Pre-Project Planning Pre-Project Planning involves the planning, programming and data collection that goes on before the actual design of a project can begin. At this stage: Architect/Client relationship is established. Client’s budget and needs are identified and analyzed. A Program is formulated outlining the client's specific needs, spatial relationship requirements and functions, and other items which require consideration once design commences. Existing conditions are investigated and documented in detail (if applicable). Building Code and Zoning issues identified. A site survey is conducted Due diligence report is prepared Feasibility analysis
Pre-project planning is the project phase encompassing all the tasks between project initiation to detailed design.

Schematic Design Schematic Design involves the initial stages of the design of the actual project. In schematic form, the project takes shape. Spaces are juxtaposed according to the Program and the building takes on a form. At this stage:
Programming information is incorporated at this stage. Basic Space Planning and spatial relationships are developed. Initial plans and sketches are presented. Conceptual Design
Services
Design Development Design Development involves further refinement of Schematic Design. At this stage: Drawing refinements are made, indicating more detail. Structural systems are studied and designed Electromechanical Building systems are further resolved.
Construction Documents Construction Documents involves the final stage of putting the project down on paper. Documents for the Construction are produced. These range from finalizing the construction drawings, bill of quantities and specifications documents for the project.
Permit Issuing Permit Issuing involves the application and follow up of the permitting process through assigning a local office. At this stage: Plans are submitted to the Authorities having Jurisdiction (local inspections departments, Department of Insurance, local health department, etc.). Comments (if any) are addressed. Building permit is approved..
Services
Tendering The architect assists the owner in bidding the project and selecting contractor(s) in the "Tendering� phase of a project. At this stage: DA list of potential bidders is compiled. The architect may organize and administer the bidding process (if any). Negotiate with the General Contractor on behalf of the Owner, if required. Assist in preparing construction contracts between Owner & General Contractor.
Construction Supervision A successful construction project depends on careful management and observation. At this stage: Representation of the client’s interests during construction. Shop drawing review of necessary building components. Make periodic visits to the site to observe construction. Attend regular progress meetings. Review contractor’s Applications for Payment. Project closeout procedures and documentation.
Management Approach The Project Methodology
Each project requires a consistent and proven process Each project is unique to a client and their specific needs at that time. However unique a project may be, it still requires a consistent and proven process that will bring about a timely and cost effective delivery. In situations where full project lifecycle expertise is required, The Project Methodology, the foundation of Client Project engagements, is the structured process which enables the project team to deliver a consistent and high quality deployment in a timely fashion. To track our projects and to make sure that each project follows its time constraints, we use MS Project to follow up on the deadlines of the projects. On the other hand, after an experience with some International Clients, we manage to communicate through the latest communication Technologies. Conference calls through Skype and other communication tools shall be frequent to keep contact with the client.
Quality Control Approach To achieve our mission to be an excellent company, “quality” and “improving on quality” are amongst the key features. Improving on quality means having “quality on the move” so that new targets and standards will continue to be set and reached. This makes improvement a continuing journey. The Team
Juan Carlos Abdo General Manager
Juan Carlos joined Qdesign in 2009, taking the position of General Manager. Juan had worked and completed several projects in Saudi Arabia and Beirut. With over 10 years of experience in the fields of architecture and interior design, Juan developed excellent implementation skills for team leadership, time management and budgeting as well as a keen understanding of clients requirements. In addition to that, Juan has been a member of the “Lebanese Order of Engineers and Architects” in Beirut, since 2008, and a member of the “Saudi Council of Engineers” in Riyadh, since 2011.
Education: Juan has gained his Master’s degree in architecture from, ALBA University (Academie Libanaise des Beaux Arts), Lebanon in 2003.
Fouad Noujaim Business Unit Manager
Fouad started with Qdesign as an Interior Design Consultant. Having a strong background of Interior Design which was gained from participating in more than one office in Beirut and Riyadh. Currently participating in Interior Design projects, in addition to coordination with architects and Clients. Also responsible for budgeting and marinating coordination with the Clients.
Education: Fouad studied Interior Design at Notre Dame University 2001where he received his Diploma. He also attended seminars in Negotiation skills, prospecting strategies and Contract Administration.
Muhieddine El-Hoss Design Director
Muhieddine joined Qdesign as a Design Manager. He participated before in more than one Design offices in Lagos, Nigeria and Beirut, Lebanon. Currently he participates in the architectural design, including coordination with other engineering disciplines, and preparation of specifications and other technical design documents. In addition to supervising the Project management team, and site supervision for several projects. On the other hand, he is a member of “Lebanese Order of Engineers and Architects” in Beirut, since 2008; and a member of the” Saudi Council of Engineers”, since 2011.
Education: Muhieddine gained his BSc. In Architectural Engineering, from Beirut Arab University (BAU) at Beirut, Lebanon, in 2008.
Malak Hamdan Architect Coordinator
Malak joined Qdesign as an Architect Coordinator. She has also participated before in Architectural design and Development in a Consulting firm in Beirut. Currently she is participating in various coordination tasks among architects, MEP and structure. Also responsible for all contracts, official documents, offers, timelines, schedules and various Managerial tasks. Malak have been a member of the “Lebanese Order of Engineers and Architects” in Beirut, since 2008.
Education: Malak gained her Bachelor of Architectural Engineering from Beirut Arab University in 2008. Then she got her Master of Engineering Management (MEM), from American University of Beirut, Lebanon in2010. She also gained a Certificate in Organization Management, from EduDmg - Lebanese Order of Engineers and Architects, Beirut, Lebanon, in 2010.

Basel Al Omari Project Manager
Basel joined Qdesign as a Project Manager. He participated before in more than one Design offices in Kuwait. Currently he participates in the architectural design, including coordination with other engineering disciplines, and with the clients. In addition to supervising the Project management team, and site supervision for several projects.
Education: Basel gained his BSc. In Architectural Engineering, from Beirut Arab University (BAU) at Beirut, Lebanon, in 2008.
Ahmad Al Zibda Senior Designer-Architect
Ahmad joined Qdesign as a Senior Architect Designer. Ahmad has gained his professional experience in Design and architectural projects from his previous positions in Consultancy firms in Canada, Singapore and UAE. His expertise includes leading design teams, creating conceptual design solutions, coordinating with technical and design development teams, assisting Directors in preparing for new business presentations and pitching conceptual architectural designs to new or existing clients. Currently he is participating in the design of Residential and commercial Architectural projects and interior design for fit out projects and restaurants in Riyadh.
Education: Ahmad gained his Civil engineering degree from the faculty of engineering at University of Ottawa - Ottawa, Canada in 2003, then he gained his architectural engineering degree from the Faculty of Engineering and Design-School of Architecture at Carleton University - Ottawa, Canada in 2008, with Distinction.
Habib Malas MEP Consultant
Habib joined Qdesign as an MEP Consultant. He gained his experience from his post as an Electrical Engineer in a multinational firm in Beirut. Currently he participates in the electrical design for all the architectural and interior design projects varying form commercial buildings, compounds, residential villas and malls. In addition to that, Habib is responsible for coordination of mechanical designs for all the projects.
Education: Habib gained his BSc. In Electrical and Mechanical Engineering , from University Saint Josef (USJ)-ECOLE SUPERIEURE D'INGENIEUR DE BEIRUT (E.S.I.B) at Mansourieh - Lebanon, in 2010.
Mohamad Arab Mechanical Engineer Consultant
Mohamad joined Qdesign as a Mechanical Engineer Consultant. He gained his experience from acting as a Mechanical Engineer in many multinational firms. Currently he participates in the Mechanical design and site supervision for all the architectural and interior design projects varying form commercial buildings, compounds, residential villas and malls.
Education: Mohamad gained his BSc. In Mechanical Engineering , from University of Kassel in Germany - Kassel, in Jan2007.

Angelito Tan Studio Manager-Architect
Angelito joined Qdesign as a studio Manager and a Senior Interior Designer. He is currently handing the Fit-out team in addition to coordination with Clients. He also checks all construction and shop drawings before the submissions. Angelito had practiced before interior design and fit-outs in different offices in Saudi Arabia and the Philippines.
Education: Angelito gained his Bachelor Science of Architecture in 1992 from the University of Assumption, San Fernando, Pampanga, Philippines
Zuhair Al-Khayyat Project Manager
Zuhair joined Qdesign as a site project management for architectural and interior design project. His tasks vary from scheduling, inspecting and supervising construction activities, studying job specifications, design drawings and installation works to ensure that codes and standards are followed and met. He is also responsible for organizing and coordinating civil works on site as well as establishing effective communication lines with consultants, sub-contractors, engineers and clients alike. Zuhair had worked in several project management offices in Saudi Arabia.
Education: Zuhair gained his Bachelor of Science in Civil Engineering from Jordan University of Science & Technology in 2004.
Noha Saber Technical Co-ordinator Arch & I.D
Noha joined Qdesign in as a Senior Architect. She is currently participating in Architectural design and design development of Residential compounds, Private Villas, and Commercial Malls and. Noha had worked on several projects at consulting firms in Cairo on the following projects: JW Marriot Marina Project, galleria Mall Project, Saraya offsite Project at Amman, Sohar Project, and El Rajhi Hial.
Education: Noha gained her B.Sc of Architecture Engineering, from Faculty of fine Arts, Cairo, in 1998. She had won the award from The Arab Contractors.
Mohamed Yehia Technical Co-ordinator Engineering
Mohamed joined Qdesign as a Senior Structural Engineer. He has a strong background in Civil work design, Construction and Supervision. He has previously worked at different Consultants and Contractors firms in Egypt as a Senior Structural Engineer and Project Manager.
Education: Mohamed gained his B.Sc in Engineering infrastructural Department from Ain Shams university, Cairo 1996.
