Letter from the Editor Dear Readers, It’s the beginning of a new year and it should also be the beginning of a better life for all of us. Parnassah is an important part of living a better life, especially for those who are not satisfied with their current income or the lifestyle that their jobs or businesses demand from them. It seems to be in the air. People are talking more than ever before about businesses and new opportunities—even people who never had any thoughts or plans about owning a business before. They come to me with ideas and questions which range from “What type of business can I start?” to “What do you think about importing ‘ACME’ products?” A significant number of aspiring entrepreneurs commonly ask how to go about finding the right opportunity for themselves. Here are a few suggestions as to ways to find or discover the new opportunity you may be looking for. The first thing I recommend people to do is to talk to people — family, friends, acquaintances, professionals, shul members and anyone else who “can fog a mirror.” I would start asking anyone who comes within three feet of me a few simple questions such as: “I’m thinking about starting a business, any ideas?” “Do you know someone who needs to expand his/her business?” “Do you know anyone selling a great product?” “Do you have any ideas for a new business?” “What do you think would be a good business?” There are plenty of ideas out there. Talk to your accountant, financial planner, realtor, doctor, etc. They may have ideas that they never had a chance to pursue due to their being too involved in their profession. They meet a lot of people every day and are a great source of information. Make it your goal to talk to a lot of people. Go to places where entrepreneurs hang out together such as networking meetings. Sign up for all networking meetings within a two-hour driving radius. Attend as many fairs, exhibitions and trade shows as possible. We were exhibitors at last month’s expo “The Event” and many people asked me if there was an opportunity for them within our expansion plans. That works. I gave to two entrepreneurs an opportunity to work with us. Both started already and are doing very well. You can also look on line for ideas or business opportunities. Find out what’s working in other places. Look for great products you may be able to import or for great manufacturers here that may be interested in exporting their products. You can certainly utilize your overseas contacts and your English to place products abroad or find distributors for such products. There is simply no end to good places and activities you can do to find that dream opportunity for yourself. Don’t let next year catch you at exactly the same place where you are now — but a year older. Go for it. Make your life more interesting and exciting. May you and yours be blessed with a new year full of good health, happiness, parnassah and personal growth. We hope to contribute to it to some extent.

A New Year – A New Message By Helen Abelesz

t is so easy to get caught up in our busy lives that we rarely stop and think about where we are going and if we are headed in the right direction. Elul and Rosh Hashana are the perfect times to reassess our lives and think about where we are headed and how we want to improve and grow. Am I living up to my potential? Am I raising my children well? Am I able to do the things I want to do? Many people realize that they are setting the same goals each year or that they keep on promising themselves--next year. Have you made any real changes in the past year? Do you make the same goals every year at Rosh Hashana? Have you achieved them or will you set yourself the same goals again? What are the goals that you should be setting for yourself? It’s often difficult to know but with just a little help we can identify realistic goals and then set out a clear map as to how we can achieve them. Chaya* was very frustrated with herself. She would look around at other mothers. They all seemed to be coping with all the hustle and bustle of raising children and keeping a home. They seemed to be happy and organized. Why couldn’t she be like that? She was just finding everything too much. Why did she have to shout so much at her children? Why was her house always a mess? And why was making Shabbat and Yom Tov always so overwhelming? Chaya realized she needed help. She gave me a call. We spent much time working out what Chaya was good out and what wasn’t working in her life. From these lists we were able to choose two goals that she wanted to work on. Chaya began to focus on these aspects of her life. She recognized that she always had this one sentence going around in her head, “I’m not

good enough.” This colored every aspect of her life. She felt like she wasn’t a good enough daughter, wife, mother or friend. She discovered that this was a message that she had been giving herself for as long as she could remember. She discovered how this “old story” negatively affected how she reacted and behaved in different situations. We then questioned whether this “old story” was actually true. We focused on what it means to be good enough. How does one define being good enough at anything? We all can only do our best and then ask Hashem to help us to achieve what we want to achieve. Chaya began to recognize that she was saying to herself, “I’m not good enough” and changed it to “I’m doing my best.” She found this to be a much more forgiving and positive message. Over a period of time, this message became more natural to her and began to seep into her psyche. Chana started to feel good about herself. She was no longer frustrated and now had the basis to move forward and choose new goals. We all have our own negative messages and old stories that we hold onto-- even when we don’t always know what they are. It’s not always easy to identify them and know when you tell yourself this story. With a small amount of coaching, you can begin to identify this message and substitute a positive message. This can be extremely liberating, as it was for Chaya. The Preservation of Historical Buildings in Israel:

An Old/New Trend in Israeli Real Estate

By Nicole Levin srael, although a modern country, is an ancient land. There are many early sites going back thousands of years. There are also many ancient cities such as Jerusalem, Acre, Jaffa (Yafo), Tiberius, Beer Sheva and Safed. In addition to this, the return of the Jews to their homeland sparked the construction of many towns and cities. These towns and cities were the cornerstones of the fledgling Jewish state to come. The preservation of historical buildings therefore includes the restoration of ancient cities and their adaptation for modern life and the conservation of historical buildings in modern cities. In this article I will endeavor to touch upon conservation in the modern cities in general and specifically in Tel Aviv-Yafo (Jaffa). Tel Aviv-Yafo is both an ancient city and a modern one. The origins of the modern city of Tel Aviv begin with the ancient city of Yafo. Although Tel Aviv as a city is only about 104 years old, the city of Yafo enjoys over 2,000 years of history. Yafo is mentioned in the Bible when King Solomon floated wood from Lebanon on rafts to the port of Yafo, taking them from there to Jerusalem to construct the first Temple. The prophet Jonah fled to Yafo where he boarded a ship to Tarshish. Since then, the city has been captured many times. In the past 215 years alone, it has passed from the Ottomans to the Egyptians, back to the Ottomans, to the French and back to the Ottomans again. After World War l the British ruled it until finally, in 1948, it passed to Israeli rule. In the second half of the 19th Century, several groups began to construct buildings outside the walls of the old city. In 1866, the American Colony was founded by a group of Protestant Christians 16

from Maine, USA. Their settlement was unsuccessful and they sold their lands to a group of German settlers from Wittenberg who were also Protestant Christians. They founded their settlement in 1868 by using some of the wooden prefabricated houses imported by the Americans and by building more structures of their own. In 1871, another German colony, Sarona, was established on lands which are located today near the Azrielli Towers. Seeing the success of the German colonies, Jews began to plan the first Jewish settlements outside the walls of the old city of Yafo. In 1887, a group of Jewish settlers established the neighborhood of Neve Tzedek on lands owned and bought from Aaron Shlush. In the same year, a group of investors headed by Yaakov Navon, received permission to build a railway line from Yafo to Jerusalem. The line was built by a French company and on September 26, 1892, the train made its maiden journey to Jerusalem. Soon, other Jewish neighborhoods began to appear such as Neve Shalom, built by the wealthy Jewish businessman, Zerach Baranet, Machane Yosef and Shabazi. Early in the 20th Century, another group of Jews from Yafo banded together and, in 1909, began construction on what was to become the first neighborhood of Tel Aviv, Achuzat Bayit. It is interesting to note that the founders of the neighborhood saw it as a suburb of Yafo. They enacted strict rules for the planning of the neighborhood. Each house was to be no more than two floors in height and was to have a garden in front and in the back with a certain amount of trees in each. The most important rule was the prohibition of running businesses in the homes without specific permission from the committee of Achuzat Bayit. Soon, other neighborhoods began to appear, the most prominent one being Nachalat Binyamin. However, World War l temporarily cut short all plans for the city’s urban expansion as the Turks brutally expelled all Jews from Tel Aviv and Yafo. Those that did not hold Ottoman citizenship were exiled and those that did hold Ottoman citizenship were sent north for the duration of the war. The Jews returned to Tel Aviv only after the capture of Palestine by the British Army. During the British Mandate Tel Aviv expanded in leaps and bounds. In 1934, Tel Aviv was declared a city and in 1949, the municipalities of Tel Aviv and Yafo were united into one city called “Tel Aviv-Yafo.” During this time, many important historical buildings were constructed. In Achuzat Bayit, the house of Meir Dizengoff, one of the founders and the first Mayor of Tel Aviv, was donated to the public after his death. It is from this house that Israel was declared a state. Today it is a museum. The Eden Cinema, one of the first movie theaters in Israel, was built on the edge of Achuzat Bayit. One of the most impressive buildings built in Achuzat Bayit on the corner of Herzl and Ahad Ha’am Streets was the Gymnasia Herzliya. This beautiful building played an important role in the lives of the inhabitants of Tel Aviv as it was one of the first high schools and a place of public meetings and events. It was to this building that the bodies of Jews massacred in the Arab riots of 1921 were brought and from there sent for burial. In 1926, the well-known Hebrew poet Chaim Nachman Bialik immigrated to Israel and built his beautiful and impressive house in Tel Aviv. In 1928, the Great Synagogue was constructed on Allenby Street. In 1930, the Mugrabi Theater opened for business and, in 1936, the Tel Aviv Port was established. The 1930s saw the arrival of many Jews fleeing Nazi Germany. The architects among them, many of whom had learned the Bauhaus style of architecture, began to plan buildings in this style. During the

1930’s and 1940’s a large number of Bauhaus buildings were built. It is for this reason that Tel Aviv was declared a World Heritage Site by UNESCO in 2003. Unfortunately, Tel Aviv’s star began to dim. Large neighborhoods were built rapidly in order to make room for the large number of refugees who poured into the country from war-torn Europe and the Arab countries. Many historical buildings were destroyed, the most prominent among them being the beautiful Gymnasia Herzliya, which was demolished in order to make way for Migdal Shalom, the city’s first sky scraper. It wasn’t until the 1990’s, that the Tel Aviv municipality began to make a concerted effort to preserve the heritage of the city. A town plan was adopted in which 1600 buildings were declared historical. These buildings cannot be demolished and their renovation is governed by strict rules. Why do we need to preserve historical buildings? Why not just knock them down and build better, stronger and more modern buildings? We conserve historical buildings and sites in order to teach our history to the world and to future generations. We conserve historical buildings and sites because their architecture is a form of art and just as we protect works of art, we should protect buildings of special architectural interest. Many sites tell stories that show our heritage and our history. The conservation of these sites saves our heritage for all time. Therefore, certain sites are slated for preservation above others--including sites in which an historical event took place such as Dizengoff’s house where the State of Israel was declared. Sites of local importance, such as Yemin Moshe in Jerusalem, also take precedence. Sites that show a phenomenon of national importance, such as the first moshavot, are also preserved. Sites that show a specific building culture, such as buildings built in the Eclectic and Bauhaus styles in Tel Aviv, are conserved. We also preserve buildings that were the home of famous people such as the homes of Chaim Nachman Bialik, Reuben Rubin and Shimon Rokach in Tel Aviv. The preservation of our historical sites and cities breathes life into our cities and urban centers. It brings tourism and business and renewal to places that would otherwise have been dead. There are different types of preservation. In the preservation of a single house, the house is not changed, just strengthened and renovated in the style and manner of the original structure. An example of this is the school building in Mikve Yisrael and another is the Pagoda House on Nachmani Street, Tel Aviv. When there is an entire site with a common denominator, it is all preserved--despite the fact that the architecture of the houses may not be anything special. Examples of this are Neve Tzedek in Yafo, Nachalat Hashiva in Jerusalem and Sarona in Tel Aviv. If the building is in such bad condition or has been demolished, then a replica of the building or site may be constructed. To this end, the illegal immigrant camp at Atlit was rebuilt. Very often the façade of a building is preserved and the internal division and use are changed. This is what was done with the Suzanne Delal Center in Neve Tzedek. In some instances, only a part of the façade is preserved or certain architectural items are preserved after the building has been destroyed. An example of this is the “Talita Kumi” façade erected outside the Hamashbir department store on King George Street, Jerusalem. Another form of preservation is when a building is conserved but now is used for a totally different purpose--such as the Eden Theater which is currently used to house Bank Leumi’s ar-

chives. In many instances the site becomes a museum, such as the site of Kfar Tavor. Although many of the rules governing the conservation of historical buildings prohibit external changes to the building, allowances have been made as they were in the case of 96 Hayarkon Street and the house of Menachem Ushishkin, which is located on the corner of Allenby and Hayarkon streets in Tel Aviv. Upon reading this article one would think that the preservation of historical buildings and heritage sites has won the national consensus. Unfortunately, this could not be further from the truth. Local conservationists are often forced to battle land developers and even government authorities who have no interest in the preservation of our history and heritage because of the cost and time involved in the work of conservation. To them, it is easier to just tear it all down and build something new rather than conserve the historical building. This is of course true but as a people, we lose a lot more. Due to the lack of archaeological proof, there is a heated debate among archeologists as to whether or not King David and King Solomon really existed. To many archaeologists the stories of King David and King Solomon are no more than myths -- just like Zeus is a myth. Engine Oil 101 (Yes, for Dummies)

il. The liquid gold of the last century and this. Not only does it play an important role in the world economy and in the world political arena, but without it your car engine will just not run smoothly and its life expectancy will be severely reduced. Oil lubricates the moving parts of the internal combustion engine. (See previous articles on www.biznessmag.com on how the internal combustion engine works.) It also cleans and helps cool the engine. The motor oils used in your automobile are derived from both petroleum based and synthetic chemical compounds. Picking out just the right kind of oil can get very confusing as there are so many kinds, grades and standards. Look at your car owner’s manual to find out what oil your specific vehicle needs or come in and visit me and I will help you pick the oil that is best for you. One of the advantages of living in Israel is that oil choices here are much simpler as they are so limited. That makes it much easier to pick the best oil for your car. Oil gets used up so we recommend an oil check at least once a month. How to Check your Oil: This should be done when your engine is cold (or has been off for at least twenty minutes). 1. Find your dipstick. (A dipstick is a rod for measuring the depth of a liquid.) Its location depends on the type of vehicle that you drive. Either look in your owner’s manual to find where yours is located or come by my garage to say, “Hi” and I will help you find it. (I just love company.) 2. Wipe the dipstick off on a clean, lint-free shmatta. 3. Insert the dipstick into the oil tank which is found under the car’s hood. 4. Pull it out again to see how far up the stick the oil reaches. There is a line on the 18

stick which indicates that your car does not have enough oil. You should NEVER let the oil in the car get this low. You should also never overfill the oil tank (over the line that says “full,”) as that can cause a lot of black smoke and other problems. 5. If your car needs oil, put some in (or have your gas station attendant or garage do this). 6. Put the dipstick back into the place where you found it. Oil gets dirty and contaminated. This happens gradually. But, as a rule of thumb, it should be changed any time from 5,000 to 20,000 kilometers or every three months to a year depending on how much driving you do. I recommend that you go to your nearest garage (hopefully mine) to get it changed. Your garage mechanic can do this quickly and easily. But for those “do it yourselfers,” here are some directions on how to change your car’s oil by yourself. (Not overly recommended.) How to Change Your Oil (by yourself): (Do this only after your car engine has been warmed up for a few minutes to enable the oil to flow easily—but not too much so that you get burned. You are doing this at your own risk.) 7. Get a container to catch the oil. Make sure that it is big enough and that it won’t melt. 8. Open the drain plug or nut. Once opened, the oil will drain out of your engine and into the container. 9. Remove the filter. 10. Using a new bottle of oil, moisten the gasket on the top of the new oil filter and screw it into the engine. 11. Replace the drain plug. 12. Pour in fresh oil. 13. Replace the oil cap and run the engine for 30 to 60 seconds, checking for leaks. 14. Shut the engine, wait ten minutes and recheck the oil level. Gradually add a little oil at a time until you reach the “Full” line on the dipstick. 15. We recommend that you let the oil settle an additional ten minutes and then recheck oil levels. If you are still full, you’re good to go. 16. Sell the used oil to a car garage that sells reconditioned oil. Must I give my child ™

Ritalin?

he inventor of ADHD, American psychiatrist Leon Eisenberg, M.D., confessed on his deathbed that “ADHD is a fictitious disease.” In other words, not every child who has difficulty sitting still, staying focused and learning in a traditional classroom, should be diagnosed with ADHD. This startling confession has come 40 years too late. By now, millions of children are taking a drug that they often don’t need making billions of dollars for the pharmaceutical companies. Many normal, healthy children are diagnosed by their teachers. Rather than exploring healthier options, the school pressures the parents by threatening that the child will be unable to return to school unless medicated! True ADHD occurs when there is a deficiency of dopamine in the brain which leads to erratic and disruptive behavior patterns. This occurs in only 10% of children diagnosed with ADHD. What about the other 90% of the children diagnosed with ADHD? In the vast majority of cases, something else is causing ADHDlike symptoms. It is well-worth the effort to find out what is causing these symptoms and not just drug the child unnecessarily. How can a parent tell if their child has a true dopamine deficiency or the ADHD-like symptoms are caused by something else? Observe your child. If he/she can stay focused on something of interest -- a game, a book, Lego, an art project, etc.-- for a considerable length of time (excluding computer games which may exacerbate symptoms), then most likely your child does not have a dopamine deficiency and does not need Ritalin. So what’s your next step? Let’s explore five areas which will be of tremendous benefit to your child. 1. Make sure your child’s structure (body) is balanced with OMT -- Osteopathic Manipulative Treatment. Just like wearing a tight pair of shoes or a tight hat would make anyone “nudgey” after a while, many children feel that way inside their bodies. Whether due to the normal falls and bumps of childhood or more severe trauma, a child’s body can get “locked up” and

make a child uncomfortable and nudgey so that he will have great difficulty sitting still and staying focused. For example, the skull is made up of 22 bones that are designed to move ever so slightly to accommodate the pulse of the brain. Whenever there is trauma to the head, even a seemingly innocuous fall, the bones can jam and inhibit the natural pulse of the brain. The child may not even realize that he/ she is uncomfortable but he/she can’t sit still unless the interest level is high enough to distract him/her. Have your child seen by a competent osteopath who will be able to treat the source of the pain and dysfunction so a child’s (or adult’s) condition can be healed and not just masked with medications. 2. Make sure your child is getting “brain healthy” food. Artificial colors, flavors and sweeteners are brain toxins. Sugar and high fructose corn syrup can act like cocaine on the brain and increase cravings for more. Protein in meat, poultry, fish, eggs and nuts boost dopamine levels and help us become more focused. But, when we load our kids up with simple carbs -- white bread, sugar cereals, fruit juices, soda, cookies and candy -- this decreases their ability to focus. We then expect them to sit in school and learn! Try to introduce more whole grains, fruits and vegetables. Also, make sure your child is getting a good multi-vitamin daily to make up for any deficiencies. Remember, good food makes you smarter! 3. Make sure your child is getting enough sleep. Being tired looks a lot like ADHD. In fact, Ritalin is like coffee. It wakes you up so you feel rested, but that is just an illusion. We all need sleep and children need more than adults. Children under the age of 12 need about 12 hours of sleep. Teenagers’ sleep patterns are more erratic but, as a rule, 8 hours will be fine with occasional 12 hour nights. 4. Sometimes a child misbehaves as a result of poor discipline. Discipline means setting limits, rewarding good behavior and being clear about expectations. Remember, by nature, a child wants to please his parents and teachers. Is something missing in the relationship? Does the child feel loved and secure? 5. Is your child being bullied? Being bullied can make a child dysfunctional, especially in school. After asking your child about his day in school, ask if he has any secrets that he was told not to tell to his parents. No one has the right to pressure you to do something that is harmful to your child. Giving unnecessary drugs is harmful. This is not a side issue but is a primary issue and is sometimes more important than the interest rate. Below is an analogy that I often give to illustrate the point: If I told you that I could save you 50% of your rent, you would be very interested. But, if I told you that in order to save that money you would need to move out of your apartment after six months of your one-year lease, you would say that this was ridiculous because the “saving” could not be realized since you would need a place to live in the remaining six months. In this analogy, it is clear that you need to live somewhere. The rent that you would pay would be based on the time that you were using the apartment. Therefore, if you had to move out for six months, you would not actually have any ”savings” since you still need a place to live. And you’d still need to pay rent – just somewhere else instead. When you take on a mortgage, you are not renting the apartment (or house). It belongs to you. However, the price of the home is paid with money from your account and the bank’s. Think of that as “renting” the money from the bank and your monthly mortgage payment as paying rent on that money. While the interest rate sets 20

when you take a 30-year mortgage, you will not be keeping that mortgage for 30 years. And you are under no obligation to do so either. You can still pay off the loan in full or in part whenever you want to do so. The issue to consider is the pre-payment penalty as I discussed before (but that’s another article). Therefore, the most important factor here is that the monthly payment that you are committing to should be an amount that fits comfortably into your monthly budget. By using a longer Term, you lower that monthly amount and with today’s interest rates the difference, if any, is not that significant. (It should be noted, however, that the interest rate on a 15-year mortgage can be significantly lower than on a 30-year term. But this is all academic if you are unable to comfortably afford the payments on a 15-year basis.) The bottom line is that you are not a “frier” for taking a 30year loan, if that’s the Term you need to make it affordable. Drs. Gherman and Lavi have enjoyed a personal relationship that goes back over thirty years but their professional paths have not intersected until now. Dr. Gherman was a celebrated dental student at NYU Dental School. He was accepted on full scholarship and was awarded many honors while in school. During that time, he also did dental research at the National Institute of Health, where he was respected as an exceptionally diligent researcher. Immediately upon his graduation from NYU, Dr. Gherman was accepted into the highly prestigious and selective Montefiore Orthodontic program. This program is renowned for being a very rigorous, full-time, threeyear program. Since graduation, Dr. Gherman has accumulated over fifteen years of experience in Pediatric Orthodontics. We are looking forward to benefitting from his expertise as he lends his talents to the Ramat Bet Shemesh community. Dr. Lavi did not know what he wanted to do for a living until his wife suggested dental school. After graduating with honors from the University of Dentistry and Medicine of New Jersey, he entered a general practice residency at Long Island College Hospital where he gained a deeper appreciation of dental treatment in the context of greater overall health. He became experienced with medically compromised and handicapped patients, as well as severe head and neck trauma emergencies. The following year, Dr. Lavi was recruited to be the chief resident at Interfaith Medical Center in Brooklyn, New York. As chief resident, he was responsible for handling the most difficult dental cases that came through the clinic, as well as all the orthodontics. He was also required to publish research on sleep apnea and present it at the greater New York dental meetings. The following year, Dr. Lavi entered NYU orthodontic school, where he was able to focus his studies full-time into one discipline. As soon as he graduated in 2003, Dr. Lavi began building the Ramat Bet Shemesh practice to what it is today. 22

The benefits that come from two such highly qualified orthodontists working together cannot be overstated. There are so many modalities available to achieve our treatment goals and it is impossible for one orthodontist to have experience in all of them. Every new patient is different and is a learning experience. Between them, Drs. Lavi and Gherman have treated many thousands of patients over the years. They first noticed the benefits of working together when they opened the orthodontic program in the Lemaan Achai dental clinic run by Dr. Shmuel Katz. At Lema’an Achai, Drs. Lavi and Gherman treat the most severe orthodontic cases from Ramat Beit Shemesh that are eligible for Lema’an Achai’s dental services. The benefits of their collaborative efforts were immediately apparent, as even the most severe cases became an opportunity for their unique professional backgrounds to complement each other. For example, a girl in her late teens presented with a collapsed maxilla and severe crowding. Normally, the severity of the case and the age of the patient would have made her a clear candidate for extensive orthognathic surgery. After reviewing the case together, Dr. Lavi was confident that he could expand her upper jaw non-surgically, as he had done with adults in a hospital setting. Dr. Gherman asserted, that if Dr. Lavi could expand the jaw, he could utilize bioforce mechanics to apply ideal pressure to each tooth, and perhaps the patient could arrive at an esthetic result even this late in the game, without surgical intervention. ou have finally made the decision to sell your house. No doubt that the first questions that arise are: “How much can I get for this house? What is the maximum I can expect from this property?” A common mistake made by property sellers is that they set a price according to the listings in the papers or in conjunction with the asking prices of assets that are on the market in their area. This is where professional assessment steps in. Why are these elements totally inaccurate? Properties may be listed at outrageous prices that are as far from realistic as the distance from heaven to earth. The seller may wish to get a similar “deal” but it is only after he has entered the market that he realizes, after much wasted time and effort, that the price was surrealistic altogether. As a rough estimate, the size and location will be brought into consideration for the appraisal but a more detailed assessment will include many more factors. If there is a possibility to create a separate rental unit, the property becomes very attractive to many more home buyers who are dependant on the extra income to cover mortgage payments. If your children have been running rampant and the walls and floors are a wreck and the doors, windows and cabinets don’t open and close properly, these will all affect your asking price. A good realtor will tell you to carry out as many cosmetic changes on your home as possible before putting it on the market. Dr. Yoav Orbach Where are you from? I was born in Queens, N.Y., and made aliyah to Efrat with my family as a child. I currently live in Yerushalayim with my wife and children. What made you decide to become a dentist? A person’s mouth is the gateway to their soul. The first thing you notice about a person is their smile. People share their thoughts through speech. We learn from the Chafetz Chayim the importance of “shmirat halashon” but, without teeth, a person can hardly talk. Being able to restore a person’s mouth to proper function, health, comfort and aesthetics is truly a gift. Why did you specialize in implants and aesthetic dentistry? Let me share a story: A family member spent many years at the dentist’s office trying to salvage an old bridge. Every attempt failed. Not once did anyone suggest dental implants. Needless to say, this family member now has permanent teeth on implants and a beautiful, natural smile. That, more than anything else, explains why I focus my practice on implants and aesthetics. In addition, implantology is at the very forefront of dental technology. Where did you learn and train? More important than where I trained, the better question one should always ask their dentist is: “Do they continue training and keeping up to date?” What was accepted even as recently as five years ago is not necessarily considered optimal today. I trained at the Hebrew University Dental School in Hadassah Hospital here in Jerusalem. I have continued my education with teachers and professors from around the world. I routinely participate in 28

one of the largest dental conferences in North America where I make sure to stay up to date with the latest medical techniques and technology. Additionally, I travel the country to participate in lectures and conferences on a regular basis. Please explain what implants are. A dental implant is essentially a permanent replacement for the missing root of a tooth, whether the tooth was congenitally missing or needed extraction due to extreme decay or gum disease. A replacement crown is fabricated on top of the implant and either screwed into or cemented onto the implant. Implants may also be used as a more stable support for already existing, ill-fitting or loose dentures. How about aesthetics? How you feel about yourself can be largely dependent on what your smile looks like. We all know people who are afraid to smile because of the appearance of their teeth. We also know people who have beautiful teeth but not a beautiful smile. Aesthetics deals with just that. Using the highest quality materials, we can restore and enhance a patient’s teeth and with the help of Botox and dermal fillers, we can rejuvenate their smiles. Today we can offer patients a true smile makeover. Who is a candidate for implants and aesthetic care? Anyone is a candidate. I’ve treated people as “young” as 90 years old! Technology today allows dental implants to be placed as a minimally invasive treatment that usually takes no longer than one session. Whereas a bridge may require grinding down otherwise healthy teeth, an implant allows us to restore a missing tooth without affecting the surrounding teeth. Any denture wearer will tell you of the pitfalls of a denture including needing a new one to be made every few years and looseness, just to name a few problems. Implants offer a permanent solution to loose teeth! What are the latest technical developments in the field? There are so many! CAD/CAM fabrication, highly aesthetic materials, tooth-colored implants and lasers, just to name a few. How will dental implants affect a patient’s life? Naomi, are musicians born or made? Tell us about your beginnings. Musicians are made. Some are obviously musically inclined, while others may need more to bring out their potential. Even those who are naturally gifted, though, need help to develop into a fully disciplined musician. My mother saw that I was musical when I was about two years old. When I was six, I began piano lessons with my next door neighbor in Baltimore, Maryland. From there, I continued on an intense music track which also included music theory, piano studies, recitals, competitions, chamber music and more. How many years have you been playing piano? I’ve been playing for over twenty years.

What makes a good piano teacher? Every student is a unique person with his/her own goals, skills, talents, personality and learning style. I love getting to know my students as people and understanding them--not just throwing music at them. Since we’re able to connect and communicate, the learning process is fun and enjoyable from both sides. I’ve had students tell me about previous music attempts where that connection wasn’t valued. That can really lead to a sub-optimal experience. It’s important to tap into why the student is coming. The student might be an adult looking for a release from the intensity of the workplace, a teen seeking self-expression or a kid who wants to have guided fun at the piano. There can be as many different possibilities as there are individual students! What are the benefits of recording your students? My students love recording. They can track their progress by recording their playing as they learn and improve and they can critique their own playing. When they’ve completed learning a piece, they have a copy they can enjoy listening to and can share with their friends and family. Grandparents of students have told me that they “kvell” when they receive the music via e-mail, hundreds of miles away! I also encourage students to record their own compositions. Sometimes they make up lyrics to music they are learning. It works with any genre, from Classical to “yeshivish”. It enriches the learning and playing experience beyond the “standard” piano lesson. What other music recording and production services do you offer? I offer a full recording studio with high quality digital sound for recording. I use Pro Tools software which is considered the “industry standard.” I compose and arrange music and create professional playbacks for recordings, schools and events. Some clients have everything all prepared--from the vocals, to the harmonies, to the instrumentals. Other clients come to me with a concept--such as an idea for a song--and together we develop it and bring it to fruition. Why do you do what you do? What is your mission? I have seen time and again what music can do for someone. It facilitates self-expression and self-confidence. It’s a great outlet for all ages. Everyone benefits from using a different part of their brain and from the individual attention they receive in lessons or recording sessions. I enjoy working with people and helping them access and express their own innate music. I’m grateful to be able to use my strengths to help other people, especially religious girls and women who are musical and who don’t want to compromise their religious standards or their talent. The travel agency paid almost twice the value of the tickets to compensate the family for the misery inflicted upon them due to the agent’s irresponsibility and negligence. T

here are several U.S. tax reporting requirements resulting from a U.S. taxpayer’s relationship with foreign entities which are, unfortunately, often overlooked. Non-timely filing of the appropriate forms, which generally should be included with a person’s U.S. annual tax return or filed separately but due on the same date as the tax return, will expose the individual, corporation, partnership or estate and trust to the imposition of severe IRS tax penalties. For U.S. filers still on extension for the 2012 tax year, it’s crucial to review your status in regard to these items. Foreign Corporations (FC’s): There are several categories of U.S. persons who have an obligation to file IRS Form 5471. They include: • A U.S. person who acquires a 10% or greater interest (10% or more of the total value of the FC stock, or 10% or more of the total voting power on all classes of stock) in a FC during the tax year. • A U.S. person whose interest in the FC has increased during the tax year to 10% or more. • A U.S. person whose interest has increased by an additional 10% or whose interest has decreased below the 10% threshold. • A U.S. person who is an officer or director in such an FC during the tax year in which a U.S. person has acquired a 10% or greater interest in the FC or

an additional 10% or more of the outstanding stock of the FC. • A U.S. person who controls the FC while the FC is a “controlled foreign corporation” (CFC). A CFC is a foreign corporation in which five or less U.S. persons own over 50% of the FC’s voting stock or total value of the FC shares. Form 5471 contains several schedules which include both general information reporting on the FC and its shareholders and also financial reporting on the FC’s annual operations. A U.S. person may fall into one or more of these categories during the tax year and the schedules required by each category of filer will differ. The penalty for late filing of the annual Form 5471 is $10,000 and the person is subject to a reduction of 10% of the foreign taxes available for credit. Technically, if the filing was due for two reasons (thus requiring two different schedules), a $20,000 penalty may be imposed. Additional penalties may be imposed if the information is not filed within 90 days after the IRS has mailed a notice of failure to file such form. If the FC owns an interest in another FC, the U.S. person may have an obligation to file more than one 5471 Form and subsequently be exposed to a penalty of $10,000 for each 5471 Form not filed. For the past several years, the IRS has routinely imposed the $10,000 penalty on U.S. corporations which have not timely filed a 5471 Form. It is quite

difficult to convince the IRS to abate this penalty. In addition, Form 926 may be required to report on the transfer of over $100,000 to the FC or the transfer of cash to acquire a 10% or more interest (in share value or voting power) of a FC. The penalty for failure to file is equal to 10% of the fair market value of the property transferred but limited to $100,000. Because the U.S.-Israel treaty does not contain a totalization agreement in regard to social security payments, it is shocking for many to learn that a self-employed U.S. individual working and paying taxes in Israel may be subject to a U.S. self-employment tax. The U.S. self-employment tax cannot be reduced by payments made to Israel social security or by a foreign tax credit for income taxes paid to Israel. A well-known solution to this problem might entail the U.S. person to establish an Israeli company and become an employee of such a company. While this structure could eliminate the exposure to U.S. self-employment taxes, it may trigger a requirement for the U.S. individual to file Form 5471 and Form 926. He or she must be wary of the potential penalties for not timely filing this form. Foreign Partnerships Similar to the categories for U.S. owners of foreign corporations filing Form 5471, the IRS requires the completion of Form 8865 for U.S. persons in regard to their contributions / withdrawals from a foreign partnership or maintenance of a 10% or greater interest in a foreign partnership controlled by U.S. persons. In addition, contributions of over $100,000 or more during a 12-month period must also be reported on this form. The penalties for failure to file this form are also similar to the non-filing penalties with regard to the foreign corporation: $10,000 to start and 10% of the fair market value of the property transferred but limited to $100,000. Foreign Trusts and Receipt of Foreign Gifts A U.S person must report certain transactions with foreign trusts, such as in the case where a U.S. person is treated as the owner of any part of the assets of a foreign trust or where the U.S. person has received a distribution from a foreign trust during the current tax year.

It is not uncommon for an investment partnership to liquidate under the terms of the original partnership agreement while still holding assets, such as shares, in promising portfolio companies. The partnership will often offer the limited partners an opportunity to contribute their share of the assets to a liquidating trust which will be managed by the fund advisors. If the trust is foreign, the U.S. LP’s will have an obligation to file Form 3520. It is important to note that although a trust may appear to be domestic, if a non-U.S. person has the authority to control all substantial decisions of the trust, it may be deemed to be a foreign trust. In addition, a U.S. person who received over $100,000 from a non-resident alien or foreign trust, must also file Form 3520. The penalties for failure to timely file this form are also severe: 35% of the gross value of any property transferred to a foreign trust; 35% of the gross value of distributions received from a foreign trust or 5% of the gross value of the portion of the trust’s assets treated as owned by the U.S. person. One should consult with one’s tax advisor to verify if any exception may exist for filing these forms. In general, these onerous penalties can be abated if the taxpayer can demonstrate that the failure to comply was due to reasonable cause and not willful neglect. However, it is certainly preferable to be initially aware of one’s possible filing obligations in regard to these foreign entities and not be impositioned with the burden or professional fees in an attempt to demonstrate reasonable cause. How did you get started in construction? Growing up, I was always the kid who was fixing and building things. As I matured, so did my skills – until I was the one called on by friends and neighbors for all their construction needs. That blossomed and the idea for Villa Nova developed over the many years that my Villa Nova co-owner, Yosef Holz and I, spent working together for one of the larger construction companies. Do you deal in all markets and with all projects? We deal in all markets--private and commercial. We have renovated hotels, built private homes, redone apartments and even constructed commercial areas. Tell us about an interesting project you have completed. All people in construction tend to love a challenge. I am no different. A few months back, Villa Nova was asked to renovate a major hotel in Jerusalem. We were given a unique test: 1. Renovate all of the large, main areas of the hotel. 2. Do it all while the hotel is running, doing the maximum to keep the disturbance and dust to a minimum, and 3. Do what would normally be at least a month’s worth of work -- in a week! And just to “up the ante,” it was the week of Erev Pesach! The owners knew that Villa Nova holds itself to international levels of construction and customer service and that we would do our utmost to exceed every one of our client’s needs and expectations. So we kept our work localized and focused on minimized disruption by working through the night every day that week. The project turned out better than imagined. The owners couldn’t believe

it! And we had a great story to share during that welldeserved next week of Pesach vacation! What are some of the challenges facing people in today’s construction market? Finding the materials, level of construction and contractor who can understand the client’s vision and help them materialize that to perfection. Very often, either due to language barriers or just general barriers of experience, clients know intuitively what they want, but don’t have the “know-how” to turn that into the finished product of their expectations. Part of our customer service model is taking the time before we go to construction to make sure that we are equally as immersed and knowledgeable in that vision. I Get my Clients Unstuck in a

60-Minute Session

Binyamin Klempner, MSW, CEO/Founder Yad L’shuv What makes your work unique? My work combines brief, solution-focused, counseling and coaching with empathy. I consolidate clinical work to one 60+ minute session. I get my client’s unstuck. Whether it’s in shalom bayis, deciding on a parnassah or vocation, lack of motivation, anxiety or wherever the client is stuck, the bottom line is always the same — to get the client unstuck as quickly as possible so that they end up spending the least time and money possible. How do you manage to pack so much work into so little time? As an experienced social worker, I’m trained to listen and I have a therapeutic tool box full of all sorts of clinical tools. I listen to the subtleties of the client’s story, to the parts of the story they might not even be aware they’re telling me; then I pull out my tools and quickly get to work. Based on the client’s needs, I go to work developing an immediate usable action plan that they can use to pull themselves out of the mud, to start moving forward. Without hand-holding, it usually doesn’t take much more than an hour.

But what if the client needs ongoing therapy? All of my clients leave the session with a workable action plan. If after spending a few months working the action plan they find they’ve hit a snag, then I encourage them to come back for another session to tweak their action plan and get them back on track again. If the client feels that he or she would benefit from ongoing weekly therapy sessions, then, based on their circumstances, I refer them to the most appropriate “traditional” therapist for ongoing weekly sessions. This alleviates them of the need to go “therapist shopping.” How important is empathy in a 60+ minute clinical consultation session? Very important. Empathy is the element that makes the whole process work. Empathy, deep empathy, is what enables me to get to the core of the issues, understand those issues and construct a tailor-made action plan to get the client unstuck. What were some of the most interesting experiences you’ve ever had as a clinical consultant? Well, I did some work for a drug reha-

bilitation center in the “Little Haiti” district of downtown Miami. That was pretty interesting work. We had homeless drug addicts coming in off the street, some of whom hadn’t been clean and sober for years. It was exciting watching them reclaim their humanity. Then, there was the work I did for FastTrack, a jail diversion program for convicted felons with major mental illness. At FastTrack I gained a lot of experience working with paranoid schizophrenia and bi-polar disorder. The work I did at Brooklyn’s Interborough was also really interesting work. At the Interborough, I gained a great deal of experience working with various anxiety disorders and people who need help getting unstuck. What type of clients do you most enjoy working with? Clients who don’t make excuses for themselves. Clients who are serious about getting unstuck and moving ahead. Clients who are willing to follow through with the action plan they come out of the session with. What can your clients expect to take away from the session? First and foremost: Clarity. Clarity of what needs to be done to get out of their rut. Secondly, clients should expect to take away an action plan which consists of simple, individualized, action steps to take in order to get unstuck and move themselves forward in a positive direction. You keep using the word “stuck” and “unstuck.” What do those words mean? “Stuck” is when a person isn’t making the progress that they want to make. They’re trapped in a rut. They’re not getting out of life, marriage and child-raising what they really want. They’re lacking satisfaction. Of course, getting “unstuck” is getting out of the rut and back on track. An example of this is a couple who are not satisfied with their marriage. Usually though, they are not sure exactly what’s wrong. All they know is that their marriage in not what it could be or what they want it to be. My job is to get that marriage back on track. Back to where they’re both satisfied with the relationship. Eli, tell us about your upbringing, studies and places you have lived? I was born to American parents who made aliya 40 years ago. I was brought up as an Israeli/American, fluent in both Hebrew and English. I attended an Israeli high school but yeshiva and college in N.Y. How did you get into the clothing import business? In 2007 I ran a franchise for a big U.S. company, Goldbug, which distributed and imported baby accessories from the U.S. and the Far East while developing and manufacturing its own line of accessories. Later on, we began receiving requests for baby clothing, especially “brand name” clothing. That’s when we started importing different brands for children such as: Carters, Children’s Place, Old Navy, etc. Before we turned around, there was a demand for an adult line of clothing as well. What products does Famous Brands sell? We are one of the largest distributors of Hanes and Fruit of the Loom products around the country. We purchase our inventory from the U.S., from large companies that deal with “closeouts”(over-stocked or cancelled orders from the .inventory of large department stores such as Macy’s, Wallmart, Target, and others). This actually gives us the opportunity to reduce prices and sell our products for half-price to the Israeli market which is very close to the price that one could find at sales in the U.S. but without the hassle of dealing with airline overweight charges. We sell Hanes and Fruit of the Loom -- premium, first quality, products. This includes undergarments for men, women and children, t-shirts, dress t-shirts and kids license t shirts such as Spiderman, Superman, etc. What are your distribution channels? We deal with both wholesale and retail. In addition, we are a supplier for large chains such as MEGA, Sheffa Shuk and others. One of our other successful sales channels is via popular internet selling sites such as Groupon, Buy 2 and others where we arrange daily deals for hundreds of customers. I understand you also provide an importing service for third parties. When did that start? We have been importing since 2007. We learned the hard way. It is not easy to import products to Israel. There is a lot of bureaucracy involved. This includes tests by the Israeli Standards Institute, customs, etc. It took us a year to learn the map and to know where to put our efforts and energy and what product was worthwhile and what was not. What specific services do you offer? Sourcing products, manufacturing products according to customer designs, importing from door to door (from factories door to customers’ warehouse) involving all testing regulation, shipping, customs, etc. and importing ready-made goods from around the globe. 42

What are the advantages of contracting your services instead of doing it yourself? A business should focus on its strengths and what it is good at. If a company is looking for promotional items or if chain stores are looking for new items, we are there for them. We have the experience to do the importing; enabling them to focus on their own interests and develop their business without the technical and bureaucratic challenges that require professional expertise. We have had some customers who turned to us after they started the process alone and then got stuck and faced serious problems. But, with a big smile from us and with a lot of effort, the problems were solved. If it was done the right way in the first place, a lot of aggravation could have been avoided. Who are your clients and who can benefit from this service? Customers approach us with different business ventures. There are companies looking for promotional products and wholesalers who need specific items to distribute. There are chain stores, schools, organizations and internet selling sites that need different items in large quantities. Who benefits? Any corporation that needs the production of large quantities from abroad without the hassles. We are the address. How do you see your American/Israeli background as being an advantage to your clients? I would say both sweet and sour. My being an Israeli from birth enables me to understand the Israeli mentality and function in the day-to-day Israeli business world dealing with Israeli authorities and business life. The sweet side of also being an American i s appreciating the importance of good customer service which makes it more practical and pleasant to do business. Have you ever had this conversation? “My friend went to this therapy, Cranial something… She touches you here, there and it works…” What is Craniosacral Therapy (CST)? CST is an extremely versatile therapy. It is a quintessential mind-body therapy using a gentle therapeutic touch. Through this work, the therapist can identify and resolve patterns of tension or strain (also referred to as “restrictions”) in the tissues of the body that are holding emotional or traumatic stress the person has experienced. This traumatic experience can go far back into childhood and set up negative behavior patterns and attitudes in a person which persist throughout a lifetime. When the stress pattern or restriction is resolved, the person experiences relief from the blockages that were in the way of his personal growth. Donna, will you give us some examples on how you have helped people? Baby Naftali arrived in my office the first time. He was an underweight two-month old. His tongue was retracted and he was unable to nurse. Furthermore, he was aspirating formula into his lungs. The doctor put him on oxygen because he was not breathing properly. The baby also had a problem that weakened his breathing muscles. I began stabilizing, then mobilizing his nervous system so that there would be a stronger flow of energy in his body. Over the next several sessions I worked on the muscles of his mouth and throat to free up his ability to suck and swallow. The doctors expressed doubt regarding the baby’s normal development. Today, at ten months, baby Naftali is eating well, breathing perfectly, no longer on oxygen and developing consistent with his age. The doctor was surprised. His only comment was, “Whatever you’re doing keep on doing it.” Donna applies her knowledge and ability to a wide range of issues. One of her specialties is women’s issues that arise in relation to fertility, pregnancy, birth and the post-partum period. Typical issues that are dealt with are: Back pain or sciatica, depression or emotional blockage; fear of labor, fear of getting pregnant or even fear of becoming a mother. You mentioned that you work to release emotional blockages that are interfering with fertility among other issues. Could you give us an example? Naomi was a mother who lost a baby at term. For four years afterwards she could not get pregnant. Finally, a friend sent her to me. All the hormonal tests were fine. After a few sessions, Naomi got in touch with the sadness and anger she felt at the baby’s death. She was shocked to realize that she was actually angry at the baby, although rationally she knew that was ridiculous. Through her sessions

with me she discovered and resolved the negative feelings and became pregnant almost immediately. Her body had released the emotional blockage which prevented her from conceiving. CST can often solve developmental delays. A 15-month old baby was so weak that she could barely crawl when she was brought in. She was subsisting on a non-allergenic formula because she wouldn’t eat. She was frighteningly thin and weak. After the first treatment, Donna tested to ascertain which foods she could tolerate. The mother was encouraged to begin feeding her. There were several treatments given in order to balance her system. The child became ravenous. She began to gain until she achieved normal weight. She began crawling and standing up and her overall development normalized. A Craniosacral therapist for 17 years, Donna Abraham, works with adults, children and babies. Why did you call your business “Ohev Et HaMelacha (Loving the Work)?” It was important for me to express my tie with what I do; to say that my work is not only a means to earn money but also an expression of the artist’s soul. What is your background? I was born in the city of Leningrad in the USSR to a family with a deep Jewish identity. I learned to love handicrafts in high school where my teacher instilled in me a love for working with my hands. I made aliyah to Israel in 1992 and went to learn in a yeshiva. In 1999, I was married and continued learning in a kollel. At this time I began doing repairs for both a livelihood and for pleasure. Where did you learn the carpentry trade? Eight years ago I studied carpentry at the Birkat Rivka school in Moza. I then worked at “Novo Kitchens” filling a number of posi-

How do you select materials? I love working with the best materials--the boards, metal accessories, doors, etc. But the practice of doubling or tripling the price in order to make money prevents clients from ordering the very best. I say that clients should only pay for costs. I want to earn from my work and not from commerce. I want to be able to peacefully plan the work as well as install it. This would be impossible if I was too busy running a factory. That’s why I order all of the materials that I need from a big factory, already cut, with molding glued with high quality and very expensive machines. When everything is ready, I hire space in a carpentry shop for a week and within that time I assemble everything calmly and I do special things that the factory doesn’t do. (Of course the cost of renting is not cheap, but it is worthwhile.) Without the pressure of running a business, I am also free to finish work up until the last detail -- for my self-satisfaction and for that of the client. How about counters? I do not get involve with marble counters. I only worry about leveling the closets. After I learned how to install Formica counters so that there wouldn’t be any leakage, I now recommend Formica counters to my clients. How much money can people save by working with your system? Kitchens that run up to 25,000 shekels are similar in price to those of regular carpentry shops but for more expensive kitchens, there are great exponential savings. How long does it take to make a kitchen? From the moment that the planning stage is completed, three weeks. But I take an additional week for unexpected incidents. Who is your typical client? Whoever wants a kitchen that lasts for many years, whoever values quality work, whoever feels it is important to them to know what their money goes for and whoever is looking for special, complex work. Which areas do you serve? Despite the fact that I have worked both in Jerusalem and in Gush Dan, I prefer to work in the Bet Shemesh area and Modiin. A kitchen is given great importance. Every family member uses it every day and some all day long. Attention is paid to details such as beauty, efficiency, the use of space and the quality of the finishing. What do you bring to the market that is unique? Today, skilled carpenters are turned into merchants. I try as much as possible to return to being an artist whose main job is to produce a perfect product. A merchant is forced into doing many things but an artist works at his own pace from free will. 46

Bizness Magazine interviews Adam Nissan from Musach Hatzomet, one of the most trusted car garages in Bet Shemesh. When did Musach Hatzomet open its doors? Did it start as big as it is today? The garage opened its doors in the year 1979 at Tzomet Shimshon, inside the Sonol gas station in a small shack. The Tzomet garage began doing electrical work on cars and served as a center for car accessories. After studying and receiving diplomas and certificates, additional departments were gradually opened. Today, after many years of study and training, the Tzomet garage offers all of the services that can be offered for light vehicles to light freight vehicles under one roof. 52

In the year 1984, we opened up a big garage in the northern industrial area on Sd. Yigal Allon, Bet Shemesh where we are still located today. Who founded the garage? The garage was founded by Yosi and Avi Nissan who have lived in Bet Shemesh since the year 1950. They were among the first residents of Bet Shemesh from the days when the town was a small ma’abara with ten families. Who runs the place now? Owners Yosi and Avi Nissan are still found daily at the garage ensuring that the

repairs and the service remain at the highest levels. But the ones actually operating the garage on site are Arik and Adam Nisan, the second generation in the business. They ensure that the service level and the level of repairs stay high. What type of services do you currently offer? Every year has been a good year for the business. It all depends on how you manage the business. On the other hand, there is no doubt that in the last few years many additional residents have moved to Bet Shemesh and with the addition of Ramat Bet Shemesh, the number of clients and the volume of work has significantly grown. I think that for businesses in the city, the last ten years have been the best years that ever were. You have been in this business for so many years, probably through ups and downs; to what do you attribute your long term success? Every year has its ups and downs but it is very important to stay on the path on which you were educated and raised— especially in the field of garages as this field has a negative image. I think that we have succeeded in keeping our good name over the years as a trustworthy and honest garage. There are many incidents where clients come to us after another garage has

recommended that they change a part and we find that the problem is different and we solve it without changing parts. The secret is to be straight and trustworthy. I have no problem revealing the secret as it is a part of one’s DNA as a human being. If you are not honest, it doesn’t matter how much your try. You will not be able to succeed in the long run. If you stick to the values on which you were educated and continue to service the clients with the same high standards, while keeping the level of trust high, this is a recipe for success. How do the veterans of Bet Shemesh take this “avalanche” of new Anglo olim? I think that the majority of old Bet Shemesh residents, and I am among them, are happy with the arrival of the new immigrants because they are a population that strengthens Bet Shemesh economically, socially and culturally. They are a population with a high socio-economic level and they contribute to the city. Everyone must find the common denominator in order to live together in harmony and peace without anyone hurting the other’s way of life. You have serious competitors in town, why do your customers come to you? There is serious competition in every field and discipline in Israel and the world. The majority of garages in this city are run by former employees of ours and we are not jealous of them. On the other hand, our clients are savvy and they know where to “leave” their money. I will now say something that is not so politically correct. We are not the cheapest garage in town. But we provide a very professional service combined with a high level of reliability. Our clients know how to value this. A low price should not determine who ought to take care of your car. The proof of this is the large number of customers who have stopped traveling to licensed garages in other cities and have started bringing their cars to us. On the other hand, one can see that we are the only garage in town which has an exclusive agreement with the insurance companies to fix cars after an accident. This is our best certificate and third-party testimonial. What plans do you have for the future?

Our future plans include opening up a driving school and an up market showroom for buying and selling cars, a place where people will be able to comfortably buy, sell or trade their vehicles. This requires certificates of approval from the Israeli Transportation Ministry. We are diligently working on this. Roz Lyons The new year brings new training and career opportunities for English-speakers in Ramat Bet Shemesh and beyond, with the opening of ACT, a new adult education and training center in the neighborhood.

A

CT, which stands for Adult Career Training, has been set up to help men and women of all ages in Ramat Bet Shemesh (RBS) who want to learn new skills to equip themselves to enter Israel’s competitive labor market. ACT will also offer a business Hebrew ulpan to help those who only speak basic Ivrit improve their language skills for the workplace. The program will be officially launched on September 10th, with courses commencing after the chagim. ACT is partnering with the Jerusalem Academic Center -- Lander Institute’s English Division of Continuing Education, one of the most highly respected Israeli institutes of higher education, and the LEAP Placement Agency, whose expertise will assist ACT students in finding jobs at the end of their course.

Rabbi Avi Lipman made aliyah from New York in 2008 and is the principal of the Ohr Moshe Yeshiva High School in Ramat Bet Shemesh. He recognized a need to help Anglo olim retrain in relevant job markets through local training courses in English. “It is part of my aliyah dream to help other new immigrants to succeed and stay in Israel,” says Avi. “I met many people in the neighborhood who were finding it hard to find work and who were not in a position to sign up for a three-year degree program. This gave me the idea to set up ACT which would offer vocational training courses in English in order to help plug the skills gap for olim of all ages and backgrounds. Together with our visionary partner John Benporath from Montrose Change, we have invested in equipping the classrooms to create a state-of-the-art training facility.” The administrator of ACT, David Scott, is from London, England and has lived in RBS for almost five years. His background is in education with a specialization in further education and lifelong learning. He is therefore uniquely qualified to advise people on their choice of courses. “We are excited to be putting together a range of courses which are designed to meet the specific needs of the local community and which we hope will be accessible and convenient for all,” says David. All ACT courses and ulpan classes will be offered in Ramat Bet Shemesh separately for men and women and on different evenings and mornings. The first courses will start in October 2013 and will include graphic design, web design, Microsoft certificate courses, technical writing, marketing communications and on-line marketing skills. Additional courses will be added in January 2014. Experienced trainers and skills course providers interested in partnering with ACT and sharing their facilities should get in touch. Those courses taught by accredited Lander Institute instructors are recognized for reimbursement from Misrad HaKlita for olim who fulfill their criteria. This means that students can apply for funding for vocational training courses through the local offices of the Absorption Ministry and, depending on their entitlement and their sal klitah, they can recover some or all of the costs of their courses. ACT and Lander will provide the necessary paperwork and guide them through the process, although they cannot guarantee the results! Rabbi Matthew Mintz, director of the English Division of Continuing Education at the Lander Institute in Jerusalem, says: “We are excited to launch a local facility offering a broad range of careerenhancing courses for Anglo olim in Ramat Bet Shemesh. We look forward to developing this exciting partnership with ACT.” Orly Rosenfeld, founder and managing director of the Leap Placement Agency, says, “I founded LEAP to help olim chadashim and returning citizens find jobs in their native language in Israel and we are proud to partner with ACT to help their students to find work, offering free career counselling sessions as well as resume writing, interview and job preparation courses to Anglos in Ramat Bet Shemesh.” Towards the end of each course will be seven sessions with LEAP experts on resume writing, interview skills, an introduction to the Israeli job market and useful advice for job hunting. There will be an official ACT launch event and information evening on Monday September 10, which potential students are invited to attend.
