Hillwood Development Company has selected BOKA Powell to design t h e n ew 1 57 , 0 0 0 - s q u a r e - fo o t Class A office building in Alliance Town Center, just north of Heritage Trace Parkway. With an anticipated completion date in mid-2014, the speculative building features a dramatic modern porch entrance and three-story atrium. The lobby welcomes visitors with an inviting wood wall visible through floor-toceiling windows. The modern design has a regional flavor, with locally sourced stone and steel materials and a color palette that reflects the indigenous landscape. Large canopies bracket the lobby entries, creating an engaging grand porch that will glow at night. Planned for a variety of tenants, the structure
includes two three-stor y wings of 75,000 square feet, with the lobby tucked in the center. The design is flexible and can accommodate a variety of tenant types, whether they require traditional offices or an open floor plan. Outside, a planned pedestrian corridor will provide easy access to nearby amenities at Alliance Town Center. An adjacent green belt provides access to a jogging trail and recreational areas. The building will include a number of green design elements, including the use of locally-sourced materials, low-emissivity “low-e” coated glass, taller window heights that bring in natural light, exterior passive sun shading devices, a solar orientation to limit solar loads, trees throughout the parking lot, and high-albedo roofing and paving that reflect sunlight.

One Bethany is ground-up commercial office development made possible through a public-private partnership between Kaizen Development Partners and the Allen Economic Development Corporation. The initial phase consists of 125,000 square feet of Class A office space uniquely positioned along Bethany Road in between Watters Creek and the Allen Convention Center Hotel. The project includes a parking garage with a 5 per 1,000 square foot parking ratio and ground level restaurant space. The highly amenitized building includes a fitness center, conference center and lounge.

A landscaped courtyard opens onto a three story amenity building called “The Hub,” which offers a full-service restaurant with indoor-outdoor seating on the ground level, a fitness center and conference facility on the second level, and an openair, covered terrace with games and lounge seating on the third level.

VariSpace offers a dynamic and innovative workspace for its employees.

The Hills Church’s newest campus in West Fort Worth, referred to as Chapel Creek, began with renovations to an existing building, which was expanded to provide a 600-seat worship center, classrooms, and offices. The new porte-cochére and entry welcome members of the church family to the new campus. The parking lot was expanded, providing additional parking capacity as well as a connection to I-30.

Mercedes-Benz Financial Services Business Operations Center is a 200,000 SF waterfront campus at Hillwood’s AllianceTexas intermodal transportation hub in Fort Worth, Texas. The modern campus design features two buildings in an east/west configuration linked by a light-filled, steel and glass atrium that serves as a lobby and event space. The campus
features outdoor amenities including an outdoor fitness area, basketball goal, half-mile walking trail, al fresco kitchen and dining area. A third-floor terrace encourages employees to step outside and interact with nature, including a view of a natural water feature on the property. The complex is carefully positioned to allow maximum usage of outdoor space while considering sun and wind exposure. Building materials have been carefully selected to allow the campus to blend into the natural surroundings, while the landscape design pulls visitors from the outdoor terrace to the pond to create an accommodating flow. Parking on premise offers ample infrastructure for charging electric vehicles.

The 327,183 square-foot, 4-story office project is located at the northwest corner of Hackberry Road and Ranch Trail, just north of LBJ Freeway in Irving, Texas. The building’s flexible design
allows for expansion to more than 400,000 square feet of space. Recruiting, retention and the right type of building were huge drivers in CoreLogic’s decision on design direction. CoreLogic plans to relocate 1,300 jobs to Cypress Waters from existing North Texas locations in Westlake and Richardson plus move in additional workers from out of state.

The shell building utilizes BOKA Powell’s “tilt frame” architectural technique to deliver a Class A aesthetic while utilizing costeffective tilt wall panels, additional glazing, and metal panel accents. Located along Bethany Drive just west of North Central Expressway, the campus is across the street from the mixed-use Watters Creek development, and immediately adjacent to a new hotel and conference center built in a publicprivate partnership with the City of Allen.

Occupying a 2.3-acre site on a sweeping oxbow of the Elm Fork of the Trinity River, the new home of the Las Colinas Association rises on heritage land bequeathed to the citizens of Irving by Las Colinas founder Ben Carpenter. The structure is rendered in a Texas modern style, and is reminiscent of a ranch home. Standing seam metal roofs and native stone clad the exterior, and both stone and metal flow indoors to create a sense of open-air living on the Texas prairie. Work space for LCA officials occupies the first floor, and a large community room unfolds as one ascends the spiral stair that wraps the interior of the signature cylinder at its entrance. Meeting space spills out onto a wrap-around porch on both levels of the facility, offering spectacular views of the Las Colinas’ Urban Center and Lake Carolyn.

A major healthcare network has partnered with FRI to create a new 44,151 SF clinic, providing access to primary care services for adults, children and the elderly in an area of the city where medical care is largely unavailable. The facility is divided into four primary areas to provide services to each patient constituency, including exam rooms, phlebotomy and lab services, diagnostic imaging, provider offices, and administrative and conference s p a c e s . T h e fa c i l i t y i s d e s i g n e d to meet or exceed sustainability requirements under the Dallas Green Building program.

RightNow approached BOKA Powell and general contractor Core Construction to create a new home that suppor ts their sales and marketing, as well as a vibrant firm culture driven by their inspirational work.
