THE MARKET REVIEW
As we approach the end of 2018 we are now in a position to reflect on our earlier predictions and report on the current state of the property market across our region and the nation as a whole.
The national property market is at its weakest for six years, with prices flat or falling across half of the UK, with reports that sales are in limbo until a Brexit deal is agreed upon.
We reported in the Spring of 2018 that house price growth in the UK would likely come to a halt over the course of the year. This has now come to fruition with the property market becoming over saturated whilst demand has fallen - the tables have turned and supply is now firmly outstripping demand resulting in a fall in house prices.
Regionally, house prices have remained resilient compared to the capital. Homebuyers have continued to progress up the property ladder, desiring more space for a growing family with better schooling, which has kept the mass market moving, especially amongst desirable postcodes and property hotspots.
Agents are reacting to market forces and reducing asking prices far beyond the usual adjustments for this time of year - in economical terms, prices are becoming more elastic in response to the decrease in demand.
Contrastingly, the upper end of the market will continue to struggle to keep moving unless properties are priced more positively as the top end becomes more sensitive to asking prices. The political future of the country is also forecast to impact the higher price points. More high-end properties are likely to come to the market, whilst we are also likely to see a significant reduction in the number of potential buyers.
In November alone Rightmove have reported that the price of property coming to the market has fallen by a national average of 1.7% equating to a monetary value of ÂŁ5,222 per property. Cooling markets in the south and within the upper price points along with continued political uncertainty, has resulted in new sellers lowering their asking prices in line with reduced aspirations, as vendors and agents respond to a more challenging market.
On a more positive note, Sheffield, Yorkshire and Derbyshire are likely to buck the national trend and although the market has shown evidence of cooling, we feel that our region will continue to see a healthy demand for residential property sales. Political and economical factors will obviously come into play, but may well be balanced by plans to bring the HS2 railway to Sheffield and the genuine desire for more people to reside within our locality. We therefore predict house prices for Sheffield to stabilise and at best see an average rise of between 2 and 3 per cent over the course of 2019.
Rightmove have also reported a 14 per cent annual increase in the number of homes on the market with the average time on the market continuing to increase, primarily due to the reduced number of motivated buyers.

In order to prepare your home for marketing, we would like to offer a few tips to follow and begin the dressing process.

This is a great step to take in depersonalising your home and gives you the opportunity to introduce new colour schemes that may compliment the room better. Neutral tones can be used to create a fresh and modern appearance and helps buyers to imagine how their own furniture would look within the room.
Put yourself in the mind-set of a buyer rather than the homeowner and ask yourself if your property is looking at its best. Your potential buyers will make up their mind about purchasing your home within the first few seconds of stepping through the front door.
In the bedrooms, think of how hotel rooms are presented and ensure that the bed linen is white/neutral and neatly ironed. To add more texture and another level of cosiness you can place a throw over the end of the bed.
With this in mind, it is often a sound investment to spend time and money working on the presentation of your home’s exterior. A new coat of paint, clean windows, manicured gardens and a jet washed path and driveway can really help to create a positive first impression. Buyers will often spend a few minutes at the front door, so ensure that there isn’t anything for them to pick up on whilst waiting to be greeted.
Ensure that the master bedroom is the most spacious and well-appointed room of the house. If other bedrooms are classed as doubles, then incorporate a good-sized double bed to demonstrate the proportions of the room. Smaller bedrooms such as a ‘box room’ should be dressed for its purpose, for example, a home study or children’s nursery.
Internally, concentrate on the rooms that yourself and your potential buyers are most likely to use on a daily basis. Kitchens are the heart of most homes and are used by all members of the family. Ensure that work surfaces are clean and clear from clutter; the only appliances that should be on display are the ones that you find in all kitchens, such as kettles, toasters and microwaves. It is important to highlight as much preparation space as possible and ensure people can recognise the functionality of your kitchen. For example, a breakfast bar with cereal bowls will instil a vision of a family breakfast.
Throughout the house, make sure that everywhere is tidy and if possible, buy fresh flowers to put on the dining table or fill up your fruit bowl on the kitchen work surface to add a pop of colour. The key to staging, is to present your home in its best light but to still make it look lived in. Achieving this balance will not only improve the marketing but also your chances of a successful sale.

As the winter evenings draw in and the temperature drops, the use of creative lighting can help to create a cosy atmosphere to relax in away from the cold.
Where your lighting is placed, is key to highlighting certain areas of a room. You can draw focus to the main areas, such as the dining table in a kitchen or the coffee table in a lounge, by installing low hanging pendants or spotlights. Placing lamps around a room helps to create a layered look and blend all of the lighting together.
With many recent interior trends leaning towards darker colours, a good lighting scheme will help to establish a balance of light and shade. A clever way to maximise the brightness a lamp adds to a room is to position them in front of or on top of mirrored objects. This doubles the amount of light that is being given off and can be a great way to brighten up a particularly dark room.
Decorating with fairy lights isn’t just reserved for the Christmas tree anymore. Fairy lights have become a popular choice when looking to create a soft ambience. Pros and Cons of Buying a Home in Winter Spring is often considered to be the best time of the year to sell a property as the weather improves, gardens come to life and houses become flooded with natural light. During the spring and summer months buyers are more motivated to get out and about and view properties and the balance between selling and buying tips in the favour of the sellers. When the winter months arrive, the balance reverts back to the buyers as less homes come to the market and there are less people picking up the phone to book viewings. But there are plenty more pros and cons to buying in winter and here are just a few: PROS

Less competition The most obvious advantage of buying and moving in winter is the reduced competition from other potential buyers. The likelihood of entering into a bidding war is likely to be diminished in comparison to the summer months.

e often take our sight for granted and visit an optician for an eye examination if our sight is causing us daily difficulties, or if we have sat on our spectacles. However, with the newest state of the art technology alongside a dedicated long-term commitment to individual patient care, Alex Kemp’s The Eye Place is changing the experience and purpose of the ‘routine eye check’. When referring to an eye examination, many of us envisage sitting alongside a vast collection of lenses neatly lined up in velvet-lined, wooden trays, whilst long spindly plastic pieces are fastened around our ears and an odd grey contraption is propped upon our nose. And, instead of acquiring X-ray vision, as one would expect from such a sci-fi gadget being attached to ones face, the optician merely proceeds to pull out different lenses with a running monologue of, ‘one or two… one… or two’. Alongside the eventuality that we start to nod off, make up results, or just become confused by the banality of it all; there is also the torment of dry eyes, mascara blurred lenses and the feeling that, ‘although I am trying my hardest, I am still getting it wrong’. However, even more shocking is the realisation that many people I know have never even had an eye test due to the belief that, because they are not suffering from any obvious visual setbacks, they have no need to go. This is hard to understand when considering our natural acceptance of dental check-ups. However, when considering the old fashioned stereotype which opticians have acquired and also the lack of knowledge provided about the necessity of regular visits I can begin to comprehend why so many have never seen the importance in having an eye examination. We neglect our eye health and do not realise the many values in having regular checks. The recent technology and equipment now available at certain opticians means that the benefits of having regular eye examinations are even more prolific. Our vision is taken for granted, our eye health unaccounted for and a trip to the opticians often described as ‘a chore’ or ‘inconvenience’. However, a point of contradiction to these negative opinions led me to The Eye Place in Bakewell, Derbyshire. The Eye Place is an extremely attractive and modern practice; a far cry from the stereotypical reminiscences of the optician’s shop. The neat and artistic exterior is reflected inside the shop by the sophisticated design and assortment of stylish frames. Upon my arrival I witnessed the staff helping the earlier patients to pick the perfect frames. They paid attention to their individual needs, their personal style and were careful to maintain the practical purpose of the purchase. I was then asked to join one of the Opticians in a room which contained an OCT which I was told was a mini CT scanner precisely for the eye to produce 3D images with microscopic detail and an Optomap Retinal Scanner, which takes a digital scan of the back of the eye. Unlike older methods for eye examination, this technology is completely comfortable, non-invasive and certainly very quick to provide great images and scans for the Optometrist.
I did not need to be convinced that the eye exam was a lot more advanced and more thorough compared to what I remember previous eye examinations to be. The most amazing thing for me was that I could see a cross section showing all the layers and even a film of my own eye on a large screen only moments after having left the scanning room. After looking at the images and being reassured that it was looking healthy, I had an eye test to check my vision. This made me feel like my Optician was personally investigating and responding to my long-term needs.
