Growing trends in today’s homes Metro Services Growing trends in today’s homes Although the heydays of the real estate boom of the early 2000s have not quite returned, things look positive. In the United States, 1,226,000 new homes were built in 2016, according to data from Consumer Reports. That was the most since 2007. Resales also have been more promising. The National Association of Realtors¨ says the median number of days a home was on the market in April 2017 reached a new low of 29 days. However, low supply levels did stanch existing home sales somewhat. By mid-2017, the market was a seller’s market, with more people in the market for homes than properties available. But sales during that time were still outpacing sales figures from a year prior. Low interest rates on mortgages and more confidence in the economy has driven many people to make improvements to their existing homes. As is typical, the things homeowners are looking for in 2017 have evolved from years past.

Houses are shrinking, selling faster and getting smarter upgrades according to industry statistics.

The following are some trends that are helping to steer the real estate market further. Smaller homes: Home sizes in the United States steadily increased for decades, eventually leading to an average of 2,453 square feet in 2014, according to U.S. Census figures. However, Realtor.com reported in 2015 that new construction homes have already begun to shrink by 40 square feet. There seems to be a slight trend toward more modest homes as people consider

affordability and maintenance on larger properties. The National Association of Home Builders states buyers are now looking for smaller, more livable homes with flexible floor plans, energy-efficient appliances and plenty of storage space. Matte finishes: Stainless steel and luster have been popular for years. However, the next big thing is matte finishes on faucets, appliances and even in countertops. These less flashy finishes are prized for their warmth and elegance. While some high-end models with matte finishes have been available for several years, even less expensive models are now available. Smarter technology: Many homeowners are embracing smart technology throughout their homes, but it’s not just lights that turn on with voice command or more efficient thermostats. Innovative technology includes toilets that can autonomously stay clean and sanitized, refrigerators equipped with cameras so homeowners can see the contents inside and indoor food recyclers that can turn food waste into fertilizer.

Top Design Trends for 2018 At the start of each year, the Best in American Living Awards (BALA) recognizes dozens of new projects from this past year that featured the most innovative layouts and eye-catching design elements. Whether you’re looking to buy a new home, thinking about renovating your current one, or you’re just interested in what’s new in home design, here are some the biggest trends that you’ll see dominating in 2018. Open but defined floor plans. Instead of one large, undefined space, open floor plans will evolve to include more definition in 2018, whether it’s by shifting materials, adding columns, or changing the

Turn Your Backyard into Great Living Space When you think of making home improvements, the interior and exterior of your home may get the most focus. But there is also a lot of potentially great living space just outside your door. Here are a few ways to make your back (or front) yard a seamless extension of your home for entertaining and enjoying the days and evenings of summer, fall and beyond.

Outdoor Living and Dining Rooms, Kitchens

It’s becoming more common to see cushioned chairs, benches and tables arranged on a separated patio or adjoining the home, often under an awning or roof but still very much in the open air of your backyard. Start off on the right foot with a properly installed and graded patio of stone or concrete and you can enjoy meals or just have a comfortable place to relax with friends and family. Some go further and create an outdoor kitchen complete with a grill, sink, refrigerator, and countertop and storage space, often built right into a pa-

Think outside the box, as the saying goes, and expand or replace that drab slab with a rounded or flowing contoured patio. There are many options to choose from, and even the least expensive materials like concrete have come a long way with varied textures, visual appeal and durability. METHODS Major changes coming to new home building methods Metro Services Across America, home builders are adopting new approaches to construction to create greener homes with better resale value. One major change that’s tackling energy consumption and rising fuel costs is the use of an airtight, solid concrete system to replace inefficient wood framing. KITCHEN TRENDS 2018 By KIMBERLY WELZENBACH CEO, Home Builders Association of Billings

Your kitchen is most likely the most important room in your house: where the kids do their homework, where your friends come for coffee, where you pay your bills and — for most of us — where we cook our meals. It’s also the first thing that home shoppers look at, and that’s why the experts on the National Association of Home Builders’ Design Committee pay close attention to color, pattern, lighting and appliance trends. Here’s what these experts are seeing as they look to the kitchen of 2018:

The “smart home” is becoming more evident in today’s kitchen. Just as thermostats and security devices can be controlled via a smart phone, so too can ovens, refrigerators and other appliances. This trend, designers say, is only growing. And that oven? It’s still likely to be stainless steel, but in a black stainless steel, which is now among the most popular colors of kitchen appliances. Other popular shades include deep jewel colors, especially navy blue, in high-end ovens.

Counters and Cabinets Granite countertops remain a classic choice for the traditionalist, but there are plenty of new options to choose from. Quartz countertops have improved remarkably since they were first introduced — coming in larger slabs so having a seam between countertop pieces is less likely. On cabinets, top designers are saying that intricate designs and fancy knobs are very “last century.” Think clean lines, with a focus on maximizing storage. And as more families use their kitchen as a hub for entertaining, the “beverage center” is coming into its own this year. Having a cabinet and countertop section with a sink, icemaker and minifridge lets your guests pour their own drinks or hungry children get their own snacks without congesting the other areas of the kitchen. The end result is an airtight structure that enables the mechanical systems to heat, cool and ventilate the structure more efficiently, creating a healthier living and working environment. Responsibility. The materials are recyclable and the system is designed to create less landfill waste during the construction process. Combined with other eco-construction methods, this concrete system will significantly reduce carbon emissions by lowering the amount of fossil fuels needed for heating and cooling. Crowbar or prybar: Before you can put in new construction, you might have to get your hands dirty with some demolition. Crowbars or prybars can be used to pry up wood slats, remove nails or remove old decking. Tool pouch: A tool and fastener pouch gives DIYers a place other than their pockets to
