With the real estate markets improving around the country, more sellers are able to sell their homes for higher prices. Sellers that moved and rented out their homes waiting for a better market are now able to do that. Many home owners that were underwater are now able to sell without bringing money to closing. This allows the entire market to be more fluid. Sellers are unlocking the equity that they have in their homes, allowing them to more easily consider job transfers, retiring elsewhere, or simply going to the “right size” home. Northern Colorado is an attractive place to move to and we have had more people moving in than we have had moving out. New construction has not kept pace with demand. Most builders and developers not have been able to get financing for building projects due to tight banking. Banks are dealing with the fallout from the mortgage melt down and until they see clear market evidence that the housing demand is

sustainable they will be very tight with their building and development lending practices. Virtually all the single family new construction that you see happening in the area today is larger regional or national builders that are being financed privately. There are several advantages to purchasing a home at this time of the year. Buyers are trying to take advantage of the late fall/winter market knowing that they will be competing with fewer buyers. Many would-be buyers will be distracted with the Holidays and will not want to look in the cold weather. Also, because there are fewer loans being made interest rates are often a bit lower. Sellers may be a bit more motivated and they may also want to take advantage of the time of the year to get a better price on the replacement home they intend to purchase. Here are some of the keys results from the survey: Biggest challenges when searching for a home during winter: • 45 percent of respondents indicated that there is not enough inventory within price range • 34 percent shared that there is not enough inven-

he results of a survey conducted by realtor.com earlier this month in its Winter Home Buyer Report were released on November 20. The survey polled respondents as to what type of buyer they were, how they intended to finance their purchase, why they were looking for a home in the winter, and the biggest challenges when searching for a home in the winter. The results of this survey closely mirror what we have been experiencing in the Northern Colorado real estate market. Buyers that tried to buy a home this spring and summer became discouraged with the lack of inventory, the fast pace of the market forcing them to make quick decisions on making an offer, and multiple offer situations. First time buyers, in particular, that had limited down payments and price ranges were at a real disadvantage. We generally saw more cash or larger down payments than we have in the past. In some price ranges or neighborhoods earlier this year, buyers bid up their purchase price, removed appraisal or inspection contingencies, and/or included escalation clauses in their offers in an effort to make their offer the most attractive to the seller. Facing these hurdles some buyers became fatigued and opted out of the market. We are seeing more relocation buyers and people retiring. Over the past few years many sellers were stuck, un-
tory on the market • 29 percent believe that winter weather makes house hunting unpleasant • 7 percent indicated that there are too many buyers in the market Top reasons consumers are looking to buy a home in winter: • 26 percent of respondents believe that sellers are more motivated to sell and willing to negotiate • 24 percent indicated that they think home prices will be better • 24 percent revealed that they were unable to buy a house during spring or summer • 20 percent shared that they think there will be less competition between buyers The current purchase status of those surveyed includes the following: • 28 percent of respondents reported that they are relocation buyers • 19 percent shared that they are existing homeowners downsizing to a smaller or less expensive home • 19 percent indicated that they are first-time home buyers • 15 percent revealed that

Real estate brokers always recommend buyers and sellers to hire professional home inspectors. If serious structural problems become evident during these inspections, they become a deal breaker. In the U.S., 49 states have mandatory property disclosures. Homeowners have to disclose all known material defects, and concealing problems is illegal. “You really would want to take care of all issues up front,” Molony says.
