Telling Time - A home’s first weeks on the market crucial By Marilyn Kennedy Melia CTW Features Listen carefully, home sellers, and you will know if your sales strategy is effective. “The market speaks to us,” says Jason Gooing of ERA Freeman & Associates, Portland, Oregon. “And it never speaks more clearly than in the first one to two weeks.” With the current low inventories of homes for sale in many markets, it’s especially likely that sellers who’ve priced their home correctly should expect an offer within a certain initial time frame, observes Michael Seiler, real estate professor at the College of William & Mary. As Gooing notes, an initial period as short as two weeks is telling. “Within the first two weeks

a property is on the market, the pool of potential buyers for that price point and area will have seen the property,” adds Victoria Aguilar of Nelson Shelton Real Estate in Beverly Hills. Ross Milroy, “In a sellers’ market, when demand outstrips supply, you can certainly expect an offer within the first two to four weeks. Buyers can be very emotional and are quick to make compromises and make aggressive o f f e r s when the supply of housing is tight.” O n the other hand, not all buyers

have the financial wherewithal to quickly submit a strong bid, notes Ross. If, for example, buyers will probably seek an FHA mortgage because they don’t have much available for a down payment, homes priced near the FHA loan limit may expect to wait longer for a viable buyer who can muster a required down payment. Seasonal factors also influence the speed of sales. A home sale strategy has three basic components: price, condition of the home, and a marketing plan, explains Debbie Kirkland, broker-owner of Century 21 FirstStory Real Estae, Tallahasee, Florida. Traveling the picturesque sidewalks of Old Town Fort Collins, you may not know what’s beneath your feet. Lori Juszak didn’t either. In 2011, Juszak was meeting with owners of Old Town buildings to research their history for her thennew business, Fort Collins Tours, when she was asked a question she’d never expected: “Do you want to see what’s underneath?” Some are closed or filled in by now, but a small network of tunnels sits under Old Town buildings, hearkening back to the days when horses pulled coffins through them to the morgue basement, when shop boys descended into them to bring up goods to a narrow mercantile, and when bootleggers turned to them to conduct secret liquor transports during Prohibition. They’re “pieces of lost history, things that people really hadn’t recognized in 50, maybe 75 years,” said Juszak, whose company now leads visitors through Old Town’s history — both above and below ground — year

round. Most Colorado tunnels were used for delivery of merchandise into business basements, according to Tracy Beach, author of the 2014 book “Tunnels Under Our Feet.” “(Shops) would send employees through their basement, into the tunnel to grab their supplies, then they would use a dumbwaiter to bring merchandise up from storage so it wouldn’t clog up the store,” said Beach. “Later on, sneaking through to businesses like brothels came in handy, too.” Beach spent five years researching underground tunnels in more than a dozen Colorado cities. Her first stop was Salida, which she found after a wild goose chase that involved going through a madame’s old diary and following clues to a beauty shop owner who had taken her friends — and a Ouija board — into the tunnels years before. Beach eventually found and went into the tunnel. “I was hooked after that,” she said. Though there are steam systems under the CSU campus — the university

Choose the best interior paint colors for higher resale value By Erik J. Martin CTW Features Many home sellers already know that adding a fresh coat of paint to walls and ceilings can make a favorable impression on

prospective purchasers. But if you really want to wow buyers and pocket a bigger profit, pay greater attention to paint colors, say the pros. A recent study by Zillow Digs shows that the hue you select to paint on your walls can significantly impact the finale sales price of your home. Shadein-point: for-sale listings with rooms coated in sage green or wheat yellow paint can result in a sales price approximately $1,300 more than expected, and creamy

or wheat yellow kitchens can possibly yield the most dividends – a sales price $1,360 more than anticipated. Light green or khaki bedrooms and dove or light gray living rooms also had a positive sales impact. “A fresh coat of paint is probably one of the easiest and most affordable ways to improve your home’s overall appearance and style for both photos and in-person walkthroughs,” says Kerrie Kelly, Zillow Digs home design expert in Sacramento, California. “Fresh, natural-looking wall colors, including sage green, wheat yellow and light tan, blend

well across design styles and help future buyers easily envision themselves living in the space.” Larry Greene, president of Indianapolis-headquartered interior design firm Case Indianapolis, recommends repainting in light, neutral colors like grays, tans, light yellows and other pale muted tones, which can make rooms feel bigger and more spacious. “Any rooms that don’t get a lot of natural light will need a lighter color to brighten them up,” Greene says. “Gray-blue shades are nice if you have a cool palette in your home, and a golden tan can warm up a room that lacks natural light. Anything very bright or dark should be painted over.” Be careful to pick colors that harmonize with the rest of your abode. “If your home features a

palette of cool blues, don’t throw one warm yellow room into the mix – keep consistent but tone the colors down to make them more neutral and universally pleasing,” Greene says. If existing wall colors fit the aforementioned criteria, count on adding a fresh coat of the same color anyway, says Marie Graham, decorator, home stager and owner of The Refreshed Home in White Plains, New York. “Make the biggest impression by front-loading your efforts, focusing on main and expected rooms – the entry, living room, dining room, kitchen, family room and master bedroom,” Graham says. “Wall colors should flow from room to room. Different colors for different rooms feel like ‘more’ and let potential buyers quickly and more easily understand what they’re seeing online, especially

when there are multiple or similar rooms like bedrooms, bathrooms and family/living rooms.” Before settling on an interior wall paint color, also consider the permanent elements in the room like hardwood floors, porcelain tiles or carpeting. “Identify the warm or cool undertones within the fixed elements so you can select a color that creates a sense of harmony with what’s already in that space,” Priscilla Ghaznavi, color and design director with Montvale, New Jerseybased Benjamin Moore, says. “Additionally, assess the natural and artificial lighting in the space, which affects how color looks. Paint samples of your top choices on poster board, hang them around the room and see how the color looks at different times of day.” © CTW Features
