Q: WHAT IS DATA SPRAWL AND HOW TO COMBAT IT?

A: Data sprawl describes the exponential growth of information contained within an organization’s digital environment. The conversion from paper files to digital has triggered a cascading effect on data retention. Managing the duplication of data may seem overwhelming, and backing up redundant or outdated data is costly. Unsecured data locations are a security risk. Consolidate data into a central repository, or a single source of truth. This will help employees find information more efficiently and record keepers determine if data is being duplicated or stored in risky areas. A single data source can streamline audits and classification.

Organizations need to create a clear set of standards for data governance. If there were retention and classification policies for physical data, they need to be modified for digital data, or new policies developed for data types not previously covered. There are a myriad of services and software available on the market designed to help classify data, apply compliance standards, and implement retention policies. Data sprawl is the responsibility of everyone on your team and will require company-wide acceptance and standardization.

Q: HOW DID ALL THAT SNOW THIS YEAR AFFECT COMMERCIAL REAL ESTATE?

A: We experienced a near record-breaking snowfall amount this last winter. And property owners and managers were scrambling to remove the snow. As the winter continued, fewer parking spaces were available replaced by giant piles of snow that had to be loaded and hauled out (very expensive). As if blading and pushing the snow multiple times per week wasn’t expensive enough, they had to pay even more to find a place to dispose of it. And here is how it hits all of us: Higher rents and more operating expenses. As a tenant, most leases include these expenses in the CAM (or Common Area Maintenance) amount. Which historically have been in the $4.00 per square foot (annual) range. This year owners have experienced snow removal invoices of over $10-20,000. Or double that of an average year. Calculated out to each tenant’s pro-rata share, Landlord’s are seeing this expense go up $.50 to $1.00 PSF per year. If you are in a NNN lease, your CAM expense could increase around $1.00 PSF in 2023. And if you are not in a NNN lease, these are still expenses that will affect your rental rates.
