FROM THE PUBLISHERS This issue marks the third anniversary and the start to year four of printing River + Ranch Magazine. We have loved every minute of producing this magazine. Getting to see all the amazing ideas people have for their homes, and their willingness to share them with our readers is so fun. It’s the start of a new year and I am pretty sure everyone is ready to start fresh. As we look to the future it’s always good to reflect on the past. Follow along as we make our way through time, looking at the architecture from our iconic and timeless neighborhoods. Read how the incredible design of a Tudor style home captured the eyes of a young couple who have made it home for the last 30+ years. See how another family found their dream house and have kept the unique aspects of the original design and architecture from when it was built in 1971. A History of Architecture Continued... Bismarck is a vibrant city with a storied past. Join us as we explore the history and architecture of some of Bismarck’s most well-known residential areas.

The Cathedral Area Historic District The Cathedral Area Historic District, located just west of downtown Bismarck, is a charming neighborhood established in the early 1900’s. Also known as “The Hill” the neighborhood is situated just before the top of a hill. In its heyday many of Bismarck’s prominent citizens were drawn to the Cathedral district including CB Little and Wild Bill Langer. The eclectic mix of architecture on the Hill makes for an entertaining drive through the area.

Highland Acres Highland Acres is a development in western Bismarck created by the Bismarck Veterans Homeowner’s Cooperative Association. As soldiers began returning from World War II a housing shortage took over the nation and Bismarck was no different than any other town, homes were needed.

The various styles of homes keep your eyes guessing as you travel street to street, and makes for an enjoyable way to spend a Sunday afternoon. While the cut stone and shingle home of CB Little is one of the more recognizable homes in the area, you may be hard pressed to choose a favorite. Does the stucco and timber of a Tudor Revival home trip your trigger? You’ll find it in the Cathedral District and on pages 1222 in this issue. Can you imagine yourself reading on the front porch of an American Bungalow, then you can imagine yourself on the Hill. Colonial Revival homes and homes

Highland Acres was the answer to the housing shortage and while it took longer to build than any had anticipated the result was a thoughtfully planned out neighborhood that highlighted all the right things. The wrong things, like power lines, were relegated to the back of lots. The result is clear sightlines to peer down the subdivision’s meandering roads. Highland Acres homes were built with similar designs, but each had enough of its own style to add variation to the neighborhood. The subdivision is home to some of the best examples of midcentury modern residential architecture in Bismarck. A clean, minimalist aesthetic, large windows, and angular structures are characteristics in mid-century modern

This concept is known as infill. Infill is the development of vacant urban land that has gone undeveloped while the land around it was developed. Because of the relative newness of the plan, we are just now seeing residential infill development in properties like Kessel Run which you can read all about on pages 36-47.

Infill and Redevelopment In 2016 the City of Bismarck created the Infill and Redevelopment plan to address the growth of the city within its existing footprint. Instead of growing out, the City

Margie had studied abroad in England, so she loved the English Tudor style with the steeply pitched gable roofs, elaborate masonry chimneys, decorative exposed wood framework, and stucco-based exterior. The home has a screened-in patio, another item on Margie’s wish list. For Greg, the expert craftmanship of the home was a big draw. “One thing that was very noticeable was the quality of workmanship,” describes Greg. “The unique wood catches you right away.” The home also has cathedral ceilings, plaster sculpted walls, and an easy-tomaintain yard.

Over the years, the home has undergone renovations large and small, but the integrity of the home has remained constant. “Pretty much every wall, every floor has been redone, but we tried to keep with the older style,” explains Margie. The Enersons did not want any remodels to look like add-ons, so they ensured the home’s updates flowed with the rest of the house.

In 1995, the entire roof needed to be replaced, so the Enersons took that opportunity to create a master suite upstairs which is uncommon in older homes. While renovations were underway, they found many interesting things in the walls including cigarette packs, glasses, and toys. The master bath features art deco flooring with ceramic tiles. The bedroom and bath were renovated again two years ago.

The Enerson’s home is on the Historic Registry, so they were also the beneficiaries of a grant from the Historic Preservation Fund in 2004 which enabled them to do cedar shakes, a more traditional, well-fitting door, and have the windows re-caulked on the outside. In 2012, the house underwent another remodel that added an additional garage stall and a man cave for Greg. The kitchen has also been remodeled at various points, but the cabinets are still from the previous owners 1962 remodel.

Margie is proud of how many people are maintaining their older houses and investing in them. The Enersons love their own home and the gift that it is to them. “We love to have dinners. We love to have friends over in the backyard with the screened-in patio. It’s just always a good home to entertain in,” expresses Margie. The home holds many fond memories for the Enerson family from over the years, blending the new and the old in a delightful home with a historic past.

There are five bedrooms on the second level with a comfortable living area on the main floor. Gina loves the home’s layout. “In this house the layout is such that you feel like you are very much a part of what’s going on in the other room, but you still have walls,” explains Gina. “I also like to decorate, and I felt like it had so many neat places.” The home’s entryway with the remarkable spiral staircase was what finally sold Gina on the house. The Gordons bought the home from the original owners in January 2017. They spent about five months remodeling it before moving into the house in late June. During renovation, they found the home’s original plans in the basement which revealed some interesting facts about the house. A few of the home’s aspects had been altered or completely left out of the finished build. For example, the plans detail a balcony off the master bedroom and a fireplace in the formal living room that are not there. Gina also believes that her large walk-in closet was originally a baby nursery but was converted into a closet later by the original owners. 32

This end of the mid-century home has good bones, and Gina wanted to keep the home’s character when remodeling. The only wall that had to be taken out for functionality was in the kitchen. Besides this, the only changes made were cosmetic. “It’s a unique house because it can take on anything you do to it because it has all this character,” describes Gina. Gina preserved the den and formal living room, keeping them mostly for their original purpose. The wallpaper in the entryway and front hallway was put in by the original owners and seamlessly fits into Gina’s modern vintage style.

While Gina preserved the integrity of the home, she also managed to design her new home in a style she loves. “Anything I did with the last house, I did for re-sale,” Gina says. “So then for this house, I decided I’m not doing this for re-sale, I’m doing this for me-sale. So everything that was kind of daring, I was like I’m just going to do that because I don’t plan on leaving, this is what I want to do, and I’m not going to play it safe while I’m spending all this money anyway.”

Much of Gina’s style can be described as Hollywood Regency featuring the style’s bold colors, patterns, and textures. The home may have been built in the early 70s, but the plans were designed in the 60s, and Gina returned to this era with pinks, turquoises, purples, golds, and silvers. “It’s something I always loved as a child,” explains Gina. Her furniture and lamps are also in the Hollywood Regency style. The Regency influence is prominent in the decor of the master bedroom.

While remodeling the home, Gina received some pressure to rethink her designs. The person Gina hired to wallpaper her den was worried she would regret the full room wallpaper coverage. The white brick wall outside her home received criticism from nearby golfers as it went up. However, Gina stuck to her vision and loves how it turned out. Gina’s eye-catching style brought bold colors and patterns to her home without losing any of the home’s integrity. Gina’s commitment to modern vintage and Hollywood Regency and the stylish result is an inspiration to decorate your home how you want, not simply according to the trends. Don’t be afraid to try a different style you love. There are many gorgeous styles out there, waiting to be discovered and brought into the 21st century like Gina’s beautiful house.

The condos were built and sold out in 13 months. “As far as aiming for your demographic and hitting across all sectors it was a major success in that regard,” Logan says.

Challenges of an Infill Property Kessel Run is an infill property. Infill is developing parcels of land that have not been developed for a period of years due to zoning restrictions. “In the case of [Kessel Run], it was vacant for 30 years and nobody had built on it because our zoning ordinances prevented any development on it. So, we had to go through a really extended approval process to get the project approved through the city,” explains Jake. This was vastly different than working on a traditional residential project. “We didn’t know what it was going to be until we worked through planning and zoning and we had to go through all the restrictions that we had on the site. It kind of backed us into what the structure was going to be and the overall aesthetic was a choice of materials we liked,” says Tanner.

With Challenges Come Opportunities While the Kessel Run lot size and the infill nature of the project created unique challenges it also offered interesting opportunities. Just 37 feet wide, the entire building is a rectangle. “You can make a rectangle look like a lot of different things. We didn’t want to go over the top with anything, but we wanted the units to be a nice addition to the neighborhood,” Tanner says. Functional lofts are a smart use of what would otherwise be attic space. Window size was another design aspect that was given special consideration. “We wanted the windows to feel large enough to let light into those middle units,” Tanner adds.

Fresh, New, Modern Design The modern aesthetic of the units was designed with a specific demographic in mind. “We were targeting young professionals, so we went with minimal, modernistic materials,” Jake explains. When it comes to the specifics of the exterior Tanner likes to stick with a formula of 3 to keep things simple and visually pleasing. “Three materials are a good goal, and we have a few different elements here. We have a dark Hardiepanel, and we have the light lap siding, and then we have some natural wood to kind of warm it up,” he explains.

Outside In The exterior design is carried through the interior of the units giving each home a clean, cohesive look. Concrete floors anchor the light and airy feel of the main level. “We have a dark gray concrete floor and light white everything with the walls,” explains Tanner. A wood staircase and wood accents throughout warm up the space. There are hard surface countertops in the kitchen and a double vanity and walk-in closet in the master. Through the unique challenges presented by the infill nature of this build Logan and Tanner enjoyed the project. “This project was really fun because we’re used to working with the homeowner. This time we got to work with the investor.”

During a build or renovation, architects are typically involved from beginning to end and this project was no exception. “We prefer that because we can convey the design idea all the way throughout the building,� explains Jessica Egge, Assoc. AIA. Ackerman-Estvold helped develop the plans right from the start of the project, making sure all the spaces in the newly renovated space would fit together. Then, they developed details for the contractor to work from as they built. The renovation for this historic building involved a full gut job and included replacing all the internal systems like mechanical and electrical. Finally, AckermanEstvold helped pick out the finishing details such as the tiles and colors. The result is a fun combination of new and old, with the preserved brick walls and bright modern colors.

The name, High Third, is a callback to Minot’s history. High Third was the name of the red light district in Minot. The city also has a storied past with bootlegging and High Third’s goal was to preserve the building and district’s history. The food and drinks served are a nod to this time period. “The building had a lot of history to it and that’s something we wanted to preserve,” describes Paul Breiner, AIA and lead architect on the project. Each level of High Third has a unique name that directly ties into Minot’s history. The first level is the restaurant named Bostow. The second level is the Vendome bar with access to the rooftop patio, located on the adjacent building’s roof. The third level called The DeeDee is the event space which can be reserved for small private events.
