-lasting flower boxes with custom crafted bouquets.

Now a husband-and-wife team, co founders Sunny Chadha and Seema Bansal Chadha began their company by arranging and delivering the flowers themselves. Today, they have operations in New York, Los Angeles, and New Jersey, and have captured the hearts of some of Hollywood’s big gest names — Kim Kardashian, Gigi Hadid, and Cardi B to name a few.

“Flowers have the ability to touch the heart of the person who receives them,” says Bansal Chadha. “It’s the perfect gift to show your love and appreciation for the special people in your life, and make your loved ones smile all year long.”

This is why the stakes are high when ordering online — consumers need to

know what they are ordering will be of the highest quality and design.

“Each Eternity Rose begins its journey in Ecuador, where it is carefully cultivated to produce a full, lavish bloom,” Bansal Chadha notes. “Once it has reached its peak bloom, the roses are clipped and shipped to our facilities in New York and Los Angeles.”

The unique preservation technique used keeps the flowers fresh all year long without any watering. This pro cess can “perfectly preserve their stunning beauty,” she says.

“Flowers are meaningful, beautiful, thoughtful, and most importantly — they fit every occasion,” says Bansal Chadha.

Their Parisian-style bouquets now come in 24 different shades from which to choose, as well as plenty of packaging options, from round box, to acrylic, stone and many design choices, including patterns and branded symbols. There is also an array of fragrance options to pair with the blooms.

Bansal Chadha’s current favorite presentation box design is their Language of Flowers collection, inspired by Victorian and Edwardian floral illustrations.

After years in the business, the couple is confident that their product can put any worries at ease when it comes to floral quality assurance, and is the perfect gift from the heart.

“When somebody walks into one of our projects, I want to hear them say to the client, ‘This house is so you,’ not that they recognize it as a Martyn Lawrence Bullard design,” explains the interior specialist. “I derive joy from knowing that the house reflects the client’s own signature, not mine.”

Bullard, who contends the pandemic’s impact on residential design will be long-lived, states, “It presented opportunities to create magical new interiors, and people began to understand that true luxury is comfort.” He adds, “I believe people have moved away from wanting a showplace to wanting a sanctuary,” explaining that homeowners now appreciate putting their feet on a coffee table, feeling comfortable in their environments. “We don’t design anything that can’t be lounged on, and the days of buying a piece simply because it looks incredible are gone,” says Bullard.

As people spend more time in second or third homes, typically in locations more suitable for casual indoor-outdoor living, Bullard reports designers have greater latitude to experiment with divergent designs for the same client. “As designers, we can explore different sides of their personalities,” says Bullard, noting his own Palm Springs getaway, a Mid-Century Modern landmark, sharply contrasts with his Moorish-inspired villa in the Hollywood Hills.

“An indoor-outdoor transition used to be an afterthought, but is now at the forefront of all designs — even in colder climates — as clients are anxious to incorporate the outdoors into their lifestyle,” says Bullard. He notes that with the use of weather-resistant “performance fabrics,” retractable walls and discretely installed wheels, even a living room sofa can be repositioned outdoors with ease.

Bullard further observes that outdoor living spaces, many of which are equipped with a fireplace, increasingly incorporate underfloor heating or even wall-mounted art that double as heating elements. Outdoor kitchens and bars are de rigueur in new luxury projects and, according to Bullard, resort-style amenities such as swimup bars have become quite popular with clients.

Homeowners’ enthusiastic embrace of the outdoors is even influencing interior color choices, says Bullard, who relates, “Green, the color of nature, is having a major comeback.” Observing that colors in general are trending, Bullard states, “People want to experience joy in their environments, so beige interiors are being banished in favor of more expressive colors.” That joyful concept extends to wallpaper, which Bullard suggests can create an instant “wow” factor.

As people spend more time at home, even in a post-lockdown environment, Bullard reports that technology and versatility are priorities in kitchen design, and that spaces that accommodate both work and recreation (sometimes in the same room) are critical. The acclaimed designer also notes that whenever space and budget allow — among Bullard’s exclusive clientele, that is almost always the case — a screening room is an absolutely essential amenity.

Bullard, who started out selling antiques in street markets of London at age 12, also notes a resurgence of interest in vintage pieces. He cites a poignant Oscar Wilde aphorism to support his approach of thoughtfully mixing antiques with more contemporary elements: “All beautiful things belong to the same age.”
