Inventory/Analysis/Synthesis • Thorough review of existing conditions - analysis and synthesis of gathered information into a coherent picture of the initial trajectory of the project • Review: sun and wind patterns, vegetation, topography & drainage, pedestrian and vehicular circulation, existing policy, utility infrastructure, and site structures • Preparation of comparative study on peer systems or institutions for a clear understanding of where the project resides on the continuum. Creation of Goals • Design provides the canvas for revelatory experiences – experiences that can only evolve from a graceful combination of observation and understanding. • Gathering insights on what goals, visions, and guiding principles should guide the plan for the next 20-30 years. • Master plan visioning charrette workshop. The visioning charrette process is a highly interactive workshop session – a technical means of establishing consensus on aesthetic, branding, and programmatic goals; providing an opportunity for all of the project stakeholders to create and affirm goals, and explore conceptual design options.

Concept of Plan • Conceptual master plans will be created in this phase of the process. The plans assimilate our conclusions from the previous activities and present them in a clear graphic format. • Plans evolve through discussion and revision. By asking questions –sometimes simple, sometimes difficult – our collaborative progress will shape and mold the plan. • Elements from one concept find their way into another, creating a hybrid distinctly suited to its contextual “DNA”. • Plan will then be broken into implementation phases that prioritize design strategies related to funding disposition and cultural impact. The Final Plan • The only constant in design and master planning is change; change in land use, in policy, in surrounding influences, and in economic focus. • The success of any design is the degree to which it acknowledges and embraces this malleable notion of change - especially in the 21st Century. • After any last revisions, the final master plan will be presented for approval providing our clients with a transformational yet flexible plan – a framework that can adapt to change in a logical and beautiful way – that can guide decision making in a reasoned and visionary manner for the coming decades. L&H STATION MINNEAPOLIS, MINNESOTA L&H Station will be the redevelopment of a six and one-half acre site adjacent to the Lake Street/Midtown Blue Line LRT Station in Minneapolis. This phased transit-oriented development will incrementally construct 565 housing units, a 16,075 sf office building, up to 100,000 sf of government services space, and a public plaza/pedestrian corridor/market square. The market square adjacent to the LRT station will also serve as the site of the Midtown Farmer’s Market, which currently operates on the site’s parking areas two days each week. The redevelopment will be served by up to 840 structured parking spaces that will replace the 450 surface spaces now on the site. The Hennepin County Board of Commissioners has established the transit oriented development (TOD) program to support both redevelopment and new construction that enhances transit usage. This intense transit-oriented mixed-use development will replace an existing three-story building surrounded by surface parking. Hennepin County Human Services and Public Health Department will occupy the new office building. It will be one of its six regional service hubs now being developed by the county. In these hubs, county residents can receive assessments and referrals, and — based on their individual or family needs clients — could be connected to a number of assistance programs. These include, and are not limited to: applying for food support and medical assistance, addressing homelessness, dealing with utility shut-offs, evictions and other emergencies, getting support for seniors in their homes, learning about early childhood programs, and accessing programs for people with disabilities and/or
needs to improve mental or chemical health.

SILVER LAKE VILLAGE MASTERPLAN & AMPHITHEATER ST. ANTHONY, MINNESOTA BKV Group provided a master plan for the Landings at Silver Lake Village development. The Landings at Silver Lake Village is located in the heart of prestigious St. Anthony Village. Residents are within walking distance of shopping centers, banks, restaurants, movie theaters, the library, a post office and more. Design included public recreation amenities, water features and a new public amphitheater.

SILVERADO CALGARY, ALBERTA Silverado will be a phased development of a twenty-two acre site twelve miles south of downtown Calgary, Alberta. The mixed-use development will range from 700 to 900 new residential apartments. The first phase consists of two parcels totaling 3.88 acres featuring two 7-story apartment buildings including a level each of underground and on-grade parking. This phase is to include 286 apartment units, 250 covered parking stalls and an outdoor amenity deck located above the parking garage. There is a plan for a future CTrain station to be built directly east of the development that will be within walking distance.

ONE SOUTHDALE PLACE EDINA, MINNESOTA One Southdale Place Apartments is located at the northwest corner of the intersection of 69th Street and York Avenue South in Edina. The sophisticated multifamily project aims complements the upscale momentum of Southdale Mall and the City of Edina. This five-acre development features 232 units spread over three buildings — a five-story, three-story, and a ten-story high-rise. Floor plans include studio, one-, two-, and three-bedroom units, as well as exceptional topfloor penthouses. One Southdale Place offers a condo-style amenity package, setting a new bar for rental housing in the Twin Cities. Open floor plans, oversized windows, nine-foot ceilings and luxury finishes, including granite countertops and stainless steel appliances, are featured in the units. Resident amenities include a community room, rooftop terrace, outdoor pool, full fitness center, business center, underground heated parking, and landscaped walking paths with bocce courts. The project team also designed sustainable features such as green roof areas, a green courtyard, energy-efficient appliances, individual unit heating and cooling, and walkability with close proximity to transit.

PIAZZA TERMINAL PHILADELPHIA, PENNSYLVANIA Piazza is a series of steel stud framed massings over a two-story concrete podium. This strategy creates a variety of scales for the large development of 935,000 SF. The Hancock St side is of a lower scale to relate to the adjacent single-family townhouses. The Germantown Ave side relates to the more public and retail edge as well as multi-family scale of Schmidt’s Commons. The tallest tower elements, at 13 stories tall, gesture to open a central courtyard plaza onto a woonerf and retail edge. The buildings that line the central courtyard axis, are of a lower scale. The central courtyard blends into a woonerf that will be developed along Germantown Ave. This courtyard connects and extends the pedestrian path from the nearby Liberties Walk and Schmidt’s Commons plaza. This continuation through the site gives a more direct and pleasant pedestrian experience leading to Girard Station. There are nearby bus and light rail stops as well as the Girard Station metro stop. There is also dedicated bicycle storage for residents as well as bicycle racks for public use. Retail parking is provided on the ground level, while 5 more floors of parking are dedicated to residents. 5% of all parking spaces provided are dedicated for green vehicles. Nearly 682,000 sf of residential space contain 951 market rate apartments. Amenity space is located on the third floor which extends by way of a skybridge across the courtyard. There is also a rooftop amenity deck on the seventh floor above the parking garage with 3 pools and plenty of lounge area and green roof.

VIKING LAKES EAGAN, MINNESOTA With their new training facility and corporate headquarters complete, the Minnesota Vikings and their ownership group are branching out to other types of development at the sprawling Viking Lakes campus in Eagan. The 258-unit apartment project, which is expected to begin construction in the spring, is the first phase of a planned 1,000 housing units on the site, alongside corporate and medical offices and the under-construction Omni Hotel and convention center. Amenities include retail space and a café as well as a “members-only” clubhouse and fitness center. BKV Group is involved with two market-rate residential buildings for the first phase of the residential development in the mixed-use Viking Lakes campus. Both buildings will include 129 units totaling 258 1-, 2-, and 3-bedroom units. Construction is scheduled to start in the spring with a summer 2021 completion goal.

WESTMAN VILLAGE CALGARY, ALBERTA Alongside Riddell Kurczaba and Studio Outside, BKV Group is currently working on an unprecedented master planning project on the southern end of Calgary, Alberta. Positioned adjacent to Mahogany Lake and the Mahogany neighborhood, the master plan will be a mixed-use development supporting retail, live/workspaces, and residential spaces, complemented by active green space and art pavilions in establishing a new node outside the city core. Intended to spur future development in the area, Westman Village on Mahogany Lake features 1,600 residential units, 145,000 SF of retail space, and over 15 acres of park and green space. As an area of growth, Westman Village connects to downtown Calgary through a ring road extension and will be a key hub within the area’s emerging light rail transit (LRT) system. In creating a diverse neighborhood, the massing of the Westman Village buildings will carve out symmetrical, Parisian-style courtyards and allow ideal views through corridors, while ensuring daylight and shadows are appropriately balanced to ensure the corridors face the sunlight in Calgary’s colder climate. Community gardens and the development’s adjacency to the Mahogany lakes and trails system will further attract a diverse set of residents and users. Currently in the first of a five-phase timeline, Westman Lake’s targeted completion date is 2029 with the final phase aligning with the end of construction of the LRT station.

GABLES CITY PLACE DALLAS, TEXAS The project is a full-block redevelopment of one of the earliest multi-family developments in the rebirth of the West Village area of Uptown Dallas. The site is 2.35 acres along Cole Avenue, between Lemmon Avenue and Blackburn Street. It will be built in three phases of market-rate housing totaling about 730 units. Amenities will include a Lobby, Clubroom, Fitness, Business Center, Mail, potential Rooftop Amenity Deck/Clubroom, and Facility Leasing/Management space. Outdoor amenities will include a shared outdoor courtyard space with amenities such as outdoor patio, fire pit, grilling stations, bar, trellis, private walk-out patios and landscaping. A full list of amenities will be reviewed during the programming phase.

FORT SNELLING UPPER POST ST. PAUL, MINNESOTA This affordable housing project containing 26 different residential buildings will feature one-, two-, three-, four-, and five-bedroom apartment homes. The historic buildings at Fort Snelling Upper Post and the 41-acre site will be developed into about 185 affordable housing units. The project will restore an important part of Minnesota’s history. The existing buildings were constructed between 1879 and 1939 for a variety of uses including housing, barracks, hospital, offices, gymnasium, fire station, guardhouse, bakery, and morgue. Exteriors of these buildings will be restored including rebuilding porches that no longer exist. The structures will be stabilized and rebuilt preserving their historic character. Existing windows are being restored, and new storm windows added for energy and acoustic performance. Planned amenities include a pool, club room, business center, fitness center, and playground.

FRIDLEY CIVIC CAMPUS FRIDLEY, MINNESOTA The Fridley Civic Campus includes a new City Hall with administrative office and associated areas, Police Station, Fire Station, and a new Public Works Facility, with parking to accommodate staff and public. The civic campus is a central feature in a larger project currently called the Columbia Arena Redevelopment. The project also includes a central water feature, with plans for future private development.
