5 Steps to Prep Your Yard for Spring

When spring arrives, days of enjoying your outdoor living space aren’t far away. Getting your yard ready for months of outdoor enjoyment will take a little work, but you’ll quickly see and appreciate the results.

These five steps can have you on your way to a lush, healthy lawn and outdoor area in no time.

1. Dethatch Throughout the winter, dead grass and other debris accumulate on your lawn. This waste, known as thatch, can be quite a hindrance to your spring lawn. It promotes fungi, encourages pests and keeps new grass seed from sprouting. You can use a special dethatching rake or any rake with sturdy tines.

2. Aerate Before spreading grass seed, you’ll want to give the new roots room to spread and grow. Aerating the lawn helps make your soil more welcoming to new growth by allowing moisture, nutrients and air to sink deeper into the soil. Depending on the size of area you need to aerate, two of the easiest options are doing the job by hand or using an attachment on a riding lawn mower. 3. Prune The lawn isn’t the only place debris can pile up. Your flower beds and any other vegetation can become a holding ground for twigs, branches, leaves and other yard waste. Give your plants, shrubs and trees a close look to find broken, damaged or dead material and remove it to make way for new growth. 4. Weed Even the healthiest lawns are susceptible to weeds, but getting a jump start on weeding early in the season can help you keep control. You can manage weeds by treating with an herbicide before the sprout or, if you prefer, there are chemical-free alternatives like vinegar, salt or cornmeal. Be aware that many alternative products don’t distinguish between the vegetation you want (like grass) and weeds, so these remedies are best used along borders and within beds to discourage weed growth. 5. Seed Winter weather and wear can cause uneven patches in the lawn. Seeding in 14

5 Steps To Building a Custom Home The idea of building a custom home is exciting and full of possibilities but can also be a little daunting. With so many factors to consider, you may be a little unsure of the process and exact steps involved. The where. The how. And who will make it happen. You’ve had a vision for your new home. Now let’s bring your vision to life. Here’s an overview of what you can expect when building a custom home: 1. PLAN With some custom builders, you can start from scratch with a plan that you might buy from an architect. While this allows for the ultimate in creativity, it also leaves room for budget creep and surprise delays in the timeline, since the builder has never built this particular home before.

Other custom home builders will encourage you to start with an existing plan as a base and will work with you to modify and adjust the plan so that it fits your vision. The advantage of using an existing plan as a base is that the builder better equipped to give you clear estimates of costs and construction. 2. FINANCE Many custom home builders are too small to finance construction on your behalf, so they’ll ask you to secure a construction loan and to purchase your lot directly from the seller. The downfall of this is that you will have to pay on a second loan in addition to the mortgage on your current home, and you will have a lot of additional paperwork and closings on each of these transactions. To make it easier, look for a custom home builder able to buy the lot and finance construction, so you don’t need to worry about a construction loan. That’s a major advantage, and it will feel like a normal home purchase process that you may have experienced in the past. 3. DESIGN Selecting the finishes in your home is exciting part of the custom home building process. Many

custom home builders will give you an allowance and a list of vendors to visit. Making all of these appointments can feel like a second job, and it’s hard to see how the different elements will all come together in in a final look. To make it easy, some custom builders have Design Centers where all the most on-point finishes and samples are available from the top manufacturers all in one place. They also have professional designers on staff who will consult with you on ways to combine finishes to achieve the look you have in mind.

4. BUILD Watch as your vision comes to life. The building process will likely begin with a pre-construction meeting. From there, you should expect weekly communication from your builder, pre-drywall reviews and various quality checks ensure a worry-free process. 5. OWN You’ll get acquainted with your new home at homeowner orientation and receive your keys at closing. Your builder should offer follow up appointments to schedule warranty work to adjust any remaining items that come up after closing. Reputable builders will be able to explain their warranty/follow up process and offer at least a 10 year transferrable structural warranty. How to renovate a home office

Don’t pick one of the busiest spots in the house. Trying to set up a cozy office cubicle in the corner of the dining room won’t work if you’re constantly going to be interrupted. Look at all of the unused (or rarely used) rooms. Preserving that spare room for irregular guests may be far less important than a good home office. Attics, dry basements, rec rooms that have outlived their usefulness and even heated garages can be repurposed. Try to find a space with a door. Doors serve as a barrier so that you can keep everybody out while you’re working, and they’re also a transition point. Crossing that threshold and shutting the door can help you get into “work mode.” Opening the door again and leaving the room can help you transition back into “home mode.”
