LETTER
FROM THE PUBLISHERS Happy Spring River + Ranch readers! We are excited to be in year five of publishing with you. This year’s issues are full of fun remodels, iconic homes, stunning condos, and unique rooms. Be sure to follow along with us in year five by either reading online or by picking up a physical copy at any local grocery store across the western side of the state! This issue is always a fan favorite, and this year we put a bit of a spin on it. Instead of featuring the builders in their personal homes, we decided to feature homes that they built for family members. Working with family can be challenging, but the stories are great (some hilarious), and the finished product is always beautiful. From cousins to in-laws, our builders are building for all types of family members, some even traveling to different towns to keep it in the family. Each builder has a unique style that they bring to their projects, either new build or remodel, but each homeowner also brings their own creativity to the build. Watch how families work together, put relationships aside and build dream homes…while still celebrating the holidays together. The styles in the next pages will wow you. From midcentury modern to modern farmhouse these stories will have you planning your next project in seconds. Be sure to see all the extra photos that didn’t fit in this issue by reading our blog at riverandranchmagazine.com.

For some people, building just runs in the family. Jeremy Kukowski, owner of Creative Touch Homes, grew up in the construction industry because his father was a general contractor and many of the relatives on his mother’s side were also builders. His second cousin, Don Bares, also grew up around the construction industry because his father was a general contractor as well. When Don and his wife Pam decided to build, they knew they wanted Jeremy to be their builder. “Jeremy is my cousin, but it goes a lot further than that,” explains Don. “It just has to do with Jeremy’s history and his quality and knowing the way that he operates things, and Pam and I wanted to be a part of that.” “We never even thought about anyone else. We always knew we’d choose Jeremy,” Pam adds.
14
RIVER + RANCH MAGAZINE | April-May 2022
Jeremy is always honored when family comes to him with a project, but he is also careful to make sure he is the right builder for them. “As far as building for family or even good friends, I will never entertain it unless I am certain I am their best option. If I feel that someone else is a better option, then I will turn the work away,” says Jeremy. His business focuses on and is best suited for building new custom homes, and since he wants the best for family, he only accepts jobs he feels his company excels in. The Bares’ project was the perfect fit for both them and Jeremy, so in 2015, construction on a new home began. The Bares chose their new home’s lot for its secluded location, and Jeremy helped them visualize the views from their yet-to-bebuilt home. “Jeremy had me stand on a hill in the middle of this lot and say, right where you’re standing, this is where your sink will be and this is what you will see. I will never forget that,” says Pam. Jeremy did the same thing for Don, except with a ladder and a future bedroom window. Jeremy’s foresight is one of the many reasons his clients love their homes for years after they move in. The Bares’ home reflects the attention to detail shown by Jeremy in all his builds. These details make the home specific to each homeowner, making it a home and not simply a house. “I love the lighting in the kitchen and the backsplash. There’s little things like the toaster pulls out. I love that. Those are just little things I love,” describes Pam. For Don, the garage, hunting room, and shed are all some of the best parts of the home. Both love the layout of the master bed and bath.
“W e n ever ev en t h o u gh t a bo ut an yo n e els e. W e a lways k n e w w e ’d c h o o s e J er em y, ” S a id Pa m .
One of the more unique parts of the home is Pam’s “she shed” where she and her father work on statue restorations. “It was a fluke thing that happened. A priest brought in a statue that was broken and asked us to touch it up,” describes Pam. “From that point it snowballed by word of mouth. We get statues in from all over the United States, and my dad and I restore them.” Because of the nature of her work, Pam’s garage was designed with a special layout. “I had to have access to it from the outside, so there’s a door on the back. The driveway in the back of the house goes up to a
w w w . r i ver a n dr a nch m aga z i n e . com
17
fence with a gate and then people can back up to it to load or unload their statue right into my studio,” explains Pam. Overall, the building process went smoothly, and the home turned out to be exactly what the Bares wanted, even now, six years later. Jeremy’s favorite part of a build is hearing from his clients several years after they moved in, that they still love everything about their home. “The satisfaction of the client in a home and that home providing what they wanted in the beginning… that’s the end goal,” says Jeremy. For the Bares, that is exactly the case. “I wouldn’t change anything in this house at all,” says Pam. “I love it.”

The atmosphere at J.E. Homes has made all their employees like family, so when an employee there wants to build, it’s like a family member asks to have the company build their home. Shane Joersz, warranty manager at J.E. Homes, recently built his first home with the help of J.E. Homes. “Jeran and Kirsten, [owners of J.E. Homes], are the best to work with. They make you like family basically,” says Shane. “We consider ourselves a family company, so we treat our team as family,” explains Kirsten. “They grow with us. We work day in and day out together and grind hard.”

From his first-hand experience in the construction industry, Shane was able to gather ideas for what his own personal home would look like. “It was nice seeing all the houses because I knew exactly what I wanted,” he explains. Shane has worked with J.E. Homes for over three years, and his time with them gave him the inspiration for his own home. His personal style is very modern and very masculine. The dark cabinets and subdued wall colors reflect this. The home is a two bed, two bath split level in Cypress Grove Development which is a development exclusively of J.E. Homes. Shane did much of the work on his house himself, working from 7 am to 5:30 pm for J.E. and then after, on his own home until 10 at night. He did the home’s siding, basement framing, trim work, along with a variety of other tasks. Shane’s work ethic has enabled him to become an indispensable part of the team at J.E. Homes. “Shane has led the warranty crew, and he has also been my right-hand man when it comes to our rental properties as well, so he not only manages the warranty side of all our new construction builds, but he’s also working alongside me with our rental properties and making sure everything is fixed and flipped and all that,” describes Kirsten. On top of that, “Shane is an active member in the military, so not only is he working his butt off here but he is also serving our country,” says Kirsten. Shane’s hard work paid off in his new home which is both functional and beautiful.

Shane’s new home will be ready in time for the next exciting part of his life. Recently engaged, Shane’s fiancée will be moving in with him at the beginning of summer. Not only that, but he and his fiancée are expecting, so the home will not stay quiet for long as Shane and his fiancée prepare to start their new life together with a newborn baby. Thanks to J.E. While Shane was the first employee from J.E. Homes to build his home with them, he certainly has not been the last. Since Shane started the home building process, four other team members are building with J.E. Homes as well. For J.E. Homes, being able to help their employees build their own homes has been an incredibly enjoyable process. Kirsten expressed how important their employees are to them, saying, “We’d do anything for our team because they’re what makes J.E. Homes, J.E. Homes.”

You don’t even need to step inside Hannah and Dave Vetter’s new home to realize it is something special. The bright blue door welcomes you as you approach the house, and the colors of the multi-toned siding carry into the interior, complete with a brightly colored door on the interior (only coral this time). Owners of The Barber’s Wife in Bismarck, the Vetters took their unique personal style and put their plans into the hands of Dave’s brother Joe Vetter, owner of Joe Vetter Construction. Hannah and Dave approached Joe almost two years ago with the idea of building a new home completely unique to them. Their house at the time was a spec home built by Joe Vetter Construction which they loved, but they decided it was time for them to build a home true to their character and style. The initial meeting with Joe focused on what style they wanted to build their new home in.

“When we decided we wanted to build, we both knew we wanted something mid-century,” says Dave. “Yeah, it’s one of the few things we agree on,” explains Hannah. “We do not have the same taste, but that’s where our tastes overlap in the Venn diagram of our aesthetics.” With the decision to build a modern mid-century home, the design process was able to move forward. The home’s floor plan was created by Joe. He wanted to keep the kitchen and dining room open so the Vetters would have the space to entertain. The design process consisted of many decisions, and at times the amount of choices felt overwhelming. The process the Vetters developed in order to actually start making decisions was to find pieces they were unwilling to compromise on and make the remaining choices based on them, like the green tile for the kitchen backsplash. “Another thing that this plan had right off the bat to really make it mid-century was the step down from the living room into the kitchen, kind of like the mid-century feel you would feel in a ‘60s house,” says Joe. The slatted design of the staircase, wall next to the living room fireplace, and island base was another way the group decided to make the home feel mid-century. There are numerous unique aspects of the Vetters home, and the kitchen features many of them. The floors in the kitchen are exposed concrete, but instead of feeling industrial, the floors fit right in with the rest of the home. “I needed it to be warm,” explains Hannah.” Concrete can get really industrial really fast and that’s not really my thing so I really wanted to balance it out with a lot of warmth.” Because of the intentionality behind the floors, they transition beautifully into the warm wood flooring in the living room.

Another fun part of the kitchen is the bright island soffit. “I’ve done them in the past but they’ve never looked like this. We kind of went through and said, hey let’s tie in the wood... You bring it down a little bit to give it still the white edge but still have the wood accent,” describes Joe. If you look closely at the pattern, you can see different fruits, something Hannah really enjoys. “Hannah has a thing for fruit prints,” says Dave. “For no reason in particular,” says Hannah, laughing. The hanging plants were another personal request of Hannah’s which Joe and Dave’s father installed. Stepping into the living room, the velvet-like maroon carpet on the stairs definitely draws the eye, and gives the space color. However, the carpet could have looked even more dramatic. “There was like a weekend discussion about our stairs being zebra print, like that almost happened,” reveals Dave. Perhaps unsurprisingly, w w w . r i ver a n dr a nch m aga z i n e . com
39
Hannah was the one pushing for this. She may not have gotten zebra print stairs, but zebra print did end up in their home. “I had to fight to get some zebra print. I was like, I want to put a zebra print rug in there, and Dave’s like no, so then I just bought one. I was like, I’m putting it in the bathroom,” tells Hannah. Now, the half-bath is a fun mixture of patterns that go surprisingly well together. The decision process was intense due to the deep personal interest Hannah and Dave took in almost every aspect of their home. “We had a date that we were supposed to have our light fixtures picked out by, and I was like I don’t know what I used to look at on the internet before. After we picked them out, I was like, I don’t even know what to do with myself anymore, all I did was look at light fixtures for like three months,” jokes Hannah. The experience of building with their family made the process easier and more fun. When asked what it is like to build for family, Joe responded, “In all honesty, it’s great… I knew right up front, knowing Hannah and Dave, they wanted something not like anything you’ve walked into before. A lot of my sub-contractors who’ve gone into many, many homes said they’ve never stepped foot into a house like this, and I’ve never built a home like this, with the colors and the style that went into it like exposed concrete floors. It’s not something you would find very easily. It was fun. It was definitely a different experience putting things together. It definitely in some ways was challenging but it came together honestly way better than I would have envisioned.”

When building a home, there are an overwhelming amount of factors that need to be considered during all points of the project. In this home, there was an additional level that Casey Olheiser, owner of Legendary Homes, had to continuously consider since he was building for his mother-in-law Terryl Jacobs, who uses a wheelchair. “It was definitely a learning experience. It was my first ADA house,” expresses Casey. However, Terryl knew Casey was up to the task. “I had a lot of trust in them especially after I saw how nice of a home they had built for Casey’s parents,” explains Terryl. In fact, Terryl and her husband Francis had so much trust in Casey, that when the temperatures began dropping, they left for Arizona, giving most of the creative control over to Casey, his wife Lacey, and their team at Legendary Homes.

While many of the decisions were left up to the Olheisers, Terryl did have specific needs for their new home. Terryl had been previously living in a two-story home in North Bismarck which was not wheelchair friendly. In their new home, Terryl knew exactly what areas she wanted to be more functional: the kitchen and the laundry room. For her, the layout of the home was more important than anything else. “I did pick out tiles for the backsplash and in the shower and things like that, but I was more concerned with the design and flow for me being in a wheelchair. And between Pinterest and Casey and I really sitting down and my trying to explain to him this gets tight for me, this is what I need based on the old house, we just brainstormed and tried to make as best as we could,” describes Terryl. The laundry room is one of the most creatively designed rooms in the home. “Up in north Bismarck, I had a little laundry room and I had [Casey] come up one time,” tells Terryl. “I went in with my wheelchair and said, see, this is my problem, I can’t turn around and get to the washer, the dryer, and those kind of things. It came to be where I said, well I can fold all the clothes and put it in a basket, but I’m going to drop it three times before I get to the closet, so that’s how I came up with the counter idea and just put it into the closet. It works so well.” The laundry has plenty of space for Terryl in her wheelchair, as well as a counter for folding laundry that sits above and below small doors that open right into her closet. “I actually like to do laundry now. That was just one of the neatest things,” expresses Terryl. Another area of the house that is a massive change from the old home is the kitchen. Terryl loves cooking, so Casey wanted to

ensure she was able to access everything she needed with ease. There is a lowered prep area in the kitchen specifically for this purpose with a sink and pullout mixer. Additionally, Casey made sure there was plenty of room for Terryl to move around between the stove, sink, cabinets, and even in the pantry. Beyond the obvious, there are many smaller details that are equally important to function that Casey adapted for the house. “Just little things you wouldn’t normally think of, but there’s a lot that goes into it when you really start digging into the fine details of things,” says Casey. Things like light switches and thermostats are lower, while outlets and floor cabinets are higher. Even the blinds and patio screens are remote controllable thanks to Evolution Audio Video and Home Automation. w w w . r i ver a n dr a nch m aga z i n e . com

The home is not solely functional however. The entire home feels warm and inviting, and the home’s style is beautiful. One of the most stunning parts of the home is its view which is accentuated by the screened-in patio. “I’m kind of spoiled,” says Terryl. “I know Casey builds quality, functional homes, and I just talked to somebody else he built a house for and she said the same thing. It’s kind of like, well when you have access to that, that’s who you want to do it… I just knew it would turn out well.” Terryl and Francis would never have trusted anyone else to build their home while they stayed in Arizona. The amount of trust they placed in Casey speaks not only to their relationship, but also to his incredible craftmanship.

Vanc e Ve t t er Home s TRUSTED EXPERIENCE STORY BY Maria Fleck | PHOTOS BY Orgaard Imaging
NEWAGE CREATIVE
The idea of working with family can be exciting or daunting or even somewhere in between, and a project as intense as building a home can really test these relationships. Vance Vetter, owner of Vance Vetter Homes, recently took on this challenge for his brother Vern and his wife Amy. The brothers did not allow the process to get in between them, and instead their comfortability with each other made the experience more fun for everyone. While one may expect otherwise, Vance said the process of building did not look any different with Vern and Amy, but rather the trust he felt from them made this build unique. “Honestly, we take the same approach with every customer, so it’s extra special that they trusted us to do that as family members,” says Vance. In order to

avoid any unnecessary conflict, Vance and his wife Toni sat down with Vern and Amy before the process officially began to emphasize the need for honest communication. This proactive approach allowed for a smooth process overall. “I only had one meltdown, when they put the wrong brick in the kitchen. Vance came out and talked me down, so it was all good,” recounts Amy, laughing. The respect the Vetters all had for each other was the key to a smooth build. Vance explains, “They’re easy to work with. They make good decisions. They make quick decisions. They rely on our input for what’s going to work the best or what’s not and then they can take that information and use it to the best of their knowledge.” Vern and Amy relied on Toni and Vance to guide them through the process with their extensive knowledge, and

Toni and Vance counted on Vern and Amy to communicate their needs and wants. Initially, Vern and Amy bought their home’s lot with the plan of waiting to build until later down the road, closer to retirement. However, they changed their minds in order to get the most enjoyment possible out of their house. Because they plan to live in this house even after retirement, they wanted a home they did not need to climb steps in. The home does have a second level, but the rooms on this level are for guests. The Vetters weren’t just concerned about practicality though. One of Vern’s favorite rooms in the house is called the Tvern, a name derived from an inside joke with his friends. The Tvern sign hangs within view of the river, so if people drive by in their boats and the sign is lit-up, they know they can stop and enjoy a beer with Amy and Vern. w w w . r i ver a n dr a nch m aga z i n e . com

Amy and Vern already hosted in their new home over Christmas, so Vance and Toni were able to see first-hand the success of their build, and whether the home truly functions the way it was designed to, like the kitchen. “I always say, especially when you have space, we’re designing kitchens to entertain. You have to use the two butt rule, as long as two butts can get by each other you have enough space,” says Vance. Not only does this ensure enough space for guests, but it also keeps the space from feeling too large when it’s back down to only two. “Somehow

it turned out that there’s enough space when we have a lot of people, but when it’s the two of us there, it does not feel like this massive space,” describes Vern. Being able to see Amy and Vern enjoy their new home is one of the benefits of building for family according to Vance and Toni. “It’s cool when you come here and you can see how they enjoy their house and it works the way they designed it or how they thought it should work,” expresses Toni. “It’s neat seeing everyone enjoying the house.”

From there a rendering is emailed out along with an estimate to ensure the team is on the right track. “Customer service is a big thing for us. We want people to hang out and stay here,” Danielle explains. “We’ve gotten a lot of feedback from customers and contractors both about how easy it was to work with us.”
