Avenue C Apartments is located at 1607 17th St. W. next to West Park Promenade shopping-center off Grand Avenue.
Despite being the largest city in Montana, Billings has always had a small town feel. Farran Realty Partners are shifting that perception with new housing development, Avenue C Apartments. Located at 1607 17th St. W. are 126 high-end living units available to renters who dream to live lavishly in the Magic City.

Security deposits began trickling in for the anticipated Avenue C Apartments units last January. And since its Oct. 20 opening, more than half of the complex’s 126 units have been reserved. The 185,130-square-foot complex sits on four-anda-quarter acres and neighbors the West Park Promenade shopping center on Grand Avenue. The studio, one-, two- and three-bedroom apartments span four floors. Forty-seven garages are attached with doors to a corresponding unit; 25 unattached garages border the north and south perimeter of the property. Avenue C Apartments business manager Stacy Edwards says the complex was built with an age 35 to 55 demographic in mind.
THE GRAND ENTRANCE
Much like a house, tenants need a key to get inside the building—except the key is their fingers for the entrance’s camera-enabled touchscreen. Those without a passcode – like postal workers and future residents – have other options to press on the touchscreen, such as “delivery,” “directory,” and “leasing office.” A large lobby awaits once inside. An Uber waiting area with four chairs is closest to the door with views of the parking lot. A bookshelf separates the corner nook from another lounging space, where an L-shaped couch rests beside two coffee tables and a flatscreen TV. Just past the leasing office is a more expansive
gathering space with tables, chairs and a community kitchen. “All of the tables have hardwired connections and wireless (internet) in amenity areas,” Edwards said. The café area includes an icemaker, Brita water station, courtesy Keurig espresso machine and appliances to reserve for hosting large gatherings. Residents have free reign over the lobby and other community spots, like the 24-hour fitness center and yoga retreat rooms which overlook the lobby and courtyard pool. A sky bridge above the lobby connects the fitness areas and hallways leading to second-floor apartments. The complex’s Missoula-based interior designer Shannon Callaghan says the open lobby and sky bridge are her favorite parts of the overall look. See AVENUE C, page D14

Jackson Contractor Group, Inc., headquartered in Missoula, is credited with the building’s construction; Farran Realty Partners developed the property. “They wanted modern (and) a little more rustic to represent Montana,” said Edwards of the developers. Based in Missoula, Farran has projects in Missoula, Whitefish, Bozeman and Great Falls. “(Farran) wanted property in Billings,” Edwards said. “The best of Montana that they could offer in Billings.”
Each of the 126 units have white quartz countertops, stainless steel Whirlpool appliances and dark custom cabinets in the kitchen. Refrigerators have ice makers and pull-out freezers; cabinet doors and drawers are soft-close. And most units have pantries. All apartment models have wood-like vinyl plank flooring throughout as well as their own hot water tank, air conditioning unit, full-size washer and dryer and private balcony. Models start at 515 square feet for a studio and cap off at 1,443 square feet for a
three-bedroom. In addition to more square footage, the two- and three-bedroom units have two full baths with one bathroom having a separate glass-door shower and garden tub. Some units are ADA-compliant with roll-in showers, lowered cabinets and attached garages.
COMMUNITY COMFORTS
The hallways outside each apartment and community room are extra wide with both ramps and a small set of steps, making moving furniture an easy feat for residents. The building also has two elevators. Tenants don’t have to go outside for trash disposal; each floor has a room with a trash compactor. Free bicycle and ski storage is available, plus renters can take bikes out on loan. Additional storage units are offered for rent throughout the building.
Rounding out the amenities are a computer room, conference room, club room lounge and game room, two designated pet areas, courtyard with heated pool and barbecue stations, and rooftop terrace with views of the Rimrocks. Included in the club room – dubbed a speakeasy-style sky lounge – is a shuffle board, pool table, poker table, wraparound bar for residents to bring their own drinks, three flat-screen TVs, icemaker, refrigerator, food warmer and space for tabletop games like chess, checkers and Jenga. Avenue C Apartments, managed by Seattle-based Indigo Real Estate Services, will occasionally reserve community space to host mixers and holiday parties as an opportunity for residents to meet their neighbors. “(Tenants) love it now that they’re in,” Edwards said.
A king-size bed and two nightstands fit in the two- and three-bedroom apartments’ master bedrooms.
Soft-close custom cabinetry and stainless steel Whirlpool appliances are included in all apartment models. The balconies either overlook the city or the complex’s pool courtyard. Some come with a small storage closet.
