FROM THE PUBLISHERS We have had a mild winter to say the least, but I think we are all excited to see spring right around the corner. Our builders on the other hand didn’t quite get the break I am sure they hoped for; not only were the interest rates low, and the weather was mild, but everyone this year seemed to want to build new, remodel something or add on to their existing home. If you were part of the small group that didn’t tackle a home project but need to, or tried and decided to hire out, this is the issue for you! Every year we get to interview different builders and learn their style, techniques and what makes them tick. Each builder brings a unique personality to the table, some with big teams and some one-man shows, but all with different perspectives and a whole lot of hard work. finish. This year we will be following along with the progress of the Heinle property being built by Josh Kuntz of Prestige Home and Design. Over the next few issues, we look forward to providing an insider’s look from the very beginning to the beautiful ending of this home fit for a family of eight.


FOUNDATION TO FINISH | RIVER + RANCH MAGAZINE

THE REALIZATION OF A DREAM Danette and Justin Heinle have always dreamed of building their own home. “This was always a plan and dream and last summer we found a lot in the area we wanted,” Justin explains. With their six children Ethan, Brayden, Alexis, twins Chloe and Brycen, and the caboose (as Danette lovingly calls him) of the family, Brody, growing every day the needs of the Heinle family have changed and the timing was perfect to begin making their dream home a reality. “As our kids are growing the needs of our family are changing and so we wanted to design a house that fit the needs of our family,” Danette explains.

Between finding the perfect lot in the Misty Waters subdivision and low interest rates the Heinle’s could not pass up this opportunity. “We figured by the time you add on or modify the current home you’re in, with interest rates so low it made a lot more sense to build,” Justin explains. “It was kind of now or never,” he adds.

MEET THE BUILDER Josh Kuntz, owner of Prestige Home and Design, will be building the Heinle’s Misty Waters home. Josh has been in the home building business for 11 years on his own and 17 years total. He went to college for architectural drafting and he draws his own floor plans, something Justin appreciates. “That’s where we really liked working with Prestige because if you had an idea you could sit with [Josh] in the office and he could make the changes in front of you,” he explains.

Danette and Justin chose Prestige after hearing wonderful things about Josh. “Some of our very good friends had built a home with Josh and they could not say enough good things about him, so I started checking around and everyone had wonderful things to say. How organized he is, how honest, he is, the good high-quality things that he uses to build his homes. That was extremely important,” explains Danette. They have the basic plan and final approval so now it’s just a matter of waiting for

Casey Olheiser, owner of Legendary Homes, grew up in the home-building industry. His father, Stan, was a carpenter for twenty years in Dickinson. “When I was little, he gave me a broom, and I swept out all the houses he framed. As he got older, I learned all about the trade and helped him out,” tells Casey. Casey built his first house, for him and his wife Lacey, in 2013, but it wasn’t until four years later in 2017 that he started Legendary Homes, and two more years after that that Casey quit his job in the energy industry to work fulltime at Legendary Homes. During those intervening years, Casey continued to build houses and work on other projects. However, it was not until a year after the birth of his twins Kaia and Greyson that Casey made the switch to fulltime. Lacey says the switch was motivated by the twins’ premature birth of 11 weeks. “It was just a matter of, I feel like I need you home more,

While custom homes are Casey’s main undertaking, he is open to everything, from shops to decks to renovations. Casey can even do landscaping. Another huge part of Legendary Homes’ success is the quality of the sub-contractors Casey works with. “Without them and their relationship, this all wouldn’t be possible,” says Casey.

With an unyielding focus on design and commitment to uniqueness, Plain View Design + Build is a building company unlike any other around. Plain View Design was started in 2013 by Tanner Reidman and Blake Preszler to offer a unique design service for residential home builds. In 2020, Tanner teamed up with Logan Hauff to add building services to the design aspect, an addition that has been a long time coming. “I’ve always wanted to build. However, the Hauffs are already making their plot home. They have an orchard on the land that produces apples, plums, cherries, pears, strawberries, raspberries, and honeyberries.

Tanner lives in a 1956 home with his wife Erin and their two children Harvey (5) and Hewitt (2 ½). The previous owners of the house had come to Plain View with plans for a remodel that included an

home built in the 70s. The previous owner had taken the originally small house and through a series of additions, ended up creating a property over 8,000 square feet. The current owners bought the home mostly for the beautiful land and came to Tobias Marman Construction for a remodel of the main and upper floors. As they worked with Tobias Marman Construction, other issues with the property became apparent and the owner became frustrated, even wanting to completely tear down the property and start from scratch. Tobias suggested removing parts of it instead. The owners agreed and the remodel began. They took out a whole wing and a big room above the garage, re-built the garage, fixed structural issues, and took out a concrete wall in the basement. At the end of it all, the property went from a monstrous 8,000 square feet to a comfortable 5,000 square feet.

The decision to remodel rather than start over allowed many of the home’s interesting characteristics to remain, preserving much of the home’s character. “The cool thing about this house is we wouldn’t have had that same footprint feel or look if we would’ve just gone new. The home has two sunken living rooms, a sunroom on the second floor, and had we started from scratch, we never would have put a sunroom on the second floor. We would never have put in those two sunken living rooms. Sometimes those design limitations that come

with larger remodels can force it to be way better,” expresses Tobias. Another way the home’s idiosyncrasies influenced the remodel’s character is the conversion of the train room into two separate rooms. The train room was huge with vaulted ceilings. When the home was being remodeled, it was turned into a master suite and girl’s bedroom, but the rooms kept their vaulted ceilings.

The team at Tobias Marman Construction makes the incredible work they do possible. In addition to Tobias, Lindsey, and Nataly, there are three more core team members. Tobias’ brother, Butch, is the field lead whose specialty is rough construction. Dean and Wade make up the rest of the team and help with trim carpentry and cabinets. With such a knowledgeable and diverse team, Tobias Marman Construction can build in-house just about anything their customer wants, with the exception of steel. “You can’t do what we do without having a great team,” expresses Tobias, “and I feel like I have some of the best people in the area that work for me.”

“It’s all I do. I don’t golf.” This joke from Vance Vetter, owner of Vance Vetter Homes, encapsulates the reason his homes exhibit impressive detail and creativity. The amount of detail that goes into each home he builds is mind-blowing and a large reason his company has excelled over the past 25 years.

Vance started Vance Vetter Homes in 1996 after getting his bachelor’s in carpentry and spending some time in the building industry gaining experience. With just a small crew, Vance worked his way up, becoming a staple in North Dakota’s building industry. Vance Vetter Homes builds anywhere from six to twelve homes a year in addition to remodels and additions. With eight people on staff, most of their work can be done in-house including drafting, design, and carpentry. “The biggest difference in being a business for over twenty years that we learned is that making selections and designs has become so much more important and detailed,” describes Vance. “We’ve had a designer on staff for ten years, so being able to get people into a home that functions well, as well as it looks nice… that’s where my designer and I set ourselves apart.”

Attention to detail is another way Vance Vetter Homes sets themselves apart. “One of the things that defines us as builders, and we hear this from people coming through the

Parade of Homes and our customers, is the attention to detail,” says Vance. All of Vance’s projects are well-thought out with special attention to how all the pieces of the home come together. The home’s high-quality comes from the expert craftsmanship that leaves no detail half-finished. And this attention to detail and dedication to doing the work well results in customers returning to build another

house or their kids coming to them for a house build, or even their kids’ kids coming to them. “I think having the years of experience really changes that process for people because we’re not practicing,” says Vance. Even with their incredible attention to detail, Vance Vetter Homes can still build a home, from design to move-in, much faster than the average builder thanks to their experience in the home-

building process.

The team at Vance Vetter works with their clients from beginning to end, helping them make selections and navigate through the countless options in order to give them as easy a process as possible. the project. Toni, Vance’s wife and the sales manager at Vance Vetter Homes, says her favorite part is working with people and helping give shape to their ideas. “I really enjoy having them sit down and figure out what the design is and the layout and everything, and then going to the end product and them just being so elated and they love their house. I just love that process.”

Vance and Toni, along with their two children Logan and Claire, have lived in their personal home for almost three years now. The view was a large part of the home’s attraction. The home itself was built at a specific angle towards the northeast so no direct sunlight would penetrate the home, negating the need for blinds and allowing natural light and the view to fill up the room.

The Vetter’s home’s style is best described as eclectic. They like a rustic look with elements of recycled material and sprinkled those decorative touches throughout their home. The interior trim, beam and woodwork is a unique kind of pine that Vance had wanted to build with for some time but could never convince his clients to choose since it is a difficult wood to envision working well in a space. Toni initially agreed with their clients, saying when Vance decided to put the fir in their home, “I just didn’t see his vision. Then, when he brought it home and stained it, it was just beautiful with its character. We wanted something different and unique. It’s our home and that’s how we wanted it to be.”

There are many creative, custom-made details in the home. The pantry door was inspired by the style of old 54

restaurant doors and custom built. Vance also built sliding doors with burlap inserts on one side and a mirror on the other side for the entrance from his daughter’s room to her bathroom. All the trim was custom made as well and the interior doors are all made of fir stained to look like hundred-year-old wood. The vintage interior sliding doors came from a local downtown business. Vance tries to be this detailed and creative in every home he builds.

When asked his favorite part of building, Vance couldn’t choose just one thing, saying, “I just like the experience of building something. I don’t care what it is.” Vance’s creative and detail-orientated builds reveal his passion for his work, and it is the high-quality execution of his ideas that has lead him to his success.
