Charting a New Path BY Ian Hughes, LEED GA BOMA Georgia President

A

s we go about our careers and perform our daily tasks, we run the risk of becoming stagnant if we aren’t scanning our environment and changing the status quo. Instead of turning our work endeavors into meaningful careers, when we are not “breaking routines,” to borrow a theme from our last issue of Insight, we run the risk of becoming stuck or worse irrelevant.

I think of companies like Kodak, who for so long held on to film and kept saying “no” to the digital revolution and disruption going on in the industry. By the time they said yes to the new technology,

it was too late. Recording images was no longer just digital, but now, even the way we view and store our photos has changed. Seriously, when was the last time you printed your photos? I know for me, I have enough photo albums to last a lifetime on Facebook. I tell this anecdote so I can say that if we (property professionals) aren’t careful, even organization’s like BOMA Georgia and industries like Commercial Real Estate can run the same risk of failure in the face of rapid disruptions and changes. Fortunately, BOMA Georgia is leading the way as our board of directors and staff strategically guide our organization and industry into the future. It is because of this strategic leadership that we have seen our association grow from BOMAAtlanta to a statewide organization,

BOMA Georgia. It is that same focus on strategic planning that would lead the association to establish a Foundation to advance real estate education and research. If we just consider the Foundation example, we can acknowledge that since 2014, the Foundation has awarded 99 scholarships, funded two research projects and produced one white paper. Furthermore, the Foundation is continuing to grow and will soon be producing research for our Southern Region states in BOMA. Plus, in 2017, the Foundation will host our Southern Region Conference. That is quite an achievement. Speaking of the Southern Region Conference, one of BOMA Georgia’s strategic priorities for 2016 will be to prepare for the 2017 Southern Region Conference.

When the board of directors met back in October of 2015 for our annual strategic planning meeting, I was privileged to witness the next great leap forward for BOMA and our industry. You see, we have all heard the conversations about the disruptions occurring in real estate. The same conversation is going on in many industries and workplaces. Our organizations are realizing the talent gap from the Baby Boomer generation to the current Millennial generation is significant. For CRE this is especially relevant for building engineer professionals. Additionally, we have all seen how the “traditional” role of building engineers has transitioned from “maintenance man” to the front-line face of your company. I use the outdated term maintenance man, because I think it is also important to note how this role is not limited to one gender; much like the gender roles of property managers, asset managers and owners have transformed in recent decades. The board of directors decided that we cannot sit idly by as these disruptions and changes sweep over our industry and the engineering field. BOMA’s second strategic priority for 2016 will be to develop a plan to address the education, career path, and BOMA engagement needs of building engineers and heighten the awareness of their importance in real estate.

Starting this year, BOMA will begin laying the ground work to transform the career path of building engineers. As we speak, building engineering veterans and thought leaders are being recruited to help develop and redevelop engineering education and chart a career path for building engineers that considers both current and future industry trends. I want to close my message by imploring you to join BOMA Georgia in this effort. We all know how incredibly important our building’s technical employees are to the success of our buildings and business. We all need to take the steps now to invest in our building technical professionals for the future. If you haven’t done so, consider meeting with your building engineers to discuss their career goals and how you can help them succeed. Likewise, to our building engineers, consider inviting your property manager to attend a BOMA Technical Organization (BTO) lunch, breakfast or seminar. Help them understand the important role you play and the issues that matter to you. I believe steps like these can lead to a better future for our building engineers and industry; so start today! What a great honor it is to be serving as your BOMA Georgia President during 2016. Thank you to my predecessor Mark Dukes who has laid the groundwork for the leap we are making this year. I am excited; not only to lead, but to work alongside you as we move the association and our industry forward.

THE ECONOMIC IMPACT OF THE PORT OF SAVANNAH BY GA PORT AUTHORITY

I

ndustries are drawn to Georgia by its growing population, economic energy and its superior connectivity to centers of production and commerce. A vital gateway to trade for Georgia and the U.S. Southeast is the Port of Savannah. Savannah is an outstanding location to be in the logistics industry, 100 miles closer to Metro Atlanta than any other port, and within minutes of Interstates 95 and 16. Both CSX Transportation and Norfolk Southern provide on-terminal rail service, contributing to unmatched connectivity for goods moving into the global market. “The Georgia Ports Authority, along with our partners at the state level, are making the investments necessary to maintain and strengthen our position as the gateway of choice for commerce in the U.S. Southeast,” said Georgia Ports Authority Executive Director Curtis Foltz. The Georgia Department of Transportation will complete the Jimmy Deloach Parkway extension this year, providing a direct truck route between I-95 and Savannah’s Garden City Terminal. The GPA is adding a new truck gate and empty container depot, four new ship-toshore cranes (for a total of 26), and increasing its yard cranes by 30 machines (for a total of 146). HARBOR DEEPENING The infrastructure project with the greatest potential impact, however, is Savannah’s harbor deepening. Better accommodating Post-Panamax vessels in Savannah will reduce transportation costs for U.S. companies moving goods through the port by 20 to 40 percent. Economies of scale mean container slots cost less on larger ships. The project will provide an

estimated $174 million in annual savings to the national economy through the lower container slot costs on larger vessels. Sept. 10, 2015, marked the official start of construction on the Savannah Harbor Expansion Project (SHEP) when the 300-foot Great Lakes Dredge & Dock vessel, The Alaska, began work to deepen Savannah’s outer harbor to 49 feet at mean low water. The initial $134.5 million dredging contract issued by the U.S. Army Corps of Engineers covers deepening the outer harbor from the mouth of the Savannah River for 18.5 miles into the Atlantic Ocean. A later contract will deepen the inner harbor to 47 feet at low tide (54 feet at high tide). Georgia has approved $266 million in bonds to cover the state’s projected share of SHEP costs. Federal funds will cover the remainder of the $706 million total cost. “Deeper water will allow today’s megaships to call on the port with heavier loads and greater scheduling flexibility, cutting costs and improving efficiency,” Foltz said. A deepened harbor is important because the shipping industry is moving to larger vessels. In 2016, the Panama Canal will complete its expansion. The new locks will send ships to Savannah that are as much as three times the capacity of ships currently able to transit the Canal. These larger vessels play a key role in another shipping trend. Multiple shipping lines are now consolidating cargo onto single vessels that call at one location, instead of separate berths leased by the different lines. This requires greater flexibility to handle massive influxes of cargo. As owner-operator of Savannah’s 1,200-acre, single-terminal container yard, the GPA is well positioned to serve the larger vessel exchanges

associated with growing alliances and industry consolidation. Leveraging technology such as RFID, optical character recognition and digital GPS to speed interactions between truck drivers and crane operators, the Port of Savannah shaves vital minutes from truck turn times. The speed of on-port transactions means little, however, without efficient road and rail transit beyond the terminal. Georgia has done an excellent job building an efficient road network, and two major railroads serve the port in Savannah. GPA is building upon this combined connectivity by establishing inland rail terminals throughout the state. “By increasing inter-modal reach and capacity, we are taking advantage of highvolume train movements, reducing truck traffic – and related emissions – on highways,” Foltz said. ECONOMIC IMPACT The success of Georgia’s ports translates to strong employment opportunities in each of Georgia’s 159 counties. Port-related expansions announced during Fiscal Year 2015 will bring more than $633 million in investment, 4.7 million square feet of development and around 3,000 new jobs to Georgia. In addition to those new port-related jobs, the ports help to sustain more than 369,000 jobs across the state, yielding $20.4 billion in annual income for Georgians. Companies that ship through Georgia’s ports can choose from the most container ship services of any port in the U.S. Southeast. The Port of Savannah’s 38 weekly services give American manufacturers greater scheduling flexibility and market reach via global ports of call.

New customers comment most on the ease of doing business with Georgia’s ports. Cargo moves efficiently off terminal to ship or surface transit. Live client relations specialists answer questions by phone to help keep cargo moving. GPA’s website features informative tools that customers actually use to choose routes or track cargo. Port employees work with port customers, economic developers, utilities and others. “GPA’s success is made possible by unmatched collaboration between our employees and our partners in the ILA, as well as trucking, rail and the broader community of logistics service providers,” Foltz said. “This network makes Georgia an outstanding value for port customers moving goods to market.”

The GPA’s Commercial Corridors Tool is a valuable resource for manufacturing and logistics companies seeking to locate or expand in Georgia. The web-based tool works on all platforms, including mobile devices. “Making a smart investment in a new business location requires reliable, up-todate information on available property and transportation options,” said GPA Executive Director Curtis Foltz. “Our Commercial Corridors Tool puts the right information at your fingertips, so that companies can make the right choices on property development.” Users may search for available land or buildings by any of several criteria, such as: • Property type • Real estate listing • For lease or sale • Size • Interstate or highway corridor

n Feb. 10 at Atlanta’s Georgia Aquarium, BOMA Georgia was pleased to honor the area’s top commercial buildings for their achievements in operational excellence at the annual TOBY and Association Awards Banquet, presented by the 2016 Platinum Sponsor, EPIC Response. Four buildings received The Outstanding Building of the Year (TOBY) award in various categories.

TOBY Judges evaluate a building’s overall excellence in building standards; community involvement; tenant and employee relations; energy management procedures; building accessibility; and emergency evacuation and training for building personnel. All TOBY entrants were required to meet the minimum building inspection score of 70 percent in order

to be eligible for an award. Entrants then competed in their category based on the strength of their building as represented in their application—demonstrating the quality of their building operations and management practices. The 2016 TOBY competition featured an impressive group of candidates representing multiple categories. Local TOBY winners advance to the regional level, where they will compete against other office buildings in the Southeast at the BOMA Southern Region Conference, held April 6 through 9 at the Mandarin Oriental Hotel in Miami, Fla. BOMA Georgia will share the results of the Southern Region TOBY awards in upcoming communications.

CRE—There’s an App BY Phil Mobley Building Engines

“W

e’re the Airbnb of commercial office space.” That’s how Mark Gilbreath describes LiquidSpace, the CREfocused technology company he founded in 2010. Gilbreath, who in true tech-firm fashion styles himself as the firm’s “Skipper,” has created a market-making solution for space seekers who need maximum flexibility. Using the firm’s mobile app, these customers—typically startups, freelancers, or others with non-traditional space needs—search an online inventory of availabilities ranging from a single desk to a conference room to a suite. Once they find a fit, they can reserve it for as little as an hour or as long as three years.

The basic strategy is not new. Companies like Regus have long provided flexible space to smaller occupiers. And the popularity of co-working sites such as WeWork is well documented. The model is tried-and-true: buy long and sell short. In other words, Regus, WeWork and others take on the long-term risk of leasing space, and they then sell it at a premium to users for whom signing a lease is a large hurdle. What is different now is that technology solutions enable buildings to profit directly from flexible, short-term use. This is especially attractive to owners and brokers who have had difficulty with certain

But for an industry notoriously behind the technology curve, it is still extraordinary. From leasing space to managing equipment to getting the most out of amenities, there’s now a mobile app for just about every facet of property operations.

Other apps help CRE professionals fill space through more familiar methods. Hightower and VTS are two mobile-enabled lease management platforms that simplify life for brokers on both sides of the lease transaction. Brandon Weber, Hightower’s founder and CEO, describes his product’s function as “end-to-end leasing management.” With it, tenant rep brokers can quickly analyze competing proposals, project their pipelines and commissions and connect with other brokers on the system. On the ownership side, agency reps can view their buildings’ stacking plans, track deals and review upcoming availabilities.

PivotDesk offers a conceptually similar service, its inventory deriving largely from corporations looking to monetize excess space. MANAGING SPACE Property management is going mobile as well. Angus and Building Engines—two of the largest providers of integrated property management software—both have mobile apps for building management and maintenance/engineering staff. “We want the management team to be able to do nearly everything on a mobile device that they can do at a desk,” says Scott Sidman, senior vice president at Building Engines. “And the advantage of an app over just a mobile-friendly website is that they can use it offline in areas of low connectivity—like deep within the bowels of a large building.” Handy features for managers and engineers include instant notification for service requests, photo capture to add detail to inspections, and access to critical tenant profile information, such as work order history and satisfaction ratings. Mobility also allows more convenient task assignment and time tracking, not to mention immediate access to equipment manuals and records. In recent months, both Building Engines and Angus have rolled out tenant versions of their mobile apps, giving their primary customers the ability to access tenant portals and create work orders when they are away from their desks or out of the office entirely. “Tenants are using space differently now,” Sidman says, “and mobile management is a logical step given the way people work.” Apps with more specific purposes are also popping up, targeted toward both managers and tenants. The Massey App is a tool aimed at fire and life safety. “The app stores our building plans and drawings, as well as evacuation plans and procedures,” explains Amanda Hendricks, assistant property manager at Shorenstein Realty Services. During a dangerous event, first responders can locate key fixtures such as stairwells and water shutoff valves by looking at the app on one of the management team’s smartphones. Another narrowly targeted app is Genea. Linked to a property’s Building Automation

System (BAS), it serves as a mobile HVAC control. Tenants can use it to turn off HVAC during downtime or turn it on for an extended period when necessary. Not only does this give them a way to reduce costs and energy consumption, it also eliminates the need to request after-hours HVAC from property management. Even the billings can be handled automatically. CONNECTING WITH SPACE The mobile CRE revolution has not been limited merely to real estate professionals or tenant liaisons, however. There is a new breed of apps geared toward the end users of commercial buildings: the workers themselves. One of the most fascinating of these is Comfy. Like Genea, it functions by linking to a building’s HVAC controls through the BAS. But rather than being merely a switch, Comfy seeks feedback from workers throughout the space, allowing them to indicate via mobile app whether they feel too warm or too cold. In effect, it crowdsources thermal comfort preferences

and acts automatically to adjust to them (all within boundaries set by building management). Eventually, it “learns” the occupants’ collective temperature preferences by day of week and even time of day. When the space is empty, the system lets the temperature float between greater extremes, which reduces energy consumption. According to Lindsay Baker, president of Building Robotics (Comfy’s developer), this creates the dual benefit of higher occupant satisfaction and lower energy bills. A variety of other apps has emerged, designed to connect people with their workplaces. While few offer the direct control of Comfy, apps such as Lane, Skyrise, and Work Around Me (WAM) all promise a streamlined user experience that connects workers with their buildings. Their overlapping feature sets include a direct communication link between workers and building management, minimizing the chance of missing out on key announcements and events. Lane includes a tool for buildings to promote its amenities and measure participation and satisfaction digitally. Skyrise creates a mobile tenant directory and even a “social network” of building occupants, allowing them to interact with each other. WAM also includes a group messaging function, as

This kind of workstation-level digital interaction between people and buildings is a new—and possibly frightening— concept for property managers. But it also holds strong appeal. A better, more integrated workplace experience for workers can only benefit tenants, which in turn benefits the buildings they occupy. Furthermore, the proliferation of workrelated apps present the opportunity to get hard data on exactly what amenities, resources, and experiences resonate most strongly with building occupants. With a better understanding of the way people use space, building owners and managers can offer an even better work environment.

Ready, Set, RUN. Ensuring Your Building Engineers are Ready on Day One and EVERY Day That Follows The complex job of the Building Engineer is not easily put into words. Some choose to describe this man or woman as a “Supercharged Handyman” or “Modern MacGyver”. While those descriptions are meant to be flattering, they don’t truly portray the plethora of responsibilities

associated with running a commercial building. The Building Engineer is a jack of all trades and master of some. They are expected to know the ins and outs of electrical, plumbing, HVAC, control systems, and sustainability, not to mention a myriad of other things. They are constant

professionals in the midst of chaos. They are always current on municipal codes, energy efficiency techniques and tenant needs and are truly the front line of any property management company. The profession is complex and stressful to the most experienced chief engineer and can be overwhelming (while exciting) to a rookie. So that leads us to ask, how do we ensure that our entry-level Building Engineers are ready to hit the ground running on day 1 of the job and how does a company ensure that their staff of Engineers not only stay up-to-date on the industry, but continue to be the complex problem solvers they are required to be? While many of us were introduced to our professions this way (My mom worked in education and now I do), the changing pace of facility management today dictates that all employees need training to be competitive. That being said, employers are constantly looking for the candidate with the most complete tool box on day one. Believe it or not, there are many accredited colleges and universities across the country that offer degrees providing the necessary skills for the rookie building engineer to be ready on day one. The Building Maintenance Program offered at several of Georgia’s Technical Colleges is a diploma program built to provide entry-level BEs with skills in electrical applications and practices, heating and air conditioning principles, construction methods and maintenance practices and applications. I recently sat down with Alex Elman, Program Director for Building Maintenance at Gwinnett Technical College to discuss how the Technical College System of Georgia is meeting this need for business and industry in our state.

How do programs like Gwinnett Tech’s Building Maintenance ensure companies get entry-level BEs that are ready on day one?

Elman: It is always a challenge for a facility maintenance person starting a new job to “learn the building”: what is the physical layout of machinery, what are the essential elements of the life safety systems, what unique set of requirements does the building pose, who are the key decision makers, etc.? This process can often be a daunting one; anthropologists describe years of accumulated, site-specific

personnel to have a geometric learning curve compared with someone without a technical diploma. They will be able to contribute immediately, and they will offer a much better return on the company’s investment than someone who has to learn all aspects of building maintenance on the job. Often, property managers do not have a good understanding of the costs associated with equipment breakdowns. Yes, the costs of parts and labor it takes to fix a broken machine are obvious. But what about the hidden costs? Costs of spoiled food from a broken walk-in cooler, lost data from an overheated mainframe room, and loss of production from a broken conveyor on an assembly line are a few examples. These costs multiply when breakdowns become frequent. Moreover, what are the costs in time and material of a misdiagnosed repair? As with a physician, the results can be catastrophic. A breakdown of an ultra-low temperature freezer full of biological samples can have serious consequences beyond the cost of the compressor it takes to repair the unit. What is unique about an entry-level building engineer that has a degree? What skills set them apart?

Elman: An entry-level Building Engineer with a technical diploma or degree assures the employer that he or she has technical knowledge which will pay dividends immediately. As important as the technical skills are, it is the work ethics that can truly set the candidates with a degree or a diploma apart. By completing a degree or a diploma, they demonstrate essential traits: they have the dedication and commitment to the organization, they interact well with others and work well in teams, and they can follow directions and take initiative. Too often, hiring decisions are based on a near –sighted approach which only considers direct costs of labor. This approach is lacking an understanding the overall value and contribution that a truly outstanding individual brings to the organization. How can companies help their local Technical College to ensure that tomorrow’s building engineers are ready on day 1?

Elman: Be involved. The purpose of the Technical College System of Georgia is to serve the needs of the community and

businesses in their area which means we need your input and support. Serve on an Advisory Board, be a mentor to a student, speak to our classes, donate equipment and support us financially. Clearly an entry-level BE with a degree or diploma is well equipped on day one, saving the company the time and money associated with training new staff on the fundamentals of building operations. The soft skills acquired in the Building Maintenance Program set the student and the future employer up for success. Now that we have determined how to make sure our companies’ employees are ready on day one, how do we ensure that they are successful throughout their careers and continue to be the successful problem solvers we need them to be? Facilities Professionals have always had to deal with being called “overhead” and are looked at as an expense, but what if I told you there was a way to become part of the revenue generating arm of your company through… wait for it…. training? By investing in yourself and your employees you raise awareness and respect throughout the industry all while learning how to save your company money. Trainings like BOMI’s SMA and SMT and Gwinnett Technical College’s Building Operator Certification lift up your workforce and decrease your utility costs. The Building Operator Certification program is uniquely designed for facility personnel and the only one of its kind evaluated over ten times by third party experts for its impact on the quantity of baseline energy services demanded by non-residential customers. Impact reports concluded that BOC training and professional certification reduces the baseline energy demanded in the range of 28,600–181,000 Kwh and 36–3,104. That’s an average annual savings of 100,500 kwh and 1,400 therms per certified operator. BOC certified operators have the proven ability to save their companies over $20,000 annually through energy conservation and efficiency measures. The validated, deemed savings are instant and continuous and do not require a maturation phase.

Programs like BOC allow BEs to help harvest the cash flow created through utility savings and make valuable suggestions on how to use that revenue making them a valuable part of the overall organization.

In closing, I encourage you to invest in your organization, your employees and yourself. Hire trained Building Engineers that are ready on day one. Move from a reactive organization that’s constantly extinguishing fires to a proactive, valuedriven one. Continue to grow your staff through training which will in turn boost respect, communication, morale and of course, profit.

D

avid Vences SMA, SMT, LEED GA is the Chief Engineer for Highwoods Properties Alliance Center in Buckhead. David leads and works with his team of four engineers to provide high end customer service to approximately 3,000 customers. David and his team maintain two high rise office buildings, along with two,-ten level parking decks. One of these decks has close to 85,000 square feet of office space on the top of a ten-level parking structure. Together Alliance Center is comprised of One Alliance Center, Two Alliance Center and the Garden Terrace parking structure and office building. David works with his team to set priorities for customer service along with ongoing compliance and maintenance testing. Together they also perform on-going predictive maintenance and construction project management. David works with property management and the Highwoods Executive staff with regard to overall site operations and capital project implementation and project management.

David started his commercial real estate career in 2005 when he joined the Trammell Crow Atlanta team as an operating engineer, where he immediately began to manage capital projects in a newly acquired owner asset. In David’s

first year, he utilized all his resources, as he implemented and led several capital projects. Projects that David led and completed included: a complete parking deck lighting fixture retrofit, Interior lighting upgrades, access control system conversion, video monitoring upgrade, building re-keying, pneumatic to DDC building energy management controls retrofit and new front end software controls. David also undertook a complete chiller plant change-out, which included two new chillers, new pumps, control valves and ASHRAE 15 compliance upgrades. David also provided on site project management for corridor and restroom renovations along with project management for customer construction projects. David’s first two years on his first commercial real estate project were completely immersive with all things related to customer service, repair and maintenance, construction, site operations and major project management. While David was new to commercial real estate, he came well prepared for the job. At 21, David had already been working in high-end residential properties as a maintenance tech and then a supervisor for a large prestigious apartment homes community. David was already in the top of his class in the Chattahoochee Technical College Air Conditioning Technology

diploma program. David completed the ACT program, but he didn’t stop there, David immediately enrolled in the new BOMA / Chattahoochee Technical College Commercial Refrigeration Certification program. David completed the five modules required for the commercial HVAC certifications. At this point, David had six months of commercial chiller theory and design mathematics to complement what he was actually doing on his day job. This was followed by another nine months of air handler, boilers, ems controls, utility energy management rate structure training, along with many other disciplines pertinent and directly applicable to his career. David also entered the BOMA SMA and SMT designation program and he worked to gain his Systems Maintenance Administration and Systems Maintenance Technician designations. David has been a BOMA BTO member for the entire 10 years that he has been in commercial real estate and has grown his network of resources through the programs that he has participated in. David has also become a member of the USGBC and is certified as a LEED Green Associate. David has paid some dues along the way to becoming the Chief Engineer for a high value trophy asset in Buckhead. David has spent time in the trenches working as a maintenance technician and HVAC maintenance technician. David has worked on an eleven building site with wide variations of building structures,


customers, critical facilities, and building systems. David has also spent time as an HVAC technician, working mobile, to provide critical support to his company over a large sub market. When not at work, David enjoys spending time with his wife, Jennifer and their two dogs, Killer and Kingston. They enjoy going to the movies, traveling the world, going to church, volunteering at Open Hand and spending time with their family. His guilty pleasure is playing games on his PlayStation and going to the gym. I asked David, who has been a key influence in your life? My grandmother has been a huge spiritual influence to me from a very young age. She has passed along much wisdom and knowledge that no school could ever teach. This to me is amazing because she never once set foot in a single classroom. I’ve always felt that taking pride in the work that you do is key for one to become successful. Many times we are afraid to ask why we do things the way we do when we perform in our jobs and we are content with just doing our job and not knowing. Doing your job is good but doing it and knowing why you are doing it is much better. For example, a contractor comes in to your building and does work for a customer who will occupy the space. The contractor realizes that a supplemental thermostat is to be installed in a server room to maintain a cool temperature in that specific area. The drawings also read that an additional thermostat is shown to be installed in the exact same location inside the server room, but it is controlling a unit in the customer / tenant space. Instead of asking why is the thermostat that doesn’t serve the room being installed next to the other one? We sometimes accept that the mechanical designer is right in placing it there. The designer is a human being too and he can also make mistakes. If the maintenance engineer or chief engineer do not know how to read and evaluate the drawings, they may accept that the design engineer is the last word on the location and function of equipment. The result is that, when the suite is finished and ready to move into, the customer occupied space will never keep the correct temperature

for the occupants resulting in unhappy customers and ongoing hot or cold calls for the maintenance engineer. We are sometimes prideful and do not want to look less than knowledgeable, but we need to take pride in our product and know for ourselves why things are the way they are. We should always think, “I don’t have the answer to that but I know someone who does. Or, I know where I can go to get that information.” Education has been and will be ongoing for me as long as I work. I feel that we get content too easy and we accept less than achievable goals because we are afraid to fail. Failing is a part of life. How interesting would life continue to be if one never learned anything from failures. I feel that one must surround themselves with successful, upbeat people. For much of my career in commercial real estate, working with experienced leaders has been a huge influence in my success. My mentors have advised well. Education through BOMA’s SMA and SMT program and the Commercial Refrigeration program has created the best industry foundation for my career. Having worked with mentors and

networking within BOMA functions such as the BOMA Technical Organization has allowed me to expand my ability to reach out to newer and more useful resources. These are the resources that will help me succeed in this ever-changing business and technology.
