CASE STUDY THE FYNN // ELMHURST, ILLINOIS SIZE 8-story 197 Market-Rate-units 297 Parking Spaces COMPLETION In Progress CLIENT LMC A Lennar Company PROJECT DESCRIPTION The Fynn is new construction of a market-rate multifamily residential development located on three combined site parcels with above- and below-grade parking, landscape amenities, and site improvements. The current design features: • Two underground parking levels along with one level of above grade parking (1.25 parking spaces per apartment). • Level 1 contains the building’s lobby, leasing center and amenity spaces located along Addison. • Level 2 consists of residential units, a club room amenity, and an amenity plaza with an outdoor pool. • Levels 3-7 contain residential units. • Level 8 has a rooftop terrace and lounge on the southeast corner along with residential units. The building is set back 10 feet from the north and south property lines to maximize the amount of glazing along those façades, with the structural design consisting of one story above grade precast structure with two additional precast underground garage levels. The levels above the garage will be a panelized light-gauge steel stud bearing wall system.

To minimize the building’s presence along Addison Street and maximize the amount of daylight that would reach the outdoor pool, The Fynn was strategically designed as a courtyard building facing the bustling Addison Street. With the entry of the building located on the northeast corner, the first-floor podium diagonally tucks under the north wing, away from the street in an opposing angle to the base. This creates a unique and dynamic composition of angular geometries that call attention to the building’s main entrance. The building is also intentionally positioned back from Addison Street, creating the appearance of a 7-story structure.

The materials selected for this project create a refined and contemporary aesthetic, intended to attract a variety of tenants – from young professionals, to empty nesters looking to downsize. The podium base is a combination of dark brick and storefront glass, behind which are the amenity spaces, lobby, and leasing center. Above the podium, the materials change to metal panels, juxtaposed to fiber cement along the east and south wings, creating a signature building within the Elmhurst community.

DETAILS Framing consistent of a 1 1/2” non-composite deck over 16” deep trusses spanning from unit to unit demising walls. Corridor framing consist of similar system with use of 8” C-joist, spanning from the unit corridor walls as illustrated in the diagram. Both stair and elevator cores are framed with light gauge framing. Due to the lightness of the floor system, lateral loads are transferred to the podium level via light gauge walls with flat strap X-bracing.
