Letter from the Editor Dear Readers, Last Hanukkah I wrote about the fantastic results companies get when treating employees in a dignified manner. I mentioned a new study that found that companies using new-style practices with their staffs have significantly higher operating margins than those using old-school methods that focus primarily on sales goals. Today I received an e-mail from a staff member of one of our divisions that inspired me to write this letter. I shared with her that we reached our goal on a project in which she was involved. This is what she replied, “Ariel, you made my day!!! Yay! I’ve been leaving my daughter in gan until four for over a week already just so that I could make this happen for you.” This Hanukkah I will focus on the other side, the attitude that employees should have in order to maximize their companies’ success and ensure long-term employment, the probability of promotion and the creation of positive and fun-working environments. The following are my “Top Ten” key elements of a “dream” employee: 1. Greet everyone with a big smile every morning. Make people feel that you are happy to see them. They will automatically be happy to see you too. 2. When your boss asks you to do something, always reply, “Sure.” In that way, your boss will feel that you are happy to do your new task. 3. Try to do as much as you can to alleviate your boss’ work. The more you take from his plate, the more appreciated you become. 4. Be resourceful. Constantly learn new skills in order to become more valuable. 5. Make a point to show how much you care about the company’s success. Stay overtime when you can. Show up a few minutes early. Never leave the office at 5:00 sharp. Check your e-mails after hours and be on top of things. There is nothing as powerful as showing how much you care. 6. Make suggestions within your department and even outside your area of responsibility on how to improve your company’s product or service and how to improve sales, etc. 7. Think and make decisions based on what you believe is best for the company. If the company does well and you are you are appreciated, then you’ll do well too. 8. Ask for more responsibilities. Do as much as you can to be a real asset. 9. Think often and even ask your manager “what else can I do to make your job easier”, “what else can I do to make the company better”. 10. Become indispensible. Make your boss feel that he can go away and come back to see everything in place and even improved. Note how many of my “Top Ten” are reflected in the single sentence my staff member wrote in the e-mail! If this is not a “dream” employee, then who is? Wishing all a meaningful and happy Hanukkah! always find it remarkable how I can be sitting across from such a kind, capable, and talented individual yet they fail to see themselves in that way. They seem to magnify their faults and minimize their strengths. When I point out their strengths they shrug their shoulders and kind of mumble how anyone can do that too. The question is, what stops people from feeling good about themselves? One tendency I observe on a regular basis in individuals suffering from anxiety is the trait of perfectionism. They don’t always feel like they need to be perfect in every area, but in the areas that are important to them they do. For example, Shlomo arranged a beautiful Kiddush but forgot to buy drinks. At the last minute he needed to borrow drinks from the neighbors. Instead of enjoying the Kiddush and focusing on what he did accomplish, he spent the entire time berating himself and thinking of himself as a failure. You see, for people like Shlomo, you are either great or a failure. Usually it’s the failure that wins out. Shoshana had one of those mornings with one mishap after another. She was feeling overwhelmed and was not as patient as she would have liked to be when her child spilled the milk all over the floor. Afterwards she felt horrible. She kept thinking to herself what a terrible mother she is and no matter how hard she tries, it’s just not worth anything. She couldn’t see that usually she is patient, but sometimes (like everyone else) she’s not. This doesn’t make her a terrible mother. It makes her human. Imagine a ladder with a top rung and a bottom rung, however, it is missing all the rungs in between. A person with perfectionistic tendencies feels that when he errs, he falls all the way down to that bottom rung. There are no middle rungs to fall back on. He is either all the way up or all the way down. People can be perfectionistic regarding their actions, yet also regarding their state of being. “I should always feel calm.” “I should never feel down.” In reality, sometimes we feel better than other times. The harder we try to push away uncomfortable feelings, the longer they stay. The more we accept ourselves and our shortcomings, the more effective we ultimately are. Sixteen year old Nechama got the feeling that a classmate didn’t like her. Nechama tried several times to be friendly with this classmate, but her efforts seemed in vain. Nechama started to feel that something is wrong with her and maybe she is not likable. It

The Scale of a Perfectionist would be helpful for Nechama to realize that trying to be liked by everyone may be an impossible goal. The more she works towards this unattainable goal the more frustrated she will be. The individual with perfectionistic tendencies always falls short of where they feel they should be. Therefore, they never feel they can feel good about themselves. However, if they can develop more realistic expectations, allow room for mistakes, and give themselves credit for trying it would be a whole different story. As individuals, we can often be so encouraging to others, but forget to be encouraging to ourselves. As a therapist, I encourage my clients to work hard, but to leave perfect to G-d. As humans we will make mistakes, we will say the wrong thing, and disappoint others. The perfectionist needs to learn to tolerate human fallibility, apologize when needed, and move on. (Note – sometimes people will feel an urge to apologize at any hint of a mistake or possibility that they hurt someone’s feelings, or caused damage to someone’s property. They feel terribly anxious until they apologize. This is a form of anxiety that is addressed in therapy.) In my office everyone knows that “Practice makes better.” (Not perfect!) When individuals stop aiming for perfection, they take the burden of stress off of themselves and usually perform better. When individuals learn to relax and accept themselves, they feel good and accomplish more. When individuals let go of the fear of making mistakes, they can go out of their comfort zones and reach higher. If they fall, that’s okay. Interview with Nati and Yona from Restorno WELCOME RESTORNO TO OUR TEAM OF EXPERTS! Restorno will be presenting a column in each issue with various tips on preserving furniture and professional repair techniques. First, we would like to introduce you to our experts Nati Journo and Yona Triestman: Nati, as the founder of the company, what does ‘Restorno’ mean?

That’s actually a question that everybody asks. It’s ver y simple, Restore-Journo.

What’s your experience in this field?

Nati: Even before finishing my army service in Sayeret Egoz, I started to work for an American oleh in furniture restoration. This was fifteen years ago. Thanks to superior American techniques and materials, we built a very successful business and I became a foreman over a team of workmen. Most of our customers were Americans or Europeans who had high standards and did not want to compromise on typical Israeli low quality work. Even though I made great money, I did not feel satisfied by doing only the few kinds of work done by that company. I had already improved the techniques of that company and learned more skills. I was also ver y good in customer relations. It was a natural decision to start my own business. Thank G-d it was the right decision.

Yona, you joined the team about a year ago. What type of work did you do in America? Yona: In the 1980s, my father bought a small NY furniture restoration business from a Polish holocaust survivor who thought he needed to retire. Throughout the 80s and 90s, my father “conscripted” my brothers and I to work in that business. With the guidance of the former owner and our hard work, we grew from three to over thirty-five workmen and became one of the largest furniture and interior restoration companies in New York City. Our business philosophy was to do 10

ever ything in-house -- upholster y, refinishing, gilding, caning, metal, stone polishing, etc. You name it, our skilled European craftsmen did it. We had hundreds of customers -- from Fortune 500 companies and celebrities to simple people in Harlem. I gave up a lot when I left the business to make aliya but I don’t regret it. I am proud to bring my skills and service to Israel.

What type of furniture repairs do you do?

We repair furniture, refinish and repair finishes, reupholster in fabric and leather and clean upholstery, replace cane, repair and polish marble and many other ser vices. Furniture restoration is not just a question of what but rather how. What makes us different is the higher standard of quality of our work. The materials that we use and the techniques that Israeli craftsmen don’t even know about are what make us special. For example, chairs repaired with standard wood glue will inevitably fall apart again. That’s why we import the strongest glue and warranty our repairs for 25 years. The bond is stronger than the wood itself. Another example is our emphasis on customer satisfaction. We recently delivered eight Ethan Allen chairs in the color the husband approved in our workshop. Upon deliver y, the wife realized the color did not match her table. We took them back to adjust the color. There was no haggling. If it Has to Do with Water and Pipes, We Do It! Interview with Yaakov Jacobs of Jacobs Plumbing What’s the most exciting part of being in the plumbing business? I enjoy meeting new people and getting new clients. When my work is done, it makes me happy to see that my customers are happy. People with plumbing problems often panic before and are always so grateful afterwards, when everything is back in working order. How did you get into the plumbing business? I have always been good with my hands and I chose plumbing as a way to express that. At the young age of 17, I rebuilt my parents’ kitchen on my own and I especially enjoyed the plumbing aspects. Both my parents and I were very happy with the results! What type of services do you provide? We deal with any plumbing issues that may come up – whether it be a small clog in the bathroom sink or a hard-to-find leak that comes from an unknown source. We also install new plumbing lines for new construction as well as replace main water and sewer lines to buildings. If it has to do with water and pipes, we do it. Are there any types of work that make you nervous? Not too many. But when a big job comes along, especially one that is time sensitive, I have to take a deep breath and prepare to meet the challenge. What other major challenges or problems have you faced? I was in the plumbing business for over ten years, when about a year ago I decided that it was time for me to move on and start my own business. Starting up a business is always difficult. I have found that my biggest challenge was in the beginning stage before I had built up my client base. Building a client base is all about the satisfied customer - they are the ones who recommend you to others. As I continue up the road of owning and running my own business I am sure that we will face many more challenges. But that doesn’t faze me as I see Hashem’s bracha in all that I do. What quality or personal trait do you have that you feel matters the most in your career? That is an easy question. There is no doubt that one has to be there completely for the customer. And you must make them feel that you care about their issues as much as they do. What was the most complex assignment that you have had? We were working in a building that was built with empty space 12

DECEMBER 2014

between each floor. The job at hand was a leak on the bottom floor. The challenge on this job was that although the leak was on the bottom floor, the source of the leak could have been from a higher floor and traveled down across the empty space between the floors thus making it almost impossible to locate the actual source of the leak (without tearing apart the whole building). This job took a lot of patience and used my many years of experience. But, in the end, we were successful at locating the source of the problem and stopping the leak. Why should people come to you for a plumbing problem? I cannot speak for other plumbers but I know that anyone who comes to me for help will get it – and as soon as possible. In 2004 my family and I made aliyah from Baltimore, Maryland. After spending two decades working in hi-tech, I was anxious to try something that was more hands-on and would allow me to work in an area that I truly enjoyed, home improvements. I had always done painting, repairs and renovations to my own homes, which I would spend many Sundays doing. Within our first year of living in Israel, I was approached by Nefesh b’Nefesh with the opportunity to purchase Walls R Us, a painting business that began in 1985 in Jerusalem. Nachum, what do you pride yourself on? I take great pride in knowing that after nearly 10 years, every customer we have had is happy with the work we did and the entire dealing with Walls R Us Painting. The entire process is set up to be as painless as possible for our customers. We come into a house, take pictures and then move the furniture, cover everything, do all the preparation work, and finally the painting. We are then able to clean up the room, put everything back to the way we found it (and have pictures to refer to if we need help) and make the room useable again before we leave for the day. Our work for the day is not over until we can put everything back in place and are totally cleaned up and organized. This is our system and what we do on a daily basis. Our motto is always to provide real ‘American customer service,’ although numerous customers have told me that even in America, they’ve never had such great service. It also gives me great pride to be able to employ fellow olim that enjoy this type of work and take great pride in their job. Is mold just a “looks” problem or can it be a serious issue? Mold is unsightly, but it can be a very genuine health concern. Mold can be expected in a bathroom where there is a lot of moisture. It is not too serious of a problem there since a bathroom tends to be a place where one does not spend a lot of time each day. Mold growing on the walls or ceiling should 14

be taken seriously when it is found in bedrooms where considerably more time is spent. Infants, pregnant women, nursing mothers and the elderly are at a higher risk of respiratory problems that can be caused by spending a lot of time in rooms that have mold. There are studies which have linked SIDS (sudden infant death syndrome) to mold issues. Since mold is such a serious matter and is quite problematic here in Israel due to the type of construction, we have specialized in the area of cleaning mold and preventing it from reoccurring. What’s your recipe for a successful quote? All of our price quotes are itemized in detail, room-by-room. For each room we identify all the work that needs to be done, from painting the ceilings to walls, doors and door frames, windows and window sills, metal bars and the list goes on. By itemizing this way we are able to accomplish several things: First it puts you, the customer, in control of what work will be done, ensuring that the work will fit your budget. Second, by breaking the work down in this manner, it allows us to identify each task specifically allowing us to provide an accurate timeline as to how long it would take to complete the project. Finally, I am always happy to provide a list of references in your neighborhood, to allow you to hear first-hand about the work we have done for them. “Receiving a letter from the tax authorities causes many to tremble” Interview with Sima Wolpin, Israeli Tax Advisor Sima, please tell us a little about your background. I was born in Israel into a family of recent U.S. olim. Accounting and taxes are in my blood as my father was a practicing CPA in the States as are my grandfather and my aunt. I naturally fell into this field. I worked for a number of years in a diversified office which offered tax advice, accounting, legal and insurance services to a large number of medium and small businesses as well as individuals. With this background, upon becoming licensed, I decided to open up my own practice. How do you describe your niche in the world of Tax Advisors? Most of my clients come from Anglo backgrounds. They want the comfort of an advisor who can explain things to them in a language they understand best. In addition, I pride myself in providing them with top level customer service. I strive to return all calls and e-mails the same day that I receive them. I believe that this aspect of caring for my clients has been the single, most important, element in the growth of my practice. What type of entity does someone need to start or run a small business? There is no specific entity required. In Israel, one can be selfemployed (atzmai in Hebrew), a partnership or a corporation. How does a small business register with the tax authorities to be “legal”? Depending on your volume and if you have employees, there are basically three tax authorities with which you are required to open a file (tik). These are Mas Hachnasa (Income Tax), VAT and Bituach Leumi (Social Security). Additionally, a business with employees now also needs to arrange for a pension plan through one of a number of insurance companies which offer them. What’s the cost and how soon can someone start his business legally? My fees for opening up the various files generally range from 400 NIS for small businesses to 1,200 NIS for larger businesses, corporations and amutot (NGOs). In addition, corporations and amutot need to engage legal services to first form these entities. Opening your files should be done as soon as you start your business. What are the other costs? The various taxing authorities do not charge to open files. However, on an ongoing basis, these authorities require certain 16

filings. We generally provide these services for our clients at very reasonable rates. What are the risks of operating “under the table”? The range of “risks” varies according to the size and magnitude of the amount of business being done “under the table.” The range can be from a simple “slap on the wrist” to heavy fines and, in extreme cases, jail time. What does a small business need to do on an ongoing basis to comply with Israeli tax law? This depends upon the size and type of business. Payroll taxes need to be submitted monthly. Value Added Tax, for those over the threshold, (i.e. not exempt from collecting it,) will need to be submitted either monthly or bi-monthly, depending on volume. Annual tax returns to Maas Hachnasa, as well as a monthly payment of estimated income taxes, are generally required. Additionally, self-employed individuals and partners are required to file a “net worth statement” every four to six years as requested. Most small business owners do not want to even look at anything related to accounting. What can they do about it? I do not blame them! They are in business to be successful in what they do. Their main objective should be profitability. Keeping records according to the tax requirements is burdensome and takes them away from their actual business activities. This is why I set up easy to implement systems for my clients. My clients fax, e-mail or scan and send me as much raw data as possible so that I can relieve them of much of the accounting efforts required. Why is it important for your bookkeeping and tax advisor to speak the client’s language? People are generally intimidated by having to deal with the tax authorities. Even the receipt of mail with a return address from one of the authorities causes many to tremble as they open the letter. Being able to simply fax or scan it and send it to me and having me explain it to them in their “mama lashon,” is a relief for many of them. How should someone choose his bookkeeping and tax advisor? Chemistry is the key ingredient. There are many bookkeeping and tax advisors out there. Find one with the experience, common language and, most of all, a reputation for customer service. Is Financial Phobia Interfering With Your Life? By Richard Gussow

ou won’t find it in any medical journals, but studies show that about 20% of the population suffers from it. It is damaging to their family lives and their overall well-being. While it creates stress, its ramifications can create far more stress. It is called Financial Phobia. You may recognize some of the symptoms in people you know and love. You may suffer from it yourself. Here are a few of the symptoms: • The inability to deal with changes in your financial situation. • Trusting or relying on the wrong people. • Total neglect of financial affairs (such as not looking at statements, not knowing where your money is located, etc.). This can lead to someone taking advantage of you without you realizing it in time to save your savings. • The symptoms can be physical as well. According to a study in the UK, nearly half of those who suffer from financial phobia experience a racing heart beat at the thought of dealing with their money, 15% feel frozen or immobilized, 12% feel ill and 11% feel dizzy. Who are the prime candidates? Women and younger people tend to be the most susceptible, but everyone is at risk. Financial phobia is like a disease – it can strike anyone of any economic and educational status and at any age. It is nothing to be ashamed of. You are in good company. But that doesn’t mean you should continue to suffer. The time is now to get your financial life in order. How should you deal with financial phobia? I believe that one of the main causes of financial phobia is that many financial institutions and advisors present financial information in overly complicated terms and, unfortunately, sometimes do it deliberately. It doesn’t have to be that way. It is not rocket science. The key is to educate yourself about investments, bank accounts, taxes, insurance and retirement funds. Yes, this can be overwhelming. It can be even more overwhelming for those with dual citizenship who now have to deal with more than one tax regime. That said, you don’t need to go out and get an MBA. Educate yourself gradually until you build your confidence. Here are some tips on how to do that: • Start by preparing an inventory of your bank accounts, loan accounts, investment accounts, retirement funds and insurance policies. Prepare this list and then share it with a trusted family member in case you become incapacitated – or worse. • Learn the basics about stocks and bonds – their risks and re18

DECEMBER 2014

wards. Learn how you can build investment portfolios though mutual funds and ETFs. • Learn about what you are entitled to with your retirement plans. Determine whether you have a defined benefit plan (more commonly found with government employees) where you know exactly what you will receive upon retirement or a defined contribution plan where you and your employer (if you are a salaried worker) make regular contributions to your retirement fund and your retirement benefits depend on the performance of the underlying investments. Learn what government benefits you are entitled to. How much will you get from Bituach Leumi in retirement or in case of disability? If you are a dual citizen, what retirement benefits are you entitled to from government institutions such as Social Security in the United States? • If you are a US citizen, are you in compliance with tax laws such as FATCA? • Are you adequately covered by insurance? You need to have adequate coverage to protect your loved ones. Or perhaps you have too much coverage and are wasting money on unnecessary insurance premiums. Have you ever figured out how much money your family would need if you were to become incapacitated or were to die unexpectedly? Obviously this is not a pleasant thought but it is something that everyone has to deal with. Still feel daunted by the task? You don’t have to be alone in this process. An independent financial advisor can help. But it works best if you have already done some homework. Expert Craftsmanship with a Deeper Meaning Interview with Yossi Golano of Golano Designs As founder of the high-end design company Golano Designs, Yossi Golano is known for crafting exquisitely detailed furnishings out of precious woods and virtually any other material. His real creative talent is now fused with his love for Eretz Yisrael and the opportunity to make Jewish homes even more beautiful. We caught up with Yossi and invited him to join our team of experts. How did your passion for high-end custom-made furniture start? I have always been a deeply spiritual person who believed that living out our gifts and talents are vital to our existence and central to living out our purpose. Ever since I was a child I was a creative person. I remember that from a very early age I loved to sit for hours designing things within my imagination and then find ways to build the things I created in my mind’s eye. I guess you could say I was an artist from the start. When I was a child growing up in Chicago, I used to visit my grandfather who had the same kind of creative soul as I do. He had a small woodworking shop in his garage and built customdesigned windmills for the community. These were not your average windmills; they were hand-carved with parts that would move when the wind blew. I used to run to his shop to see the new designs he had formed in his mind and then created with his own hands. Later in his life he contracted glaucoma and lost most of his sight. He continued, however, to create his works of art simply through the power of touch as he moved his hands over his work. This always inspired me. I saw with my own eyes how an artist can never stop creating no matter what curve balls life throws you. When I went home, I spent most of my time in my father’s small workshop in our basement knowing that I, too, could create anything I put my mind to. How did you learn the trade? I was always involved in coming up with innovative ideas and expressing them through woodworking, drawing and painting. Over the years, I developed my craft through exploring other disciplines such as creative and realistic drawing and airbrushing. I still hand draw many of my designs for customers. I also taught myself airbrush painting and for a time airbrushed sculptures in my art studio for a sculptor who sold them worldwide. I took many classes in these art forms throughout my childhood as well as into adulthood and spent most of my time 20

DECEMBER 2014

creating. When I graduated from high school, I was already determined that this is what I was meant to do. So I moved to California and formally started my apprenticeship with “Old World Woodworkers —Master Craftsmen.” It was a difficult training process. I leaned the essential fundamentals of fine architectural woodworking and design as well as problem-solving skills. In the arts, you must be innovative and flexible since nothing in life or any of the art forms goes exactly according to plan. This is the test of creativity. What type of projects do you take at this stage after thirty years of successful designer work? I love challenges. Most of my customers call me when other people in my field will not or cannot do the job. I enjoy working with virtually any material although wood has always been my specialty. I love to work with customers who want something more then what they can buy at the local furniture store. I have built custom kitchens, bathrooms, bedroom furniture, book cases and home offices. I have also done commercial architectural woodworking as well. I work with designers, architects and builders. I have developed and built many one-of-a-kind prototypes


for customers and businesses that I hope to patent and put into production. I have also designed and built shul furniture in America and in Israel. It is such a blessing to me when a Torah is finally placed in an aron kodesh that I built with my own hands. You have built some of the most beautiful kitchens and rooms we have ever seen. How do you accomplish that outstanding end result? I commit to my customers until the end. After I design a piece and begin to build it, many times I see a better and more beautiful way to take the project. Most of my customers give me their trust and allow me to continue the creative process until the job is

finished. If a person is willing and patient, in the end he will have something to enjoy for the rest of his life. How would you define your work? I believe with all my heart that a person’s personal space can be elevated to the sacred where they can find peace, tranquillity, creativity and family. I feel privileged to have become a part in creating that space. You see, I am NOT just about building things. I am about infusing something deeper into what I design and build — one-of-a-kind pieces of art that somehow change the space where people live and work every day. What is your goal for Golano Designs over the next few years? I hope to continue to develop my craft, branch out into different art forms and combine them with what I already know. I feel that there is a purpose to my living in the land of Israel. This is the place where dreams can come true. There is a deep sense of satisfaction knowing I am doing my part to build the land. As a single father, I want to pass my craft on to the next generation. This is why I not only teach my kids to develop the gifts they have been given, I have also taught many other kids and young adults my specific art form through the apprenticeship programs I periodically offer. Sometimes I feel like I am a dying breed and that craftsmanship and quality are a thing of the past. However the most spiritual and gratifying experience in life is the chance to be creative. To take an idea, a flash in the mind’s eye and see it come to life. One Size Does Not Fit All: How Many Calories Do YOU Need? By Dr. Bo Rosenblat, M.D. Chief Physician, Dr. Bo’s Diet Dear Dr. Bo: I’ve done diets with “point” systems in the past, and while I saw results some of the time, more recently I can’t seem to get the numbers on the scale to move. I’ve switched to counting calories and I’m eating less than the daily recommended amount but am still not losing weight. Can you tell me how many calories I should be eating to lose weight? When trying to lose, maintain, or even gain weight, it’s important to gauge the number of calories you are getting. But do you even know the number of calories you need? There is only one basic truth to weight loss: You need to burn more calories than you consume. This doesn’t mean that you need to run like a gerbil on a wheel and eat celery sticks all day, but you do need an understanding of your body and the energy it needs to thrive. If you learn how many calories your body needs per day, getting to or staying at a healthy weight becomes far less challenging. Calories are the measurement of energy in the food we eat as well as the energy our body uses daily. Your metabolic rate is how many calories your body burns in a day or, essentially, how quickly your body burns energy. The trick to weight-loss is to balance calories eaten with your metabolism’s energy needs. Eating the right amount of calories is important as every time your extra calories total 3,500, a full pound of weight is gained! If your body is burning 2,000 calories per day, and you consume 2,000 calories per day, your weight stays the same. If you consume more than 2,500 calories per day, you will gain a pound after one week. Do this consistently and you will gain 50 pounds in a year. Let’s take a less extreme example. If you consume 2,100 calories, just 100 extra calories per day, you’ll gain a pound every month – that’s 10 pounds a year — all from just 100 extra calories a day! Food labels tend to assume that men and women need anywhere from 1,500 to 2,500 calories per day, a large and deceptive range. The way to most accurately know how many calories you need is by measuring your metabolic rate. An individualized Metabolic Rate Test pinpoints the precise number of calories your body needs each day to lose or maintain weight effectively. Metabolic Rate Testing is all about individualizing a patient’s weight loss plan. A machine known as a calorimeter will determine your unique caloric needs. The test is non-invasive and only takes 22

a few minutes. We are not a one-size-fits-all nation, but for some reason we all try to follow the same cookie cutter diet plans with little success. We often can point to one friend or another who was very successful on one program but when we try it, we fail to achieve the same results. Different bodies have different chemistry and thus different caloric needs. Your metabolic rate is related to your lean body mass or the fat-free parts of your body made up of lean muscle and internal organs. One of the single, most important, things you can do is to maintain your lean body mass. A carefully crafted nutrition plan is of paramount importance. Something seemingly insignificant like insufficient protein in your diet will cause a decrease in lean body mass, a problem affecting many people. Exercise that helps build muscle increases lean body mass and your basal metabolic rate too, allowing you to consume more food without tipping the scale. It is important to remember that exercise, while building lean body mass, burns far less calories than you think, so don’t reward yourself with dessert. One doesn’t cancel out the other. Staying at or below you caloric needs nutritionally is truly the only way to lose or maintain weight. Remember, it is all about balance. Once you know your needs, the key to successful weight management is to balance the calories you eat with the calories you burn. G

iven the recent climb of the value of the U.S. dollar against the New Israeli Shekel (i.e. the rise of the exchange rate) and the growing expectation that this is not a temporary situation, I want to point out how this can affect the cost of your mortgage. Currency risk and exchange rates are not something commonly dealt with in residential mortgages in North America. The closest event would be the introduction of LIBOR in the 1980s as an Adjustable Rate Index. This was the first time that a non-US centric index was introduced into the U.S. mortgage markets. In Israel, however, foreign currency indexed loans are not uncommon. I would like to discuss the foreign aspect of foreign currency -not in terms of the economy but in terms of the borrower. Allow me to illustrate my point by contrasting two different borrowers: Borrower “A” is a mortgage borrower who works in the U.S. and has all of his income in U.S. dollars. In addition, all of his savings and most of his investments are in U.S. dollars. Borrower “B” is a mortgage borrower who works in Israel and whose entire income is in New Israeli Shekels. All of his savings and investments are in New Israeli Shekels as well. Let’s say that the amount borrowed is NIS 360,000 linked to the U.S. dollar at an exchange rate of NIS 3.60 = $1.00. If, over time, the exchange rate goes up to NIS 4.00 = $1.00, the difference in the exchange rate will change both the amount of the monthly payment as well as the remaining principle balance. How a borrower is affected by these changes depends on his situation. For Borrower “A,” the changes in the monthly payment and remaining balance in NIS terms are academic since the U.S. dollar value has stayed the same and the US Dollar value is what concerns Borrower A when making a monthly mortgage payment or when considering paying down principle. For Borrower “B,” his payments have increased as well as the amount of money owed on the remaining principle balance. Since borrower B has no other serious connection to the US Dollar other than his Mortgage and he is using the NIS he earns to pay his US Dollar link mortgage, which just became more expensive even though the interest rate may still be low. This is called “currency risk” and it is an actual increase in the cost of the loan and when calculated as an interest rate could be higher than the interest rate listed on his mortgage statement. Governments and businesses deal with fluctuations in currency exchange in different ways to ensure they can absorb and or deal 24

with the additional costs foreign currency exchange rate fluctuations can cause. While every consumer will eventually be directly or indirectly affected by these very same foreign currency exchange rate fluctuations, they should not be introduced into the cost of paying a mortgage unless it make sense in the context of the borrower’s overall financial situation as explained above. The linkage to the dollar that once made sense may not make sense now, if circumstances have changed from when you originally took out your U.S. dollar linked mortgage, for example if you had a dollar income when you originally borrowed the money and now you don’t -- the trend in the NIS to U.S. dollar currency exchange rate fluctuations that once may have been academic should now be a concern since you will need to pay additional shekels which will in effect increase the interest on your mortgage. How long has Pninei Chein been around and where is the school located? This is our fifth year, Baruch Hashem. We had our first graduating class last year. We are located in Ramat Bet Shemesh Aleph. So tell us about Pninei Chein. Pninei Chein is a chareidi seminar (high school) for girls. It was started by Rabbi Binyamin Freulich with the encouragement of Rav Kornfeld. Its purpose is to provide an excellent Torahcentered education combined with a top-level general education, including a full bagrut. Our overall goals are to prepare our girls to be able to meet the challenges that they will face in the future and to teach and inspire them with a love for Torah and mitzvos. The secret ingredient to our success has been our focusing on the specific needs of each individual student. The teachers, the yoetzet and most especially our Education Principal, Mrs. Michal Pupko, invest a lot of time and effort into getting to know the girls so they can guide them in both educational and personal issues. Our approach is to develop our students through education, personal attention, communication and patience. 26

How should a girl and her parents evaluate and choose a seminar/high school? Parents must really know their daughter’s personality strengths and weaknesses, in addition to her educational level and style. I cannot tell you how many calls we get from mothers whose children are in other high schools asking to switch their daughters as they see that their current environments do not work for them. This is a particularly difficult issue for olim and even for Israeliborn children of olim. You can have numerous schools in a community -- all of which offer an excellent education -- but have very different personalities and ways of communicating Halacha. Does your daughter function well in the “my-way-or-the-highway” environment, for example, or does she respond better to private conversations enabling her to air her opinions without fear of being suspended? The key is clearly not to be matir what’s ossur; rather to positively understand and appreciate what’s ossur.

Both ways can work but not for every child. You have to know your children and you have to research the schools. Your best sources of information will be current and former students and their parents. The school itself will, of course, give you the big picture but how successful they really are in their implementation is best derived from the students, parents and graduates. Baruch Hashem, our girls actually enjoy coming to school! Ask them! What do you consider to be the greatest strengths of Pninei Chein? Number one is definitely our staff. Each teacher is handpicked for his or her experience and dedication. Mrs. Pupko, the menahelet, is truly our most valuable asset and a very successful educator. She trained both in the United States and in Israel and taught for about ten years before applying her talents and creativity to the principal’s office. She is really on top of everything that goes on in the school. Mrs. Pupko insists on constant feedback from each teacher. She also finds time to get to know each girl. In addition, we recently hired Rabbi Yitzchok Meir Weiniger to be the assistant principal. He has a broad background in non-profit management and has already proven to be a tremendous asset. Number two is our close-knit and non-judgmental atmosphere which creates a healthy learning environment and happy students. Number three would be our speaker series which brings in new, inspiring and educational speakers for the entire school every two to three weeks. Number four would be our exceptionally well-planned extracurricular programming, such as chesed opportunities, the annual dramatics production, day trips and machaneh Shabbatons. You clearly are a Chareidi school, so why aren’t you considered a Beis Yaakov? In a word --bagrut. We follow da’as Torah and Rav Elyashiv, ztz”l, ruled that a girls high school which offers a full bagrut may not call themselves a Beis Yaakov. So, although in chutz la’aretz we would certainly be called a Beis Yaakov, here we cannot use that title. How many students and teachers do you currently have? We have approximately 125 students and 45 teachers -- an incredible student-teacher ratio. Baruch Hashem, each year our incoming class has grown as more and more families hear about the wonderful school we have grown into. Next year, we are hoping to have two incoming ninth grade classes. Every new school goes through a difficult time their first couple of years. It takes time to evolve into the school you want to be. B’siyata di’Shmaya, we have been zocheh to have weathered those storms and look forward to going michayil el chayil. Do you have a school posek? Absolutely! A school without a posek is a school adrift. Our posek is Rav Yisroel Ganz, shlita, of Jerusalem who is recognized throughout the chareidi world as a gadol ba’Torah and is the posek for most Beis Yaakov high schools,. He is very in-tune with the educational systems in Eretz Yisrael and has been a great help to us in making tough decisions. Why don’t you use a local posek, one of the local rabbonim? We are in touch with many of the local rabbonim and have their support and their endorsements. We often turn to them for advice on local issues. Similarly, if there is a difficult situation with one

of our students, we make it a point to discuss the circumstances with their family rav, where appropriate. However, we chose to be guided by a gadol who has tremendous experience in chareidi educational institutions. Where have your graduates gone? Most of the girls from our first graduating class (last year) went to a seminary and will continue on for some form of career training next year. Some went to programs such as Ofakim, Ali Be’er (Kook) and Da’at, where they can combine advanced limudei kodesh with career training. What are your two most pressing goals right now? The first would be getting our message out. Pninei Chein is one of the best-kept secrets in town. Very few people outside of our students and parents have an accurate understanding of who we are. Over the past five years, we have grown and matured into a serious, financially stable, educationally strong school that appeals to families throughout the chareidi spectrum. We are a mainstream chareidi school which provides a more chutznik type of atmosphere -even though most of our teachers are Israeli or have lived in Israel most of their lives. As I said before, when choosing a school, you must match your daughter to the environment. You can only do that if you not only know your daughter but also researched the school personally and do not rely on hearsay. Start with the school itself and then speak to current and former students and parents of students. We are not the school for everyone. We are not trying to be. But if your daughter will thrive in our school, are you going to send her somewhere else simply because that’s where your friends are sending their daughters? The second would be finalizing the deal on our location for next year. What are your plans for the future of Pninei Chein? B’ezras Hashem, Pninei Chein has an incredible future ahead. Our goal is to be one of the best chareidi girls’ high schools in Israel and to become known for the quality graduates we produce. I can’t reveal all of our top-secret plans, but suffice it to say, we are working on some unique educational and extracurricular programs that we hope to initiate soon. 1. Cyber Cover Does your business run on computers, internet and e-mail? Of course! Are you kidding!? Read on. Third Party liabilty has long been part and parcel of any business policy. This covers any damage to person or property of a Third Party. This type of cover is essential for any business. In the new world, however, there are other dangers lurking. You enter your office, make a cup of coffee and start up your computer. You’ve been hacked! Instead of a list of your clients, a grinning face stares back at you with some inane message. How do you start to get going again, and, even more importantly, can you cover yourself for any loss of business or damage to a client or Third Party? The answer is: Cyber Cover. Cyber cover obviously relates to all large businesses. (Look at the current headlines: Millions of credit card numbers were stolen from Leumi Card and there are many similar stories from US businesses.) It also applies to small and medium business. In short, Cyber Cover applies to anyone who has information systems that collect, store and process data. This includes a cash register, laptop, tablet and even a smartphone. All of these are connected to information systems and are therefore open to cyber attack. Data stored can include: client details, suppliers and other parties connected to your business. Your stored information may even include Teudat Zehut numbers, credit card numbers and other sensitive information. What does a Cyber policy cover? 1. Theft of Third Party information from your database and its use for potentially harmful or criminal purposes. 2. Insertion of viruses into the information systems/databases of Third Parties (e.g. your clients, suppliers) through an “invasion” of your database and the resulting damage. 3. Other types of damage — lies, defamation, rumors and any distribution of information that could harm the good name of your suppliers or clients that was spread, unwittingly, by you. 28

Let me give you an example. We just issued a policy for a furniture business that has a sophisticated computer system. If someone were to hack in, change plans, steal credit card numbers, etc., all this would be covered by the Cyber policy. Question: What about my cost of cleaning up my system, my time lost, my ruined soft/hardware? Answer: This is the next stage and within a few months the policy will cover this as well. Give this some thought and then call us for more details. The premiums are very reasonable. 2. The “Young Ones” (Does anyone remember this song?) You all know the story. Your son/daughter of 18 gets his/her license. Ecstatically, they hold out a hand for the car keys. “How much will it cost me to add them on to our policy?” you ask your friendly insurance agent. After you pick yourself up from the floor, you gasp, ”There must be a cheaper option!” There is! You can now add young (or any drivers) onto cover for a period of up to four days at a time for an additional premium of 90 NIS. This is perfect for those weekends or vacations from the army or yeshiva. In other words, you don’t have to change your policy to cover young drivers but you can add them on according to need.  Call us for details! When the Children Become Independent By Helen Abelesz

L

isa* had just turned 50. Her youngest child was in high school and out most of the day. A stay-at-home mother for many years, she suddenly felt at a loss. On one hand, she was proud that her children were becoming independent and didn’t need her as much as before. On the other hand, she felt a void in her life. She didn’t know how to fill the hours in her day and began to feel insecure about her life. Although Lisa started attending shiurim, going for walks and taking fitness classes, what she really wanted to do was rejoin the workforce. She wanted to contribute and help ease the financial burden on her family. She wanted to find a job but she didn’t know where to start. She had so many anxieties: Were her skills still needed? Did she really have something positive to contribute? Would she need to do some re-training? Would an employer even be interested in someone who had been out of the workforce for so many years? Lisa became very anxious and didn’t know where to begin, so she gave me a call. When Lisa first turned to me, she became quite tearful and felt somewhat lost. She realized that for so many years she hadn’t questioned where she was going and what she wanted in life. As soon as her first child was born, she knew exactly what her role was in life. Now that they had grown up and were independent, she needed to start thinking about herself and her own needs. It was important for Lisa to realize that while she was experiencing the insecurity of a life change, it was also an incredible and exciting opportunity of self-discovery and fulfillment. We did exercises to help Lisa focus on what she wanted from this new opportunity and how she could set about achieving it. Lisa began to turn these challenges into positives in this new stage in life. Lisa started to focus on what she enjoyed doing in order to try and figure out which area of work she wanted to go into. She also allowed herself to try new things that she had never had the time for before. She enrolled in a new class and she slowly began to rediscover herself. A major stumbling block we had to overcome was her steady 30

loss of confidence and the feeling that she was unemployable. We worked on tasks that allowed her to build up her selfesteem. Lisa began to acknowledge the skills and strengths that she had and recognized that she could be an asset to a potential employer. We then set research tasks for her - finding out what work was out there, what she would like to do, what employers were looking for and how she could approach them. Preparing Your Home For Sale By Yossi Lipsh

N

ow that we are “after the chagim” and the market is picking up, it’s time to start preparing your home for sale. As a seller, you’d like to sell fast and bring top dollar. Here are some tips on how to prep your house and turn it into an irresistible and marketable home. Remember, when preparing your home for sale, start with the exterior and work toward the interior. Always keep in mind the importance of first impressions. De-Clutter There are two major problems with clutter. One is that it distracts buyers from your home’s features. The other is that it makes it seem like the home is much smaller than it actually is. Once the clutter is gone, your home will appear larger. People collect an amazing quantity of junk. Consider the following when trying to de-clutter. • If you haven’t used it in over a year, you probably don’t need it. • If you don’t need it and it’s in good condition, you can donate it or host a garage sale. • Throw away items that are broken or damaged. • Shred and dispose of paperwork that is no longer needed. • Consider a temporary storage facility for bulky pieces of furniture, holiday decor, out-of-season clothing and any other items you don’t need. • Think of this process as a head-start on the packing you will eventually need to do anyway. Carry Out a Thorough Inspection This step will help you avoid any unpleasant surprises during the sale process. • Inspect your walls and floors for water damage. • Check for plumbing leaks. • Re-caulk tubs, showers and sinks. • Make sure that your windows do not have broken seals. 32

• Check for any signs of insects or rodents. Then fix any problems that you find. Make the House Sparkle No one wants to see splattered spaghetti sauce, films of grease or piles of crumbs in their potential new home. Likewise, make sure your bathroom sparkles, from the corners of the tub to the sink drain to that spot behind the toilet you don’t think anyone can see. Your goal should be to make everything look new. When you clean, pay attention to small details. • Wash windows inside and out. • Rent a pressure washer and spray down window tracks, sidewalks and exterior. • Clean out cobwebs. • Polish chrome faucets and mirrors. • Dust furniture, ceiling fan blades and light fixtures. • Hang up fresh towels. Remove Odors Pets, kids, what you ate for dinner last night, a mildew-covered bathroom and many other conditions can make your home smell. You are probably immune to your home’s smell, so you will need a friend or neighbor to help you out with this one. Inexpensive tricks for ridding a home of odors and giving it an inviting aroma include baking cinnamoncoated apples in the oven, burning vanillascented candles or throwing some slice-andbake cookies in the oven. It’s also a good idea to grind half a lemon in the garbage disposal to remove sink odors. While you could use a spray to deodorize your home, it might give it a cheap, institutional bathroom smell. This is hardly the image you’re going for. If you’re a smoker and you normally smoke indoors, start limiting your smoking to outside the home and take extra steps to deodorize indoors. Finally, don’t forget to take out the trash. Lighting Take advantage of your home’s natural light. • Open all curtains and blinds when showing your home. • Replace dim light bulbs with higher wattage.

• Add supplemental lighting where necessary. • If you think your existing fixtures are fine, make sure to dust them, clean off any grime and empty out the dead bugs. • Prune any trees or vines that are casting shadows inside the house. Check Curb Appeal Your home’s exterior is your potential buyer’s first impression. If a buyer won’t get out of her agent’s car because she doesn’t like your home’s exterior, you’ll never get her inside. • Make sure that the sidewalk leading up to the house is clear and clean. • Purchase new doormats for the front and back doors. • To brighten windows, wash them well, paint a faded trim and consider adding flower boxes to brighten them up further. • Trim your bushes. • Make sure visitors can clearly read your house number. Scrutinize Go outside and open your front door. Stand there. Do you want to go inside? Does the house welcome you? • Linger in the doorway of every single room and imagine how your house will look to a buyer. • Examine carefully how your furniture is arranged and then move your pieces around until it’s just right. Disassociate Yourself with your Home • Say to yourself, “This is not my home; it is a house. What is Shin Shin? Shin Shin is a family business that imports unique children’s products. My husband and I are the whole business. That’s where the name comes from - Shin Shin for Shiran and Shai. How did you get into the toy import business? It all started three years ago when we became parents for the first time! At the time, both of us were looking for a career change. Shai was a broker and I was an art curator. It was during my maternity leave that a friend of ours introduced us to Giant Bricks. We loved the product right away! As new parents, we discovered the world of children’s toys through our daughter’s experience. We could see the great potential in Giant Bricks and decided to import the product to Israel! Why is it your favorite? Maybe because it is what started it all, but also because it’s a very special toy! Kids can play with the bricks both indoors and outdoors, on their own or with friends. Since it is one of those rare games that suits a wide age range, the whole family can play together. My husband loves playing with the bricks together with our daughter. I think a toy that lets a child’s imagination “go wild” is amazing, especially for our children’s generation. Another reason I love the bricks is for its design aspect. Automatic Sharing of Tax Information

Between Countries By Dave Wolf, Adv. & Mirit Reif, Adv. Introduction So you made aliyah and settled in Israel. Most of you still have assets in your prior country of residence, especially bank accounts. As the world becomes increasingly globalized, it is becoming easier for taxpayers to make, hold and manage investments through financial institutions worldwide. Vast amount of monies are kept offshore and are untaxed even within the taxpayer’s home jurisdiction. Offshore tax evasion is a serious problem for countries all over the world. Therefore, they have a shared interest in cooperating with each other against tax evasion. One way to fight tax evasion is through the exchange of information between countries. FATCA The catalyst for the recent developments in U.S. law is called FATCA (the Foreign Account Tax Compliance Act). Under FATCA, non-U.S. foreign financial institutions (banks, hedge funds, pension funds, insurance companies, etc.) are required to report to the U.S. tax authorities (the IRS) information regarding accounts held by U.S. taxpayers or by foreign entities in which U.S. taxpayers hold substantial ownership interest, i.e., 10%. Failure to do so will result in a U.S. withholding tax of 30% on most U.S.sourced income payments to the foreign financial institution. The first deadline for filing FATCA information reports with the IRS by Israeli foreign financial institutions is September 30, 2015. This will cover the 2014 tax year. As of now, 44 countries have signed agreements implementing FATCA and an additional 57 countries have reached agreements in substance with the U.S. government. Exchange of Information Agreements Since FATCA, there have been various initiatives by a growing number of countries and organizations. It is their intention to strengthen and further develop the automatic exchange of tax information agreements in order to improve international tax compliance. Automatic exchange of information involves the transmission of taxpayer information by the source country to the resident country concerning various categories of income and other types of useful information such as changes of residence and the purchase or disposition of real estate. 38

On October 29, 2014, the finance ministers of approximately 50 countries met in Berlin and signed a Multi-Lateral Competent Authority Agreement which will designate which institution in each country is responsible for transferring tax data to other member states. Under the agreement, information on new accounts and pre-existing individual high-value accounts will be exchanged by the end of September 2017. All other account information will be exchanged by the end of September 2018. Sixty-five jurisdictions have already agreed on implementing this global standard for the automatic exchange of information between tax authorities. Included among these 65 jurisdictions are many countries which have citizens living in Israel such as the U.S., the U.K., Switzerland, Belgium, Canada, Chile, Mexico, Argentina, South Africa and France. As a result of this agreement, banking information will now flow from and to these countries. Conclusion Worldwide efforts to combat tax evasion and do away with banking secrecy are bearing fruit. Over the past two years, under voluntary disclosure programs, over half a million taxpayers have voluntarily declared more than $37 billion in income and wealth hidden from tax authorities. The world of tax havens and stashing money away in secret bank accounts is rapidly diminishing. People with unreported accounts, either in or out of their country of residency, should seek legal advice regarding ways to voluntarily disclose them and pay taxes on the generated income. Gentle Healing and Bioresonance Therapy Interview with Miriam Maslin Miriam, what’s your background? I began my career as an interior designer where I developed a sensitivity to people’s physical needs. But it wasn’t enough for me. Hashem led me to the study of Chassidut which ultimately launched me on my journey through various healing arts. I was a birth doula who specialized in pregnancy loss. I studied and practiced Polarity Therapy. While working through my own personal challenges, I experienced and learned many other healing modalities, including the latest, Bioresonance Therapy, which have all come together for me in a holistic approach which I call Gentle Healing. What is Bioresonance Therapy? It is a known fact that everything in the universe resonates on its own specific frequency. (Have you ever seen sound waves shatter glass?) This includes all energetic matter, material substances (cells, organs, bacteria, viruses, etc.) as well as thoughts and emotions. For example, the lungs resonate at 72 cycles per second, also known as Hertz. If a lung becomes infected, its frequency will fall out of balance, usually dropping a few Hertz. It has been discovered that by using a frequency generator, or bioresonator, the same frequency as a healthy lung can be produced. In that way we can rebalance the lung and induce healing. Which bioresonator do you use? I use the Rayonex PS 10 which is made in Germany. It has two basic functions: it analyzes where the problems lie and then harmonizes the frequencies in order to restore health - working on a very subtle level. Bioresonance is used extensively throughout the world. Rayonex has programmed over 1,700 different frequencies into the PS 10 and, with continuous research, the list is constantly growing. What about detoxification? Toxins that are stored in the various organs of our bodies are significant obstacles to good health. The Rayonex PS 10 has the ability to both determine which organs are in need of detox and then carry

out the detoxification.This alone can make a big difference in a person’s overall condition. You also do allergy testing. Can you tell us about that as well? Yes. If we consider health from an energetic point of view, an allergen is viewed as any substance which causes a disturbance in a person’s energy field. Even if we are not aware of symptoms, over a period of time, damage by constant exposure to allergens occurs in the body. With the bioresonator, we can determine what foods (and/ or substances) are allergens and should be totally avoided. Sometimes, it is possible to correct allergies so that a particular substance is no longer problematic. This can be done with the bioresonator or, if appropriate, through emotional work. Tell me about a typical session. First of all, everything is done with the client’s permission. A safe environment is crucial to the work. I would like to add that none of this work is invasive. There is no physical touch involved. After doing a quick calming exercise, we determine the best place to begin given the situation. The work may include investigation with the bioresonator (checking for energy flow, problems due to electro-magnetic fields, acidity, minerals, vitamins, toxins, enzymes, pathogens and problems within the various physiological systems of the body). We can discover if various organs of the body require detoxification. We can also do allergy testing for foods or any other substance which may be causing disturbances to energy flow. Lastly, if needed, we can do emotional work. At the end of each session, we analyze what can be done to improve the client’s health. It may mean a treatment with the bioresonator, avoiding food allergens, or various emotional “homework.” A session lasts between an hour and a half to two hours. Who should come to see you? As this is a method of healing that seeks to restore health without causing any negative effects, people of all ages can benefit from a session. I must admit that my favorite type of client is one who chooses to take a pro-active role in his or her healing journey and believes that Hashem created us with the innate ability to heal. Interview with Dovid S. Fridrich What led you to becoming a sofer? I was 26 years old and living in Jerusalem. My shadchan (matchmaker), who found me my wonderful wife, suggested that I use my artistic talents to become a sofer instead of continuing to work as a handyman. After a three-week introductory course in safrus (scribal arts), I found that I had a natural talent for it. This led me to take a full year tuition course with a sofer mumcheh (expert). During that year I completed three megillahs, one of which was commissioned by the head of Yeshivat Shvut Ami. What does your work as a sofer involve? I need to make sure that I have an adequate supply of kosher klaf (parchment), ink and quills. I then prepare myself spiritually by going to the mikvah. Before putting my quill to the parchment, I have to “speak out” the words before writing them. Before writing any of Gd’s names I proclaim, “Ani kotev leshem kedushas Hashem.” (“I am writing for the holiness of G-d.”) I sit focused for long hours and take great care when I write each and every letter. Share with us some secrets about what makes a good sofer. A good sofer has to have siyatad’shmaya (Heavenly assistance). He must learn intricate halachos. He must understand the meaning of each letter of the Hebrew alphabet. He must also have a firm grasp on the art/mechanics of writing. He must be extremely disciplined and patient and should have a place to work (outside of the home) where he can focus for long periods without interruption. What does it mean to you to write a Sefer Torah? It is such an amazing experience! Upon completion there is dancing in the streets of our Holy cities accompanied by hundreds of fellow Jews. In many respects, I feel like it’s my baby because of the time and care I dedicated to reaching its completion. It is also very special to me to know that the weekly portion will be read from my Sefer Torah. How about Tefillin? I have great nachas seeing my clients fulfill the mitzvah d’oraisa of wearing my tefillin every day. We heard that one of the most respected Rabbaim in town commissioned you to write the tefilin for his son. How did you get to that level? Most people tell me that I have acquired an excellent reputation for my professionalism and the high quality of my sofer-writing.

Can you describe the service of checking mezuzahs in a client’s home? I check that every opening which needs a mezuzah indeed has one. I make sure that the cases properly protect the mezuzah and are attached firmly to the door posts. I check the mezuzah script for accuracy, kashrus and quality. I make necessary corrections before reaffixing each mezuzah. If necessary, I provide loaner mezuzahs wheremore serious questions arise that need a halachic ruling by a posek Sta”m, or while replacement mezuzahs are being written. My aim is that each home that I leave is fully complying to the Torah mitzvah of mezuzah. My handyman skills are an added bonus in preserving the integrity and aesthetics of the client’s home. What prevents people from fulfilling their duty to have their mezuzahs checked? The awful hassle of taking them down without damaging the walls or the mezuzahs, keeping track of which one was from where, bringing them to the sofer, putting up temporary mezuzahs, picking them up from the sofer, buying replacements if necessary and reaffixing them correctly. Remember, the obligation of the mitzvah of mezuzah falls upon the occupant of the home. It is such an easy mitzvah to fulfill. Once it is up, it is up — on the doorpost 24/7, all year round. Think how delighted Hashem is, knowing that you love Him and you want Him in your home. What errors do you typically find when checking mezuzahsin a home? Upside down, rolled the wrong way, fallen off altogether, not properly protected, sun damaged, water damaged, improperly written or poorly written or mezuzah missing altogether. What’s the neshama of your service? Helping fellow Jews do the mitzvah that they want to do correctly. One piece of advice to our readers. Mezuzahs should be checked twice every seven years. If you have not had them checked for three and a half years, don’t procrastinate. It is not necessary to wait until next Elul to do this mitzvah. Why did you decide to become a lawyer? I decided to study law because I thought it would be interesting. Law is really about stories and how the facts of the story fit into the law. How did you decide to specialize in real estate? I was always interested in architecture and the history of towns and cities. When I looked at old documents and deeds, I found them interesting because they told a story of who lived there and when. Unfortunately, I am not artistic, so it made no sense for me to study architecture. When I started working in real estate, everything seemed to come alive. And when I helped people buy property in Israel, I felt like I was helping to fulfill the mitzvah of yishuv Eretz Yisrael. I made aliya because I was a Zionist and by helping others settle down in Israel I helped others to live their Zionist dream as well. How many years have you been practicing real estate law? I became a lawyer in October 1983 with a degree from Bar Ilan University and have been dealing in Israeli real estate transactions ever since. What are the strengths of your office? I am an Israeli lawyer who was born and raised in the U.S. I therefore understand the mentality and language of both Israelis and Anglos. My office is a boutique law firm which deals only in real estate – day-in and day-out -- enabling me to see in advance problems that might arise in a transaction. A lawyer who does not deal in real estate day-in and day-out like I do can miss a lot. A real estate lawyer needs to be available or at least have staff available to assist clients when he is not in the office. My staff is made up of fluent English and Hebrew speakers. What helped you become one of the most trusted real estate law offices in the Anglo community? I don’t know if I am one of the most trusted real estate law offices in the Anglo community. I have come across many fine Anglo real estate attorneys to whom I have referred clients when I couldn’t take the deal. I think it is important is to give clients confidence, show them that they are in good hands and be on hand to solve problems, take responsibility and see things through to the end. Why do Anglo olim have such a hard time when buying or selling their homes? Real estate transactions in Englishspeaking countries

are very different. The banking system here is more complicated and many items come into the mix that doesn’t exist in Englishspeaking countries. I provide my clients with knowledge about the process and costs so that they can understand what they are getting themselves into and make sound decisions. To that end, I have also set up a website with a lot of information. I also lecture and even have a blog! What prompted you to expand from Bet Shemesh to Jerusalem and Modiin? After living in Beit Shemesh for 24 years, I moved to Modiin eight years ago. I saw that there was a lot going on in Modiin in the area of real estate and I wanted to be a part of it. I also felt that it was better for my business not to put all my eggs in one basket. Now I do real estate transactions all over the country. This summer alone I did deals in Tel Aviv, Netanya, Jerusalem, Modiin, Bet Shemesh, Rechovot, Chadera, Raanana and Ashdod. I also deal in commercial real estate as well as residential property. People say that you are an expert in mediating through tough negotiations. I learned mediation in 1998. I also did a practical course in mediation where we mediated claims at the small claims court in Jerusalem. After that, I worked in a commercial mediation center in Tel Aviv and as a volunteer community mediator in Jerusalem. Mediation skills have aided me in dealing with difficult lawyers and parties. By using skills such as active listening and reframing, I am able to bring difficult parties together for a deal. What are your plans for the near future? I am currently in my third year of a B.A. degree in the preservation of historical buildings. I hope to use my skills as a real estate lawyer and my knowledge of the preservation of historical buildings to put investors and owners of historical buildings together in projects where the building gets preserved. These types of projects are fascinating because in doing them we are preserving the heritage of Israel as a modern state and saving many beautiful buildings from demolition. 

a 12 year old boy, dreamed of owning a pair of rollerblades so that he could join his friends skating at the playground after school. Although this may sound quite ordinary, Raz had just been diagnosed with Ewing Sarcoma, a cancer that, in his case, would necessitate the amputation of his left leg. But boys dream. And to dissuade him from dreaming would be heartless. So, when Raz submitted his wish to Chaiyanu for a choice of one of five Chanukah presents (all five were rollerblades), he knew he wouldn’t be let down! The 230 boxes of Chanukah presents that arrived at the Chaiyanu office in Jerusalem before Chanukah were filled with whatever the 530 children with cancer had wished for. And what wonderful presents were delivered; PlayMobil, huge doll houses, bicycles, board games, clothing, laptops, cameras, I-pods, Wii’s, PlayStations, and other special gifts. There was even a pair of rollerblades for Raz. Over the years, Robbie Schonfeld and the Ossie Schonfeld Memorial Chanuka Toy Fund, together with Chaiyanu, have provided tens of thousands of gifts to hundreds of children with cancer and their siblings all over Israel. The process of raising nearly one hundred thousand dollars, ordering the gifts, monitoring the inventory, and delivering the presents is an arduous one. Our small staff and many volunteers throw themselves into the work, spending 18 hour days packing, driving, singing, dancing, and celebrating the joy of children who want to once again feel the Simcha of Chanukah. After a long journey filled with pain, fear, and nightmares that none of us would ever want to imagine, Raz was fitted with a prosthetic leg.
