uilding a custom home is an exciting process. The opportunity to design and build your own home is rewarding and means that your everyday existence will be more convenient and comfortable in order to fit your lifestyle. It is personal. But before embarking on this incredible journey, it is important to examine what is involved in the custom home building process. A successful home building process requires five key ingredients: time, commitment, organizational skills, decision making abilities and communication skills.
TIME: Building your dream home will take more time than you can ever anticipate. At the very least, the process from plan conception to completion can take six months to a year depending upon the scope of the project. Your project length start to finish will depend on your preparation, the scope and complexity of construction, size of the home, and availability of architects, builders, subcontractors, building permits, and materials. It is important to assess your personal priorities for the next year and be realistic about your time and availability. COMMITMENT: Some people have a prob-
lem with this “C” word – on various levels. Due to the scope of the home building process, a true commitment is required. If your time and commitment are limited, you may want to choose another option such as purchasing a builder spec home or building a semi-custom home where the plans are already drawn. With semi-custom building, much of the preliminary work is already completed. You may have the opportunity to make minimum changes to the plan and will be able to choose interior finishes. Next, submit your sketches or plans and good photos of all sides of the property. These will be presented to the Community Development & Neighborhood Services Director and the Landmark Preservation Commission Chair. They provide an initial determination of landmark eligibility on the property. Some considerations include the property’s association with historical events or people and unique architectural characteristics. More specific examples can be found at www.fcgov. com/historicpreservation/review.php. The department members make a decision specifying whether the property is his-
torical or not. If not eligible for landmark designation and after the 2-week appeal period has passed, then the applicant can move forward with their plans on the property after obtaining a building permit. If the property is determined eligible for landmark designation there are further requirements and approvals that need to be completed and obtained. These include, but are not limited
to, an appeal process if applicable, neighborhood and public notification, a hearing process, and final approval by the Landmark Preservation Commission. Once the applicant has gone to the LPC hearing (and has a building permit) there are only two options: (1) the application is approved or (2) the Council must act to designate the property. ne truth of real estate consumers is the desire to save money and the Northern Colorado market is full of money saving options for sellers. There are more marketing options with regards to selling real estate than ever before in history, and in a real estate transaction saving on commission translates into BIG money. Who can blame consumers for wanting to keep some money in their pocket on transactions of this size? A $400,000 sale with a typical 6-7% commission comes with a price tag of $24,000$28,000. That's a lot of money! Difficulty Selling Without a Broker Statistics show that having a seasoned Broker sell your home will put more money in your pocket. National Association of Realtor Statistics (NAR) stats show that the median selling price of "For Sale by Owner” (aka FSBO) properties are 15% less than those listed professionally with a Realtor and that homes listed with a Realtor sell in one half the mar-
keting time. This equates into additional savings for some. NAR data also states that the most difficult tasks for sellers marketing a home without a Realtor are performing paperwork (19%), negotiating highest price (15%), preparing their home properly (15%), attracting qualified buyers (7%), selling within planned time line (5%), unqualified buyer frustration (5%), and having time to execute details of contract (2%). There was another category of "other" (32%) that included general difficulties with miscellaneous issues FSBO's faced such as home inspections, settlement issues, difficulty dealing with buyers, their feedback, and low offers. Buyers and sellers have many tools available to them that didn't exist before. 95% of buyers are starting their home searches online today. Buyers and sellers have access to computers, iPads, cell phones, and a variety of websites that keep consumers informed such as Trulia, Zillow, and coloproperty.com to name just a few. ever before. Getting the highest dollar amount possible for the property in the shortest period of time is generally the goal for most sellers. Hiring a Broker who is reputable, seasoned, and a skilled negotiator is critically important. The best professional tools will not hold your transaction together if your Broker doesn't have the skill and savvy to keep things moving towards a successful close. Thankfully sellers in the Northern Colorado market have some excellent options. There are traditional companies that will sell your home for a negotiated commission. The typical rate in our area is 6-7% (negotiable). These companies offer full-service options menus with online marketing and media print advertising, skilled brokers, and umbrella services such as title companies, on-site lenders, and marketing departments. A More Customized Approach There are newer, consumer-driven business models that are now present in the market place. They allow sellers to save some of their equity in commissions. These companies offer full-service E OUS M N H -1P OPE11AM SAT

marketing with reduced fees or flat fees and there is generally a menu of services to select from. Since every seller has a unique home with a unique situation, a more customized approach to selling has been increasingly more popular. Some may think saving money sacrifices quality. If you select a reputable company, that is not the case. What does this equate to in dollars? With the same $400,000 sale scenario, the savings can be as great as $8,000-$12,000 or more! Some more enduring sellers may decide they want to tough it on their own and seek companies that will assist them with their "For Sale by Owner.” These companies exist as well offering "limited service or MLS programs.” The Colorado Division of Real Estate has published a position statement regarding minimum service requirements that clarifies that Brokers have minimum duties and obligations under limited service agreements. This regulation has been put in place to ensure that these FSBO and limited service companies are doing more than just putting the home in the MLS. The seller is generally responsible for all showings, negotiations, execution E OUS M N H 30P OPET 2-3: SA

of contracts, and monitoring of time deadlines, title issues, inspections, etc. Going this route in selling can be taxing and difficult for sellers but the model does have a small place in the market - dropping over the last decade from 20% to 9%. NAR data indicates that 69% of FSBO's admitted to having "difficulty" in selling their properties and that they would likely use higher-level service options if selling again. Consider the Untraditional Full-service-full-fee, full-service-flat-fee, fullservice-reduced fee, FSBO programs, and limited services programs are all a part of the market in Northern Colorado. What is best for you? There is a value in each scenario within this market place. The various programs should not be viewed as good or bad but what best meets the goals of the seller. A long-standing relationship with a full-service traditional broker may remain the best option for some sellers. The newer business models is a best choice for others. ou need new floors but, at this point in life, you have far more ambition than cash. Not to worry. There are inexpensive flooring options on the market that, if you’re willing and able to tackle installation, can give your home a facelift without breaking the bank.
Vinyl flooring It used to be that resilient vinyl sheeting had to be fastened down with not-so-easy-toapply mastic. These days, installation of this kitchenand bath-friendly flooring is considerably easier. You simply remove the shoe molding from around the room, make a paper template of the room, cut the flooring to size
using a utility knife, lay the flooring down and replace the molding. There’s no glue, no staples, no nails. Sheet vinyl flooring typically comes in 12-foot-wide rolls, resulting in seamless coverage in most rooms. Prices start at about $2 per square foot. One foot-square peel-andstick vinyl tiles, which start at about $1 per square foot, are also available for even easier do-it-yourself installation. Linoleum Vinyl and linoleum flooring are often confused but they’re actually very different. Vinyl is a synthetic product made of chlorinated petrochemicals. Linoleum is made from all-natural materials such as solidified linseed oil, pine rosin, ground cord dust and wood flour. Vinyl
melts; linoleum doesn’t. Vinyl designs tend to be printed on the surface, while the colors in linoleum go all the way through the product. Linoleum was very popular until the 1960s, when cheaper and more colorful vinyl took over the market. Today, linoleum is making a resurgence, due in part to the fact that it’s now available in hundreds of colors and because it’s a “green” product. Linoleum comes both in sheets and tiles. DIYers can install linoleum tile, which start at $4 per square foot; installation of sheet linoleum is best left to professionals. Laminate flooring This floating floor system is made of tongue-and-groove planks that snap together – no nails, staples or glue.
Laminate comes in dozens of colors and wood-grain patterns and is available in a variety of widths. Laminate flooring’s top surface is made of plastic laminate, not hardwood; that makes the product resistant to stains, scratches, fading and wear. You’ll find low-end laminate flooring for less than $1 per square foot. Premium products tend to be thicker and more durable, often coming with warranties of up to 30 years; they’ll cost you $4 to $6 per square foot. Ceramic tile Ceramic tile flooring is not the absolute cheapest flooring option, nor is it the easiest to install, but its durability and long lifespan make it worth considering. The success of any tile job depends
on a solid base with little flex in it. If the old floor is sturdy and even, you can simplify the tiling job by covering the old floor with a thin underlayment that gives you a fresh, clean start. Larger tiles are easier to lay than smaller ones. No matter what size tile you choose, you’ll likely need to rent or borrow a wet saw for the project. Tiling a small bathroom or entry way is most likely a two-day project – even for a rookie. If you’re comfortable using basic hand tools and have the patience to align tiles just right, you can handle this job. For a bit of added confidence, take a free class at a home improvement store. Ceramic tile, uninstalled, costs anywhere from $3 to upward of $50 per square foot.
