Searching For REOs Question: I’m interested in buying two foreclosed properties. One is owned by one major lender and the second is owned by a different major lender. Neither lender seems to speaking with potential investors. What’s my next step? Answer: Your local property records office or property tax office may have information online to show who owns the property. Then again, maybe not. “Since the housing bubble burst seven years ago, almost two million proper-

ties have started but never completed the foreclosure process, according to RealtyTrac,” writes Les Christie in a February 2013 CNNMoney report. “While no one knows the exact number, it’s estimated that tens of

thousands could be zombie foreclosures.” The reason for “zombie” homes, Christie explains, is that lenders have not yet taken possession of the property in order to save on taxes. This delay means the costs stay under the borrower’s name, even though the borrower no longer occupies or controls the property. So, how can you find more information? First, check local property and tax records. Second, contact local water companies. Outstanding water bills are often a lien on the property, and the water

company may be able to identify the owner. Third, if the property is part of a homeowners association, then see if they can provide contact information. Unpaid association, condo and co-op bills can also be a lien against the property, giving the HOA a reason to have contact information as well as an interest in the property. And lastly, you may be tempted to go and knock on some the doors, but don’t: Because of state and local regulations regarding “foreclosure rescue,” it’s best to speak with a local real

estate broker or attorney so you know the rules before contacting owners directly or by mail. The current occupants could be squatters in an abandoned property and perhaps not especially welcoming to strangers. If there is an identifiable lender you can always call and ask for their REO (real estate-owned) specialists. Ask if there is a “single point of contact” for the property, one person who is familiar with both the property and the current status of the loan. © CTW Features

the way with double digit price increases followed by double digit price declines. For example, Nevada is still 45.6% below the peak value and Arizona is 34.8% behind. Comparing these national figures to our local market, the average selling price in May 2013 was up 7.8% compared to last year and 0.6% compared to the previous month. As for the peak monthly sales price, locally this occurred back in October 2006 with an average selling price of $273,879. This was a bit of an anomaly since the average for that year was $248,796. The second highest monthly figure was just set in January 2013 with an average price of $272,270. If we

compare the 2006 average price with the 2013 year to date average price of $267,119 we are ahead of 2006 by 7.3% which is certainly a lot different that the national drop of 20.4%. The main issue driving home prices is the low inventory of homes for sale. Anand Nallathambi, president and CEO of CoreLogic stated “Across the country, pent up demand and continued low interest rates are fueling strong demand for a limited inventory of properties. We expect that trend to continue to drive prices throughout the balance of the summer months.” This was accompanied by a prediction that home prices in June would be up 13.2% compared to June last year. ****** Low interest rates are a bit of a relative item since mortgage interest rates have increased dramatically in the last couple of weeks and are

The national housing market is in the news with the just released CoreLogic report on their Home Price Index for May. On a national basis this index indicates that home prices for May 2013 were up 12.2% compared to May of 2012. This is the biggest year over year gain since February 2006 and the 15th consecutive monthly increase in home prices. The May price was also up 2.6% compared to April. One interesting figure is that they calculate that home prices remain 20.4% below their peak which was set in April 2006. The report shows home prices in Colorado were up 9.4% from a year ago which ranks 15th on a national scale and a long ways behind other western states like Nevada +26.0%, California +20.2%, Arizona + 16.9%, Oregon +15.5%, Wyoming 14.3% and Washington 12.9%. On the other hand, many of these states have been on a roller coaster having led

the June 2013 and year to date local real estate sales. We are expecting it is going to be difficult to maintain the current pace of a 21.2% sales increase and 6.1% price increase for the year to date at the end of May but we shall see. The same can be said of homes with tarnished appeal: Devote extra money and effort into rehabbing one, and you can either save or reap tens of thousands of dollars, depending on if you plan to occupy it or flip it. Distressed home deals and “handyman specials”

can be found in virtually any market, provided you know where to look. But a recent report by RealtyTrac ranked 15 cities in particular as the best locations (in order) for buying fixer-upper bargains. Those cities are Detroit; Chicago; Cleveland; St. Louis; Cincinnati; Philadelphia; Milwaukee; Phoenix; Toledo, Ohio; Birmingham, Ala.; Dayton, Ohio; Columbus, Ohio; Jacksonville, Fla.; Indianapolis; and Lansing, Mich. They are chosen based

on how many bankowned homes built before 1960 – each with estimated values below $100,000 – were in supply within those markets While homebuyers across the country are finding that inventory on available homes for sale is tightening, those willing to buy a fixer-upper could find an easier path to purchasing and recouping the investment if they’re prepared to renovate and do their homework, real estate experts say. “Many people cannot

see beyond the fact that a home is in disrepair. As a result, the average consumer might not recognize when a fixerupper is worth rehabilitating,” says Brandon Davis, branch manager with Residential Finance, a national lender based in Columbus, Ohio. “However, by working with seasoned real estate agents, mortgage specialists and reputable contractors, homebuyers can tap into the expertise of these professionals to find a diamond in the

rough.” Wise shoppers should request a comparable market analysis from a real estate agent and do research themselves to determine the home’s value. mixture of Sunbelt and Midwest towns that never truly had high property values to begin with, and most had huge residential expansions in the last 10 years that outpaced industrial and commercial capacity.” In addition to researching the local market carefully, it’s also important to crunch the rehab numbers before committing to a fixer-upper, says Colby Sambrotto, CEO/ founder of USRealty.com in New York City. For instance, don’t forget about real estate transactional fees. “An

agent’s traditional six percent commission can wipe out” any profit you hope to make, Sambrotto says. “Also, ask the lender you plan to purchase a distressed property from if it is putting up a new crop of foreclosures on the market in the same neighborhood.” If that’s the case, your newly rehabbed home will compete against newly listed foreclosures for buyers. Katherine Gray, real estate professional with The Lars Group at Remax in Charlotte, N.C., says shoppers should look carefully for hidden ex-

penses prior to claiming a fixer-upper, as well. “It’s often easy to see that a house needs a new paint job, new doors, counters, hardware, et cetera. However, many buyers don’t look for things like a broken water heater and a bad foundation,” Gray says.
