The plans have been changed to provide more smaller two and three bedroom properties and remove larger homes from the development. A retirement village with 170 dwellings is a feature of the plans, to address the rising proportion of elderly people within the population. The changes have come about because of the findings of a report that looked into the requirements for housing and employment land in the county over the next 20 years. The report, The Housing and Economic Development Needs Assessment (HEDNA), was published in February 2017, The Broadnook Garden Suburb is planned for a site between Birstall and Rothley and will be looked after and managed by a trust. Parish boundaries are expected to be moved and a new parish council created for the site. The development site has not been enlarged to accommodate the additional 300 homes – they will be provided within the original planned settlement boundary.
