In the early months of 2018 there was a sizeable fall in the number of new instructions compared with previous years. The reduction in stock coupled with buyer demand held house prices throughout the beginning of the year.

Sales activity in the UK housing market remained subdued, with chartered surveyors reporting a decline in newly agreed sales for the 16th month in a row. In the coming months it is more than likely to be more of the same with political uncertainties affecting confidence.

According to the Office of National Statistics, house prices increased by three per cent indicating a sizeable slow down in growth rate since 2016. This drop in house price growth has mainly been driven by a slowdown in the South and East of England.

Our view is that Sheffield and surrounding areas are likely to continue to see small house price growths throughout the remainder of the year. Overall we would expect annual prices to rise from one to two per cent keeping roughly in line with inflation.

As we approach winter and the nights draw in, all across the country a nightly ritual commences of loading, stoking and lighting those little metal boxes in the fireplace.

It is difficult to ignore the attraction of traditional open fires and log burning stoves, it is unlikely that the nation would willingly give up the comfort of their stoves and maybe the best way to reduce future emissions, would be to focus more on seasoning and having a greater understanding of the types of wood we use.

As homeowners shut themselves off from the outside world and sit back and relax in front of the stove, it is difficult to imagine another time of the year where people feel more content to be indoors. Wood burning stoves have been one the most desired fixtures of the home over recent years with more than a million already purchased and an average of 200,000 more being installed every year.

The rise in popularity has aligned with a national change of how power is generated. As Britain transitions from coal to wood, we are now burning the most amounts of wood since the industrial revolution.

Ash - Widely regarded as a great burning wood, with low smoke and an excellent flame pattern (even on slow-burning), which provides plenty of heat, as well as being readily available wherever you live in the UK.

The government renewable heat incentive has been designed to encourage households to heat their homes with clean logs and wood pellets via biomass boilers. However the inconvenient truth is that the trend for wood burning stoves could be posing a real threat to the environment and to our general wellbeing.

Birch - These logs burn quickly but nevertheless provide good heat output, bright lively flames and a pleasing smell. Best mixed with other slower burning logs such as Elm (particularly slow burning), Ash or Oak.

Experts studying air quality and pollution indicate that stoves can contribute to an ever-thickening cloud of smog, which is settling above our towns and cities. The main issue is the burning of wet and unseasoned wood and polluting solid fuels. Damp wood contains moisture that creates harmful particles whereas seasoned wood considerably reduces smoke and harmful emissions.

Cherry - A slow burning wood producing a good heat output as well as a lovely aroma.

Cedar - Produces a well burning log with long lasting heat.

Hazel - Burns quickly, but still produces very good heat. Oak - Generally considered one of the very best wood fuel logs. However it must be seasoned for a long time – at least two years. It burns fairly slowly with nice flames and produces an excellent long lasting heat.

Open fires are thought to be more at risk of magnifying the problem and perhaps replacing open fires with stoves could prove to be a step in right direction.

Macmillan Coffee Morning

O

n the morning of Friday 28th of September, we opened the doors to welcome clients, vendors and local residents to our MacMillan Coffee Morning. From the classic Victoria Sponge to a New York Oreo Cheesecake, we definitely had enough cake to go around! Hannah Lumb, a fundraising manager for the charity, paid us a

visit to take a look at what we had baked. Later on, Theo the Macmillan Bear came into our office along with David and Judith who sampled some of our cakes. We successfully raised ÂŁ150 for this great cause and would like to thank everyone who came in and kindly donated. We look forward to participating again next year!

Ten Jobs to do this Autumn 1. Gutters, Drainpipes and Facia Boards Now that all the leaves are starting to fall, gutter and drainpipes will start to get blocked and covered in debris. Clearing your gutters will prevent water from being diverted and leaking into the roof or down the walls of your home. Whilst you’re up the ladder, it is also a good idea to check that your facia boards are still securely fastened.

6. Check central heating – bleed radiators As autumn will be the first time you turn your central heating on since earlier on in the year, it is good to carry out a check of the system to prevent any leaks and to ensure that all radiators are working correctly. The first time you turn on the heating, check all radiators after 15 minutes to make sure they are heating up as they should do. If any are failing or not heating up evenly, the chances are the radiator will need bleeding to release any trapped air.

2. Prune and cut back hedges and trees Paying a little attention to your plants and trees in autumn will help to maintain your garden and prepare it for the weather ahead. Autumn provides the best time to prune and cut back deciduous trees. Carrying this job out at this time of year once the leaves have started to fall, presents an opportunity to avoid shocking the trees. Although it is tempting to trim evergreen trees and hedges so that they are presentable throughout the winter months, we would advise leaving them as they are until the spring. Pruning an evergreen in autumn deprives the plant of its ability to feed efficiently during the winter months.

7. Compare utility bills Now is the time to dig out your paperwork and find out when your deal ends. If it is within the next six weeks, do a comparison search and switch as your existing contract expires. By not checking your utility costs regularly, you could be paying up to £100-£200 extra per year. If your household is powered by oil, now is also a good time to check your tank levels and order your supply to get you through the winter months. Ordering in autumn can save you money as the price will fluctuate and increase with seasonal demand.

3. Insulate your loft and outdoor pipes With almost a quarter of heat generated within a home being lost through the roof, it will pay dividends to insulate your loft or inspect the level of insulation and replace if necessary. As the temperatures drop, it is also worth directing your attention to any outdoor water pipes that are likely to be exposed to the cold. Lagging with insulation will help to prevent the risk of flooding due to burst pipes.

8. Clean and test chimneys Prior to winter, having your chimney swept will clear out any debris that has built up such as creosote, nests or other flammable substances. Early investment in the Cultural Industrial Quarter was seen as a pioneering scheme, which many other UK cities have since followed. An increase in people’s disposable income for leisure and decentralisation of government bodies provided the means for improving the cities image to benefit residents and visitors.

A rise in tertiary industries saw an influx of the service class allowing the gentrification of neglected areas. This wave of development added many new cultural attractions including The Leadmill, which still entertains local residents and continues to attract visitors to the city. An attempt to replicate the previous success to build on Sheffield’s music culture led to the opening of The National Centre for Popular Music in 1999. Unfortunately, this visitor attraction didn’t receive the same success and closed its doors in 2001.

Sheffield City Council reviewed their cultural policy in the 1990’s and incorporated a more integrated approach to cultural planning, proposing to address the segregation problems of art venues such as museums and theatres. It was also noted that Sheffield’s infrastructure was insufficient to bring tourists and new businesses to the city centre.

Further plans to transform the city centre were proposed under the £600m Sevenstone retail scheme. However, this proposal was scrapped in 2013, following the recession and difficulties with the program, which left Sheffield City Council seeking a new partner.

The opening of Meadowhall in 1990 had a detrimental effect on the city’s retail sector with the new out of city shopping venue providing a more convenient leisure and retail experience. Logistically, Meadowhall became a far more attractive outlet for consumers and businesses.

In 2018, success was built on the previous scheme, the original Heart of the City project, and a master plan for Heart of the City II, the next phase of Sheffield’s major regeneration, was unveiled by the Sheffield City Council in partnership with Queensberry Real Estate.

As part of a bid to improve Sheffield’s transport, the Sheffield Supertram began operation in 1994 and provided increased access from residential areas into the city centre.

In contrast to the original plans for a retail quarter, Heart of the City II is proposing to integrate and complement the existing city. The initial phase is currently nearing completion with the construction of a HSBC building with new retail and leisure outlets.

During the 1990’s, all of the council’s cultural facilities faced inadequate financing and were externalised into charitable trusts. This enabled the opening of the Showroom Cinema and the Millennium Galleries to be built. The existing City Museum and Mappin Art Gallery were redeveloped and Sheffield Theatres were able to achieve financial stability.

Centrally located in the heart of city, the site adjoins the main shopping areas of Fargate, The Moor and Division Street, adjacent to the Town Hall and City Hall and halfway between The University of Sheffield and Sheffield Hallam University.

At the turn of century, an ambitious plan, ‘The Heart of the City’, commenced with Phase One, which saw the building of The Winter Gardens, the demolition of the ‘Egg Box’ building and the redevelopment of St Paul’s Garden into The Peace Gardens. Phase Two saw further significant investment to develop St Paul’s Hotel, city centre office blocks, Café Rouge restaurant, The Cheese Grater car park and Sheffield’s tallest residential building - St Paul’s Tower.

The plan will also have provision for additional commerce, with the development of Grade A office blocks, residential apartments, a hotel, car park facilities and green public spaces. The city now has the benefit of a clear direction with a strong emphasis on investment and transforming into a unique and desirable place to live and work.

From 2011, efforts were made to regenerate The Moor, a retail area of Sheffield that has seen continuous decline over several years. The Scottish Widows Investment Partnership, who own the majority of the buildings on The Moor, submitted planning application to create a 55,000 sq.ft retail block to include a

e often take our sight for granted and visit an optician for an eye examination if our sight is causing us daily difficulties, or if we have sat on our spectacles. However, with the newest state of the art technology alongside a dedicated long-term commitment to individual patient care, Alex Kemp’s The Eye Place is changing the experience and purpose of the ‘routine eye check’. When referring to an eye examination, many of us envisage sitting alongside a vast collection of lenses neatly lined up in velvet-lined, wooden tray, whilst long spindly plastic pieces are being fastened around our ears and an odd grey contraption is propped upon our nose. And, instead of acquiring X-ray vision, as one would expect from such a sci-fi gadget being attached to ones face; the optician merely proceeds to pull out different lenses with a running monologue of, ‘one or two… one… or two’. Alongside the eventuality that we start to nod off, make up results, or just become confused by the banality of it all; there is also the torment of dry eyes, mascara blurred lenses and the feeling that, ‘although I am trying my hardest, I am still getting it wrong’. However, even more shocking is the realisation that many people I know have never even had an eye test due to the belief that, because they are not suffering from any obvious visual setbacks, they have no need to go. This is hard to understand when considering our natural acceptance of dental check-ups. However, when considering the old fashioned stereotype which opticians have acquired and also the lack of knowledge provided about the necessity of regular visits I can begin to comprehend why so many have never seen the importance in having an eye examination. We neglect our eye health and do not realise the many values in having regular checks. The recent technology and equipment now available at certain opticians means that the benefits of having regular eye examinations are even more prolific. Our vision is taken for granted, our eye health unaccounted for and a trip to the opticians often described as ‘a chore’ or ‘inconvenience’. However, a point of contradiction to these negative opinions led me to The Eye Place in Bakewell, Derbyshire. The Eye Place is an extremely attractive and modern practice; a far cry from the stereotypical reminiscences of the optician’s shop. The neat and artistic exterior is reflected inside the shop by the sophisticated design and assortment of stylish frames. Upon my arrival I witnessed the staff helping the earlier patients to pick the perfect frames. They paid attention to their individual needs, their personal style and were careful to maintain the practical purpose of the purchase. I was then asked to join one of the Opticians in a room which contained an OCT which I was told was a mini CT scanner precisely for the eye to produce 3D images with microscopic detail and an Optomap Retinal Scanner, which takes a digital scan of the back of the eye. Unlike older methods for eye examination, this technology is completely comfortable, non-invasive and certainly very quick to provide great images and scans for the Optometrist.

I did not need to be convinced that the eye exam was a lot more advanced and more thorough compared to what I remember previous eye examinations to be. The technology available at The Eye Place allows the specialist to see up to 60% more of the retina than the older, standard eye examinations. This technology not only allows a much more thorough inspection and record of your eye health, but can also signpost various other systemic diseases, unrelated to the eye such as diabetes, cholesterol and blood pressure. Many young people believe that they do not need to visit an optician as they feel that their vision is satisfactory. However, eye health needs to be monitored, as degeneration is permanent and the earlier that it is found the easier it is to treat. This new technology allows Optometrists to identify any changes or problems at very early stages. The images, which are produced and stored, are also hugely beneficial in order to use as a comparison for any possible future degeneration. This technology has revolutionised the high street eye examination. It provides incredible insight for specialists and each image produced provides a life-long record for the patient. A regular eye test, whether we are young or old, needs to become an essential part of our health check routine. The most amazing thing for me was that I could see a cross section showing all the layers and even a film of my own eye on a large screen only moments after having left the scanning room. After looking at the images and being reassured that it was looking healthy, I had an eye test to check my vision. This made me feel like my Optician was personally investigating and responding to my long-term needs. Alex also commented that he is one of a few practices across the country to have both one of the latest OCT scanners and the latest Optomap, let alone having the same advanced equipment in all five of his practices (Bakewell, Dore, Belsize Park, Fitzrovia and Fleet Street). He is very proud of his investments in technology to raise the bar in the level of eye care available at the local opticians it aids the early detection of eye disease especially macular degeneration and Glaucoma. Having completed my eye examination it was time to choose my spectacle frames. With some guidance I came across a selection of wooden frames by Rolf. Not only are the frames sophisticated, stylish and lightweight, they have a unique, intricate, handmade design. I am now eagerly awaiting a beautifully designed and original pair of wooden glasses, which are guaranteed to remain in style indefinitely. Research your contractor, look at their portfolio and visit current projects. Anyone can place a reference on a web page, but the best contractors can usually show you ‘live’ projects. Most importantly, you need to be comfortable with the people you’re going to be spending a lot of time talking to.

What is your role in your company? Operations Director How did you end up in this type of business? I ended up working in construction after leaving the Armed Forces. Initially I started in a Builders Merchants Yard as a Fork Lift Truck Driver and worked my way up to Foreman. From there I moved into sales and then into Branch Management. Blenheim Park Developments were valued customers and once the owners found out I was leaving my previous employer, we shook hands and I’ve been here ever since.

What specific expertise can you offer? Get an expert in at the conception stage. Their knowledge will save you time and money, as they can advise on what can and can’t be done and any constraints that may limit the scope of work. Any future developments in the pipeline? We’re very busy at the moment with various ongoing projects, with a mix of new builds and refurbishments and we are currently finishing one of the largest private residential properties ever built in the city, which we are immensely proud to have been a part of. Plus we’re branching out into commercial works and we are also busy with architectural and planning services.

Why is it important to seek out the best possible advice in your particular line of work? Builders can be perceived as being unscrupulous, but the truth is we’re not - well most of us aren’t - anyway! I would always advise potential clients to consider listening to the experts, and taking advice from people like ourselves who know the business. We can advise on planning matters, help with architectural services and have a procurement function that can help save money.
