COMMUNICATION

SUSTAINABILITY

Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.

BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, mark-up and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.

Recognized throughout our industry for our ingenuity and practicality, we carefully evaluate new technology in building design and construction, including integrated project delivery and Building Information Modeling (BIM), evolutions in construction systems, new materials, advances in under-floor air distribution and MEP systems, and progressive improvements in the technical and cost performance of building systems and materials. Our philosophy is to safeguard the interests of our clients by thoroughly evaluating the track record of any new concepts and materials prior to proposing their use on a project.

BOKA Powell is committed to creating respectful, sustainable design solutions. The main objectives of our green design approach are to minimize the wasteful expense of energy, water and raw materials, and mitigate environmental degradation caused by materials and systems throughout their life cycle, and beyond. We work to achieve these goals as a matter of course throughout all of our projects, striving where possible to specify materials and systems that have an environmental benefit. When sustainability is a stated goal of the client, our LEED®-accredited design teams bring the ability to achieve the highest standards up to LEED Platinum certification.

The market-style cafeteria provides dining space for 500 students, faculty and staff in a single sitting at tables, intimate booths, bar counters, and outdoor patios. The facility is adaptable to support meal service for special events. Interior design features include stained concrete floors, exposed steel trusses, stone walls and vaulted ceilings.

Solana Terraces Dallas, Texas

Two Chicago investors have teamed up to buy Westlake office campus. GlenStar and partner Singerman Real Estate have acquired eight buildings in the Solana business park on State Highway 114, located in Westlake, Texas. In Chicago-based GlenStar engaged BOKA Powell to reposition a former executive building within the Solana campus by converting it into an amenity space for the multi-tenant office building development. Terraces at Solana has six five-story buildings with 375,000 square feet, a 309,000-square-foot, six-story building and a three-story, 129,000-square-foot building. The building’s unique architecture will be complemented by the introduction of metal panel and wood accents in warm tones. A pivot pavilion offers shaded outdoor space surrounded by lush landscaping. Inside, large windows bathe a new fitness facility in natural light. A food hall and coffee bar complete the suite of new amenities.

Legacy Central Campus Plano, Texas

Regent Properties and Transwestern engaged BOKA Powell to create a plan for converting an expansive 85-acre property, comprising five former Texas Instruments campus buildings and substantial undeveloped land area, into an amenity-rich multi-tenant campus. The designers’ approach was to open up the formerly secure buildings, adding glass and creating portals that organize the campus to facilitate users’ understanding of circulation throughout. Dynamic workspaces, a fitness facility, and extensive outdoor amenities will elevate this property into a destination for a wide range of tenants. The redevelopment will also include a 7,500 square foot food hall style restaurant that includes 4 food stands, an outdoor patio covered by adjustable louvers, and an additional dining area. Planning includes additional mixed-use elements, including multi-family housing, hotel, and additional structured parking.

Perot Family Turtle Creek Offices Dallas, Texas

Hillwood and the Perot Family engaged BOKA Powell and Seattle-based Mithun to shape a legacy headquarters on a six-acre site along Dallas’ scenic Turtle Creek. The three-story office building houses the Perot Family’s offices, as well as operations for various divisions of Hillwood. Three levels of parking sit below the office buildings. Campus amenities include a cafe, fitness facility and conference space. The headquarters property runs parallel to the Katy Trail, a popular recreation path through the heart of the city, and features a connection for employees to access the trail and passersby to rest in a new plaza. The project has been named an InteriorDesign magazine Best of Year Finalist for 2017.

Texican Court Dining Irving, Texas

BOKA Powell engaged with hospitality developer Valencia Group and international design firm Rottet Studio to deliver a new 148 key hotel in Irving, Texas. Texican Court is a Texas mission-influenced court-style hotel reminiscent of 1950’s era motor court motels. Check-in is at the 4,000 square foot reception building that incorporates an atrium, tequila bar, and “boardroom” meeting space. A separate 3,200 square foot meeting and event space “Chapel” building and a 3,500 square foot “Cantina” restaurant and bar with commercial kitchen and indoor/outdoor connect by way of large folding doors. Fitness and laundry functions are incorporated into the guest room buildings, which are connected by a covered veranda that is open to the extensively landscaped outdoor courtyard featuring a pool and event spaces.

Stadium Club at AT&T Stadium Arlington, Texas

BOKA Powell worked with New York-based experiential design firm ICRAVE to bring to life the Jones Family’s vision to create a signature club for Stadium Club members and devoted Dallas Cowboys fans who would visit the space outside of game day activities. Originally allocated for storage and mechanical space, BOKA Powell and ICRAVE transformed the area into a dramatic bar, lounge and restaurant space. A key aspect of the design was the ability to divide the nearly 20,000 square feet into two parts: a bar and lounge, and a signature bar that serves a dual purpose as a buffet servery and exhibition kitchen. The Stadium Club is open daily as well as on game day to Stadium Club members.

Granite Park Hilton Plano, Texas

The Granite Park Hotel in Plano is part of the dynamic Granite Park mixed-use development located at the intersection of the Sam Rayburn Tollway (State Hwy. 121) and the Dallas North Tollway. This 261,000 square foot project includes the 299-key Hilton hotel, 37,500 square feet of conference space, including pre-function areas, and 105,000 square feet of structured parking. Amenities include a technology lounge, grab-and-go market, sundry shop, rooftop pool, and fitness center.
