Building outside the box
Creating dream homes When Metro Vancouver builders get carte blanche, they deliver TRICIA LESLIE Romantic villas accented with warm wood, terra cotta and stucco. Modern estates that feature clean, sleek, contemporary lines. Metro Vancouver homebuilders do a fantastic job of building new homes, whether they are condos, rowhomes, townhomes or single-family detached houses. The proof is in the pudding: many new-home developments are still sellouts, or near-sellouts, on opening day, and satisfied homeowners “Build a home give glowing testimonials about their newly that our purchased home. grandchildren Earlier this week, More than 700 Metro will want to Vancouver real estate come to.” professionals registered for an opening event presented by The Key marketing agency and Onni that focused on Onni’s new Richmond three-tower project, entitled Ora. Pre-sales started Tuesday, and organizers were expecting the first release of sales to sell out quickly. But for the custom builder who has the luxury of building new homes to their clients’ taste – or to have carte blanche on the entire design with a blank cheque in hand – the ability to realize their own dream homes can be realized. They have a chance to ‘build outside the box’ – and they do it exceptionally well. At Tuscan Developments, founder and president Mark Peers creates homes that

REBGV honours local builders The Real Estate Board of Greater Vancouver honoured Metro Vancouver builders at the first-ever REBGV Commercial Building Awards Sept. 23 in Vancouver. While the awards recognized commercial building, many of the award-winners had strong residential components, such as the Judges’ Choice Award for best overall: the Woodward’s Building Redevelopment at 100 West Hastings. A former landmark known for its distinctive ‘W’ and its Christmas window displays, the former Woodward’s site is now home to a project that combines market and non-market housing, along with commercial/retail and industrial arts space. The Woodward’s project also won the excellence award in the mixed-use commercial/residential category for owner/developer Ian Gillespie of Westbank and Ben Yeung of Peterson Investment Group. Westbank and Peterson Investment Group were also winners of the excellence award in the hospitality/hotel category for the Shangri-La Vancouver hotel at 1128 West Georgia. “We were very pleased with the excellent entries into our first-ever Commercial Building Awards and want to congratulate all the award recipients,” says REBGV president Jake Moldowan. “The quality of out commercial buildings is a significant reason why Metro Vancouver is considered to be a world-class area.” Without commercial real estate, communities would lack the amenities needed to create a neighbourhood; business space, retail and other commercial development help create communities where everything is within walking distance from the doorstep. For example, the award winners include the Millennium Water/athlete’s village development, where walkability is big. CONTINUED ON P.2

been noticed by passers-by and has even attracted the notice of several movie scouts in the past few months. “I love it. I love everything about it. I love my front door and my library ... it’s a peaceful room that makes me feel good,” says homeowner Judy Collins, who completed the interior décor herself, with help from her upscale South Surrey consignment shop, Rewind Furnishings and Décor. Inside, a beautiful kitchen is enough to make any chef drool, with plenty of island and cupboard space; the kitchen flows effortlessly into a living area and also, into the outdoor area, which features several patios, seating areas, furniture, a barbecue and a fire pit. Chandeliers drip with light and crystals throughout the entry foyer, dining area and living area, while downstairs, a home theatre/ movie screening room, billiards room, wine cellar and a bar/entertainment area await the next big fight or game. Outside, English flagstone fences border the property and driveway paving stones give off a glossy patina, while massive, arched windows throughout the house let in an abundance of natural light. “Everything is done to maximize openness and sunlight,” says Peers, who says his only direction was “to build a home that our grandchildren will want to come to.” Peers does all the architectural design himself, inside and out. “I’m here every day during the building process. I touch everything ... I’m very handson. I put my heart into it, I really do.” Peers used to work as a high-stress turnover CEO in California before being diagnosed

with leukemia. He beat the cancer, and after chemotherapy, he decided he should do what he really wanted, and Tuscan Developments was born. “I like to create value – something that you can see and touch that is tangible,” Peers says, and notes that in each house he builds, he focuses on the kitchen. “The kitchen is the centre of the home ... it is where you live and entertain. To sit in a space full of sunlight and prepare – or watch a meal being prepared – while being surrounded by natural wood cupboards and garden or ocean views is what I hope to create, every time.” Metro Vancouver builder and designer Eric Lee, of VictorEric Design Group, feels he is lucky in that he often gets the go-ahead on homes that cost more than $10 million. Lee recently built a new Southwest Marine

Drive Vancouver home worth $12 million, for a client with whom he has a longstanding relationship, with very little direction. “She said, ‘Go ahead ... I trust you.’ She totally loved the results,” Lee says. “I’ve been very blessed. People are literally paying me to create their dream home.” Both Lee and Peers note that when a home is being built specifically for a client, rather than a bunch of new homes for nameless families, the attention to the details can be a lot more time-consuming. But worth it. Both builders are working on new home projects in Metro Vancouver and, as usual, both are looking forward to avoiding ‘cookiecutter’ new homes and building outside the box. Seeing the completed project is fantastic, Peers says, but to hear how much the homeowners love it? “That’s the reward.”

Idyllic North Shore living
Marine Drive area has new, Kitsilano kind of vibe North Vancouver has always been a beautiful place to live, with the area’s natural splendour accessible within minutes for the enjoyment of its residents, businesses and visitors. The decision of The District of North Vancouver to redesign Marine Drive from a shopping and commuter corridor to a more pedestrian-friendly neighbourhood with a diverse shopping district and a strong community focus was just the incentive The Onni Group needed to turn its focus to such a desirable area. Recognizing shifting demographics and an increase in future demand for communities that offer both natural and urban conveniences, The Onni Group identified the North Shore as the perfect location for its next newhome project, entitled The Drive. The family owned and operated Onni Group is renowned for designing, developing, building and managing innovative and award-winning real estate, and The Drive is no exception. Onni’s vice-president of development, Beau Jarvis, notes the District of North Vancouver went through a rigorous planning process in order to change the Official Community Plan, to allow Marine Drive to grow into a Kitsilano-inspired neighbourhood. “(Council’s) vision was West Fourth or West Broadway in terms of the feel and the pedestrian orientation,” Jarvis says of the revitalization plans. Typically, a developer has to go through more steps, such as making community amenity contributions, if he wants the land re-zoned for building, says Jarvis. But, in the case of The Drive, “the District wanted Marine Drive to be enhanced, so they re-zoned it themselves to attract developers to the area,” he says. “This made the process very smooth. We bought the land, applied for a development permit and then it was a go. It’s great and it’s working. We are very excited about being involved.” People on the North Shore appreciate a well-rounded quality of life and adding a new Marine Drive neighbourhood allows its new residents to take full advantage of the area’s outdoor and indoor lifestyle. Locals can take the dog for a walk on the Bowser Trail, grab a bite at one of the area’s fantastic restaurants or cafes, or visit the all-new Capilano Square. From the convenience of big box stores to exclusive and eclectic boutique shops, The Drive offers a perfect balance between urban niceities and nature with boutique-style urban residential living at nature’s back door. “North Vancouver is one of the nicest places in the Lower Mainland to live. The mountains and ocean literally surround the North Shore, while different hubs of shopping, fine dining, and services provide a lifestyle that

History celebrated at Anderson Walk
New Local Home September 30, 2010 7
North Shore living Anderson Walk offers a soughtafter lifestyle It’s back-to-school season for students throughout Metro Vancouver ... and at Polygon Homes as well. Polygon’s latest North Vancouver development, Anderson Walk, is named for the history surrounding its location: the site of the former Lonsdale Elementary School. The name ‘Anderson’ is taken from the name of a respected educator and longtime principal at Lonsdale Elementary, Henrietta Anderson. Anderson originally came to Canada from Scotland as a mail-order bride in 1912, but upon her arrival, her husband-to-be informed her he had married someone else. Anderson decided to remain in Canada, and while she never married, she became one of B.C.’s most respected educators. She became principal at Lonsdale in 1922 and, during her time there, she earned a Masters and a Ph.D. In 1933, Anderson was the firstever recipient of the G.A. Fergusson Memorial Award, the BCTF’s (B.C. Teachers’ Federation’s) highest honour. Now, Anderson Walk is being brought to life – a lowrise collection of 234 apartment residences situated in North Vancouver’s central Lonsdale neighbourhood. Polygon took the time to ensure the history was not just in the building name, but also in the actual structure. The school’s demolition team carefully salvaged the old beams, floorboards and rock work of the school, for use in the new development. When complete, Anderson Walk – consisting of three buildings in two phases – will be located next to the new school board offices, complete with the Artists for Kids Gallery. Polygon senior vicepresident of sales and marketing Ralph Archibald notes that several senior staff at Polygon live in North Vancouver, as well as people involved with the project. Such North Shore residents include Polygon president and CEO Neil Chrystal, architect Ray Letkeman, who designed the West Coastinspired Anderson Walk, and artist Brent Comber, whose inspired lobby design accentuates Anderson Walk. “North Vancouver is a fantastic combination of every convenience you need,” Archibald says. “Lonsdale has all kinds of businesses and restaurants and funky little coffee shops, and nature’s surrounds the entire area.” From hiking and mountain biking to skiing and snowboarding, the North Shore community is a nature-lover’s delight, offering a scenic backdrop for every outdoor sport imaginable. But at Anderson Walk, most amenities are also within walking distance; the new homes combine modern convenience, access to the environment,

and history in one tidy package. “We’re excited. The one- and two-bedroom homes range from 644 to more than 900 square feet. Situated on a tree-lined boulevard, the new development is distinguished by West Coast architecture and boasts dramatic timber accents, striking combinations of brick, wood and glass, with light-filled interiors that bring the outdoors in.
