Location and Communications Torre Iberdrola is located in Plaza de Euskadi, and is part of the new Abandoibarra district, which is the symbolic source of Bilbao’s regeneration and a new cultural and business focal point. The Tower will be the main component of the development, making it the new financial and business hub in Bilbao. Torre Iberdrola has excellent transport links thanks to it only taking 15 minutes to reach the airport via the Artxanda tunnels. Access to the property via the highway is easy and fast using the BI-631 and BI-3704. Elegant and Sustainable This is how the prestigious architect Cesar Pelli describes Torre Iberdrola. At 165 metres high, 41 floors, 485 parking spaces and 50,000 sqm of above ground space, Torre Iberdrola has an eye-catching design in the form of a triangular prism with gently tapering curves reaching up towards the sky, not unlike a great glass obelisk. The façades, comprising a double glass casing, offer a sustainable solution, efficient climatic control and view across much of the city and the River. The use of extra-clear glass optimises the external view for the occupants. These “bioclimaticâ€? walls have a double-glazed outer layer and a single-glazed inner layer, which can be opened and closed. Self-adjusting blinds are located in the resulting wall chamber. Interior light levels and air conditioning are automatically controlled depending on the exterior conditions, resulting in improved energy efficiency.


The large main entrance, with a clear height of 10 m at its highest point, is enclosed in sculptured glazing making it attractive during the day and resplendent and warm at night. Its interior also features a large garden area. This lobby is imposing but at the same time simple and elegant.

The project The Tower is arranged over 41 floors, of which 34 are for office use, one for use as a restaurant and the remainder are technical and service floors. There are also 5 below ground floors for parking and other services. The fully open-plan floors which are shaped like a triangular prism, are ideal for optimising the use of space. The building counts with 1 panoramic lift, 4 goods lifts, 2 lobby-parking lifts and 22 state of the art lifts.

La torre se estructura en 41 plantas, de las cuales 34 están de stinadas a oficinas, una a servicio de restauración y el resto a plantas técnicas y de servicios. Además 5 niveles bajo rasante son destinados a aparcamiento y otros servicios. Las plantas, totalmente diáfanas y en forma de prism a triangular, son ideales para un aprovechamiento máximo de espacio.

Basements and Ground Floor The great entrance lobby, standing at a free height of 10 metres, is entirely enclosed by sculptural glazing where tenants and visitors will be welcomed. Simple and elegant, whilst integrating an extensive landscaped area. All the companies using the building shall have ample areas at their disposal to hold their own meetings, seminars, training courses, etc with a capacity for over 300 people, including smaller options in small rooms.


Last but not least is the restaurant area on the first floor,a large dining area, designed to cater for at least 600 persons, is available on the first floor. This area serves outstanding cuisine in a pleasant environment. This area Is made up of various areas: An excellent a la carte restaurant, a restaurant serving various types of menu, an innovative “Show-Cooking”, and quick “Self-Service” restaurant and a cafeteria, etc. The Iberdrola Tower boasts 5 car park levels with 485 car spaces, 300 bicycle spaces with shower for users and 15 spaces for electric vehicles equipped with an Iberdrola provided charging point.

Floors 4- 20 Height 131 m These are well lit diaphanous floors fitted with false ceilings that are both modular and can be inspected. They are fitted with raised access flooring and flexible air conditioning. They also include dining and meeting room services or 24 hour security, amongst other features. No more than 15 m deep, homogeneous lighting is guaranteed at all work posts. Standard floors have a minimum clearance of 2.80 m, with a 60 cm false ceiling and 20 cm technical floor, providing for the efficient arrangement of the air supply, wiring and telecommunications. Given the high level of flexibility of the floors, modulation of up to 5 offices is possible.

Crest: elevation of 165 ms The Iberdrola Tower roof encloses a unique and standout building on the skyline of the Biscay capital. This privileged location provides a unique panoramic view of the city.The volumetrics, in the form of a triangular prism with curved surfaces, slightly tapering towards the sky, give the shape to the large glass obelisk of Bilbao.


High quality materials Highest quality materials have been used for the Iberdrola Tower, including both common areas and private areas for future tenants. Natural maple has been used for the main entrance access, walls and ceilings, with the floors standing out as they are in travertine marble. Travertine marble has been used for the elevator lobby floors, whilst the Montsegur limestone has been used for the walls with stainless steel crowning. The building’s lighting shall consist of lighting apparatus Built into a ceiling designed with decorative items. The marble vertical surfaces and floors stand out, whilst the ceilings consist of pladur and metal inspection covers in areas crossed through by installations. Office floors have been painted with a special dust proof pain. There are also false ceilings and technical floors to guarantee complete floor functional flexibility. The false ceiling, with 60 cm of clearance to the top slab, is drilled metal tray type with both the light fittings and other installations built in. The technical, modular floor – which can be inspected, with 20 cm under-floor space, is fire resistant anhydrite.


Sustainability

Eficient air conditioning and energy saving

Torre Iberdrola, with its commitment to the environment, will be the first Tower of its kind in the country to achieve the maximum qualification under the prestigious LEED CS 2.0 system (Leadership in Energy and Environmental Design). Issued by the US Green Building Council (USGBC), the LEED Sustainable Building Classification System is an international voluntary standard system that assesses and awards those buildings with the greatest respect for the environment, making them healthier, more environmentally responsible and more cost effective structures.

The HVAC system has been designed to optimize efficiency, flexibility and comfort for users. This is achieved as a result of the high supply of outside air renewal for ventilation and the synergy with the architecture Of the tower itself by means of active facade ventilation. On each floor, the air conditioning is distributed via a large number of independent units (VRV) whereby it is possible to achieve different temperatures at different points on a floor, as well as obtain significant energy savings. Units can also be switched of in areas not used very often.


It is difficult to chose which of their projects is better than the other. However, we cannot forget some of their most recognisable buildings, such as the Petronas Towers in

Kuala Lumpur, the World Financial Center in New York or the International Finance Center in Hong Kong. Pelli is remarkable for the elegance and sobriety of his lines and for the way he combines glass with stone or metal in his buildings. His work as an architect encompasses over 80 projects which he says have no particular signature style, as he prefers to adapt his projects to their surroundings and to the way people live in and perceive the area at hand.
