Getting approved: How lenders judge you By Rick Grant, Zillow Home Finance blogger As a consumer, you’re used to being the one with the power to judge the products and services you purchase and the companies that offer them. But when it comes to financing your new home or refinancing the one you already own, you hand that power over to the mortgage lenders and, more specifically, the underwriting department. A mortgage loan underwriter is tasked with carefully analyzing every bit of information the loan officer asks you to provide as part of the loan application process as well as the collection of “trailing documents” that
you send in later to substantiate the information you’ve already provided. In general, the underwriter will attempt to verify two primary things in order to meet the bank’s criteria for offering you a loan: general creditworthiness and debt-to-income ratio. Evaluating creditworthiness The first thing the underwriter is concerned with is your general creditworthiness. This will give the lender an idea of your general willingness to repay your debts. There are many ways to determine this, but the most common way is to use a mortgage credit score. This score is based on an analysis
of your various credit files. The most popular score is the FICO score offered by Fair Isaac Corporation, but there are others in use as well. The mortgage credit score uses consumer data stored by the three major credit repositories, Experian, TransUnion and Equifax. Income is generally not part of this calculation, but it is important, as we shall discuss shortly. Early in the loan origination process, the lender will request your permission to pull your credit scores and then purchase a credit score as part of the underwriting process. This number is used to determine how much risk you pose and, in some cases, to match you with the right mortgage loan product. The
cost of these reports is generally passed back to you at closing. Debt-to-income ratio The second thing the underwriter will want to know is how the new mortgage payment will impact your ability to repay. The traditional calculation for this is the debt-to-income ratio, or DTI. The DTI is a comparison of your monthly gross income (before taxes) and your monthly debts. The debts in question include any consumer debt that would appear on your credit report, such as car loans, credit card debt and installment loans, as well as additional debt such as alimony or child support pay-
ments. DTI requirements vary by loan program, but typically underwriters are looking to see if the ratio of debt to income — after the cost of your mortgage principal, interest, real estate taxes, insurance and private mortgage insurance (if required) are all added in — is lower than about 40 percent. Some lenders require it to be even lower. Many other considerations go into the underwriting of a new mortgage loan, but these areas are generally where underwriters focus. Making sense of your appraisal report
By Rick Grant, Zillow Home Finance blogger efore any lender will loan you money to buy or refinance a home, the lender will attempt to get some idea of what the property is worth. After all, the real estate serves as the collateral that you will be putting up to secure the loan. Typically the lender will order an appraisal report. The value returned on this report will determine how much the lender is willing to lend. Here is a simple guide to help you understand this sometimes very confusing document.

Basic home facts The first page will have a number of headings that identify the subject property and any improvements that have been made to it. Scan this page to make sure it is accurate. If your property is in a specific neighborhood or community, it will be noted
on this page. It’s important that this information be correct, as it helps the appraiser identify similar properties to which your property can be compared in order to determine its market value. If any information on the first page is inaccurate, call the mortgage company to report it.
Comparable homes The second page of the report is where you will find the actual number that lenders will use to base their decision upon. Much of the page is taken up with a chart that includes a number of columns, with a property in each. The first is taken up by the subject property, and to its right are a number of comparable homes, usually three, often referred to as comps. The appraiser will attempt to list any comparable homes that have been sold within the past 6 months. These homes will all be located very
close to the subject property in an attempt to minimize the differences in value that can be expected between different neighborhoods. In each column will be a value for the home. The recent sales will show the price the homes sold for. Because every property is unique, making comparisons can be difficult and requires the appraiser to make adjustments to the comps’ sales prices to better estimate the market value of the subject property. This can be very confusing to the homeowner and often becomes a point of contention when homeowners believe their properties
should be worth m o r e than the appraisal report indicates. N o t all adjustm e n t s reduce the estimated market value of the subject property. If the best comps available are smaller homes, for instance, it could lead the appraiser to make a net positive adjustment to the estimated value on the report. All of the adjustments are then combined into a gross adjustment, which is used in the estimate but also serves as a gage of the confidence the lender should have in the final value. How to approach real estate in 2014 and beyond By Brendon DeSimone, Zillow Real Estate blogger
T
he current real estate recovery is like a marathon. Last year, buyers and sellers sprinted out of the gates at full speed, fueled by low interest rates and affordable home prices. The press and social media were full of stories about limited housing inventories, bidding wars and multiple offers. In 2013, real estate was sexy and headline-worthy. As we move into 2014, it’s clear we’ve only run the first few miles of this marathon. Last year’s excitement will surely wear off, and there will be a lot less flashy magazine covers, posts, tweets or evening news stories about real estate. Most experts predict a slower, steadier, more even “pace” this year in most of the country, even as interest rates and home values inch up. T h i s doesn’t mean 2014 won’t be as good a time to buy real estate. It helps to look at the bigger picture and not get caught up in the micro stats or the latest headlines. Sure, we likely won’t see interest rates as low in 2014 as we did in 2013. But to put that into perspective, interest rates were as high as 18 percent in the 1980s, yet people still bought homes. As you approach buying a home this year, it helps to focus on the long term by keeping the following five best practices in mind. These were best practices for home buying a generation ago.
And they’ll most likely still be practical when the next generation of home buyers sprints out of the gate. Buy when you’re ready Just because you didn’t buy last year when the market was super hot doesn’t mean you’ve missed out. Could you have gotten in when the rates were at their lowest and values near the bottom? Sure. But were you ready to buy then? Probably not. The main thing to remember is that you should buy a home when you can afford it, you have your financing and you’ve found a home that meets your needs. That will always be the best time to buy. Home buying is a journey Despite h o w
quickly the world works today, you can’t force a home purchase. It’s not like buying a television or a laptop. A home is a much more expensive and complicated purchase. It’s where you can feel safe and calm from the outside world, a place you can customize to your needs, and where you will make
lasting memories. Because of this, buying a home comes with emotional and practical implications on top of the financial ones. Remember that a home is your place to live first and an investment second. Take the time you need to find the right home. Don’t be driven by data If you watch the nightly news or read news online, you’ll hear real estate market predictions and numbers on a national level. And at any given time, you’ll likely get conflicting real estate forecasts. A lot of information and data will come at you from many different angles — includi n g social media. Don’t
t a k e anything to be an absolute. Keep your own goals and needs top of mind at all times. Real estate is local The national real estate news headlines may be about multiple offers and bidding wars. But that situation may only be relevant to one part of the country or even to just a handful of cities. Meanwhile, the neighborhood
where you want to buy a home still has distressed sales and is more of a buyers’ market. All that really matters in real estate is what’s happening in your own community. If you’re interested in getting into the market, follow the local economy and housing markets. Go to open houses and learn. Get connected to a real estate agent who has “feet on the street.” Go with your gut You know your financial situation better than anyone. You know your down payment amount, credit score, amount of savings and the
upper limits of what you can afford to put t o ward h o m e o w n e rship every month. Apply what you know about your finances to your local real estate market. You know the neighborhoods, the commercial districts and the types of homes for sale. By merging these two, your gut will inform you on what’s a good buy, when it’s the right time to buy and how to approach a purchase. In 2014, stay focused on what you know, stay local, take your time and don’t let outside forces sway your decision to buy a home. People have bought and sold homes for years, at higher prices and with higher interest rates. If you’re in it for the long haul, consider yourself at mile 3 of a 26-mile marathon. More than just a minor inconvenience, frozen pipes are destructive and disruptive. That’s because the frozen water doesn’t just stop flowing through pipes – it actually expands and can cause pipes to crack or burst. An 8-inch crack in a pipe can leak up to 250 gallons of water per day. That unexpected, unwelcome flood can ruin floors, furnishings, appliances, photos and other valuables. Each winter, more than 250,000 U.S. households have their homes destroyed and their lives disrupted by frozen pipes. Oftentimes pipes burst while the residents are away for a few days. Residents turn down the thermostat in an effort to save money, not considering the potential damage that could occur. If they’re gone for a long period of time, the water damage can quickly turn to mold. Here are some tips to manage and prevent frozen pipes. Resolve the problem quickly If your water pipes freeze, immediately turn off the water at your home’s main shut-off valve and call a plumber. You may be able to thaw a frozen pipe with warm air from a hairdryer. Start by aiming the air at the part of the pipe closest to the faucet and move toward the coldest span of pipe. Never use a torch or other open flame to attempt to thaw a pipe.

If there is no excessive water pressure, the pipe won’t burst – even if the water inside the pipe freezes. 2. Open cabinet doors to allow heat to get to pipes under sinks along exterior walls. Weatherize your home before winter Taking steps to winterize or weatherproof your home can also help prevent frozen pipes. Consider these tactics before next winter rolls around. 1. Insulate the pipes in your crawl space and attic, which are especially susceptible to freezing. Pipe insulation cannot prevent water from freezing in pipes, but it can increase the time needed for freezing to occur.
2. Heat tape or heat cables can be used to wrap pipes. Use these products only for their intended use (interior or exterior) and follow the manufacturer’s instructions for installation and use. 3. Seal leaks that allow cold air inside, especially near pipes. Double-check around electrical wiring, dryer vents and pipes. Caulk or insulation can work wonders when it comes to keeping cold air out and warm air in. 4. Disconnect garden hoses when garden season ends. If the faucet drips even a small amount, water will eventually fill the hose near the faucet, as well as the faucet and the span of hose just inside the house. When temperatures drop, that water will freeze and damage will likely result.
Cracked pipes can leak hundreds gallons of water every day, ruining floors, furnishings, appliances, photos and other valuables. Taking a few steps to protect your plumbing before freezing weather sets in can save a lot of time, trouble and expense.
