Low inventory plus high prices equal reduced home sales It has been a long time since we have had a minus figure in our sales reports but local real estate sales in June showed a small decrease of 3.8% compared to last year. We expect that this was caused by the very thin inventory which, based on expected demand over the next six months, is now around a 2.5 month supply, well below the normal balance of six months. This has also pushed up selling prices which hit an average of $286,923 in June, an 8.8% increase over last year. This is the highest monthly average selling price on record and should result in more sellers entering the market which will help satisfy the demand. A few more notes from June include the average selling price was 99.2% of list compared to 98% last year and the average days on market for June closings was 48 compared to 71 last year, both new records. There were 1,379 homes listed for sale at the end of June but 581 of them were under contract, leaving just 797 net active listings. from 714 at the end of May. Sales for the year to date total 1,919 homes with an average price of $270,788. Both these figures represent a substantial gain from last year. Historically, closed sales for the first six months have equaled just over 50% of the annual sales so we are on track for 3,815 home sales for 2013. At a predicted average price of $273,000 the total volume would be over $1 billion for the first time ever. The previous high was set in 2005 with 4,006 sales and total volume of $982 million. New construction continues to grow, although at a much slower pace than the demand. When there were 4,006 sales in 2005, new home construction accounted for over 20% of the business. For the first six months of this year, new home construction totaled 265 homes for a 13.8% share. The good news is that these 265 homes are a 38% increase over last year and more than double the 118 new homes sold in the first six

months of 2011. Mortgage interest rates have taken a jump rising from a range of around 3.5% for thirty year fixed earlier this year to around 4.5% in July. But as we pointed out last week, the average mortgage rate for the last forty years has been 8.6% so anything under 6% is historically low. The only problem is purchasing power and higher mortgage rates coupled with increasing home prices are starting to impact home buyers. For example, the average home price at the end of last year was about $260,000. With 20% down and a 3.5% mortgage interest rate, the monthly payment was $934. This compares to the current average home price of $270,000 and with 20% down and a 4.5% mortgage rate, the monthly payment is now $1,094. To qualify for this $160 monthly increase the borrower needs about $6,500 more

And while the predictions are for stable mortgage rates in the 4 to 5% range over the next year, it seems that the demand is going to continue to push up housing prices and every $10,000 adds $50 to the monthly mortgage payment. Bottom line, if you are a prospective seller, times are good; if you are a buyer, better get moving!
