This is a great time to buy or sell a home. Interest rates are hovering around a 4.5% for a 30 year fixed rate loan. While this is higher than the rates we had early this year it is still close to historic lows and often the resulting payment is less than what it would be to rent the same house! Plus you get the tax benefits of ownership. It is always hard to predict what interest rates will be in the future. Though it seems that rates will continue to be low next spring/summer there are many things that impact interest rates and we do not have any control over those. For people that have good credit, a good stable job, and intend to stay in the area indefinitely, purchasing a home is a good move. You have the opportunity to lock in today’s home price and low fixed interest rates for 30 years. The fall and winter market does not have the pressure that the spring or summer

friends and relatives. They are often very well qualified and motivated. As we head into the holiday season showings do drop off, however, the quality of the showings is generally very high. Buyers taking time to look at homes through the distracting Thanksgiving and Christmas holidays are typically serious buyers. There is an opportunity for both home buyers and sellers this time of the year to make their move, taking advantage of today’s lower rates and less market pressure. Off-Season Selling Don’t shy away from cold weather; listing your home during the fall or winter can bring unexpected advantages Many home sellers choose to sit on the sidelines during the colder autumn and winter months and get in the game come springtime, when they expect greater interest from buyers. But with the right preparations, smart sellers can list now and sell quicker than expected, without hibernating through the winter, the experts say. Many people consider fall and winter as the off season for real estate, with fewer shoppers hunting for homes and fewer listings from which to choose. That shouldn’t necessarily dissuade people from listing their homes during the cold season, though, says Bruce Taylor, president of ERA Key Realty Services in Whitinsville, Mass. “This year, with a lower inventory level [of homes for sale] than previous years, it should be somewhat easier to sell,” Taylor says. “Our September closings and new pending contracts are the highest in the past 11 years.” The pool of prospective purchasers may be smaller, shoppers out hunting in fall and winter are usually more motivated and serious, often with a pressing need to close quickly and move in soon due to a job relocation or major life change. Chris Klebba, broker for RE/MAX Executive at the Lake in Cornelius, N.C., says motivated buyers tend to feel more pressure to pull the trigger on some-
thing they like rather than wait for something better to come along. “These buyers out in the cold looking at homes are not ‘tire kickers.’ They want to buy a home and get moved in now,” Klebba says. Another advantage to listing now versus later is that there is less competition from other sellers. “There are fewer houses on the market in the fall and winter, which may lead to more demand for your house,” says Jack Gloriod, owner/agent with The Becky Gloriod Team, Colorado Springs, Colo. A TOWN AT A CROSSROADS Developer says Timnath will remain a primary growth frontier in Northern Colorado
TIMNATH, Colo. – Only a short time ago, Timnath, Colorado was essentially the size of a small neighborhood, with a quaint Main Street and a population of just 223, according to the 2000 Census. Today, 13 years later, Timnath is projected to grow in size to approximately 27 square miles with an additional 20,000 new residents over the next 20 years. With limited new "greenfield" development land in Fort Collins, new development, new home construction, and growth are moving east. "Timnath has been and will remain a primary growth frontier in Northern Colorado,'' said Gary Hoover, developer of the WildWing subdivision located on Timnath Reservoir. "Timnath appeals to a wide range of home buyers, including those seeking a custom home on an estate lot to the first-time home buyer and the patio home buyer." Home buyers are finding many reasons to shift their eyes towards Timnath, including the town’s close proximity to Fort Collins, location in the coveted Poudre School District, lower density requirements that allow for larger lots, spectacular mountain views, and community amenities. The recent completion of the Park, Recreation, Open Space, and Trails Plan (PROST Plan) outlines a commitment for many parks and recreation areas, including the Timnath Reservoir. nect Fort Collins to Greeley through Timnath with the completion of the Timnath section currently underway. Even through the economic downturn, Timnath has continued to grow. In 2011, the town released 132 single-family home building permits and another 141 in 2012. Now with a recovering economy, Timnath projects to release an additional 160 permits in 2013. The town is slated for continued growth as many old developments are being resurrected and many more are being planned. Hoover acquired and resurrected one such subdivision, WildWing, in 2011. WildWing had only two completed homes when Hoover acquired the property out of foreclosure. Now, after making significant improvements to the neighborhood, 26 singlefamily and patio homes have been completed or are under construction, and an additional 9 lake front lots have been sold. The subdivision’s first phase is about 50% soldout, but three more phases remain with approximately 200 home sites left. This progress is not limited to WildWing. Other large-scale Timnath subdivisions are seeing similar turnarounds and rapid growth, including Harmo-
ny Club, Timnath Ranch and Serratoga Falls. Harmony Club has nearly completed its first filing with over 125 homes. Timnath Ranch is enjoying rapid growth with more than 400 homes already built and another 600 at build out. Serratoga Falls is also under new ownership and off to a fresh start. Despite the rapid growth, Timnath is committed to maintaining its historic small town roots. Historic farms are now becoming vibrant neighborhoods that continue to value the connection to the land, emphasizing views, ample open space, recreational areas, trails and connectivity in a community sharing one united zip code. "WildWing embraces Timnath's roots, emphasizing the natural landscape with large lots, open space, trails, parks, and greenbelts, which all allow for full enjoyment of the abundant wildlife and surrounding natural beauty in Timnath," Hoover said. “All that in Poudre School District and minutes from Fort Collins.” Timnath actually requires that new developments dedicate over 20 percent of development land to open space, parks and recreation with a goal of never being more than a quartermile walk from a park. Stuck with no refinance Question: I am one of many unfortunate borrowers who is underwater, but neither Fannie Mae nor Freddie Mac owns my mortgage. I do not have the cash needed to bring down my loan balance and refinance, so what are my options, short of losing the house? I know so many people in this situation. We are stuck and we are worker bees who do not have the time to unite and ask the government for help with this discriminatory situation. Answer: The assistance provided to foreclosed borrowers is strangely selective. For instance, to qualify for refinancing assistance under HARP, your loan must be owned by Fannie Mae and
Freddie Mac, and it must have been sold to one or the other before May 31, 2009. I have no idea how such a deadline was set, but you can bet on two things: First, a lot of people do not qualify for assistance because of the artificial limit. Second, if the home across the street had a loan bought by Freddie Mac or Fannie Mae on June 1, 2009 and was later foreclosed, the value of your property will still go down. We know that foreclosure activity has fallen dramatically with the passage of Wall Street reform, meaning that relatively few new foreclosures are entering the system. What we are really dealing with, in large measure, is the mess created from the
