Through this course, you will learn about climate control for human comfort, the components of HVAC systems, and the basics of water treatment and plumbing systems. You will gain the skills and knowledge to perform common water tests, maintain air-conditioning systems, maintain water services, and inspect portable fire extinguishers. In this course, you will have the opportunity to apply concepts within the real property and facilities context. You will follow the accounting process and creation of a budget from start to finish, learning such valuable skills as how to interpret financial statements, annual reports and statements of cash flows. You will learn practical skills such as how to compile lease abstracts and prepare rent rolls. The course also includes exercises pertaining to computing productivity ratios, depreciation, ending cash balances, preparing income and expense budgets, and explaining budget variances. Building technicians need to understand the inner workings of boilers, burners, controls, fittings, valves, and pumps, as well as how they connect and interrelate. This course will teach you how to operate and maintain steam, hot water, warm air, and radiant heating systems. You will also learn the principles of mathematics that are essential to operating these building systems. Building Engineering 101™ Is Foundation scholarship eligible 7:30-11:30 a.m., Wednesdays, September 30 - November 4 Member Company: $369 | Non-member company: $419 Get the solid foundation in building engineering you need through Building Engineering 101™, a six-day course taught over six weeks. The course combines classroom-style learning, interaction with industry professionals, and behind-the-scenes tours of Metro-Atlanta buildings. Learn from reallife scenarios and gain an understanding of relevant building systems in a course specifically designed to teach beginning building engineers how to be successful in their field. Design Operation and Maintenance Course Part I Is Foundation scholarship eligible 8:30 a.m.-5 p.m., June 10-12 Members: $1,035 | Non-members: $1,285 This course provides information property and facility managers need to manage the ongoing operation and maintenance of building systems and to maximize building efficiency and cost-effectiveness. It also provides information on building design and construction, project delivery, construction materials and HVAC systems. Other areas covered in the course include roofing systems, ceilings and floorings, interior walls and plumbing systems. Design Operation and Maintenance Course Part II Is Foundation scholarship eligible 8:30 a.m.-5 p.m., August 19-21 Members: $1,035 | Non-members: $1,285 This course provides information that property and facility managers need to make management decisions about various building systems and sites, decisions that will increase occupant safety and comfort while facilitating building efficiency to meet the business goals of an organization. The course provides an understanding of electrical systems and lighting, elevator maintenance and modernization, and pest and solid waste management. It also covers security issues, fire and safety systems and energy management concerns.

To safely operate and maintain a building’s electrical equipment, you must thoroughly understand the components of electrical systems and how to measure the electricity your building consumes. This course provides you with a clear understanding of electricity basics, the skills needed to measure electrical consumption, and the ability to recognize, set up, and maintain reliable and effective maintenance and safety systems. Environmental Health and Safety Issues Course Is Foundation scholarship eligible 8:30 a.m.-5 p.m., February 18-20 Members: $1,035 | Non-members: $1,285 This course provides you with an overview of the environmental health and safety considerations in building operations. You will learn to develop and manage proactive environmental/occupational health and safety programs; comply with regulatory standards and guidelines governing facility health and safety issues; and assess when to obtain technical assistance. Ethics is Good Business ShortCourse 8:30 a.m.-5 p.m., October 29 Members: $395 | Non-members: $495 Understand the effect that ethical behavior can have on your professional performance and your property’s bottom line. Through presentations of real-life scenarios and case studies, you will identify and resolve ethical dilemmas that can occur on the job. In today’s complex business environment, it is becoming increasingly important for property managers to know how to address legal and risk management issues. This course will provide you with a foundation in the basic principles of law and risk management, helping you deal with everyday legal and risk issues surrounding your business. In addition to covering leasing, the course covers important issues concerning torts, contracts, employer/employee relations, property rights and environmental law. The course also describes the risk management process, covering the assessment of loss exposures and determining how to handle the daily risks that property managers encounter. You will learn about the insurance market, different types of insurance policies and the claims adjustment process. The course also covers equipment breakdown insurance, which is an area of growing concern for real estate managers. Lease Analysis, Valuation, Negotiation & Approval 8:30 a.m.-5 p.m., October 22-23 Members: $650 | Non-members: $750 Topics in this course include: The Real Estate Asset Manager; Economic Impact on Real Estate Fundamentals and Lease Negotiations; Negotiating Strategies; Parties involved in the Lease Negotiation; Choosing a Brokerage Team; Deal Transaction Flow; Principal Lease Terms and Provisions; New Lease Case Study; and Value Creation at the Property Level. Leasing and Marketing for Property Managers Is Foundation scholarship eligible 8:30 a.m.-5 p.m., September 16-18 Members: $1,035 | Non-members: $1,285 Predicting future opportunities for the property manager is a challenge. In this course, you will gain the skills needed to successfully lease and market building space under favorable as well as adverse economic conditions. You will learn to conduct targeted market surveys and to develop a marketing plan that will please both the owner and the tenant. Leasing and marketing are also approached in-depth from legal and ethical angles, as well as from a financial standpoint. This course, which includes current, reliable resources, such as relevant web sites, can help you stay on top of today’s marketplace. LEED Exam Preparation Courses 8:30 a.m.-4:30 p.m. Members: $295 | Non-members: $325 LEED Green Associate Exam Prep Courses: February 24, September 15 LEED Operations and Maintenance Exam Prep Courses: March 24, October 6 These courses prepare you with in-depth knowledge to take the LEED Green Associate and the LEED Accredited Professional Operations and Maintenance Exams. In addition to the in-person training, participants also receive access to 60 days of post-class online exam simulators, which reinforce the knowledge gained by attending the course. Property Management 101 Is Foundation scholarship eligible Spring Course Begins February 27 Fall Course Begins August 14 Member Companies: $599 | Non-member Companies: $699 Explore the world of property management through this five-day course taught over five weeks. This dynamic course combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of metro-Atlanta buildings. It is designed for assistant property and facility managers and others who are interested in expanding their knowledge of the industry. The Georgia Real Estate Commission has approved this course for 24 hours of Continuing Education Units.

Property Management 201 is the next step for individuals who have completed PM 101 or who have more experience in the property management field. This five-day course is taught over five consecutive weeks and includes information about accounting and reporting, leasing and marketing, risk management, emergency planning and management skills. Real Estate Investment and Finance Course Is Foundation scholarship eligible 8:30 a.m.-5 p.m., November 4-6 Members: $1,035 | Non-members: $1,285 Through this course, you will learn to take charge of real estate investments in order to maximize the value of a property. You will develop knowledge about basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and lifecycle costing. Similarly, you will learn to evaluate real estate investments and to develop budgets that estimate net operating income. You will study the income capitalization approach and cover property taxation costs and strategies to offset these costs. You will also gain the skills to conduct discounted cash flow analysis and calculate net present value and internal rate of return. This course features exercises that require the basic use of the HP-10Bii financial calculator. Refrigeration Systems and Accessories 8:30 a.m.-5 p.m., April 21- May 26 Members: $1,035 $535 | Non-members: $1,285 $785 Foundation scholarship is embedded for all students.

Maintaining the proper comfort level in an office environment is essential for tenant satisfaction. Refrigeration equipment is a key component of an air-conditioning system that must be properly maintained and operated at maximum efficiency. This course reviews the basic refrigeration cycle and refrigeration system components, as well as how to operate and maintain reciprocating and absorption refrigeration systems. You will gain the skills and knowledge to describe the principles of refrigeration and identify the performance characteristics of refrigeration components. Tour of Buildings 12:30-4:30 p.m., April 23 Members: $50 | Non-members: $65 Learn more about the diversity of commercial real estate by touring three unique buildings. In one afternoon, you will learn what makes each building so distinct. Each building tour will last one hour and will highlight features specific to the overall operation of the building.

Professional Designations

Throughout the commercial property industry, a BOMI Institute designation is recognized as a mark of distinction; an emblem of achievement backed by the institute’s more than 40 years of excellence in developing and offering advanced education programs. And whichever of the four professional designations you pursue–the Real Property Administrator (RPA); the Facilities Management Administrator (FMA); the Systems Maintenance Technician (SMT); or the Systems Maintenance Administrator (SMA)–you can be assured you will receive field-proven, time-tested courses that will help you meet the demands of an increasingly complex profession with confidence and success. Throughout the year, BOMA Georgia will provide educational courses that qualify for credit toward each of these designations. Real Property Administrator – RPA The Real Property Administrator designation program serves the educational needs of both third-party property managers and corporate property managers. It covers every aspect of property management, from the basics of building design, operation and maintenance, to the specialized areas of commercial property law and risk management, marketing, and asset management. Through this program, property managers learn to maximize the net income of any property, be it one building or an entire portfolio. Facilities Management Administrator – FMA The Facilities Management Administrator designation program benefits new and experienced facilities professionals alike. Through the in-depth coverage of critical-needs topics, including planning and project management, facilities technologies, finance and investment, and environmental health and worker safety, the FMA program helps position facilities managers as key strategic contributors within their organizations. Systems Maintenance Technician – SMT The Systems Maintenance Technician designation program provides today’s technicians with the skills that will help them stand out as top performers, who can raise a building’s efficiency while reducing operating costs. The SMT program covers every major building operating system, from HVAC to plumbing to electrical and overall control systems.

Systems Maintenance Administrator – SMA The Systems Maintenance Administrator program further distinguishes professionals with the advanced knowledge required to run a sound, efficient, cost-effective maintenance department. Building on the SMT designation with additional courses on administration, energy management, and environmental health and safety issues, the SMA program helps prepare maintenance professionals for a career in facilities management. Enhance Your Designation as RPA|HP or FMA|HP If you’ve already earned a RPA or FMA designation, you can also earn an enhanced RPA|HP or FMA|HP designation. Simply complete all three courses in BOMI’s new High-Performance program. See the ad above and the certificate course details on page 7. What Can A Designation Do For You? Commercial HVAC Certificate Earn this joint certificate from Chattahoochee Technical College and BOMA Georgia by completing a five-semester program. Designed for building engineers, semester topics include the properties of thermodynamics; chilled water systems; air cooled chillers; air handling systems; fans; direct expansion systems; heating systems; control systems; energy conservation; and applicable rules, regulations, standards and laws. The five-semester course may be taken out of sequence. Property Management 101 Explore the world of property management through Property Management 101, a five-day course taught over five weeks. This dynamic course combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of metro-Atlanta buildings. It is designed for assistant property and facility managers and others who are interested in expanding their knowledge of the industry. Class locations vary from class to class. Participants will be notified of location prior to class via email.

Property Management 201 Expand your knowledge of property management through Property Management 201, a five-day course taught over five weeks. It is designed for property and facility managers interested in expanding their knowledge of the industry and taking their career to the next level. This course is an excellent opportunity for PM 101 graduates and more experienced property professionals to become more proficient in the workplace. Learn about accounting and reporting, leasing and marketing, managing risks, emergency preparedness and management skills. Building Engineering 101 Get the solid foundation in building engineering you need through BOMA Georgia’s Building Engineering 101, a six-day course taught over six weeks. The course combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of Atlanta buildings. Learn from real-life scenarios while gaining an understanding of relevant building systems in a course specifically designed to teach building engineers how to be successful in their field. Sessions cover basic trade skills, preventative maintenance, risk management, fire and life safety, best practices for communications, and a better understanding of how important the building engineer’s role is to the overall success of the building. Class is geared toward new building engineers, as well as property and facility managers who want to gain a better understanding of building engineering.

BOMA Georgia Seminars BTO Seminars BOMA Georgia BTO seminars are produced by the BOMA Technical Organization (BTO) specifically for engineers and real estate managers interested in studying the latest industry technology and trends while promoting safety and mitigating risk at their properties. Seminars are held twice a year with different topics ranging from optimizing your HVAC system to electrical safety. Participants receive both classroom instruction, as well as handson experience with industry experts. Stay on top of the industry and make safety a priority and attend BOMA Georgia’s upcoming safety seminars. Green Seminars BOMA Georgia is a leader in green education with resources like the Green Real Estate Network Shared Interest Group; LEED GA and LEED AP Exam Preparation Courses; and Sustainable Real Estate Seminar series. Partner Seminars Quality seminars often come from partnering with other industry organizations that provide thought leaders and resource experts to help grow your knowledge of the industry. This is why throughout the year, BOMA Georgia teams up with partners like ASHRAE, AIA, Green Chamber of the South, Southeast Green, Council for Quality growth and others to provide content and subject matter that make you wellrounded student of the industry. Whether it is codes and compliance or new technologies, these seminars keep real estate professionals connected to the latest trend and subjects. Statewide Seminars BOMA Georgia has expanded its seminars to more markets outside of the Metro Atlanta area. These markets include Macon, Augusta and Savannah. With partners like the Green Chamber of the South, Southeast Green and the Council for Quality Growth, BOMA Georgia has been able to provide valuable educational topics that are relevant to the different markets they serve. Perhaps you have other members of your organization or affiliates who work in these markets. Remind them to be on the lookout in 2015 for BOMA Georgia statewide seminars.

Free Seminars BOMA Georgia always looks for ways to create value for its members. Every year the association offers free seminars to BOMA Georgia members. The Fall Free Seminar, is an annual seminar that explores topics and trends in Georgia’s commercial real estate industry. These seminars are free and open to any current BOMA Georgia member. Non-members can attend for $99. Specifically designed for BOMA Georgia allied members, the Allied Member Resource Group meets quarterly for a free seminar. The seminars explore specific topics related to either doing business or maximizing an allied member’s experience within BOMA Georgia. These seminars are always free for BOMA Georgia allied members. Non-members may attend at the non-member price of $99. Free seminars are a great way to maximize the value of your membership and return hundreds of dollars on your membership investment. BOMA Southern Region Conference April 8-11, Charlotte, NC Educational seminars, networking events and social activities are just a few of the opportunities that await you at the 2015 BOMA Southern Region Conference. Each luncheon includes educational coverage of a topic important to the industry. To maximize convenience for building engineers, each luncheon is held twice at different locations.
