WOW! The Real Estate Market is HOT! Local residential real estate sales continue at a record setting pace and show no signs of slowing down in spite of higher selling prices and increased mortgage rates. The small decrease in June sales turned out to be a bit of a blip on the chart as every other month this year has recorded a double digit increase. July sales in the Fort Collins area (northern Larimer County) were up 18.8% from last year and now stand at a 17% increase for the year to date. For better or worse, pricing has also taken a big jump, up 11.9% in July and 7.4% for the year to date. The average selling price for June closings was a record $286,923 and July certainly came in a close second. At the end of July there were 495 homes under contract, down slightly from the 581 at the end of June but still a remarkably high figure which bodes well for closings over the next couple of months. There is a net inventory of 874 active listings which is about a 2.5 month supply at current demand when a six month supply is consid-

We have seen and heard many stories of multiple offers and escalation clauses and sellers are certainly in the driver’s seat right now. In the price range up to $400,000, the July closings were on the market an average of just 29 days, and from $400,000 to $600,000, if we exclude new construction, it was 61 days. The normal over the last couple of years has been 100 days, so welcome to the new normal. On a national basis, CoreLogic reports home prices were up 10% in the first six months of the year, the fastest pace since 1977. This compares to our local figure of a 6.3% price increase

at the end of June so apparently we still have room to go. Zillow reports that U. S. home prices were up 5.8% in the second quarter compared to the same time frame last year, and the local market was up 6.2% in the second quarter. Additionally the National Association of Realtors report that resale home sales were down 1.2% in June, falling from an annual rate of 5.14 million to 5.08 million. Despite this dip, home sales are up 15.2% from a year ago which is very much in line with our local sales increase of 16.1% at the end of June. The latest mortgage data shows the average rate on a 30 year fixed rate loan is 4.39% compared to 3.55% a year ago. This increase coupled with the 7.4% increase in average sell-

ing price is forcing some buyers out of the market. For example, a year ago, the average selling price required a $50,000 down payment for an 80% conventional mortgage of $200,000 with a monthly payment of $900. Today, the average selling price requires a $55,000 down payment and the $220,000 mortgage has a monthly payment of $1,100, an increase of 12% and $2,400 per annum. The struggle for many is that the rental market is in about the same shape, with limited supply and increasing rents. Home prices are forecast to level off as higher prices bring more homes to the market and builders ramp up their construction. Along with the spike in mortgage rates and a pull back from investors as their re-

turns decline, things should settle down, particularly in areas like Fort Collins where home prices were more stable and don’t have as much room to rebound. Generation Y Not? Millenials are not avoiding homeownership – just postponing it, along with other major life decisions The conventional wisdom on Millennials (also known as Generation Y, typically born between the early 1980s and late 1990s) is that they’re fearful of purchasing a home, and they are less inclined to homeownership than their Baby Boomer parents. But a new study released by the Univer-

sity of Washington, Seattle, suggests that, although Millennials may postpone buying a home, they continue to aspire to own one. A major housing boom in the 1990s through 2006 and subsequent real estate market collapse interrupted the normal homeownership progression for Generation Y, explains Glenn Crellin, author of the study. However, demographics and historic patterns of homeownership indicate that a strong

demand for homeownership exists among Millennials. “Despite all the recent hype in the media about the Millennial generation not becoming homeowners, if you look at their homeownership rates compared to the Baby Boom generation when they were roughly the same age, you’ll find that Millennials are actually ahead of Boomers in terms of acquiring homes today,” says Crellin, who is associate director of the

Runstad Center for Real Estate Studies. The data show that in fact, Millenials are not dismissing the notion of owning a home – just postponing it, as they do with many other life decisions. In some cases, Crellin says, they are “temporarily delaying homeownership decisions due to economic challenges.” Many Millennials today view homeownership not exclusively as an investment but rather as a means to raise

their families, Crellin says. Generation Y prefers larger homes than the ones they currently occupy and aim for single-familyfriendly markets that offer closer proximity to where they work, rather than the distant suburbs where their parents live. Crellin adds that the lack of employment opportunities, rising housing costs and stringent down payment and loan qualification require-

ments will continue to challenge Millennials in their pursuit of homeownership. Going forward, Crellin still expects housing demand to solidify for various reasons. “Younger [prospective buyers] who have the financial wherewithal are starting to say, ‘It’s time to get into the market now,’ before interest rates increase too much,” he says. – Erik J. Survey shows that 23 percent of Americans experience problems with their credit reports – here’s how to fix it Nearly one quarter of Americans surveyed say they have encountered problems with their credit reports, according to a recent survey by the Thomson Reuters legal information website FindLaw.com. HARP My Home Question: Our lender has offered a HARP refinance with no closing costs. Our interest rate will fall from 5.5 percent to 4.25 percent fixed. We’ll save $179 a month under the new deal. However, our loan term will increase from 21 remaining years to 30 years. Our loan balance is $108,000. Should we accept the refinance? Answer: You bet. The lender is suggesting a HARP refinance because your mortgage debt is greater than the value of the property, meaning the property is financially “underwater” and you likely live in an area impacted by the foreclosure meltdown. Under the federal government’s Home Affordable Refinancing Program (HARP) you can generally qualify for new financing if the past 12 monthly payments have been made in full and on time, the
