Perhaps they can temporarily go to a friend’s or neighbor’s house. I have had customers that would not go into a home if there was a dog present, due to a bad childhood experience. Even if the dog or cat is locked in a room or the garage, the constant meowing or barking can be very distracting to the showing, although this is better than having them loose in the house. The agent and buyers are strangers to the dogs and we are on their turf. A normally friendly dog may well become aggressive if we try to show the home when the owners are not there. Critically walk through your home and notice any nose smudges on the windows, or gray lines down the hall or on exposed corners where pets might rub against them. Wash down those walls. In some cases you might need to paint. Clean the carpets before you put the home on the market and be prepared to do it again when you vacate. If you have a litter box, be sure to clean it daily to avoid the smells. Sweep up any stray kitty litter on the floor. Do your pets get up on the beds and couches? One of the factors that sellers often minimize when selling their homes is the impact that their pets have on the home and how it is shown. We all love our pets and expect that others will understand, but what might be overlooked by the pet owner, will likely not be overlooked by the home buyer. There are several areas where pets impact the sale and value of a home: the physical damage, the smells, and showing the home itself. While it may seem counterproductive to repair torn screens and scratched woodwork while the pets are still in the house, get as much of this done as possible before the home goes on the market. Your goal is getting the home sold, whether you have pets or not. In order to do this, you want the buyer to focus on the overall home, the floor plan and how the home will work for them. You do not want them to be distracted by maintenance or cleaning items. You don’t want them to worry that, if you did not take care of these items, what other maintenance items have you ignored that they cannot see. Generally, in the first few weeks of the listing, there are a flurry of show-

startled buyer from leaving the home after being surprised by the snake in your son’s room. Buyers often forget that real families and their pets live in the homes we are showing them. They expect the homes to be well presented, well maintained, and smelling good. The goal of showing the home is to allow the buyers to get an overall idea of the location, neighborhood amenities, floor plan, landscaping, and features. We want the buyers to be able to picture themselves living in the home. We want them to start mentally placing furniture. We want them to start thinking about their family meals there and how they would use the yard or change the landscape. Martin CTW Features Repeat homebuyers have a leg up on first-time homebuyers: They have longer credit histories, stronger understanding of real estate and more buying power, typically. But that doesn’t mean the next home purchase will be a cakewalk. Fifty-four percent of existing home sales in June came from repeat homebuyers, up from 49 percent tallied a year earlier, per the National Association of Realtors. By contrast, purchases from first-time buyers, who typically represent 40 percent of the market share, decreased to 29 percent in June. Current homeowners have seen their home prices increasing over the last several months, which means they are more willing to sell their existing properties and upgrade to bigger, better homes, says Christopher Tower, assurance partner in the real estate practice of BDO USA in Costa Mesa, Calif. Additionally, “people who have been on the sidelines for the past few years are coming off them as they see interest rates
creeping up,” says Gregg Goldsholl, sales associate with Houlihan Lawrence in Larchmont, N.Y. “This rise in rates is hurting first-time buyers who have less buying power than last year.” Repeat buyers, unlike first-timers, are better positioned to meet the stricter lending requirements imposed by banks nowadays. Besides having longer credit histories and better credit ratings, they have higher incomes than those who have never owned before. “For me, it’s been easier every time I purchase again,” says Chicagoan Mark Mason, who recently bought his eleventh house. “I know what to ask for, what to look for and how to speak to agents or owners to get a deal done.” Still, repeat buyers shouldn’t be lulled into a false sense of ease when looking for a new home. To ensure a smoother transaction without regrets, experts recommend the following advice: • Scrutinize your finances. “Meet with a financial adviser to gain a complete understanding of the amount of monthly cash flow you have available to pay the mortgage, property taxes, et cetera,” Tower says. • Arrange for financing early.
