DESIGN

Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.

COMMUNICATION

BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, markup and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.

438,060 GSF 1,257 Parking Spaces To expand public accessibility to Dallas’ burgeoning Victory development and the American Airlines Center, Hillwood Development engaged BOKA Powell to design a parking structure that fits Victory’s high-end architectural character and facilitates pedestrian access to and from the adjacent DART light rail station. Built atop the existing arena service drive, the seven-level garage expands the area’s vehicle capacity by adding 1,257 parking spaces. Super-graphics integrated into the building skin will provide space for team spirit and advertisements. Vendor boxes at the base provide pop-up retail along an enhanced, landscaped pedestrian mall connecting the DART rail line to the American Airlines Center. 11

Sundown Energy/Eland Energy will relocate its Dallas headquarters to this new facility, which occupies a highly-visible 5.75 acre site on the east side of the Dallas Nor th Tollway. The project, totaling 120,000 SF, includes a 3,000 SF fitness center, roof deck for private events, and a lobby café. An 80,000 GSF two level parking structure is adjacent to the office building. 15

Phase I of the project consists of a 229,400 square foot office building with shell retail space, 187,600 square feet of structured parking, and a 6,700 square foot free-standing restaurant. Phase II of the project will include additional retail and office space along with residential space.

50,000 SF Office/Retail 1,342 Parking Spaces 5 Stories/418,700 SF BOKA Powell provided masterplanning, shell building design, and parking garage design services for this fivelevel parking garage, linked to retail and the Granite Park Three office tower, also designed by BOKA Powell. The major obstacle in designing the garage was to utilize existing, unlevel grades. BOKA Powell’s design sloped the first level to match the grades and integrated an open entrance on the below-grade level. The integrated retail consists of a 48,000 SF, two-story complex featuring both street-level storefronts and second-story office space. 20

56,683 RSF - Medical Office Building 34,736 RSF - Retail and Restaurants 600 Parking Spaces The three-story, 91,419 RSF mixed-use medical office building is designed as a standalone facility that is physically integrated into a shared 600-car garage and hospital complex. Medical Office Building, restaurant and retail patrons share access and elevators to the parking garage. Doctors can connect directly to the Medical Office Building from the hospital via sky bridge. Patients can park outside of the doctors’ 22

office at the second floor of the building. Wide sidewalks and a colonnade support al fresco dining along World Cup Way. The adjacent Forest Park Medical Center hospital, also designed by BOKA Powell, encompasses 137,000 SF, including 54 patient rooms, 12 operating rooms, and 2 procedure rooms featuring both street-level storefronts and second-story office space.

640,000 SF 2,120 Parking Spaces This four-level, seven-bay-wide parking structure houses 2,120 cars in 640,000 square feet and was designed to support the 525,000 square foot NEC Corporate America Headquarters. The high-efficiency design utilizes a large parking footprint to intentionally maintain a low height on site. The parking structure’s frame is cast-in-place concrete with architectural pre-cast concrete

spandrels and open vent block. Secured auto ingress and egress is available through multiple locations. Vertical transportation (via elevators) has been located to facilitate easy access to the office buildings by bridge connection. Enhanced courtyards occupy the space between the parking structure and the offices buildings and are actively used by tenants and visitors alike. 25

Hunter Plaza made its name as a popular hotel in the 1950s. Now, the Fort Worth Housing Authority has engaged BOKA Powell to assist in its redevelopment. The Residences at Hunter Plaza is a mixed-use project with retail at the ground floor and 164 residential units above — 114 one-bedroom units and 50 two-bedroom units.

Sixty percent are leased at the market rate, while 40% will be made available to affordable housing tenants. Residents have access to a media room, community activity room, library, business center, fitness room and rooftop terrace. A four-story parking garage on the back of the site supports the residences and retail parking needs. 27

320,000 SF 14 Stories 846 Parking Spaces The Pearl Street Garage in Dallas, Texas, has approximately 320,000 square feet with 846 spaces on 14 floors. A major obstacle faced by BOKA Powell in designing this urban cast-in-place, concrete parking structure was to overcome hidden foundations, basements, storage tanks and utilities from base structures. The design incorporates a double helix ramping system to facilitate easier driving on such a tall structure. The structure frame and exterior are cast-in-place concrete. Vertical transportation (via elevators) has been located on the exterior as an architectural design feature. 28

A Southwest first, the Wings garage is a $32M pre-cast concrete, seven-level structure encompassing 633,670 SF and capacity for more than 1,949 cars. Southwest’s corporate culture has long embraced the egalitarian appeal of surface parking, where executives and rank-and-file park in the same lot. However, Southwest’s exponential growth over the last few years has prompted a need for denser parking arrangements to support future expansion. 32

The requirement to include a garage within the Wings complex came well after ground had already broken for the office building and flight training center. The design team was able to locate a garage with the desired capacity on available land behind the office building and flight training center and away from the existing rail line. Horizontal expansion may be accommodated in future phases.

Each tower is served by a dedicated elevator bank to facilitate easy access to the office buildings at the ground level and second level concourse. The garage was completed in multiple phases, is five bays wide and utilizes a high-efficiency, double-center bay ramp design. The upper floors also have access to a separate speed ramp. The parking structure’s frame and exterior spandrel skin are made of pre-cast concrete. Secured auto ingress and egress are available through multiple locations and the design integrates a large loading dock at the lower level. Vertical transportation (via elevators) is located to facilitate easy access to the office buildings at the ground level.

Forest Park Medical Center San Antonio, a specialty surgical hospital and medical office building, is inspired by five-star resorts. The $95 million physician-owned medical center has been developed by the Neal Richards Group with a hospitality-oriented focus in its design, patient care and amenity offerings. The four-story, 150,000-square-foot hospital will have 54 beds -- including 16 VIP patient suites – 12 operating rooms, two procedure rooms, state-of-the-art diagnostic imaging suites, and in-house pharmacy services. The upscale ambiance throughout extends to the large dining facility offering chef-prepared foods, a coffee bar, and peaceful outdoor spaces, including self-sustaining green roof systems. Designs are more reflective of a highend hotel than a typical hospital, with a grand lobby and high end finishes. Rich woods, metals, stone and glass throughout patient rooms and public areas create an

immersive luxury experience. Patient rooms are designed for maximum comfort, and include couches that convert to queen-size beds for guests. Bathrooms are located directly behind the patient’s bed to reduce the risk of injury due to falls. Medical support technology including patient monitoring devices and intravenous connection systems are integrated into an attractive upholstered headboard and hidden when not in use. For additional privacy, VIP suites feature a separate room for family and guests equipped with a kitchenette, entertainment options and a sleeping area. The design reflects the South Texas vernacular, where the building is broken down into scalable pieces and has a more simplified structure as it rises to the sky. Interesting, locally-sourced materials bring the rugged, natural Hill Country palette into the site, rooting the building into the landscape while emphasizing a refined, sophisticated style.

NetScout relocated their North Texas offices to a 145,000 square-foot build-to-suit office building within the One Bethany mixed-use development in Allen, Texas. The shell building utilizes BOKA Powell’s “tilt frame” architectural technique to deliver a Class A aesthetic while utilizing cost-effective tilt wall panels, additional glazing, and metal panel accents. Located along Bethany Drive just west of North Central Expressway, the campus is across the street from the mixed-use Watters Creek development, and immediately adjacent to a new hotel and conference center built in a public-private partnership with the City of Allen.

Fourteen555, a Cawley Partners office park, is located on the Dallas North Tollway just north of I-635. The first phase of development, completed in August 2018, includes a 240,000 square foot, six-story office building with highly-efficient floor plates and high-end finishes. A landscaped courtyard opens onto a three story amenity building called “The Hub,” which offers a full-service restaurant with indoor-outdoor seating on the ground level, a fitness center and conference facility on the second level, and an open-air, covered terrace with games and lounge seating on the third level. A second phase of office development, Fourteen545 is currently being designed to mirror the first phase and complete the courtyard.

Regent Properties and Transwestern engaged BOKA Powell to create a plan for converting an expansive 85-acre property, comprising five former Texas Instruments campus buildings and substantial undeveloped land area, into an amenity-rich multi-tenant campus. The designers’ approach was to open up the formerly secure buildings, adding glass and creating portals that organize the campus to facilitate users’ understanding of circulation throughout. Dynamic workspaces, a fitness facility, and extensive outdoor amenities will elevate this property into a destination for a wide range of tenants. The redevelopment will also include a 7,500 square foot food hall style restaurant that includes 4 food stands, an outdoor patio covered by adjustable louvers, and an additional dining area. Planning includes additional mixed-use elements, including multi-family housing, hotel, and additional structured parking.

Developer Billingsley Company engaged BOKA Powell to deliver a new North Texas operations center for real estate information firm CoreLogic, Inc. The 327,183 square-foot, 4-story office project is located at the northwest corner of Hackberry Road and Ranch Trail, just north of LBJ Freeway in Irving, Texas. The building’s flexible design allows for expansion to more than 400,000 square feet of space. Recruiting, retention and the right type of building were huge drivers in CoreLogic’s decision on design direction. CoreLogic plans to relocate 1,300 jobs to Cypress Waters from existing North Texas locations in Westlake and Richardson plus move in additional workers from out of state.

Saint Ann Court is a 25-story Class A office building, including 11 floors of parking garage, 10 floors of office space, and 4 floors of penthouse office, totaling more than 300,000 square feet of rentable space. At 350 feet tall, it is among the tallest office towers in the trendy Uptown neighborhood of Dallas. The museum housing the Barbier-Muller Asian art collection is located on the ground and second floors of the tower. Secret garden and water features are nestled between the preserved historic Saint Ann School building and the new office tower. Two roof-terrace gardens provide exceptional views of the skyline at levels 14 and 24. An adjoining pre-cast garage provides 400 parking

spaces. Best-in-class finishes and unmatched access and visibility distinguish this project among surrounding office developments.

1920 McKinney is an 11-story, 138,230 rentable square foot office tower in the heart of Uptown Dallas. Just one block from Dallas’ landmark Klyde Warren Park, the streetscape is activated by an engaging lobby space and 4,500 SF of restaurant space on the ground floor, occupied by Water Grill. The office tower incorporates seven levels of parking above grade and two levels below grade. The urban infill site is bounded on two sides by existing development. The project was also built within Dallas’ PD 193, governed by a the Oak Lawn Committee, which reviews all development within this zone.

500,000 SF 800 Parking Spaces Block E Garage is part of the 33-acre Park Lane mixed-use development occupying the southeast corner of Highway 75-Central Expressway and Park Lane. The 500,000 square foot garage provides parking for retail, restaurant and office space visitors as well as Art Institute of Dallas students. BOKA Powell designed this six-level, 800-space structural concrete garage with an additional ground floor of retail spaces and a two-story premier health club on top, for a total of nine stories. BOKA Powell worked with the General Contractor to ensure that the project’s schedule integrated into the overall phasing for the entire mixed-use development. It was essential that the project’s progress did not interrupt the daily operations of The Art Institute (to which it is now linked by skybridge), two existing, occupied office buildings, and an active DART station, all located adjacent to the site.

Contributing to the community’s vision for an enlivened, walkable South Lamar, Greystar Development and BOKA Powell have transformed the former South Lamar Plaza. Once a predominately single story, surface-parked retail strip center on nine acres just south of downtown, Lamar Union is now a vibrant, vertical mixed-use community. Two of the iconic existing tenants, The Alamo Drafthouse Cinema and The Highball, have been preserved and expanded, anchoring the new development, along with seven new restaurants, local retailers, 440 apartment units, and more than 1,300 structured

parking spaces. BOKA Powell worked within the existing entitlements and in consultation with the neighborhood association to accommodate the developer’s required program, while addressing neighbors’ concerns. The development also exemplifies City of Austin priorities including affordable housing, pedestrian and bicycle connectivity and innovative storm water management.

To expand parking and dining offerings for visitors and guests at the 1,001-room Omni Dallas Convention Center Hotel and adjacent Kay Bailey Hutchison Convention Center, BOKA Powell worked with the City of Dallas and developer Matthews Southwest to create 15,000 SF of new restaurant space atop an underground parking structure that expands capacity by 350 vehicles. Following negotiations with the City and Matthews Southwest, BOKA Powell worked with the selected restaurant owners to give each restaurant its own unique identity within the structure, selecting building materials that represent the restaurants’ brands and identities. Operable wall systems allow partial or full openness to each restaurant’s outdoor patio. The project was funded using savings realized during the construction of the hotel complex, which opened in November 2011.
