♦♦ Establish policies regarding option money, option periods, extension decisions, closing dates, and payment options with Developer input and final approval. ♦♦ Organize and educate Builders regarding lot take-down process. ♦♦ Write building lot agreements for Builders, Realtors, and Buyers on pre-approved Developer lot option forms, thus protecting all concerned. ♦♦ Track all lot options and/or purchase and sale agreements, and extensions. ♦♦ Coordinate escrows and track the escrow process through closing. ♦♦ Report to the Developer the status of lot sales on a bi-weekly basis.

COMMUNITY MANAGEMENT ♦♦ Establish Architectural Control Committee guidelines including colors, landscaping, elevations, square footage and outbuildings with Developer input and final approval. ♦♦ Establish the process and forms for ACC plan and spec approval; determine fees if any ♦♦ Complete sales of individual lots and assist in closings and requirements, including submittal of plans and exterior paint colors to the Architectural Control Committee. ♦♦ Communicate with Builders and their Agents regarding lot options, house plans, condition of model/spec homes, and lot and home sales progress. ♦♦ Manage sales and marketing personnel designated to perform services for the marketing and sales of the community. ♦♦ Communicate to the Developer the condition of the community and needed maintenance such as weed clearing and street cleaning. ♦♦ Report to the Developer the status of lot sales on a bi-weekly basis.
