ABOUT ME BILYANA KONSTANTINOVA | 3D VISUALISER / ARCHITECT Enthusiastic, highly motivated and creative individual who has graduated with a master’s degree in architecture. My ability to learn quickly and thrive in pressured situations of a busy and complex industry of arhitecture gives me a positive attitude towards change. I am commited to detailed research in order to produce high quality designs in terms of economic, environmental and social issues. Being positive, energetic and focused on the given tasks, I am a reliable co-worker. Looking for the work environment that pushes the current limits of my ability and presents new challanges and opportunities for further growth and development of existing skills. The building on Zeedijk, also known as De Kraal, is located on the corner of Troonstraat with Zeedijk and 17-Octoberstraat. Previously, this building was owned by VIVES University of Applied Sciences where engineers were trained for many years. GLOBAL ESTATE GROUP will redevelop the site into exclusive multi-family homes with frontal sea views and with respect for the historical heritage.

Terhills Resort

Location: Belgish Limburg Year: 2020

Terhills Park covers an area of a​​ pproximately 356 ha in Dilsen-Stokkem and Maasmechelen, on the edge of Belgium’s only National Park. Shaped by its past as an industrial mining and gravel digging site, the environment today is characterized by lush fauna and flora, huge watercourses and unique sights from the ‘terrils’ (now-green spoil tips). Terhills Resort is a green oasis full of diversity – from nature to adventure. The project consists of building a holiday park with 250 water villas. The houses are constructed with sustainable and high-quality materials. The villas, all on the waterfront, are luxuriously furnished and constructed from sustainable and high-quality materials. There is a wide range of attractions and experiences in the immediate vicinity, and in the heart of nature, but also at the Terhills Resort itself.

With its idyllic setting, this exclusive project offers luxury accommodation with top service, complemented with a high-quality range of relaxation offerings and a wide range of activities. Two hundred and fifty high-end holiday rentals, all located on the water, form the ultimate ‘treasure island’ of the resort. Terhills proposes a varied mix of high-end vacation rentals with a range of renewed leisure activities, regardless of the weather or season, including a Country Club and Aqua Lagoon. The park aims for ecologically sound operation, including sustainable forms of transport and keeping the woodland bungalows car-free. Ecological exploitation of the park is also implemented.

Groep Caenen Capital Fund - Project Binckhorst Location: The Hague, Netherlands Year: 2018

The project consists of developing an area for single-family and multi-family homes, student housing, offices and commercial. The area will cover more than 1100 apartments and 10 000 m2 retail.

Diani Beach - competition project Location: Kenya Year: 2019

The project is a proposal for holiday residences in Kenya. Considering the existing vegetation the site planning provides big park spaces, pedestrian walks, places for rest. Pedestrian access to the beach and between different parts of the complex is assured. The plans of the public service spaces are developed in a way integrating and keeping the independence of separate blocks. The leisure area is planned to be accessed easily by non-guests of the hotel. The new developed hotel rooms and the future extension provides direct sun illumination and view to the sea. Maximum sustainability is pursued using air ducts in the external wall elements.

Residentie Germanus Location: Roeselare, Belgium Year: 2019

Residence “GERMANUS” consists of 25 spacious new built apartments with surfaces between 62 m² and 126 m². All apartments have spacious terraces ranging from 10 m² to 66 m². This project is within walking distance of the center of Beveren-Roeselare and has an excellent connection to Roeselare. In order to comply with the “renewable energy” measure, each apartment is equipped with a solar panel installation. The apartments are energy efficient.

Project GRACE

Location: Tielt, Belgium Year: 2019

GRACE is the new construction project that is being built right in the center of Tielt, on the corner of Kortrijkstraat Steenstraat. Due to this extremely central location, 2 commercial spaces were provided on the ground floor. The building will have three floors with thirteen apartments, each with two or three bedrooms. The smallest apartment is 80 square meters, the largest 148 square meters. Parking spaces and storage facilities are provided in the basement.

CAENEN - Koning Albert I - Project Escape Location: Nieuwpoort, Belgium Year: 2019

This is a residential project comprising 30 appartments in the city of Nieuwpoort, Belgium. The project is based on space, living comfort and energy efficiency. The well thought-out program, the thorough choice of materials and the progressive technical implementation guarantee optimal comfort, a timeless appearance and a sustainable investment for the future. The high-end finish is combined with the sustainable building factor. This means extensive energy measures in the field of insulation, ventilation, heating / passive cooling via geothermal energy (ground drilling), electrical consumption (solar panels) and mobility (individual charging points per garage).
