DESIGN

Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.

COMMUNICATION

BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, markup and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.

BOKA Powell designed, documented, and performed construction administration services for Southwest Airlines’ new flight training center at the carrier’s Dallas Love Field headquarters. The $104M Flight Training Center project accommodates 18 state-of-the-art, $13M CAE Boeing 737 Flight Simulators in 379,603 SF. Extensive flight training and instructional space is located on the fourth floor above the simulator gallery. The facility includes two fixed Flight Training Devices (FTDs) with associated briefing rooms, 14 Flight Deck Procedures Trainers (CPTs) and associated briefing rooms, as well as 13 Virtual Procedures Training/Integrated Procedures Training (VPT/IPT) rooms and their associated briefing rooms. Joint training areas for Pilots and Crew include a raft training center, slide pit, and full-size joint training fuselage section. Twelve medium-size classrooms and nine large classrooms offer traditional group instruction space.

127,558 SF Upon completion of the carrier’s new LEAD Flight Training Center, Southwest Airlines engaged BOKA Powell to complete a major expansion of the facility to include an additional eight full flight simulators (FFS) as well as additional offices, classrooms, and pilot instruction space, bringing the campus total to 26 FFS.

90,000 SF United Airlines is consolidating all pilot training operations into its flight training center, located at the former Stapleton International Airport site east of downtown Denver. Prior to expansion, the campus consisted of six buildings, A through F, which together totaled approximately 470,000 GSF. Existing pilot training equipment included 32 Full Flight Simulators (FFS) and 16 Fixed Training Devices (FTD), plus classrooms and other training spaces. To support the airline’s growth and to provide training facilities for new aircraft models entering the fleet, United Airlines engaged project manager JLL, design-builder

Hensel Phelps Construction, and architect BOKA Powell to design a new facility, Building G, which adds eight (8) FFS bays and four (4) FTD simulators, bringing the total to 40 FFS and 20 FTDs. The expansion, totaling roughly 90,000 square feet, also includes support spaces for simulator operation and flight crew instruction, including computer rooms, briefing rooms, classrooms, instructor and pilot amenities, simulator technician work areas, and storage.

20,000 SF (Phase I) BOKA Powell worked with Airbus Helicopters, Thales, and France-based helicopter pilot training service provider Helisim to design a state-of-the-art training facility in North Texas. Delivered as part of a designbuild team with McCarthy Building Companies and Hoar Program Management (HPM) as third-party program manager, the phased project will include a total of three Full Flight Simulator (FFS) devices for Airbus’ latest helicopter models. The Phase I building, completed in

May 2020, incorporates pilot instruction and debriefing spaces, cockpit and equipment storage, and office space for Helisim’s training staff. Headquartered in Marignane, France, Helisim as a joint-venture between Airbus and simulator manufacturer Thales. This first facility in North America provides training and support for pilots who must learn how to fly new aircraft and also maintain required FAA training and instruction hours on simulator devices.

394,880 SF BOKA Powell designed Southwest Airlines’ new LEED Silver-certified Training and Operational Support Center (TOPS) at Southwest Airlines’ headquarters at Dallas Love Field. The $63M, 394,880 SF training building was delivered in a design-build arrangement. The facility features offices, conference space and the carrier’s national training center, all designed to foster a unique, collaborative atmosphere for Employees. Programming the facility required extensive coordination among numerous divisions and C-level executives to ensure the building supports day-to-day functionality and accommodates logical adjacencies.

97,420 SF Southwest’s $25M, 97,420 SF blast-resistant Network Operations Center (NOC) is the nerve center of the headquarters campus. The facility supports the carrier’s flight operations management, scheduling, dispatch, and maintenance for its fleet of more than 730 aircraft serving 101 destinations and over 4,000 departures daily. The Headquarters Emergency Command Center (HECC) provides communications and logistical support during emergency operations.

Heightened security measures and the hardening of structural and building systems, including redundant electrical and HVAC, will allow Southwest to maintain uninterrupted flight operations during a wide range of natural disasters and man-caused catastrophes. The striking blue glow of the NOC was designed to create a calming environment and reduce eye strain. The NOC achieved LEED Silver certification.

425,512 SF The six-story $67M Wings office building, encompassing 425,512 SF, accommodates a broad range of business functions. Large dining and meeting spaces on the ground floor support the office building and Flight Training Center users. On upper floors, open office areas are configured to conform to Southwest’s universal office plan standards. Culture Centers on each floor provide fun, collaborative environments for Employees to meet and socialize. Each includes a theme supported by environmental graphics and brand integration

designed by Studio Blue Square, BOKA Powell’s graphics division, in concert with Southwest’s Culture Team. The Culture Centers include a wide range of displays, including company artifacts and new graphics created with Southwest Airlines photographs and other key brand assets. Outside, the unique ribbon window design is a hallmark of Southwest’s corporate campus architecture, which has been carried through to the Wings office building.

633,670 SF A Southwest first, the Wings garage is a $32M pre-cast concrete, seven-level structure encompassing 633,670 SF and capacity for more than 1,949 cars. Southwest’s corporate culture has long embraced the egalitarian appeal of surface parking, where executives and rank-and-file park in the same lot. However, Southwest’s exponential growth over the last few years has prompted a need for denser parking arrangements to support future expansion. The requirement to

include a garage within the Wings complex came well after ground had already broken for the office building and flight training center. The design team was able to locate a garage with the desired capacity on available land behind the office building and flight training center and away from the existing rail line. Horizontal expansion may be accommodated in future phases.

1,150 Linear Feet A key part of new development on Southwest Airlines’ headquarters campus is a new $14M, 1,150 linear-foot Pedestrian Safety Bridge. The bridge connects the Wings office building, Flight Training Center, and the new garage to the Training and Operational Support (TOPS) building and Network Operations Center (NOC)

next door, as well as to the existing headquarters building across Denton Drive. This allows Employees to travel safely within conditioned pathways across the campus, avoiding dangerous at-grade crossings at Denton Drive and the DART light rail line which bisect the campus.

63,922 SF In the event of an emergency that disables Southwest’s Network Operations Center (NOC) and other corporate functions at the carrier’s Dallas headquarters, BOKA Powell has designed a new two-story, 63,922 SF, hardened Remote Operations Center (ROC) 35 miles to the northeast of Headquarters. This replaces Southwest’s existing un-hardened facility in the Dallas-Fort Worth area.

The Headquarters Emergency Command Center (HECC) assumes responsibility for command of emergency response efforts, coordinating and supporting all teams at an accident site. The new ROC, roughly $16M and now under construction, provides open office space, meeting rooms, and support spaces to accommodate more than 600 Southwest Employees.

Southwest Airlines engaged BOKA Powell and landscape design firm TBG to lay out a flight plan for development at their Dallas headquarters, located just west of runway 13R/31L at Dallas Love Field. More than 100 staff were engaged through a variety of in-person work sessions and charrette workshops. The plan, which guides Southwest’s physical expansion for the next 20 to 30 years and beyond, focused on connectivity and identity. A main priority of the plan is to unite the campus by addressing two major parallel obstacles: Denton Drive and the DART Light Rail line that bifurcate the existing headquarters. By facilitating pedestrian movement via bridges – one of which is nearly complete – Employees are able to safely access Southwest’s main office buildings via conditioned, elevated connection. Southwest’s People are the company’s top priority, and that commitment is manifest throughout the campus. Plazas and open outdoor spaces become major parts of the campus fabric, contributing to a healthy community atmosphere. Outdoor areas, ceremonial “Hearts” of the campus, serve a variety of users and become a place for announcements, events, recruitment activities, welcome ceremonies, and supporting the wellness needs of corporate campus Employees. In all, more than three million square feet of new office buildings plus supporting garages are planned, in addition to other specialty buildings. The master plan is based on extensive documentation completed to form a baseline set of parameters, including land use, zoning, mass transit connections, utilities, environmental considerations, parking, traffic, security, and opportunities for outdoor spaces. .

300,000 SF Located at D/FW International Airport, the 32-acre Remote Support Area (RSA) for Delta Airlines houses Mail Sort, Cabin Service, Stores, Cargo, Ground Support Equipment, and Aircraft De-icing Operations. The $45M, three-building, 300,000 square foot complex is situated on prominent site along International Parkway. Building locations create an interface between public areas and the secured aircraft operations area while promoting the special public function of

the Cargo building. Building massing is straightforward and economical for the 26 foot clear-height material and vehicle operation areas. Buff-colored concrete panels, compatible with the D/FW Terminal Building aesthetic, are used to form the primary building envelope. The project has been recognized with both an AIA Honor Award as well as a Texas Society of Architects Design Award.

MetroTex serves North Texas’ residential realtor community. The 104-year-old not-for-profit professional organization owned its headquarters in Dallas for more than 30 years. Looking ahead to its next generation, MetroTex engaged BOKA Powell to design a state-of-the-art headquarters that caters to the needs of its members and staff. Situated along 635 LBJ Freeway in Irving, the new two-story building encompasses roughly 40,000 square feet. A dramatic spiral staircase in the lobby connects the first and second levels. It was important to take advantage of the site’s location along a natural greenbelt. Ground floor and second floor terraces overlook lush landscaping surrounding the building. Other special features include a banquet room for chapter events, awards ceremonies, and receptions, three large training rooms and a ground floor conference center, a Realtor lounge, video studio, and simulcast room. The upper level includes a large board room and a variety of open and private offices for executives and staff.

NetScout relocated their North Texas offices to a 145,000 square-foot buildto-suit office building within the One Bethany mixed-use development in Allen, Texas. The shell building utilizes BOKA Powell’s “tilt frame” architectural technique to deliver a Class A aesthetic while utilizing cost-effective tilt wall panels, additional glazing, and metal panel accents. Located along Bethany Drive just west of North Central Expressway, the campus is across the street from the mixed-use Watters Creek development, and immediately adjacent to a new hotel and conference center built in a public-private partnership with the City of Allen.

The Thompson Family, founders of the 7-Eleven convenience store chain, engaged BOKA Powell to create a new office building for their family foundation. The building takes advantage of its location along the Dallas North Tollway, perching a roof deck above the occupied office levels that will offer dramatic views of the Dallas skyline. The four-story structure fits within its transitional neighborhood context, which includes both single-family homes and large-scale apartment buildings. Groundfloor retail offers opportunities for community engagement. Parking is provided on the first floor beneath the building and in an adjacent surface parking lot.

Hillwood Development Company has selected BOKA Powell to design the new 157,000-square-foot Class A office building in Alliance Town Center, just north of Heritage Trace Parkway. Completed in mid-2014 the building features a dramatic modern porch entrance and three-story atrium. The lobby welcomes visitors with an inviting wood wall visible through floor-to-ceiling windows. The modern design has a regional flavor, with locally sourced stone and steel materials and a color palette that reflects the indigenous landscape. Large canopies bracket the lobby entries, creating an engaging grand porch that will glow at night. Planned for a variety of tenants, the structure includes two three-story wings of 75,000 square feet, with the lobby tucked in the center. The design is flexible and can accommodate a variety of tenant types, whether they require traditional offices or an open floor plan. Outside, a planned pedestrian corridor provides easy access to nearby amenities at Alliance Town Center. An adjacent green belt provides access to a jogging trail and recreational areas. The building includes a number of green design elements, including the use of locallysourced materials, low-emissivity “low-e” coated glass, taller window heights that bring in natural light, exterior passive sun shading devices, a solar orientation to limit solar loads, trees throughout the parking lot, and high-albedo roofing and paving that reflect sunlight.

The American College of Emergency Physicians (ACEP) is the oldest and largest national medical specialty organization representing physicians who practice emergency medicine. Developer Cawley Partners and ACEP challenged the design team to create a compelling, efficient structure, that creatively integrates cost-effective materials. Tilt-wall panels are set on a curve to create a dynamic shape to the small office building.

RightNow Media brands themselves as the “Netflix for the church,” boasting an expansive library of video sessions pastors and congregations can access anytime, anywhere. The firm’s creative team films and produces RightNow Media Original films and distributes video resources produced by over 100 other major Christian publishers and ministries. RightNow approached BOKA Powell and general contractor Core Construction to create a new home that supports their sales and marketing, as well as a vibrant firm culture driven by their inspirational work.

KE Andrews engaged BOKA Powell to design a next-generation headquarters office building for the 40 year-old family-owned tax advisory firm. BOKA Powell assisted with a master planning and zoning change process prior to initiating design activity for the 80,000 square foot headquarters, located along Ridge Road in Rockwall, Texas. The Texas Modern-style building rises four stories on a dramatically sloping, heavily-wooded site, which overlooks Lake Ray Hubbard and drops 40 feet from the road to the center of the site. Terraces at each level provide unobstructed views of the lake. A large south-facing glass atrium lobby fronts on Ridge Road, welcoming clients and visitors. The ground level, partially embedded in the slope and spanning roughly 20,000 square feet, is a communal break room for the company’s staff. Outside, in keeping with the company’s commitment to sports and an outdoor lifestyle, an archery setup and other activities are available for a competitive break from work.

The new home of Mercedes-Benz Financial and Daimler Truck Financial is a 164,000 square foot, three-story, Class A office space, located in Fort Worth, Texas. Built to suit at 13650 Heritage Parkway, in the Alliance Texas community, Michigan-based Daimler and Mercedes-Benz are the only occupying tenants of the facility. Previously based in suburban Chicago, Daimler Truck Financial services moved to the building, which includes space for the 550 current employees, and room for up to 800 total employees. Determined to shake up the buttoned-down image of traditional corporate offices, Daimler Financial gave BOKA Powell the design direction to create an environment that’s creative – a space to conduct business that’s fresh and cutting-edge.

44,151 SF Clinic Frazier Revitalization, Inc.’s mission is to be a catalyst for the revitalization and transformation of Dallas’ Frazier neighborhood by coordinating, supporting, and assisting in economic and cultural development. A major healthcare network has partnered with FRI to create a new 44,151 SF clinic, providing access to primary care services for adults, children and the elderly in an area of the city where medical care is largely unavailable. The facility is divided into four primary areas to provide services to each patient constituency, including exam rooms, phlebotomy and lab services, diagnostic imaging, provider offices, and administrative and conference spaces. The facility is designed to meet or exceed sustainability requirements under the Dallas Green Building program.

130,000 SF

Daimler Chrysler selected BOKA Powell to design both the shell and interiors of their 130,000 square foot call center in Fort Worth, Texas. A part of Hillwood’s Circle T Development, this tilt-wall building has an Austin Stone veneer, standing seam roof and detailing to help soften the harshness of a typical tilt-wall office building. BOKA Powell worked closely with the City of Fort Worth to ensure that the design responded to the city development code, creating a series of façade elements that works to break down the mass of the building. The building incorporates a trellis-covered patio adjacent to the cafeteria to accommodate lunch breaks and other gatherings. This design feature makes for an inviting employee entrance, as well as protects against the sun from the south side. Masterplanned to accommodate an additional 100,000 square foot expansion, the facility incorporates a two-level parking deck with a covered connection to the building.
