Rarely does a large-acreage hay ranch come on the market in the Wet Mountain Valley and when it does it ‘s often in need of some serious rehab on the home and outbuildings. Either that or it‘s unaffordable, as the land and the rich, highprotein-grass it produces, are much sought after. Then along comes the Jackson Ranch, with 528.64 acres of land and a perfectly placed home built in 2010. The 3,665 sq. ft. home has a semi-arched footprint to take full advantage of the views. The Casebeer Home was not even a concept in Mr. Casebeer’s mind in 1869, when the first permanent settlers arrived in the Valley. The following year a colony of more than 100 German families from Chicago took up homesteads here. The search for mineral wealth would soon bring prospectors into the region. The huge mining boom near Rosita Town created a demand for a new county, so in 1877 Custer County was created out of Fremont County. Lisa Frank, (719) 269-0644

This acreage is private property consisting of 8 mining claims, mostly surrounded by BLM. The claims are in full or in part, due to the existence of a county road that severs 2 of the mining claims. Overlooking the San Luis Valley lies the Cotton Creek Cabin and +/- 63 acres at the base of the Sangre De Cristo range right on the year-round creek. What could be better than to be serenaded to sleep after a day of catching trout from your own pools, playing in your waterfalls, hiking the nearby national forest trails, reading a book while listening to the rustling cottonwood leaves or cooking smores in your very own stone fire pit. It will be the best sleep of your life! Greg Liddle, (970) 946-0374

The view is stunning and the well treed property drops away in front as to afford privacy without blocking the wildlife watching and big views. Also inside the sturdy metal building is a 480 sq. ft. finished living area with a kitchen/dining area, a living room space, full bath, 1 bedroom, doors and windows, hot water heater and more. There is also a smaller finished guest room on the opposite side of the building for those who need a little more comfort than an RV or camper allows. Twila Geroux, (719) 371-4344

The Beckwith Ranch is one of the most historically significant sites in Custer County. The Beckwith brothers, Elton and Edwin, are reported to have traveled from Texas to Colorado with Charlie Goodnight on one of his well-known cattle drives. DAVID’S LAND ON FROZE CREEK

SAN FRANCISCO CREEK RANCH - 35 ACRES

Tucked away in the tall timber is a 200 sq. ft. unfinished cabin, a place where one can take a much needed break. The sellers have drilled a good water well and the pump is installed and wired for use. The electric power has been brought to within yards of the tidy camping cabin, and the 5.83 acres are semi-steep and covered with tall Ponderosa Pine and some Aspen. Enter by way of a represent driveway winding through the trees where the land opens up to reveal the cabin, well, electric and a tree swing. Lisa Frank, (719) 269-0644

Remote and private with somewhat difficult winter access, due to the current road taking you to Froze Creek being on a north slope. A new owner could build a driveway from the top (south) road and switch-back down to the creek and forest, or build above them and shorten the site access. There are good build-sites on either side of Froze Creek and really no obligation to build. Camping is allowed for owners who want to use their land seasonally and recreationally. Lisa Frank, (719) 269-0644

ROCK CREEK $550,000 • 80 ACRES • DUCHESNE COUNTY, UT Rock Creek Ranch has always been known for a stretch of river closed off for many miles by the Ute Indian Tribe. The name Rock Creek is misleading indeed, for this is most definitely not a creek. This is a shallow river that is wide with a strong current. There are deep holes at every twist and turn. This premier blue ribbon trout fishery is especially fantastic along a four mile section in the middle of this property, yielding a thriving, large population of 8-12 lb. Rainbow and German Brown Trout.

The property is located a short drive north of Duchesne, Utah. Starvation Reservoir is less than a half hour drive and offers great fishing and boating activities. Numerous elk and deer tracks were on the property during a property visit. The property has no improvements. Power is close to allow the new owner the opportunity to build their dream home and be on the grid.

LICENSED IN CO | (719) 229-2228 | WILL@HAYDENOUTDOORS.COM

Born in the heartland, Lisa was raised in a small Michigan farm town. Her parent’s home was on a lake and she grew up bass fishing, swimming and riding horses; everything she enjoys to this day. Lisa and her husband, Harald live off the grid in a log cabin on 76 acres with 2 Poco Bueno AQHA mares, a Paint gelding and ol’ Rambo. In 2001 she got her real estate license and has been a top producer from the start but clearly holds sacred the simple, outdoor western lifestyle and works hard to protect and promote it. She’s an NRA member and enjoys target shooting and all manner of outdoor activities and believes that the Wet Mountain Valley is the only place to call home.

Will grew up in the northwoods of Minnesota where he learned to hunt White-Tailed deer. He spent all of his off-time fishing for big Pike, and chasing small game. In 2015 Will decided to get his real estate license, after a friend convinced him he should sell farm, ranch, and recreational real estate, because of his knowledge of the land, and passion for big ranches in the West. Will has a vast knowledge of hunting ranches, and the intricate big game drawing system that Colorado’s Parks and Wildlife uses for big game licensing.
