thepublishers In case you were wanting to test your marriage, consider building a movable chicken tractor. For those of you who may not know what that is, a chicken tractor is a portable (ha!) cage in which you raise broilers (chickens raised for the dinner table). Each day, you move the tractor so that the chickens can enjoy fresh grass that hasn’t been pooped on. It’s the system pioneered by self-described lunatic farmer Joel Salatin at Polyface Farm in Augusta County. He uses cages that are 12 ft x 20 ft. I scaled ours down to a simple 8 ft x 8 ft square. Easy, right? It was a gorgeous Saturday morning. The kind you’d spend at a farmers’ market or mountain top where you and your Instagrammy family would enjoy a locally sourced, artisanally crafted, fairly traded picnic. A bald eagle would probably perch on a tree beside you and give you a wink. Or you could spend this beautiful Saturday morning sobbing on your gravel driveway holding a cordless drill and a hammer, mourning the loss of the construction skills you once had. Poor Tommy walked out to a blathering mess of female. “I only have a week to get this

ready. If I can’t humanely raise these chicks that are quickly outgrowing their brooder, I don’t deserve to do this. Waaaahhh!” The kids weren’t sure what to make of it. Thankfully, I slept off my sorrows and Tommy and I spent the next day finishing the project. A few days later, I moved the chicks to their new temporary home. Another day came along, like that beautiful Saturday I had squandered, and I was too busy to eat dinner with the kids. So they dug out a mat and enjoyed a pizza picnic and read little books to each other. I’m sure a bald eagle winked at them. Enjoy! Yvette and Tommy Stafford MAY 2016

Back in 1990, adventure-driven Military Brat, Terri, met a nice man from Cleveland named Dan. They fell in love and got married, but instead of settling down, she turned him wild. “I’ve always been the adventurous type. He is a little bit more reserved, but he always says, ‘Sure, let’s try it,’” Terri Tatarka tells me, using her whole body while she speaks and grinning from ear to ear. “So the first time we went kayaking, we were on the Nantahala River and I started calling him Wild Man Dan, kind of tongue-and-cheek because he was so out of his element.” Recently this duo decided to partake in a new kind of adventure, offering a service coined as a “Bed and Brew”, a first for Afton and a rarity in the entire state of Virginia. Beercentric Bed & Breakfast – unique accommodations saturated with history, locally-sourced culinary works of art by Terri, and Homebrewer Dan onsite who shares both his knowledge and his brew. On the weekends after Terri spoils guests with breakfast, the interested visitors can mosey over to the old Coca-Cola barn and help Dan with a small batch of specialty beer. “I’ve long enjoyed beer and especially enjoy many of the fantastic flavors it has to offer. Having the ability to create something truly sensational and enjoyable is a real pleasure,” Dan explains. “There is a lot of science behind making beer, but there is also a level of creativity to balance the flavors when making a great beer.” So how exactly did an engineer and a thirty-year veteran to the restaurant and hotel management industry decide to start such a venture?

“We went to Germany touring breweries and we saw this couple,” says Terri. “They had a small system and they lived upstairs and they brewed downstairs. We thought, ‘Why don’t we do that?!’” Their future retirement project presented many opportunities for both Terri and Dan, keeping within the realm of comfort while simultaneously pushing them to new limits. “I’ve only been brewing for six years and in some areas I feel I’m still a novice,” Dan admits. “On the other hand, I’ve been an engineer for over 35 years and those skills have allowed me to jump start my brewing expertise where I can make great beer most of the time.” Terri and Dan returned from Germany in May, found the property in December, moved in January, and opened in June 2015. Needless to say, they’ve enjoyed a couple pints after each long day’s work. They acquired the property from Mr. Carl A. Rainey, who had lived in the house for many years with his wife, Dorothy and eight children. Included with purchase, one 1870’s farmhouse, one red Coca-Cola barn, and countless tales of the past. What functions today as a B&B and Brew Barn, many years ago, served a slightly different purpose. continued on page 12

“In the ’20’s, this house was the Afton Post Office and Beauty parlor. And the Farrah family had the barn, which was the feed and seed store, and they had sixteen kids. This whole area used to be Farrah Town, because you couldn’t go anywhere without running into a Farrah,” tells Terri, barely containing her own excitement. O.F. Farrah was painted on the front of the Coca-Cola barn next to the information for the Beauty Parlor, and can still be found there today. “This was a hub of the community. The green cottage beside us was the local hang out, a little shop-in store, sundries and supplies. Mr. Rainey said he remembered his father telling him that he used to, ‘play checkers and tell lies and hang out here all the time when he was younger’”. You’ve got to admit; the girl had done her homework. 91-year-old neighbor Jim Willis, whom Terri has befriended during her routine walks, has also been a wealth of Nelson knowledge. “He’s the one who said he remembered when that place was a post office. I asked when, and he said, ‘Before I was a sparkle in my daddy’s eye’. That’s when I contacted the Smithsonian and the postal division, and he sent me a list of when it was a post office and a list of all the people who were post-master-generals. Without Jim Willis, I would have never known it was a post office.” “We want to try and preserve anything that we can and honor any of the history,” says Terri. “I love this community. I’ve gotten to know so many people here. This B&B is my setting down some roots finally.” And after twenty-five years of countless journeys around the world and missions of selfexploration, these two continue to display patience, understanding, and warmth towards each other. “It’s really exciting to start what we’re doing here,” says Dan. “It’s exciting that I’ve seen Terri really happy with doing what she loves to do, and knowing that I eventually, with my own retirement, will move right into something I want to do.” “I always say,” Dan announces, “I’ve got a passion for brewing beer, and Terri’s got a passion for me”. As it turns out, the feelings are indisputably mutual. BRL 12

Gary Spitzer saved the best for last. The 76-year-old is busy putting the finishing touches on his final handmade desk, before he ships it off to a customer in California and closes shop on a forty-year career as a rolltop desk maker. “I’ve gone out with the biggest pain in the elbow, but the nicest so far,” Spitzer said. The custom-made desk is 550 pounds of locally sourced oak and includes 15 hidden compartments. The swivel base and pedestal doors that rotate to swing out, rather than pull in, make it even more unique. “It’s the nicest one I’ve ever built.” Spitzer said. “I don’t know if it was divine intervention or what it was, but the people pretty much said have at it and build me a super duper nice one.”

Spitzer has built a reputation as one of the only people in the country who makes custom rolltop desks. He estimates this is the 200th desk he built by hand out of his workshop in Harrisonburg. Each takes between one to four months to make. “It’s basically just a flat desk with an upper section of cubby holes that is covered with a flexible tamper,” Spitzer said. Before computers or even filing cabinets, there were rolltop desks. “At one time, that was the person’s entire office,” Spitzer said. “What makes it different is the memory people have of grandpa who had a rolltop desk.” A decade ago, Spitzer had a two-year waiting list. But as IKEA and Walmart took over the furniture market, Spitzer’s customer base disappeared.

As business began to dry up, Spitzer tried advertising in a local newspaper. The only response he got was two people trying to sell him desks. “One guy wanted to sell me some business insurance so I did have three responses.” With no more orders coming in or customers calling, this oak desk with the hidden compartments for the customer in California will be Spitzer’s last. He’s auctioning off his equipment and renting out his workshop space. Spitzer said this last desk has taken him the longest to complete. He said the slow work might have something to do with the fact that subconsciously he didn’t want to finish, because that means its over. “It’s difficult to give it up,” he said. “It’s hard to talk about it.” Maybe that’s why he hasn’t told his customers in California that their desk will be his last. He said he will include a note to let them know once it’s delivered. “I figured why worry them,” Spitzer said. “If halfway into the desk I tell them this is the last one, they might be concerned about me cutting corners. But it’s the opposite. BRL

WOODY’S WORDS A friend remembers the life of Nelson native, Earl Hamner. “Writing is a very emotional experience for me. Once, when I was writing the film adaptation of Charlotte’s Web, the phone rang and the caller said, ‘You sound all choked up.’ I said, ‘A spider just died.” – Earl Hamner When Tommy Stafford called to tell me the news of Earl’s death, I didn’t choke up … not right away. We had known for some time he was fading physically. In July of 2014 Earl had written an email to us. It had a header that said “Checking In,” but the body of the email contained a piece of news we had never wanted to see. After thanking me for an article I had written for Blue Ridge Life (in the July 2014 edition) on the occasion of

Earl’s visit to Schuyler a few months earlier for the documentary being shot on his life, he shared this “Health Bulletin.” “Recently some problems developed which led to physical exams which revealed that I have cancer of the bladder and kidney.” I wasn’t sure I wanted to read the rest, but in a typically Earl-like way, reassurance and humor followed. “Sounds worse than it really is. The bladder is already responding to treatment and this coming Thursday one of my kidneys is to be removed. The doctors were quick to let me know that you can live a good long life with only one kidney. Actually most everybody I’ve mentioned this to tells me about some relative who lived 42 years with only one kidney.”

He said he was taking the news in stride. “Here at home we refer to the removal of the kidney, not as ‘the operation,’ but “The Big K Lift!’ The question I ask of my doctor most often is when can I return to a glass or two of chardonnay before dinner!” He went on to say that his wife Jane was “a loving and capable nurse,” and that his daughter Caroline was up from Laguna about every other day, while his son Scott had come in from Vermont. “So you can see that I couldn’t have a better support team.” Earl asked us to keep the news from the public but allowed us to mention it to Tommy and Yvette, whose work in publishing Blue Ridge Life he very much admired. “Will keep you posted, and don’t worry. I’m a tough old rooster.” And he sent his love. Which, when you think about it, he had been doing pretty much his entire life – sending his love for people in the form of books and movies and TV shows. He belonged to the world. The operation took place on his 91st birthday. It was touch and go – the cancer had metastasized, and he had a rough period of recovery. We visited Earl twice after that news, most recently last September. Jane was recovering from a broken leg she had received trying to rescue their dog Peaches, an excitable Pug who had bolted towards a sound in the garden behind the house. Scott was there and we all sat and chatted for a few hours – and listened to Earl regale us with stories. His voice was strong and as melodious as ever as he recounted various adventures from his life’s journey. If you took a poll of Earl’s many fans, friends and admirers about what they remember best about him, his voice would score at the top. It was a warm and inviting voice, befitting the kind of person he was. Biographer James Person, Jr. writes that Earl was enlisted by “The Homecoming’s” director Fielder Cook to narrate the autobiographical made-for-television story because “he brought a sense of affecting authenticity: he sounded like a man who had actually lived through the grim Depression but had come through in hope.” And that was the theme of Earl’s life – an optimism about people rising above their circumstances. When we last spoke to Earl in late January, prior to a trip we were taking, his voice sounded weaker. But he wanted us to write a travel blog about the trip – he was exceedingly complimentary about the blogs we had written on previous trips – said they made him “want to be with you.” Rather than do a blog, we sent him a long email about half way through the trip describing the adventures of a monk seal that had scrambled onto a beach we had visited for snorkeling, completely disrupting the vacation plans of hundreds of tourists. We included a picture of the seal. We figured the author of “Odette – A Goose of Toulouse” and “The Hollywood Zoo” would appreciate it. He did. In an email he pronounced the seal “gorgeous,” but warned us to be careful. “He might bite.” So when Tommy told us about Scott Hamner’s post on Earl’s Facebook page saying his father had died peacefully on March 24, surrounded by family, listening to John Denver’s “Rocky Mountain High,” we were not so much shocked as deeply saddened we would no longer be able to hear him, see him, feel him as tangibly as we had. He has risen above us all. But he’ll always be with us. – Woody Greenberg

A Nelson County real estate summary for Q1 2016

The first quarter is historically a slow quarter for Nelson County residential sales; sales were less than the previous quarter (Q4), but relatively unchanged when comparing Q1 of 2016 with Q1 of 2015. Price per sq ft also remained stable. Market improvement can be noted in a higher median sales price and fewer days on market. Here is a quick residential market summary for Nelson County. (Sales figures were pulled from the Charlottesville Area Association of Realtors (CAAR) Multiple Listing Service (MLS)). Q1 Countywide Overview; 49 residential properties sold in Q1 of 2016 which represents a 3.9% decrease from the same time period in 2015 when 51 properties sold. Q1 Statistical Comparison; Q1 2015 recap: median $147,000, average price $191,450, average price per sq ft $128.70, average days on market (DOM) 244. Q1 2016: median $209,000, average price $246,757,

average price per sq ft $130.65, average DOM 162. While there were slightly fewer sales, there was a notable shift in the price point of purchases. Only 7 properties sold in Q1 2015 for more than $300,000. In Q1 2016, 14 properties sold for more than $300,000 resulting in a 42% increase in the median sales price. While the median and average price increased, the actual price per sq foot remained stable. 2015 ended the year with an average price per sq ft of $130.66 and Q1 2016 concluded the quarter at $130.65. Properties with a marketdriven asking price, sold more quickly than properties have moved in the past. On average, properties remained on the market for 34% fewer days in Q1 2016 compared to Q1 2015. Please keep in mind, that there are very few buyers though. When there are only a handful of buyers, properties selected for purchase are typically priced appropriately AND have the desired attributes. For example, if a mountain view property

is a requisite for a buyer, then a well priced, non-mountain view property will still not meet the buyers purchasing needs. Hence, properties that are not in the most coveted categories (mountain view, ski-front, waterfront, large acreage, privacy, etc…) may still linger on the market longer than those meeting the most important selection criteria for the available buyers. On the same token, if multiple properties exist with the same key features, then the one likely to be chosen will be the one that is perceived to be the best value. Q1 Sales Summary by Locality; Nelson County sales encompass 3 main markets, Wintergreen (mountain) with 26 sales, Stoney Creek (valley) with 4 sales, and all other non-resort or county properties with 19 sales. When comparing Q1 2016 sales with Q1 2015 sales, county sales remained unchanged. However, resort properties did see a shift. Wintergreen experienced a drop in sales of 16%, while Stoney Creek experienced an increase

SO LONG, EARL The late Earl Hamner would leave us the best voice mails. About Kids. Life. And wine.

When I saw the news of my friend Earl Hamner’s passing I wasn’t shocked; I knew it was coming. But knowing didn’t lessen the sting – or hinder the tears I shed quietly at my desk when I read the message his son, Scott, posted to Earl’s Facebook page. I wanted to give him a proper goodbye from the place he is from, but I wasn’t sure what to write. I thought about writing of his accomplishments – there are many – but you already know them. A hometown hero in his right, he was a hero to this magazine as well. He wrote America’s beloved The Waltons TV series and, despite his success, contributed to our publication – free of charge – when we were just getting on our feet. How I’ll miss those hysterical voicemails he would leave and the laugh-out-loud emails he sent to me and Yvette over the years. One of the best was after we sent him a case of his favorite wine, Wintergreen Winery’s Black Rock Chardonnay. “Listen you guys,” he started out in a November 2006 voicemail. “This is that Californian out here, Earl Hamner. I’ve gotta tell you I’m in a highly emotional state, but I’ll try to be composed. Listen, that gift you sent me is the equivalent to, I suppose, if a girl got the hope diamond in the mail! And, my God almighty! I’m just sitting adoring it – I haven’t tasted it yet.” Without even taking his first sip, his Black Rock had already improved his day to the point that the great Earl Hamner, our country cousin, just sat and stared at it before he even let himself find a corkscrew. “My God! I’m just floored,” his message continued. “Anyway, love you both and I’ll try to continue to reach you. I plan to be very hung over tomorrow, so it may be later in the weekend. Anyway, thank you, thank you, thank you! And bye-bye.” He hung up the phone chuckling, as he so often did. In early 2009, he called us just to check in and say hello. And, since it was shortly after the birth of Jr. Publisher Adam, remind us that life exists beyond the diaper pail. “Hey there Tommy. Hey there Yvette. It’s your old country cousin in California way out here far away,” he said. “I’m trying to guess where you all are. I suspect either in the baby’s room changing diapers or adoring him.” Then either the thought of a little Adam made him smile or he just couldn’t help but let out a laugh at his own joke. “Either one is fine,” he kept on. “Just wanted to check in. Thinking of you and just so happy you guys are our friends. If I don’t get home soon, y’all are going to have to bring Adam out here so I can see him. Talk to you soon. Much love. Bye bye.” Those messages and emails were common – and welcome – in our early days here in Nelson. A fellow writer, Earl always took time to tell us how special he thought we were. I’ll miss that kind and gentle voice and that thoughtful chuckle. As the months ticked by and he became older and more ill, the time between the calls and emails stretched longer and longer. We knew the end was nearing. Allow me to share just one of my most cherished memories of Earl, as we all have our own to remember him by. This memory is from only about four years ago, when Earl and I spent almost two hours on a radio show back in Memphis just talking about Nelson, his life here and his career. Toward the end of the show, he wanted to read a Christmas prayer he’d written for Will Gear (who played Grandpa Walton on The Waltons). Gear would read it often when he was speaking in front of crowds. I’d like to think that this is what Earl was probably thinking in his final months, as well. I’ll leave you with this, his Christmas Prayer. What is Christmas? It’s a time when some of your dreams come true. Every year it rolls around and takes you by surprise. Sometimes, when you are as close to a hundred years old as I am, you think it’s time for another one, but here it is with all its hope and joy and promise and wishes that might come true. You’re probably wondering what I wish for. What would an old man wish for? Maybe you’d think I’d wish to be young again, but I don’t yearn for youth any longer. Being young is a painful thing. Being young and in love to boot, which most young people are, is even more agony. I’ll tell you what I wish. I wish for the power to return some of the love that’s been given me. I wish that the time and the place for all that giving could be commemorated. Like the heart I carved on the tree around your grandmother’s and my initials. I wish, too, for more days in my life. I wish for time. Time to have children to know some of the beauty of this earth that’s been revealed to me. A drop of water is a wondrous thing. A spade full of earth is a kingdom in itself. A cloud is worth watching as it passes from one horizon to the other. A bird building his nest is as wondrous as men building the pyramid. And any green thing that grows is proof that God exists. And it all comes to focus at Christmas. We love you and miss you, Earl. I’ll sign off as you often did in those letters and emails to us. It all started with a 4-H project called “Mommy I want a Peacock”. Ten-year-old Ivy Johnson had been begging her mom for chicks for three years. “I said no way, not until you learn something about them,” her mom, Stacey Johnson said. Ivy listened, and her 4-H project did the trick. Sally Guarino, a farmer in Nelson County, heard about the project and with her mom’s approval, gave Ivy five pea chicks. Ivy quickly learned how to switch feed and clean cages, and watched her chicks grow. There’s the peacock named Blue, and four peahens, Skiler, Raygan, Cameo and Jewel. Ivy entered two of the peahens in the Albemarle County Fair where she won Best in Show last year. “That made me feel very good,” she said. “It’s just a joy to watch them grow up into the pretty peafowl that they are,” Ivy said.

And as they grow up, they are laying eggs, as Ivy witnessed not too long ago. “A pea hen was sitting in the corner and all of a sudden jumping up and running out the door with an egg in the spot it sat in. I said, okaaay.” For help with hatching, Ivy turned to Carl Davis for guidance. Davis runs Davis Hatchery in Harrisonburg and has enjoyed hatching since he was a kid. “My mom had to watch me that I didn’t set the house on fire by putting a light bulb in a shoe box trying hatch eggs,” he said. 50 years later, Davis is still hatching and hopes to pass his enthusiasm on to younger generations. “I encourage any kid I can by giving them eggs or helping them with information, Davis said. He visits classrooms and encourages families to visit his hatchery to learn how the whole process works.

Carl Davis has been around poultry all of his life. These days, he owns his own hatchery in Harrisonburg. For more info on raising peacocks, ducks or chickens, look up Davis Hatchery on Facebook or call 540-820-4965.

Davis bought an incubator when he retired four years ago and sold 2,300 chicks. Last year, that number jumped to 7,000. When her hens began laying eggs last year, Ivy brought them to Davis, who agreed to hatch them and help her sell them. The first batch earned Ivy $200. Davis is helping her with about two dozen more eggs this spring. “Her peafowls are laying way ahead of anybody else’s,” Davis said. “I’ve got 17 eggs setting now for her and I’ll sell the chicks for her if that’s what she wants.” Each chick is sold for about $25 and Ivy says she does “a little bit of spending and a little bit of saving” with her earnings. But Ivy’s not in it for the money. She’s learning all about hatching and has taken her cue from Carl. This spring she has about a dozen eggs she is incubating on her own. When you hear the term “LLC”—short for “Limited Liability Company”—you probably think of businesses. But do you think of social groups? Hunting and fishing clubs? Sports leagues? The neighbor who does odd jobs on weekends? Nowadays, all of these can be organized as LLCs. They can be formed for nearly any purpose, by nearly anyone. Organizing as an LLC has numerous benefits. The first benefit is protection. Assets placed under the LLC can be protected from the personal creditors of the LLC’s members; likewise, the members can be protected from creditors of the LLC. Then one of your friends causes a car wreck and has a large money judgment imposed on him by a court. If the land was titled to you and your friends as individuals, your friend’s creditors could force the land to be sold to satisfy their judgment. But if the land is titled in the name of the LLC, the creditors may not be able to force a sale of the land, and you can keep hunting. Another benefit is credibility. Organizing as an LLC gives your operation a greater sense of professionalism. Are you a handyman looking for odd jobs around town? Introducing yourself as Manager of “Smith’s Repair Service, LLC” sounds a lot better than just “Joe Smith, handyman.” It certainly looks better on a business card, too. Finally, a great thing about LLC’s is flexibility. LLCs can be organized and managed however the members want. One member manages the operation, but another gets all the profits? Not a problem. Want only one member in the LLC? How about a hundred? Both are fine. Want one of the LLCs officers to have the title “Generalissimo of Shenanigans & Director of Mischief?” Go for it. LLCs require very few formalities, unlike corporations or partnerships. You can do whatever is best for your organization. LLCs are a great option in many circumstances. Takin’ it on the Road Nothing like a brand new trail to ride and land to adventure. I’m talking about the Asheville, Brevard, Pisgah and DuPont area of North Carolina. Neil Richardson, Laura Wolf and myself packed the van with bikes and all sorts of other outdoor recreational equipment and headed south down I-81 in late March. Our mission was to catch up with the Bold Rock Hard Cider group and check out some great trails while we were at it.

I’ve been going down to Asheville over the last couple of years by way of participating in the Blue Ridge Relay, a team run from Greyson Highland State Park to Asheville, over 200 miles, as quick as you can. This involves every backroad, church and graveyard between Greyson and Boone. From Boone, the route takes you by Grandfather Mountain and follows the Blue Ridge Parkway into Asheville. The race usually took us between 24-27 hours

and sleep depravity is required.

Anyway, I’ve watched Asheville change over the last 10 years from a “quiet” town into one of the biggest outdoor enthusiast areas on the East Coast. Breweries, cideries, rivers, and trails have all seen tremendous growth over the last five or so years. In that growth, Bold Rock Hard Cider just recently opened a production facility and The Hub was having its Grand Opening. So what better time to head south as spring, mountain biking and all things fun were happening at once!

If you are a mountain biker, this should be your next getaway! Brevard sits between Pisgah National Forest (500,000 acres) and DuPont Recreational Area (10,000 acres) and is home to The Hub. The Hub sits at the entrance to Pisgah. Here you can pick up your goods before you ride and grab lunch and a brew when you are done. The trails in Pisgah are very similar to what you find around Sherando: fire roads, steeps (up and down) and singletrack,

but in huge abundance. DuPont is just plain sick! The trails are well made and maintained. We caught up with Travis Book, who is now living in Brevard, and he took us on a 20 mile tour. The trails have a great flow with hard pack and flowy being the recurring themes. One not to miss is to go DOWN Ridgeline Trail. It’s like a small dose of Park City! Patio Design Tips When it comes to the design on a new patio, many factors should come into your mind on the ingredients of the ultimate design. Size, shape and layout are the ones that are always first on our mind. However, the details involved with the perfect patio design involve much, much more than just these big three – in particular on a residence where age of guests is a factor (whether young or old). Here are just a handful of tips that can turn even the most modest patio into a real eye catcher that is also very user friendly. As usual, the devil is in the details. The height of the patio from the ground is always a factor in mountainous regions such as central Virginia. For this reason, the art of dovetailing a patio to an existing structure involves much more than just layout when you factor in elevation hurdles. The elevation from patio to structure should always be flush with the threshold of the door. Where additional height is needed (a step), a minimum of a 3 foot apron (from door to step) should be installed after the step so the aforementioned height requirement is met. When young and old guests open a door and take that first step out, nothing trips more people than a sudden drop down. The approach to a patio from the drive is typically where the elevation requirements should be addressed. Blending in steps with patio grade changes is typically the best solution. On a patio, contractors can allow the patio to fall or rise, depending on what elevation they are trying to rise or fall to, from as little as ¼ inch per foot to as much as 1 inch in 20 inches. Therefore with a starting elevation (drive) and ending elevation (structure) in mind, calculations can be made to ensure that steps are minimized by using barely noticeable grade changes. These changes

in patio elevation will both allow water to move off the patio and, more importantly, reduce or eliminate the need for steps. Even to the extent of modifying grades on the drive, the end result will be much more appealing and usable if these calculations are done and properly followed. Remember, where steps are needed, concentrate steps to one area so as to increase the total usable space for you and your guests. Evening events are without a doubt the times where your patio will be most used. When the sun sets, the most basic designs can be the most hazardous due to improper lighting. One of the more popular aspects of dealing with steps and other hazards is using under or down lighting on walls and step treads. Long lasting LED lighting strips have made it possible to totally conceal lighting so that it is invisible during the day, but emits a navigable light stream at night. By adding in a 1 ½ to 2 inch overhang of stone on your steps and wall caps, these LED lighting strips tuck under this cap to provide a warm glow of either a wall location or the location of a step – both adding eye candy to your investment by night. With a transformer from a commercial lighting vendor running around $300, one can add upwards of 200 lights without even touching its capacity. Where steps are needed, be deliberate in your design of them. Few things can be as hazardous or frustrating as moving your inside step design outside onto a patio. Yes, the two are steps, but that is where their relationship stops. Inside steps are typically 7, 11’s or rise 7 inches with a 11 inch tread. Outside steps that we install are 6, 16’s or rise just 6 inches with a 16 inch tread. The reason is simple – it is outside and these longer treads coupled with shorter rises are much more user friendly for young and old alike.

There may be conflicts with family members or friends.
