LETTER

FROM THE PUBLISHERS It is the most wonderful time of the year! Maybe not the best weather, but the holiday season is oh so fun and ever so magical. Somehow December hits and Christmas cheer fills the room and wipes away all our troubles, even just for a little bit. Then January hits and we get to start anew, with new goals, a new year and a whole new slate to become better and improve. This issue is all about the holidays and is always a fan favorite. Bismarck Magazine Corporation’s whole mission is to support our local neighbors, businesses and state. For those who may not know River + Ranch Magazine is actually a sister magazine to Bismarck Magazine and Bismarck Bridal. This past year we celebrated six years of publishing, five years of brides and four years of highlighting our neighbor’s homes. We are so excited to see what year seven has in store for our small business, but one thing will never change, we love North Dakota and plan to keep on highlighting the incredible people, businesses, culture and of course, homes. This issue is truly magical and has so many fun, local decorators right in our town that can help you make your home perfect for the holiday season and after. See how Kelsey from Market on 4th in Minot kept it simple and modern, keeping the highlight on a stunning view, but making sure every part of the living space sparkled with Christmas. Or see how the mother-daughter duo, D’Arcie and Barbara, took Stella’s in Bismarck and made D’Arcie’s home into Santa’s North Pole haven right here in North Dakota. And Bev with Home Comforts in Williston took a spec home and made it warm and cozy for any homeowner to walk right in and make it their new home. The Christmas spirit is captured in this issue fer sure, as we say up here. Don’t forget to checkout our final Foundation to Finish with Prestige Homes and how it all came together. Stunning does not even begin to describe how incredible the final product turned out. The Heinle Family is excited for the holidays and to celebrate in their new home. Merry Christmas and Happy New Year from our family to yours!

*River + Ranch Magazine is a publication is a locally produced publication and collaborative effort to showcase the creativity and design of the West. We have followed the Heinle family through their new build over the past few issues. From beginning to end, here’s an exclusive look into what it takes to build a dream home.

RIVER + RANCH MAGAZINE | FOUNDATION TO FINISH

The fixtures, furniture, and personal belongings have been installed at Danette and Justin Heinle’s Misty Waters home, so that means its time for our final installment, as well. Over the last eight months we’ve covered this Prestige Homes build and are so excited to share the reveal with you. Read on to find out how Danette’s style has evolved throughout the build, how scheduling and respect keep Josh Kuntz’s Prestige Homes & Design running smoothly, and finally find out if the garage sport court and home gym are still Justin’s favorite part of the Heinle’s new home.

FOUNDATION TO FINISH | RIVER + RANCH MAGAZINE

CROSSING THE FINISH LINE Surreal and exciting are the first words Justin and Danette used to describe their first few days in their new home. “It’s perfect,” Danette says excitedly. The home is light, airy, and meticulous and an impressive feat in only eight months given the state of the supply chain and recent labor force challenges. While the finished home was well worth the waiting and challenges Danette is grateful this is their forever home. “It’s been fun, but I don’t think I’d do it again,” she explains. “The time/commitment factor is huge. We’d never done this before so its an eye-opening process of what all goes into building a home from start to finish.”

“We’ve heard stories not just recently that made us feel lucky that Josh preplanned the way he did because we had all the supplies we needed and at a lower cost because he had them all laid in early on,” Justin explains. “We’re very lucky that he preplanned the way he did.” COMMUNICATION IS KEY The mastermind behind the Heinle’s home, Josh Kuntz, feels good about the way the house turned out. His strengths in communication and customer relationships serve him well in his build and is an aspect of his business that he prides himself on. “I’m very good at interacting with my customers. I always tell them, whether it’s good or bad, what’s going on with their home,” Josh explains. “I really think I’m second to none on that. Customers become friends and that’s probably what I’m most proud about is the relationships I build with my customers.” Josh understands that relationships with subcontractors are just as important as his relationships with his clients. If 12 years in the industry has taught him anything its having good relationships with subcontractors is essential in getting

homes done and getting them done well. Those relationships “help the overall quality of everything. Treating subs with respect goes a long way, too,” Josh explains. And of course, it all comes down to communication, “The biggest key there is always answering their phone calls when they call then everything is addressed right away and there’s always a

game plan.” The communication between Shannon, Danette and Josh was another key ingredient to creating this amazing home. Josh is involved in every single aspect of his builds, and he wouldn’t want it any other way. “I’m kind of stubborn like that. I want to be involved in everything,” he

help of Shannon Koski, Danette realized her vision wasn’t so much farmhouse as it was coastal craftsman. “I think it’s a modern beachy, coastal vibe,” Shannon explains. “It turned out even better than the original farmhouse design because this to me is timeless.” Danette agrees, “It’s clean and simple, and I won’t want to redo my house in ten years.” Employing Shannon’s talents in design was integral in realizing the vision of the Heinle’s home. “I tapped out a little later in the process,” Danette says of design and choosing finishes. “I couldn’t even pick out doors or handles. I needed some help!” she laughs. And help is what Shannon brought. With supply chain issues limiting choices and causing backorders, Shannon helped find and narrow down available choices making Danette’s decision making easier. “I would go in before Danette and lay everything out so that 18

when she got there it was super simple,” Shannon explains. “I 100% trusted her,” Danette says. “It was an honor to work for Josh and the Heinles. My job is to make theirs and his job easier and to also make it seamless. I’m like the grout,” Shannon explains. LESS IS MORE The Heinle’s home is perfect for their large family. Open space with light, warm finishes complete this timeless design. A smart floorplan layout, one of Josh’s specialties as a trained draftsman and something he is passionate about in all his homes, ensures that the square footage is used in the best way possible for this family of eight.

PLAYING FAVORITES When we first talked with Justin and Danette, they had different parts of the house they were excited about. Justin was excited about the garage space and Danette was excited about the kitchen. Have those spots changed for the couple?

Justin says smiling. Danette agrees that the garage/gym area is great, too. “My kids have been out there shooting hoops every spare minute. It makes my heart smile,” she says.

Josh is partial to the entryway, “The front entry turned out really nice with the doors and windows and the cedar ceiling. It’s probably my favorite part of the house,” he explains. The grass cloth

A SHOUT OUT Justin and Danette couldn’t have made their dream home a reality without the help of Jared Auer from Kirkwood Bank. Justin is a farmer and being self-employed can create some hurdles when securing a loan. “Jared was huge with this whole thing,” Justin explains. “When you’re self-employed it’s more difficult to get you qualified and get things in line.” Danette adds, “Jared put in the work and was super responsive. He was on top of it.” While the waiting was one of the hardest parts for the Heinle’s the months of patience have paid off and the family couldn’t be happier with their new home. “We’re just grateful to everybody. We’ve watched it the whole way through so to every contractor from painters to plumbing and electrical people, we’re just grateful for each and every person,” Justin says. Danette adds, “Honestly it came together better than we could have dreamed. It was such a blessing to be a part of this.”

Every year we feature homes decorated for the holidays in our December/January issue. This year we have homes from Minot, Williston and Bismarck featured. Each home is perfectly decorated to match the overall, year-round design and feel of the home. It is such a treat to get a peek into these gorgeous homes and get a little more into the holiday spirit!

Bismarck Stella’s Decor

Christmas might be D’Arcie Malsam’s favorite time of the year, and her store Stella’s Decor reflects her enthusiasm for the holidays. Every year, the store transforms into a winter wonderland and D’Arcie and her mother Barbara Weekes, co-owner of Stella’s, love to help people decorate for the holidays. “Usually we have [people] pick out something they like so that we know what direction to go and then it’s easy for us to build off that,” explains Barbara. While Stella’s started out as mostly home decor mixed with vintage and repurposed items, their customer’s interests seem to be in a different area. “As we’ve gotten busier it’s harder to do the repurpose, but we still try and add more vintage items to everyday

Refined vintage items. We’ve evolved a little bit into a gift store too because it seems like people want that. We were voted best gift store in Bismarck,” says D’Arcie. Just like her store, D’Arcie’s beautiful home definitely feels full of holiday cheer. Each room is brimming with festivity without feeling cluttered. D’Arcie was able to achieve this by creating and sticking to a modern theme mixed with traditional and vintage touches. Incorporating colorful pompoms into her Christmas tree with traditional ornaments is a perfect example of her theme. “It’s a way to mix something a little fresher into a traditional tree,” D’Arcie explains. “It gives it a new look but then you can

keep all those ornaments that mean something to you. You can add a few bulbs that make it cohesive or the pompoms give it a cohesive look. It’s not just a mix of ornaments that mishmash.” Part of the reason D’Arcie’s home feels effortlessly festive is the prominent green cabinets in the kitchen. D’Arcie explains, “I like green. It’s hard to make myself not put green everywhere. I have to be aware of it because we have it in our rug and our kitchen, and then our bed.” Even the towels in her bathroom are usually green. Because of this, D’Arcie is careful to choose decor that complements the deep green hues she has in her home year-round. D’Arcie’s passion for decorating has been passed down to her 10 year old son Oliver. “He loves to decorate… so in his room I always let him do what

he wants to the tree. This year he took the light-up candles we usually put out here… He picks out his own ornaments and comes up with his own vignette in his room,” describes D’Arcie. Oliver’s taste for decorating is not limited to his own room however, and Oliver’s influence can be seen in the decor around the house. “He likes to decorate with me,” D’Arcie says. “We had a Santa hat on our deer, and he’s like I don’t think that looks quite right, let’s take that off. And I was like I agree, so we took it off. It’s kind of funny because he’ll come in and tweak things that he thinks look better… sometimes I leave it and sometimes I change it right back,” she admits, laughing. A lot of the decorations D’Arcie incorporated into her home’s decor have come from family. Her grandfather made the Christmas trees on her

Barbara made the stockings that hang above the fireplace. “I got the wool from the Wooly Girls… at the Mandan art fair,” Barbara tells. “Then Oliver, after he was probably 6 or 7, he goes ‘Grandma, why didn’t you make me a stocking?’ I said, ‘Because you weren’t here,’ and he goes, ‘well don’t you think I should have one to match?’ So I was like, oh I’ll never get that wool, but I went online and found the Wooly Girls and I messaged and said, ‘do you still sell wool,’ and they said, ‘we do’ and I said, ‘okay I’m going to send you a picture of the stockings with the wool I got,’ and they sent enough for another stocking, so I made him one.”

Not only are some of D’Arcie’s decor handmade by her family, but many of them are also pieces she has held onto for years like the snowmen in Oliver’s bathroom and the Santa on the mantel. “People say a lot, I just have so much Christmas stuff, and I say, I do too, because I’ve always just loved Christmas, but last year I got rid of snowmen because I had them for 20 years. They were in great shape, I enjoyed them, but it’s fun to add new pieces. So you can add a lot of little pieces to what you already have and then it makes what you already have feel fresh. It’s not the same as every year.” D’Arcie Malsam’s home exemplifies how beautiful the blending of old and new traditions can be.

Minot The Market on 4th

Sometimes the best thing you can do when creating is just highlight the beauty that is already there. This modern home overlooks the city of Minot and the surrounding prairie, and its layout features its beautiful view. “This was not at all what I had originally planned on building,” says the homeowner, “but I happened to be driving by one day and noticed this lot was for sale, and decided that if I was going to build on this lot I needed a house like this.” The homeowner came up with a rough sketch which they then took to an architect who drew up plans. After some refining on the homeowner’s end, initial construction began in the fall of 2018 and completed in the winter of 2020.

Modern

Minimalistic The modern minimalistic style of the home attracted the attention of Kelsey Stone, owner of The Market on 4th in Minot whose personal style is also modern. “I absolutely love the architect and everything about the house,” says Kelsey. When she was brought in to decorate the home, Kelsey knew she wanted to keep the decor simple but bright to showcase the home’s clean lines and minimalistic structure while still making the space feel festive. “The house didn’t need a ton of decor because of the beauty of just the way it was, so I just wanted to keep it simple, but also bring in a little bit of Christmas to it,” she explains. Because of her attention to detail, the home’s open concept flows together, united under Kelsey’s careful hand.

w w w . r i ver a n dr a nch m aga z i n e . com

In the large kitchen, Kelsey kept things elegant. “The kitchen honestly did not really need any decor because it’s beautiful,” she explained. The gorgeous Cambria quartz countertops and full-height backsplash were installed by Fabricators Unlimited. “We did a lot in this home and it is beautiful! Everything is Cambria. What was really cool is that we did a full height backsplash in the kitchen which really adds a wow factor when you walk in,” Kelli Thompson, Sales-Showroom Manager at Fabricators Unlimited, said.

Christmas decor should reflect your personal Christmas traditions.

RIVER + RANCH MAGAZINE | December 2021 - January 2022

Because she did not want to take away from the kitchen’s inherent beauty, Kelsey just added small accent pieces. In addition to small traditional Christmas signs and pops of greenery, she incorporated Christmas themed towels and mugs to subtly create a festive theme. These cheerful details brighten up the space with classic red and greens. “When we came in we wanted to add some color to the kitchen,” Kelsey says. “We loved the dining area, especially with the big windows, so we wanted to keep that a little more simple color palette.”

w w w . r i ver a n dr a nch m aga z i n e . com

The kitchen opens right into the living room, where Kelsey’s holiday influence becomes slightly bolder. The red furniture immediately captures one’s focus. Kelsey chose small decor that would complement these items and not feel overwhelming. The living room’s mantel is another important focal point of the space. “We made sure to add some trees and fun decor on there,” says Kelsey. In the dining room, Kelsey added candlesticks to the beautifully crafted table runner decor to add height. Simple and stunning, the dining room, kitchen, and living room all feel like the perfect place to gather with family or friends on Christmas. If you are worried about decorating for Christmas, Kelsey advises to not overthink it: “Just do what you like. A lot of holiday decor has stories behind it, and if you have old stuff, like I have stuff that my grandparents and parents have passed down, you can always mix old and new. It’s always fun to add to it throughout the years.” Christmas decor should reflect your personal Christmas traditions.

Market on 4th, owned by Kelsey, opened six years ago. “There was a group of us that opened it. It was basically a group of creatives that wanted somewhere to sell their products they made. Since then it’s evolved quite a bit, but we do have like 50 small businesses that sell within the store. Through the years we’ve brought in a lot more gifty type things, and home decor, but our big thing is that we get new stuff in every weekend. We get a limited quantity amount of products, so… if you do get something, you’re not going to see it in every home in Minot,” explains Kelsey. Every year all four rooms in the store are decked out for Christmas with all new decor. When she goes to market, Kelsey buys what she believes will complement each other. “I’d say our look this year is bright and fun, a lot of woodsy type things, but with red and green,” she describes. For all kinds of holiday decor, Christmas gifts, or just inspiration, check out Kelsey’s beautiful store The Market on 4th located right off 4th Avenue in Minot next to the Dairy Queen.

Walking around this home, you can’t help but get excited for Christmas. The whole space Jean decorated feels welcoming. She united the open floor plan from the kitchen, through the dining room, into the living room by decorating each space in the same theme. “I can visualize anything, so once I saw [the home], I pulled things together, and then sketched them up,” described Jean. “Then we grabbed those things, packed them up, and brought them in.” The bright red she incorporated is a visual cue of the unitive theme, while the other bright colors were an intentional way to add cheer and warmth

to the home. One of Jean’s strengths is judging the scale of the room and choosing her decoration’s sizes accordingly. The scale of the home demanded decorations that wouldn’t overpower the home’s structural beauty, so Jean added smaller pieces that were bright in order to tastefully add color into the rooms. The entire home feels cozy and homey. “It is a great open space for the holidays, especially for entertaining family and friends. It’s just very warm and welcoming with warm neutral colors for everything that set the tone,” describes John Bowman, a project manager for Paramount Builders. One of the most inviting parts of the space is the living room, particularly the fireplace mantel surrounded by the bookshelves. When asked how she came up with the idea for its festive arrangement, Jean responded, “I RIVER + RANCH MAGAZINE | December 2021 - January 2022

just thought of it, and there it was. It’s just instant, I don’t know,” she ended, laughing. Beverly Salmen, owner of Home Comforts, added, “She dreams about it and wakes up with an idea in the middle of the night, and then goes back to sleep.” Altogether, the classic decorations with sentimental touches create a warm and festive atmosphere for the future owner of this beautiful spec home. Stores like Home Comforts start buying their Christmas decor way before anyone is even thinking about Christmas, and Beverly and Jean are both heavily involved in preparing for the holiday season. holidays are so busy for the two of them, they do need to decorate their own personal homes for Christmas far in advance. Despite their constant holiday activity, they both say Christmas has not lost its charm for them, and their partnership makes this possible. “It’s worked out really well,” explains Beverly. “Jean and I just click. I’m better at buying, keeping the orders going, getting the invoices, keeping in touch with the vendors, and all those kind of things. When it comes in, I turn it all over to Jean, and she puts it out on the floor for me.” While the two of them work perfectly together, the fact that they are business partners is due to almost pure chance.

Beverly moved to Williston with her husband Dale who had gotten an oil field job. The pair recognized a need for more retail stores because the population boomed in Williston, but the retail side had yet to catch up. They opened Home Comforts together in 2017. Jean moved to Williston from California to be closer to family around the same time Beverly opened up the store. One day, Jean noticed Home Comforts and wanted to check it out. Beverly and Jean struck up a conversation and Beverly discovered Jean used to work as a designer for Pottery Barn. “And after she left, I said to Dale, ‘we need to hire her.’ He said, ‘how are we going to afford that?’ I said, ‘I don’t know, but we’re going to make it happen.” They reached out to Jean, much to her delight. “I was like, this is the kind of thing that I like to do, and I can really help with merchandise buying, and do design work,” described Jean. “It started out slow, and now I’m really busy.” Jean has helped with home renovations and does regular design work for clients.
