DESCRIPTIVE MEMORY Location and General Description:

Distributed as follows: Commercial Area: composed by 101 shopping units, and 38 apartments from approximately 70m2 up to 250m2.
BLUE MALL ST. MAARTEN, Is a mixed use project located in the Caribbean, specifically in the exclusive Cupecoy development at Rhine Street (Netherlands Border) of St. Maarten island, which will combine the commercial benefit with the residential comfort. This project is conceived under the modern concepts of up to date Shopping Centers at a world level, offering the ideal place for the shopping outing, in an environment of entertainment and safety. BLUE MALL ST. MAARTEN, will be located at a strategic point eight (8) minutes from the Princess Juliana Airport, between Cupecoy beach and Lake Wielen, allowing visitors to enjoy this scenery through the sight from the commercial units and terraces of the shopping center and the apartments.
Commercial Composition:
The project is developed by a qualified group of architects with ample experience in residential Buildings as well as in Shopping Centers, who have achieved a vanguard construction which shows, in its ample spaces a clear, simple and perfectly conceived architecture to encourage visitors to walk around the retail units. Its design includes first quality finishes, such as stone, wood, stainless steel and glass, contributing with generous green spaces for the island, within an ample pedestrian boulevard for the enjoyment of visitors, tourist and neighbors.
BLUE MALL ST. MARTEEN, has at present 120 commercial areas distributed as services, gastronomy and retail units. In addition to the commercial units, entrance level, in the central plaza has been designed a beauty department with small open to the mall stores where people can choose cosmetics brands of their preference. This central space enjoys natural illumination and views of the landscape. Levels 2, 3 and Level 4, will concentrate the offer of services and the retail of fashion, decoration, home and technology.
Land: The land area is composed by three commercial use lots, whose total area is 5.261,80m2 located in Rhine Street of the Cupecoy development.

BLUE MALL, Level 5, will offer the palate an ample selection of culinary proposals distributed in 7 restaurants whose architecture corresponds to the avant-garde and innovative concept characteristic of this Floor 5, which, more than referring to its location, it is a wordsgame related to the use of the five senses; each one of the spaces is conceived to cause an impact in eyesight, tact, taste, smell and hearing of whoever visits it, this offer being complemented by the shopping units, destined to satisfy the needs of the demanding public that goes to this Level.

Levels: BLUE MALL is made up by two (2) parking levels, five (5) commercial levels and tree (3) residential levels, namely: Garage Level 2: Commercial Parking, Operating Areas and Warehouses. Garage Level 1: Commercial and Residential Parking, Cargo Area, Operating Offices and Warehouses. Entrance Level: Shopping Center; Gastronomy, Services and Sales Mezzanine Level: Shopping Center; Services, Sales & Administrative Offices Level 3: Shopping Center; Services and Sales Level 4: Shopping Center; Services and Sales Level 5: Shopping Center; Gastronomy and Sales Level 6: Apartments Level 7: Apartments Level 8: Apartments and Gymnasium Level 9: Pool Level 10: Engine Room Level (Roof) Parking, Access and Cargo Area: The project is composed by two (2) Parking Levels with a capacity of 140 places for commerce and 38 places for the residences. It has an entry and exit for visitors of the Shopping Center though a ramp from Rhine Street and it also has an additional independent entrance for the residential area at a side of the building.
The mechanical escalators system is composed of two pairs, one strategically located in the plaza area from garage level 2 to level 5 and another one, located next to the second access, going from the first commercial Entrance up to level 5, and they are distributed in such a way that together with the elevators, encourage the visitor to walk throughout the Shopping Center without detriment of any sector, providing commercial value to all the units. Blue Mall Residences: The spaces destined to residences are composed of: A vehicles and pedestrian access, independent of the commercial area from Rhine Street located in Entrance Level. An independent hall for access and control of visitors and proprietors of the residences. Three (3) Floors which have 38 apartments, designed in a comfortable and functional way, for the demanding target to which they are addressed. All of them include generous terraces with spectacular views and first quantity finishes such as porcelanatto (ceramic tiles), stone, anti hurricane glass, etc. Support areas such as Gymnasium and Pool. Security: BLUE MALL, has a closed TV circuit controlled from a mainframe with up to date control systems, in order to offer an optimal security level to the users of the construction.
BLUE MALL ST. MARTEEN, has tree (3) pedestrian entrances, from Rhine Street; two (2) for visitors of the shopping center, and an isolated entrance from this same street, totally independent for the residential areas. Vertical Circulation: It is distributed in two (2) panoramic elevators, which run the building vertically from garage level 2 to level 5, to satisfy the visitor’s demands to the commercial area; two (2) elevators to meet the demand of the Blue Mall residences users, which go from garage level1 to level 9 or pool level, and two (2) cargo elevators to provide services to all the commercial areas from garage level 1 to level 5.
