PORTFOLIO
SOCIAL SERVICE CENTER FOR CHANGING LIVES
MINNEAPOLIS, MINNESOTA
Lutheran Social Service, founded in 1864, is the largest private, nonprofit organization in the State of Minnesota, providing social services to over 100,000 Minnesotans every year. As original founding member of the Phil lips Park Initiative (PPI), formed in 1995, LSS and its collaborators brought significant stability to the neighborhood through the creation of several projects with home ownership units. The Phillips West Neighborhood As sociation officed in the old center and is now at the CFCL along with the local City Council member.
LSS is able to offer 48 units of affordable housing to the neighborhood as well as employment services, financial counseling, family counseling, and refu gee resettlement. Messiah Lutheran Church, who occupies space in the service center, has seen a threefold increase in the use of their food pan try and has begun to offer free lunches and dinners to the neighborhood working with Second Harvest Heartland. Many of the families who live in the apartments now use the Kaleidoscope after school and summer children’s program. And there is a recent addition of a Somali-owned and operated daycare center. Many innovative and sustainable design features were implemented in the building and it has been certified LEED Silver.

ELGIN ARTSPACE ARTIST LOFTS
ELGIN, ILLINOIS
As part of recent efforts to revitalize the City of Elgin’s struggling downtown district and attract new residents, city leaders determined artist housing would be a catalyst for positive cultural change. The Elgin Artspace Lofts were designed specifically for artists in this community, and they provide creative residents with a collaborative environment in which they can both live and work. In turn, these residents enliven Elgin’s unique sense of place — especially in the once-struggling downtown.
The project combines the adaptive reuse of the vintage structure and a new three-story addition. The addition has a standalone appearance, but at the same time allows the beauty of the existing building to be experienced by the residents of the city. The buildings are united by a daylit one-story gallery space, which provides both exhibition space and an accessible entry to the units and courtyard.
Renewing this site transformed downtown into a livable, walkable, and inviting neighborhood by bringing full-time residents to an area that was formerly transient in nature.

GREENWAY HEIGHTS FAMILY HOUSING
MINNEAPOLIS, MINNESOTABKV Group and Phoenix Development partnered for the development of the Greenway Heights family housing project, located on the northeast corner of Bloomington Avenue South and the Midtown Greenway. This project includes 42 two-, three- and four-bedroom units affordable to households earning less than 50% AMI. This project is responsive to market demand, particularly in light of the loss of affordable rental units to the foreclosure crisis, and addresses the housing needs created by the growth of larger families within the neighborhood.
The building itself is designed to respond both contextually and culturally to the unique characteristics of the East Phillips neighborhood. The design of the building aims to incorporate the traditional design elements of the neighborhood while responding in a contemporary manner to both the site and the culture of the people. The bold and warm colors serve to welcome the people and community. The primary materials of the façade are a mix of cement board panels, lap siding and metal siding, articulated to reflect the neighborhood context and culture.
Throughout the site, rain gardens are incorporated to help infiltrate stormwater and provide color, and a children’s play area is located adjacent to the first floor community space. Along the south property, the project incorporates a promenade that runs parallel to the Midtown Greenway – Minneapolis’ urban bike path that runs through the heart of the city.

Phoenix Development
VON WALD YOUTH SHELTER
ROCHESTER, MINNESOTA
BKV is currently working with 180 Degrees to build a new youth home less shelter in Rochester, Minnesota. Von Wald Emergency shelter was founded in 1989 as a safe place for youth in crisis from Rochester and the surrounding communities in southern Minnesota. The project vision is to create a nurturing, safe, and structured living environment. A place for healing youth and their families through awareness of the natural en vironment and programs that focus on health and wellness. We began our engagement with a discovery session with 180 leadership, staff, and residents of the shelter. We explored and identified opportunities to cre ate spaces for family engagement, individual therapy and counseling, recreation, life skills, physical health, shared kitchen, and garden-to-table concepts. We believe that creating a place where people want to be is critical to the success of 180 Degrees programming and services. The project is currently in the fundraising phase with construction to begin late 2021.

ARTSPACE SILVER SPRING ARTIST LOFTS
SILVER SPRING, MARYLAND
Located just north of the heart of Washington, DC, Silver Spring has become a major business hub and hosts several multi-cultural festivals as well as a growing arts community. BKV Group is working with Artspace, Montgomery County, and the Montgomery Housing Partnership to develop the former Third District Police Station on Sligo Avenue into an arts center anchored by affordable live/ work housing. The former station, built in 1962, was Silver Spring’s first permanent police station and will be converted into working artist studios and creative spaces, providing opportunities for the area’s creative artists and organizations eager to find affordable workspace within the DC Metro area.
In addition to the redevelopment of the existing building into artist studios, the proposed development also includes construction of 68 affordable live/work units and 11 townhouses. This project will create a strong anchor and transitional connection between the business district and residential neighborhoods. The site plan responds to the sensitivity of the neighborhood, while providing vital opportunities for job growth, affordable rental and for-sale housing, and support for the local creative economy.

180 DEGREES TRANSITIONAL HOUSING
MINNEAPOLIS, MINNESOTA
BKV is currently working with 180 Degrees to program and design a new Community Re-entry Services Transitional Housing facility located at the corner of Franklin Ave E and Columbus Ave in Minneapolis, MN. In 2020, 180 Degrees launched Community Re-Entry Services, a new non-profit providing permanent housing and supportive services for graduates of Clifton Place. They are addressing the significant gap in housing and sup port for men with criminal records. The project vision is to create a safe and structured living environment to successfully transition men back into the community who have paid their debt to society. 180 Degrees’ clients are supported to secure stable employment, re-connect with families, maintain sobriety and establish new living arrangements. The design is intended to raise awareness of the natural environment and programs that focus on health and wellness. We began our engagement with a discovery session with 180 leadership, staff, and residents. We then ex plored and identified opportunities to create spaces for family engage ment, individual therapy and counseling, recreation, life skills, physical health, shared kitchen, and garden-to-table concepts. We believe that creating a place where people want to be is critical to the success of 180 Degrees’ programming and services. The project is currently in the concept phase with a capital campaign to begin the summer of 2021.

HOTEL KADDATZ ARTIST LOFTS
FERGUS FALLS, MINNESOTA
Originally built in 1915, the National Register of Historic Places-listed Hotel Kaddatz was Fergus Falls’ leading hotel. Standing vacant since 1975, it reopened in 2004 in the heart of Fergus Falls’ Central Business District, bringing new life to the downtown.
The Hotel Kaddatz project created 10 units of mixed income housing, 4,200 Sf of commercial space on the ground floor, and 6,000 SF of community arts center space in the basement. It has six one-bedroom and four two-bedroom units. This mix was chosen to meet the housing needs identified by a market survey of artist households in the Fergus Falls area. The project serves a mix of young and middle-age singles and couples.
Of the $2.3 million project budget, about $1.5 million was applied to residential rehabilitation of the structure. The remaining $800,000 was allocated to nonresidential uses, including restoration of the grand staircase that originally connected the main floor to the residential floors above, and extended it to connect to the community art center space on the lower level.

MINNEAPOLIS, MINNESOTA
To create an experience that contributes to the growth and development of rugby in Minnesota along with economic expansion for the state and local community, supporting the physical development and character building of rugby players that leads to lasting bonds and better lives for all involved with the game.
An opportunity exists for Minnesota Rugby, the National Sports Center (NSC) and the Blaine community to create a unique experience that serves as a center of excellence for rugby play, supports multiple sports and provides a community asset. The premier rugby centric, multi use facility will be accessible to all rugby clubs across Minnesota and diversify ongoing NSC sporting events. The facility make the most of the unique site characteristics, anticipating future surrounding development options.

BRITTANY’S PLACE
ST. PAUL, MINNESOTA
BKV is currently working with 180 Degrees to renovate Brittany’s Place located in St. Paul, Minnesota. Brittany’s Place was founded in 2016 as a shelter and program for girls who are victims of commercial sex trafficking or at risk of sexual exploitation. The existing shelter no longer serves the cur rent programming and 180 Degrees asked BKV to reimagine the existing shelter. The project vision is to create a nurturing, safe, and structured liv ing environment to assist the girls toward recovery and self-efficacy. The project consists of an emergency shelter, classrooms, common spaces, multi-purpose rooms and administrative spaces. Outdoor programming includes spaces to engage the natural environment though gardening, social and physical activities.

• Trauma Informed Care. We recognize the impact that trauma has on an individual’s physical, psychological, and emotional well-being.
• Culturally Responsive Care. We ensure effective care in crosscultural situations.
• Short and Long Term Shelter. We offer emergency shelter services for up to 90 days, as well as residential services for up to 12 months.
• Healthcare. Each resident receives health screenings, weekly follow-up health service, and reproductive health care.
• Mental Health. Access to individual and group therapy services and to psychological testing, which includes diagnostic assessments and treatment plans.
• Chemical Health. Access to Chemical health care including Rule 25 assessments and individualized treatment goals.

Stalls At-Grade and Below-Grade Parking
Shelby Commons, a co-developed project by Woda Cooper Companies, Inc. and Project for Pride in Living (PPL), is a 46unit affordable housing community to be located in the North Loop neighborhood of downtown Minneapolis. The Project will be developed in a single phase as affordable housing with approximately 46 units, in a four-story building of Type VB wood-frame construction over a one level garage basement.
The amenity spaces will include a Lobby/Lounge, Mail Room, Clubroom, one Common Laundry space, and Facility Leasing/ Management/Service Center office space. Additional potential amenity spaces could include Fitness, Kid’s playroom, and Package room. Outdoor amenities will include private walk-out patios at the First floor; projected outdoor roof terrace at the Third floor; and children’s play area and outdoor dining terrace located in Courtyard formed by the apartment building and adjacent building to the North, which will protect these areas from street and highway noise.

THE CREST
BROOKLYN CENTER, MINNESOTAThe overall concept of this proposal is to enhance and create additional affordable housing at the existing Aeon property, The Crest Apartments. Located within an amenity rich node of Brooklyn Center, the size of the existing property will support an additional building. This proposal looks at several locations that an additional affordable housing apartment building can be placed while maintaining views and connections to the existing building on site. Work within the existing building will seek to enhance the livability within the dwellings as well as update building systems to extend the useful life. The project will embrace the surrounding amenities and provide additional housing for those in need.

360 COMMUNITIES SHELTER
EAGAN, MINNESOTA
BKV is currently working with 360 Communities to program and design a new shelter for victims of domestic violence in Eagan MN. The initial program is for a fifty-person shelter that combines two existing shelters at one location. Additional programming includes administrative space for 20 employees plus volunteers.
We began our discovery and engagement workshop with a focus of trauma informed care for residents and secondary trauma experienced by staff and volunteers. We discussed the opportunity of creating physical spaces to promote safety, well-being and healing. Acknowledging that the physical environment can have a positive impact on identity, worth, dignity, empowerment, joy and hope. In addition, we explored the concept of secondary trauma and how overtime staff can experience internalization of trauma leading to compassion fatigue and burnout.
We believe that creating a place where people want to be is critical to the success of 360 Communities programming and services. The project is currently in the programming and concept phase with their capital campaign to begin in early fall of 2021.

The project seeks to create an environment for healing of individuals and families through responsible living skills and learning interactions with the natural site.
This project seeks to meet guidelines for infectious disease control and is innovative for programming needs of a trauma informed designed shelter. This project is seeking funding through the DHS for emergency shelter facilities for homeless individuals or families.

Wooddale Church Youth Center, Eden Prairie, MN* - Non-profit renovation of a generic space into a dedicated youth learning environment. Daylighting for all the classrooms and gathering spaces as well as new wayfinding and circulation paths. Rosa Housing, Bloomington, MN - Master Plan/Concept Plan for the entire acreage with the ability to develop in phases, including delineation of a Phase I project. The program consists of 150 to 156 units market-rate apartments with the potential of an affordable housing component. Each residential building will include typical amenities found in other market-rate projects.
Von Wald Youth Homeless Shelter, Rochester, MN - Non-profit B3 project, enhancing and restoring the site’s ecological resources to provide an outdoor learning laboratory to engage continuous generations of youth residents as students and volunteer conservationists.
Alatus Mixed-Use Housing and Small Business Development, Brooklyn Center, MN – The project consists of 277 market-rate and affordable apartments, small business incubator space and public plaza. The project seeks to create affordability in both the housing and incubator space for the community of Brooklyn Center. The public plaza is designed as a place for the community to gather in support of local small business and celebrate the cultural diversity of Brooklyn Center.
Minnetonka Station Mixed-Use Housing and Retail Development, Minnetonka, MN - The project consists of 275 market-rate and affordable apartments and retail space intended to support local business and a physically active neighborhood. This project features connections to the local pedestrian and bicycle trails and a public plaza. The project seeks opportunities to engage local artists to create installations that represent the neighborhood and the greater Minnetonka community.
