‌W

ith the start of severe summer weather upon us, home owners may find it necessary to call in professionals to help repair damage to their homes. It’s an unfortunate fact of life that after a natural or man-made disaster, there are people who will try to profit from a community’s misfortune. But a fly-by-night contractor is one disaster you can prevent if you follow a few steps to ensure you hire a reputable professional. In fact, it makes sense to follow these guidelines when you are evaluating any potential contractor, whether it’s for post-disaster repairs or a planned renovation to your home. Here are some guidelines to keep in mind:

PRICE AND PAYMENT‌ Don’t get pressured into signing a contract immediately. You should not be told that you need to sign a contract that day or risk a price increase. Paying a deposit of anywhere from 20 percent to 50 percent is common, however, you should not be asked to pay the full cost in advance, before work begins. Make sure you’re comfortable with the payment options. You should not be asked to pay cash to a salesperson instead of a check, money order or credit card to a company. REFERENCES‌ Confirm that the contractor has a verifiable mailing address for his business. Check with the Home Builders Association to see if the contractor is a member or what they may know about the business. Check the Better Business Bureau, www.bbb.org, to ensure the business doesn’t have any unresolved complaints.

Ask the contractor for references for past work and be sure the references can be reached. Check out the business on consumer review sites such as Angie’s List, HomeAdvisor, Houzz, etc. Remember, it’s important to take the good with the bad when reading online reviews.

CONTRACT AND COMPLETION‌ Be cautious of anyone that tells you that “a contract won’t be necessary.” Insist on a complete and clearly written contract signed by you and the contractor. Ensure that the final payment is not

due until the job is completely finished and you are fully satisfied with it. Find out if any of the work requires city or county inspection, and make sure that is done and you have paperwork to prove it before you make the final payment. Following these guidelines will help you select a contractor who will do quality work, and stand behind it. A Guide to Checking Your Roof A checkup on your roof system in the fall and spring will help diagnose potential problems early.

RCA recommends you hire a professional roofing contractor to assist you with checking your roof. However, NRCA realizes many homeowners prefer to perform an initial inspection themselves. If you prefer to go that route, following are some important tips to get you started. When cleaning your gutters or inspecting your roof system, remember important ladder safety tips: Make sure the ladder is on solid, level ground. Secure the ladder at the top to prevent it from slipping. Inspect the ladder, rungs and rails for damage. Extend the ladder at least 3 feet beyond the gutter, and angle it 1 foot back from the house for every 4 feet in eave height. Always use both hands when climbing the ladder.

Once on the ladder, you should look for: Shingles that are buckling, curling or blistering; this indicates the end of the shingles’ life expectancy. Loose material or wear around chimneys, pipes and other penetrations. Excessive amounts of shingle granules in your gutters; granules give shingles added weight and protect them from ultraviolet rays. Before you hire a roofing contractor, do your homework: Check for a contractor’s permanent place of business, telephone number and tax identification number. Check references from prior customers. Ask for proof of insurance (liability and workers’ compensation). Ask the contractor about material and workmanship warranties.

Building Code Reminder In accordance with the 2012 IRC and 2012 IBC, ice barrier has been required and fully enforced for all new construction and roof replacement/ re-roof’s, commercial and residential, as of May 1st, 2015. The ice barrier shall extend from the lowest edges of all roof surfaces to a point at least 24 inches inside the exterior wall line. Building permits are required for roofing and siding. Roof inspections are required for new and replacement roofs/re-roof’s, and should be requested after ice barrier installation, and then a “mid-roof inspection,” i.e. after 8 or 10 courses of shingles have been applied, and all flashing is in place. Then a final inspection of the roof system after the job is complete. Siding and/or window inspections should be requested to verify window and flashing installation is in accordance with building code and manufacturer’s specifications. ALL inspections should be done prior to covering any work.
