page under “important dates” to see if you have a lock-in and when closing must be completed. You must take lock-in deadlines seriously. Real estate sales continue at an unprecedented pace July was the best month on record for residential real estate sales in Northern Colorado, with 1,208 homes sold at an average price of $261,779 for a total volume of $316 million, a 37.9% increase over last year. The year to date volume of $1.6 billion is an amazing 29.2% increase over the same period last year and again, the highest on record. The Loveland and south Larimer County area is leading with a 26.4% increase in the number of homes sold, while Greeley and Weld County have recorded the highest price increase at 12.2%, and the Fort Collins and north Larimer County have the highest average selling price at $273,663. About the only negative is that there were just 130 new homes sold in July, accounting for 7.6% of total sales and

total new home construction sales are 945 for the year to date, or 14.8% of total sales. This compares to the peak of new home construction way back in 2002 when new home sales accounted for 30.5% of the 1,121 homes sold in July and were 33% of the total home sales for the year to date. It is pure speculation to think about where the market would be if we had one thousand more new homes to sell, but with the low inventory and high demand it is certainly possible that this rate of construction could

We expect the higher prices will bring more resale homes to the market and builders are certainly trying to ramp up construction, which will provide more new homes in the coming months. Divorce and Your Mortgage: Q & A Going through a divorce can present many difficult challenges, both emotional and financial. But the more you know, the more you can lessen the stress. From understanding divorce decrees to separating shared bank accounts and protecting your credit, it’s a lot to handle on your own. So when it comes to what is likely your largest financial liability—your mortgage—here are answers to some of the common questions surrounding a divorce. Q: Should I stay in my home? A: If you want to stay in your home, be sure to first think it through. You may be solely responsible for the house payments, taxes, maintenance, insurance, and related bills.

Do the math to ensure that staying in the home makes sense for you. Q: How do I share the home equity with my spouse? A: First, an appraiser must determine the value of your home. The appraised value, less the eventual costs of selling (commissions plus seller closing costs) equals the equity to be split between the two parties. This is the amount due to your ex-spouse. In some cases,
any money you or your spouse contributed to the home from your own premarital assets must also be accounted for in determining the final division of equity. If you plan to stay in the home, you may have two options for paying your ex-spouse. You may either refinance your home to get cash out, or obtain a new second mortgage or home equity loan. Be sure to consult with a mortgage lender who can help you choose the best option for your situation. Q: If I’m the one leaving the home, am I still responsible for the mortgage? A: If your name is on the mortgage, then the answer is “yes.” Even if your divorce decree
states that your spouse is responsible for the home and mortgage payments, it is crucial that you realize that this will not remove your liability. You are still obligated in the eyes of the mortgage company. Q: What’s the best way to divest myself from the mortgage liability? A: One of the easiest and most effective ways to get both spouses’ names off the mortgage and remove liability from the debt is to sell the home. Having one spouse refinance the mortgage into their name only is another very effective way to remove one’s liability from the mortgage. Q: Might the divorce impact my credit score? A: Unfortunately,
divorce can cause financial hardship and credit challenges. Until the mortgage is paid in full or refinanced, it’s essential that the payments remain current. One option you may have to remove your name from obligation is to contact the company that currently holds your mortgage and ask to do a “Qualifying Name Delete Assumption.” This process can leave the existing loan in place while relieving the nonoccupying spouse from their payment obligation. It’s important to first discuss such options with an experienced lender to learn what scenario best fits your personal needs. These are just a few of
