Patrick Birdsong

Patrick is a second generation real estate Broker and a 14 year veteran who learned about real estate at a very early age. His first rehab-resell project was at the age of 17 and paid for his first two years of college. Having spent 14 years listing and selling real estate in Austin has put Patrick consistently in the top 1% of Realtors nationwide. He gives back to the real estate industry by speaking and educating across the country. He also serves on the board of directors for the Young Men’s Business League in Austin and has supported their work for almost 10 years.

Melody Birdsong Team LEader

With so many moving parts in a real estate transaction, Melody makes sure that everything is in its place and that nothing is left to chance. Her knowledge of the process is second to none. She is also responsible for BIRDHOME’s marketing efforts utilizing a snazzy social media outreach. Keep up with her efforts by following the # ! Melody is a cool Mom and an active community advocate. She currently spends her time volunteering for the Junior League of Austin as the 2016 Coats for Kids PR Chair and also currently serves on the board of the Austin Sunshine Camps.

Timeline of A Sale

We know how important it is to get your house on the market at just the right time to command the highest prices. It can be a tricky process to manage but you can know you are in safe hands with the BIRDHOME team. We’ve outlined below what you can expect when we take your house to market and what the timeline of the sale will look like.


SHowings

Agents show property & submit feedback. We review feedback and make adjustments as necessary

On The Market

Listing goes live on the MLS Thursday or Friday

Option Period

Buyers have an inspection and may ask for repairs or closing cost contribution

Offers

We then accept, counter, or decline offers and negotiate a backup offer if necessary

Appraisal

If the buyer is financing, the lender will require an appraisal. If it’s lower than the sales price the difference is negotiated

CELEBRATE You just sold your house

Receive Funding

After a few hours the transaction will fund and it will be official!

CLear to Close

If the buyer is financing, the lender requires documentation. Once it has all been received it will be approved or denied. If approved if means we are clear to close!

HUD

Review HUD statement which outlines the net proceeds at closing

Go to closing

All sellers must be present with their driver’s license. Bring a voided check for wiring and all keys and garage door openers


Terms To Know

Option period: Buyers pay for the unrestricted right to terminate the contract (typically $200-$400 for 7-10 days). At this time, buyers have an inspection and may ask for repairs or contribution to closing costs.

Pre-qualification letter: A letter from the buyer’s lender stating they have been prequalified for a loan of a certain amount.

Home warranty: Typically purchased for the buyer by the seller (usually $350-$500). The warranty covers appliances for the first year of ownership.

Earnest money: Buyers pay typically 1% of the sales price to show good faith. This money is held with the title company and is refunded to the buyer if they terminate the contract through legitimate means.

Third Party Financing Addendum: States that within x number of days, the buyer can walk away and keep their earnest money if they are unable to secure a loan.
