When designing and building homes Jason Frank of Diversity Homes likes to think outside the box. His creativity and innovation don’t stop at the home itself, they hold true for his garages as well. He explains, “My philosophy is nobody on your street knows what your house looks like on the inside, but everybody knows what your garage looks like because your doors are open in the summertime. I like to showcase the garage.”

Jason’s garage is the perfect example of his philosophy and the work the builder is capable of. He routinely uses his space to show clients options that Diversity Homes can offer. An example of his innovation is the unique way Jason stores his cars. “I did a whole bunch of research on car lifts,” Jason explains, “I grabbed the biggest lift with the capacity to lift two cars and used another lift for one car. I installed pads, combined the two and created one lift.” The result is a maximization of space that allows three cars to go where one would typically fit. While Jason doesn’t drive these cars every day, the process to get the cars down is simple and takes about five minutes to do. Jason installed windows on one side of the garage to display his fast cars and mimic the look of a high end, exotic car dealership.

Jason got creative while finding a way to utilize the extra space created by the height needed for the car lift. He was originally going to use the space as storage, but the avid long-distance shooter decided to use it as a gun room instead. His rifles are locked in a fireproof space that is convenient and easily accessible . Slat board allows Jason’s rifles to be stored in multiple different ways. “This set up could be installed anywhere and many hunters have decided to go with this feature once they see it in the garage,” Jason says.

The shape of this garage is also unique “I like this L shaped garage because it gives me a little space to work on things,” Jason says. He enjoys rock crawling with sideby-sides with family and friends. The space allows him room to work on the vehicles should they need repairs or additional work.

Another unique feature of this garage set up is the secondary garage behind the main garage. “A lot of houses that Diversity Homes builds will have these secondary garages. It’s a good, innovative way to use space,” Jason says. The secondary garage was born out of necessity and stores everything that typically clutters a traditional garage.
Epoxy flooring and glass garage doors complete the look of this sleek, state-of-the-art garage.

The spacious garage is sectioned off into separate areas all of which have different functions. The huge stainless-steel sink is perfect for cleaning fish as well as rinsing outdoor hunting and fishing equipment. The sink is located right next to a storage closet and near storage lockers making the transition from cleaning equipment and storing it an easy one. Storage lofts above the closet wall are closed off with custom doors creating a finished, streamlined look to an otherwise potentially cluttered space. An ice maker adds convenience when filling coolers for long days on the water either fishing or pontooning.

This home is situated on a farm so a bathroom in the garage was a must. “For the homeowners being able to come in from the farm and use the bathroom in the garage is great. They’re not bringing dirt from the farm into the house,” explains Jeremy. Any dirt that is brought into the garage can be quickly vacuumed up by the central vac unit. A long hose and various attachments allow for the cleaning of even the smallest crevice.
The wood feature wall along the right side of the garage is something you won’t see in garages every day. The homeowner requested the rough sawn pine wall to display hunting mounts. The large window at the back of the garage offers great views of the prairie that can be taken in while relaxing in the garage’s hang out area. The area is made complete with a bistro table and tv.

Additional elements that add to the function of this garage include a ceiling fan, polished concrete flooring, and drains. While it may seem odd to see a ceiling fan in a garage Jeremy explains, “We always do fans on our garage ceilings in our custom homes so that in the winter when vehicles are dripping with water the fan moves air and dries out the floor.” Drains also help to eliminate excess water brought in by vehicles or by the washing of the polished concrete garage floor. The floor was finished by Garage Logic and Midwest Doors supplied the garage doors for this build. A heater keeps the garage climate controlled while diamond plate at the bottom of the bathroom door and door to the interior of the home keep the doors in top shape.
The homeowner’s love this garage. “It functions well for them and they are very pleased with everything,” Jeremy says.

FORM & FUNCTION ‘MUST HAVES’ FOR YOUR PERFECT GARAGE STORY: JENNIFER KRANZ
|
PHOTOS: GLASSER IMAGES
Creating spaces that have both form and function are a specialty of Jeremy Kukowski’s. The owner of Creative Touch Homes believes each space in a home should be utilized to its fullest potential, garage included. Read on to find out Jeremy’s list of ‘must haves’ for your perfect garage.

RIVER + RANCH MAGAZINE | FORM & FUNCTION
Must Have #1: A Bathroom A bathroom in the garage idea came from living on the water. “It was a must because of coming in off the water but now, after having it in my garage, I highly recommend a bathroom even if you don’t live on the water,” Jeremy says. The bathroom is a balance of comfort and convenience. Kids and adults alike don’t have to take their shoes off or worry about getting the house dirty while playing outside or working on the yard when they need to use the restroom.
Must Have #2: Slat Wall The slat wall in the Kukowski’s garage is the perfect storage spot for all things kids. “Our theory with the kids is if they have their own spaces to store their stuff it’s a little easier to teach them how to keep their own stuff (left) HRX Mower and (right) FG110 Tiller available at Open Road Honda
organized,” Jeremy explains. Bikes, bike helmets, and balls are just a few things that can be found in the kid’s storage area.

Must Have #3: Mud Room Landing Area A secondary mudroom space equipped with spots for boots and coats is located next to the door to the interior of the home. This area helps keep everything clean inside the house. “To me the garage is the first stopping point. You’ve got hands full of stuff and kids full of stuff and it becomes the space where you can drop all that stuff and not drag it into the house especially if it’s not clean,” explains Jeremy.

Must Have #4: Storage Lofts The Super Cub available at Open Road Honda
The evolution of the storage lofts in the Kukowski’s home is another example of form and function. It didn’t make sense to build tall closets to match the height of the ceiling, so Jeremy created the lofted area above the closets for functional storage space.

For many people condominium living is about convenience. Kristy Sebelius and Wade Vogel built condominiums that not only offer convenience but stand out with quality and design. Their quality and design didn’t stop with the living spaces of their homes, it includes the garage as well.

The oversized, two stall garages in the Premier condominiums are front and center of each home. Immediately distinguishing the homes from other condos are the five window garage doors. The garage doors set the stage for the light and airy feel of the homes and offer interesting, eye-catching curb appeal.
A completely finished space, the garage of each unit has a drain and epoxied floors by Armour Floors. The garages are insulated and plumbed for heat, and the walls are painted the same color as the interior walls of the home. Black rubber baseboards elevate the look of the normally utilitarian space and protect the lower part of the walls from the dirt and dust that can accumulate in a garage. Finally, an easily accessible utility closet is located at the back of the garage.

PUB & PONTOON A FOREVER LAKE HOME WITH ALL THE PERKS STORY: JENNIFER KRANZ

Looking for a quiet, relaxing place to get away from a stressful work life Kurt and Judy Steiner rely on Lake Sakakawea to find that place. “We always liked Sakakawea, it was always our favorite” explains Kurt. “I grew up camping and when our girls were young we camped all the time.”
The Steiner family began trekking to Lake Sakakawea with a camper and pulling a boat. Now, they spend their weekends enjoying life on the third largest lake in the United States.

When the Steiner’s decided to build they wanted something closer to the water but because Lake Sakakawea is controlled by the Marine Core of Engineers that wasn’t possible with a new build. “The downside is we don’t have big trees, but the nice thing is we have great access to the water and docks,” Kurt says.
Access to the water and the docks is important to the Steiner’s. Fishing and floating are their favorite activities on the weekends. “We have four grandkids now and when the grandkids are here we are on the pontoon floating on the lake. That’s what we like about Sakakawea, it’s huge. You can spend all day and go one hundred miles if you want,” Kurt says. With all the boats and fun toys the Steiner’s own it was essential to have a large garage space to store everything.

The couple knows the importance of an indoor space with outdoor access on Sakakawea. “There are some days that the weather is not the greatest and it’s real windy.” Having an east facing room with a garage door is perfect to enjoy the beauty of the outdoors and to stay protected from the weather.
The décor in the garage ranges from neon signs to a stone bar topped off with wood and metal accents throughout. There is even a wallmounted canoe that the Steiner’s got from the Ground Round remodel.

Most people use their garages to park cars, store lawn care items and maybe house a toy or two. Linda and Mark Barstad have taken a different approach to their Blacktail Drive garage and use it as the main hangout space of their home. What started as a single stall garage has evolved into a space for the entire family, adults and kids alike, to enjoy. “[The garage] has evolved from a tiny, single stall garage with a dart board between the rafters to a real family spot, explains Linda.

Sitting on a lot that Linda and Mark have owned for forty years, vehicles are the last thing you will see stored in their garage. “If its stormy vehicles are parked in here but most of the time it’s our playroom,” Linda says. Heated floors help create a warm space to celebrate in the winter months. “The Christmas decorations you see on lawns in town are up in our garage,” Linda laughs, “Our grandkids love walking in and seeing Snoopy and a blow-up bear in here.” They’ve even had a Christmas photo booth in the garage, too.
In the warmer months, a screen can be pulled down to cover the garage door opening and works to keep bugs out. A ceiling fan keeps the garage cool and two beverage refrigerators ensure cold drinks are always close by. For Linda, a bathroom was a must have feature in the remodeled garage. “The kids come in wet from the water and now they don’t have to go through the house. It’s our most used bathroom in the house,” Linda explains. A big utility sink was close to the top of the must have list, too, “The dog gets a bath and our huge cookers get washed there,” Linda says.
GRAND GARAGES | RIVER + RANCH MAGAZINE
You won’t find much storage in the Barstad’s garage. A four-foot crawl space under the house acts as storage for Christmas decorations and their grandkid’s toys and their grilling stuff has its own home in the garage. “This is our play place. If it needs to be stored it probably doesn’t belong in here,” Linda smiles.
