his month we will talk about Old Town home values over the past 10-15 years, using three homes as specific examples. One home has remained largely unchanged over the time span, one home has been remodeled with a small addition over the years, and one has had a significant addition built. The first example, a home west of College Avenue and north of Mulberry Street, is a 3 bedroom 1 bath home that was purchased in 2002 for $216,500.00. It was spruced up but underwent no major changes. However, this year, mortgage rates are expected to rise (up to 5 percent, according to Zillow’s predictions), and homes are expected to become less affordable than they were last year. As for rents: supply is tight, and demand is high. That’s a combination that leads to higher prices. The most effective way to cut costs is to negotiate with your landlord, emphasizing your good credit, steady job, payment history and solid references. But before you do, research prices by using tools like Zillow’s Rent Index so you’ll know how much wiggle room you actually have. Did you know that two-thirds of renters skip this step altogether and simply sign the rental contract, no questions asked? As a result, they often end up overpaying. FACT OR FICTION? Most Americans have a rainy day fund established. ANSWER: Fiction Sadly, more than half of Americans do not have an emergency fund set up. This year, make it a priority to build up three to six months of liv-
ing expenses. For a typical single person, that’s normally around $10,000 to $15,000; for those with a family and a mortgage, think more along the lines of $30,000. FACT OR FICTION? You should have more than one credit card. ANSWER: Fact While there’s no “right”

If the seller or tenant cannot be reached, a message is left indicating the day and time that the showing is to occur and the showing agent is told to go ahead, unless the showing instructions call for a confirmation by the seller or tenant of the showing. You have had the handyman repair the leaky faucet and replace the chipped sink you have been living with for years. You have packed away excess stuff and perhaps a stager has helped you rearrange furniture and add some décor items to create some interest. You are ready to show. Having your home on the market is a team effort between you and your Realtor. The agent is responsible for generating interest in the home through market exposure. As sellers, having a home on the market involves a certain invasion of privacy and for some, changes in habit. Even in today’s seller market it is important to put your best foot forward for the showings if you are trying to get top dollar and minimize the marketing time. This means making beds and cleaning up the breakfast dishes and the daily clutter
the showing desk is answering phones for the office that has anywhere from 15 to 50 agents or more. That person needs to transfer calls, take messages, greet the customers and clients as they come in the door, and also set up showings. This job must be staffed during business hours 7 days a week. that can cause us to be early, late, or cancel all together. The buyers can cancel the appointment with us at the last minute or be late. Some buyers walk through homes quickly and others may take a longer time viewing the homes. Either can make it difficult to pinpoint a showing time. Generally agents set up showings based on what is most effective geographically. Sometimes that schedule gets blown if one of the sellers insists on a particular showing time. We may be hard pressed to call all the other showings back to reschedule a time, particularly if the seller calls back just prior to the showing. There can be miles between acreage properties making it very difficult to establish an exact time to show. Sometimes a buyer wants to add another home to the schedule. This is why agents will give a time frame (generally an hour) that they expect to arrive in instead of an exact time. Try to be as gracious as possible. Chewing out the agent for being late, which may be the direct result of the client being late, will only make your home less attractive to the potential buyer. If it is simply not possible to show, ask the agent to set it up at another time. Often it is best to simply let the showing happen. Sometimes a seller will want 24 hours notice and/or insist the listing agent accompany each showing. This may eliminate some inconvenience for the seller, but also may eliminate most of the showings on your home. Having your home on the market is hard work and an intrusion in your daily life. If you have staged your home and priced it correctly, it should sell provided the home is reasonably accessible. Showings with many restrictions will prolong the marketing time and increase the possibility of a lower sales price. Whatever arrangements you make, the easier you make it for your home to be shown, the more likely it will sell in a reasonable time.

Avoiding Pitfalls When Building a Custom Home By Terri Johnson, The Harmony Group, LLC
B
uilding a personalized home is an exciting and rewarding experience. However, it is easy and normal to idealize the process and the result. A realistic, informed approach at the beginning will save disappointment later on. You have probably spent some time reading design and architectural magazines that advertise elegant homes in romantic settings with unique design elements and innovative products. You have visited model homes, custom homes and parades of homes, gathering ideas first hand. This if fun and gets the creative juices flowing. But be aware that what you have seen is the “dressed to kill” (or “dressed to sell”) finished product. You weren’t there when the electrician dropped the electric drill on the newly installed hardwood floor, causing a gash the size of Rhode Island. Unfortunately, these kinds of things can and do happen during construction – and can be quite alarm-
ing to the home buyer when they do. Knowing beforehand that building your home is not a perfect process and knowing what to expect will eliminate a lot of anxiety. Some builders offer a thorough orientation which covers the building process and gives you an idea of what to expect at each stage of construction. Don’t be shy about requesting an orientation meeting if your builder has not offered. This will be a good time to also discuss how mistakes will be handled. There will be times when absolutely no work is being done on your home. This could alarm you if you don’t know the reason for the delay. Perhaps a particular inspection needs to be completed by the governing municipality before the next stage of construction can begin. Maybe weather has delayed a particular subcontractor, which has thrown the whole schedule off and impeded progress in other areas. These types of problems will be constant throughout the building process and should be anticipated. Main-
taining good communication with your builder or marketing representative will help offset any potential confusion or concern. Custom homebuyers can expect good quality materials and workmanship, but be advised that it isn’t always pleasant watching these materials being installed, especially if you aren’t familiar with the building process. Most of what you will see will be normal construction procedures. The builder or his superintendent will be there to supervise, check and monitor the work. However, mistakes can occur during the building process. Most mistakes are redeemable, but the end result may not be what you expected in terms of cost, timing, or stage of construction. It may not be feasible to tear out or replace the mistake and you may choose to compromise. Most builders require a high level of professionalism from their subcontractors, since the subcontractor’s work is a direct reflection on the builder. A good builder expects subcontractors to treat the project as if it were their
own. He will not allow the finish carpenter to use the new granite counter top as a work bench. Don’t be timid about speaking up when you see something that you think is misplaced or just doesn’t look right. A correction in the early stages is much less expensive than when the home is further along in construction or completely finished. Even at an advanced stage of construction, your home will look unfinished until it is complete. Anxiety levels tend to go at an all-time high during the last week of construction. Buyers worry that the home will never be finished on time and that there are too many items to be completed. Remember, in just one or two working days as many as ten different trades may be in the home completing the final touch up. You completed custom home is an exciting culmination of your dreams, desires, tastes, and needs. Knowing how you got there and what is under the floor or behind the walls may take a bit of the glamour out of the
