Local Home Sales Slowing but Maintain Record Breaking Pace

Residential real estate sales in the Fort Collins area slowed during August, recording a 5.7% increase in the number of closed home sales. This is way off the pace set during the first seven months when there was a 17.6% increase in sales but the 405 closed sales is still the third best month this year and if we compare it to just a couple of years ago it is a 32% improvement so the trend is definitely up. The increase in the selling price also slowed with the August average of $276,842 representing a 6.6% increase over last year but again, it is the third highest monthly average this year and 6.6% is certainly more sustainable than the 11.6% increase recorded in July. One of the reasons for the lower home sales in August was the lack of

new construction. There were just 46 new homes sold in August, just over 10% of the total sales. We had been on a pace where new home sales had improved to 15% of the market, compared to 20 to 30% in the early 2000’s and the drop was unexpected and unwanted. We currently have 133 new homes under construction but this is way below what we need to improve the supply. The total inventory of listings at the end of August was 1,327 homes but 430 were under

contract and 133 under construction so the net standing inventory was 764 homes. Based on the average monthly sales of 352 homes over the last eight months, the inventory is a scant 2.2 month supply. A normal inventory would be in excess of 2,000 homes so we are a long way from a balanced market. Typically home sales at the end of August account for 72% of annual sales so we are on a pace for 3,900 sales in 2013. This would be within

5% of the highest sales ever but coupled with a projected average selling price of maybe $276,000 the total volume would exceed $1 billion for the first time ever. And the big difference in the market is that when there were 4,100 sales in 2004, there were 842 new homes included. At the current pace, there will be less than 500 new homes sold this year. If the supply was there, we believe the market could have absorbed an extra 300 to 400 new homes this year,

INVESTING Retirement Spots Ripe for Investment Top retirement spots provide variety of opportunities for investors As more Baby Boomers head into retirement, cities that attract retirees could be opportune spots for real estate investors, according to a recent report from RealtyTrac, real estate data source. From a list of 40 cities

with a population of 33 percent or more retirees, RealtyTrac identified the “Top 15 Retirement Hot Spots for Real Estate Investing” by looking at various data, including annual percent change in home prices as of May 2013. Other factors included average temperature, annual chance of sun-

shine and the “cap rate,” which shows whether or not rentals in the market generally have a positive cash flow. Of the top 15 cities, seven are in Florida: Dunnellon, Naples, North Fort Myers, Punta Gorda, Sun City Center, Venice and Orange City. Other popular states are Arizona (Sun City

and Green Valley) and California (Ranch Mirage and Seal Beach). The remaining cities listed are Hot Springs Village, Ark.; Douglassville, Pa.; Florence, Ore.; and East Hampton, N.Y. Daren Blomquist, vice president of RealtyTrac, says, “Even if you’re not retiring in the immediate future, they’re good
