ADVANTAGES OF BUYING NEW Based on the NHBC Foundation’s survey
In late 2015 the NHBC Foundation asked 2,000 people who had recently moved into a new home what they considered the advantages of new homes. Although the responses were many and varied, the majority were clustered around a small number of common themes. Many responses mentioned the peace of mind and benefits of buying a new home in comparison to an older home, which may not meet their expectations or comply with modern standards. The guide, available from our Sales Centres, illustrates the key themes from NHBC’s survey, together with brief explanatory text. Some of the advantages will be very obvious to all, such as the fact that everything in the home is new, the home is a blank canvas ready to be personalised and there is no need for expensive home improvements. But many of the advantages may be less clear - such as the high levels of thermal insulation that are standard, bringing benefits of both improved comfort and lower fuel bills. Similarly, the safety advantages of modern wiring and the improved robustness of foundations on which new homes are constructed will not be immediately obvious.

Figures from NHBC outline the significant energy cost reductions that can be gained through buying new.
A reported saving of £35,000 could be on offer over the lifetime of a typical 25 year mortgage.* Professional Housebuilder & Property Developer reveals: Families who live in new build homes, built to current standards, could save more than £1,400 a year* on their energy bills when compared to their neighbours in older homes, according to new analysis by the NHBC and Zero Carbon Hub. A typical four bedroom Victorian home is more than twice as expensive to run compared to an equivalent new-build built to 2013 levels of energy efficiency.* Given the recent price hikes announced by the majority of the ‘Big Six’ of an average of 8.1%*, NHBC warned that these calculations could be on the conservative side. NHBC Chief Executive Mike Quinton, said:“This analysis of a typical family’s energy spend clearly underlines that new build homes are vastly more energy efficient than older stock, and can actively save money on utility bills. While energy efficiency is only one of the advantages of buying a new build, the potential to make this level of savings year after year could be a crucial factor for families when making their decision on which home to purchase.”
The analysis of DECC’s figures reveal an enormous gulf between the energy costs of running older homes compared to new. RESEARCH CONCLUDES:
A 4 bedroom detached new home could be 57% cheaper to run (£1,410) based on costs of £1,050 compared to an updated Victorian equivalent which costs £2,460 - with improvements such as 200mm loft insulation, double glazing to half of all windows, a 72% efficient noncondensing gas boiler and insulated hot water cylinder.*
A 3 bedroom semi-detached could be 53% cheaper (£890) at £780 compared to an updated Victorian equivalent at £1,670.*
A 3 bedroom mid-terrace could be 47% less (£670), with costs of £760 compared to an updated Victorian equivalent at £1,430.*
A 1 bedroom ground floor flat could be 47% cheaper to run (£440) at £500 compared to £940 for an updated Victorian equivalent.*

FUTURE A young bricklayer has achieved his dream of getting onto the property ladder at Donington le Heath - in a house he helped to build. The couple, initially thought about renovating a Victorian house in the area. But when Thomas began working at Oak Tree Gardens, they decided to buy new instead, and took the opportunity to reserve early. Thomas’ partner Charlotte said: “When we first discussed the move, the idea of having a home to work on excited us. However, building a new home from scratch turned into our project and we really liked the plot’s location, so we snapped it up as soon as it became available. The wait was well worth it and we now have a lovely home which overlooks some beautiful rolling countryside. It ticks all the boxes.”

FRIENDLY Finding a family-friendly neighbourhood was top of the tick list for Tim and Alyson Andrew when they set out looking for a new home close to the city. Tim said: “Finding a family estate was really important to us. With uprooting the girls, we wanted to make sure they made friends.” Youngest daughter Emma has become a firm favourite with the Sales Advisors at Worsley Fold, as every Sunday she bakes cakes and brings them down to the sales centre. Tim, 34, and Lee, 36, bought their first home together at Yeoman Chase, after tiring of seeing their hard-earned cash being swallowed up by the rent. Tim said: “We just fell in love with the development, we had a really warm welcome as soon as we came here and we just kept coming back. It’s the first property we have purchased together and Bloor Homes were so good at explaining the Help to Buy scheme that moving just made sense. We would have never been able to move into such a lovely home without it.”

NEIGHBOURS Two couples, who were next door neighbours in Winslow, have been reunited. Alex and Joanna became close friends with Andrew and Emily after moving in next door to each other at Horsemead Piece around two years ago. And when both couples decided it was time to up-size they were so keen to remain neighbours that they moved into Bloor Homes’ Winslow Grange together. Andrew, 31 said: “We loved the development and we love Winslow. It’s a beautiful area and we didn’t want to leave. IN LOVE New Yorkers Dennis and Bernadette, who have lived in the UK since 2001, reserved a four-bedroom terraced house at Baltic Wharf after calling in to the site on their way back home to West Sussex. The couple had been looking for a second residence a little closer to home, but they instantly fell in love with Baltic Wharf’s riverside setting and close proximity to the town centre. Dennis said: “We love the location. It’s on the River Dart and provides beautiful walks along the river, and you can walk to the town centre, which has a great market on Fridays and Saturdays and quirky little shops. Bloor Homes has been very good throughout the whole buying process. We reserved at a stage which allowed us to customise the house, and we used the ‘House to Home’ scheme which meant we didn’t have to worry about transporting the furniture ourselves.” Dennis and Bernadette have spent almost every weekend there since receiving the keys. Dennis added: “There’s a very relaxed feel when we come here and I can imagine it eventually becoming our main home.”

HASSLE-FREE MOVE Margaret and Roy purchased a 2 bedroom home at The Orchard development after deciding to relocate from their 3 bedroom semi-detached house. They said the fact the bungalow boasts a garage and spacious garden for their beloved rescue greyhound Millie to enjoy were key factors in their decision to buy the property. Margaret said: “Our previous property had a very small garden so the opportunity to get a spacious garden in a brand new bungalow was a big positive for us. Having our own garage was another significant factor when making the decision. Even though we are downsizing, the bungalow is a nice size, offers a very warm atmosphere, and because it is a new build, it is cost effective to run and heat, which is extremely important when you are retired.”

SILVER CLUB Recognising 25 years of hard work and loyalty
Sales Advisor Sandra Penfold and Carpentry Apprentice Masters Andrew Scripps and Paul Abbott were this year’s inductees into the club. All three were presented with a watch by company founder John Bloor at a special dinner held in their honour. Sandra, 53, started her Bloor career just weeks after moving into a home at one of its developments in Rownhams, Southampton. She said: “I was working as a Sales Advisor for another company at the time and I liked the quality of Bloor Homes’ properties and thought to myself ‘I could sell these’. I walked into the Sales Office and asked if they had any jobs going, got interviewed by the Sales Director and started not long after that.” Since then, Sandra has sold thousands of homes at Bloor Homes’ developments across the Southern region. Sandra continued: “The job has changed a lot but I still get a buzz from selling. Everything is computerised now and standards have risen quite a lot, both in terms of the product and the customer experience. I enjoy seeing new people everyday, I get to work with some fantastic colleagues and because we change sites quite a lot the job never gets boring. It was lovely to receive my watch from John Bloor. Bloor Homes is a wonderful company to work for and I can’t imagine working anywhere else.”
Andrew and Paul have both been working as self-employed Carpenters on Bloor Homes sites across the Eastern region for the past 28 years. Earlier this year, the pair became Bloor Homes’ employees when they were appointed as Carpentry Apprentice Masters, and the company therefore decided to honour their loyalty. During that time they have worked at sites across Suffolk, Essex and Cambridgeshire, and are currently based at the Mill Heath development in Martlesham, where they are overseeing the region’s Carpentry Apprentices. Andrew, 54, said: “Carpentry is in my blood, as my dad was a Carpenter and later a Site Agent. I did my apprenticeship at 16 and after 10 years I went to work at Bloor Homes’ new site at Sudbury and I’ve been working with them ever since. Bloor Homes is a great company to work for. There is a really friendly atmosphere and you can tell it’s a family-run business. It was a lovely evening when we were welcomed into the Silver Club and it was very nice to be recognised by the company in that way.” Paul, 52, added: “I enjoyed woodwork lessons at school and did my carpentry apprenticeship when I left at 16. I started working with Bloor Homes at the same time as Andrew and I have really enjoyed it. We were proud to be asked by Bloor Homes to become the region’s first Carpentry Apprentice Masters earlier this year.”
